Villa holiday rentals in Tulum

I can’t say this enough but absolutely loved our time in Tulum. Ulf was not only very responsive but very very helpful in helping me plan my itinerary for my bachelorette. He was very patient and was so quick to provide amazing suggestions. Would definitely look to staying here again on my next visit to Tulum. Ulf thank you for all the hospitality and being an amazing host.

We really enjoyed our stay at Casa Prim! The pictures are exactly what you can expect the place to look like, it’s even more beautiful in person. The design of the pool area is great for picture taking and content! The beds are very comfortable and rooms are spacious. The home is located in a newly developing area so roads are not yet fully paved but not an issue. Would recommend having a vehicle or transport of some sort to get around as the location is about 20-30 mins walking distance to Centro but a quick drive. Angelica was very responsive while we were there. We had an issue with the hot water and she sorted it out quickly! For large groups and long her stays, it would be worthwhile to ask about additional towels, garbage bags, paper towel as this was limited and for a house that holds up to 10 would be ideal to have a little more than what was offered. Overall, it was a great stay at a beautiful property and would recommend to anyone visiting Tulum!

Good location with easy access to both the beach and downtown. Convenient and perfect for enjoying the best of both worlds.

Maria’s place was just as described! It was clean and looked just like the photos. We had a great stay. It was nice to come back to the air conditioned home after a hot day out in Tulum. We did not have any trouble with power outages at all as some comments mentioned. It is a construction zone and the roads are dirt, but there are many Airbnbs in the area. I would definitely recommend renting a car to get around. We were able to walk into the town from the Airbnb but it was about a 20 minute walk on the muddy roads. Maria was extremely responsive and sent us many recommendations, as well as helped set up private transportation from the airport. Overall we had a great stay at Maria’s place!

Our beautiful villa was just as pictured & described. Mariana & her associates were very communicative & checked in on us periodically. We were able to get taxis easily with the help of the concierge & in walking distance to Aroma Cafe, Bardo Hotel & Una Vida which was nice. We felt very welcomed by everyone in Tulum. Thank you for a lovely stay ☺️

Absolutely amazing stay. First time in tulum, and it wouldn’t have been this spectacular without staying at this property. Not only is it beautiful, spacious and very clean. The hosts are absolutely incredible, very responsive and they ensure that they respond to any inquiries you may have. If any issues arise, they communicate that with you and or vice versa immediately. Will stay here again once I visit tulum! Thank you all so much.

Really enjoyed our (2 adults, 2 kids - 9 and 12) stay! Adrian kept the place in “tip-top” shape - we loved the pool, grounds, and multiple outdoor spaces. Close enough to everything for us. Communication was always right on time. Thanks for letting us enjoy your space!

Rebecca was a great host. She accommodated my group with different arrival times. We were able to bounce ideas off her for things to due during our stay and she had some amazing recommendations. We had constant communication leading into our trip and had someone available throughout our stay as well. My entire group had plenty of space to hang out and lounge. House has a great vibe, felt right at home.

the stay was amazing! super awesome listing and pools do not disappoint. the concierge service was phenomenal and were very attentive to our needs. the only downsides were that our dishwasher wasn't working, oh well. the mosquitoes were a huge issue and were everywhere!!! the sliding glass doors didn't shut fully so we were eaten alive by mosquitoes the entire stay. it was still worth it due to the location and the amazing staff.

Denisse and house manager Frankie was amazing! She allowed my guest to check in when we had missed our flights. She was very responsive and proactive when we were needing help, she sent Frankie right away. Even helped with transportation and exchanging currency. I recommend the chef services that Denisse recommends for the house food 10/10. Everything dealing with the house was perfect. It’s close to certain local things but Is some distance from popular attractions in Tulum. Would stay again!

Beautiful property! Alexander was extraordinarily attentive and would provide anything we would need. Made a trip over to give us more towels, bug spray, and even a first aid kit that we needed. Gabriella made bookings so easy! Someone from our group left her phone on a yacht tour and they even reached out to them to retrieve it on our behalf. The house was CLEAN. Someone comes to clean the pools every morning. Property is enclosed by walls and a subtle electric fence up top. Only have two comments; consider a 4x4 vehicle if renting a car as the dirt roads on 2 or 3 spots are rough, and the AC turns off after 2 hours of run time requiring you to turn it back on. At night, the AC runs continuously in the bedrooms until the morning. All of which is completely reasonable! It cools off the house comfortably within 5 mins. It’s not quite walkable to any major areas of interest but town is 5 mins away. This was one of the only 7 bedroom villas we found. Great experience.

The house is located in a quiet and beautiful gated community. It’s tastefully decorated, with well maintained yard and fully equipped kitchen including filtered water and Nespresso, which was a huge plus. We also appreciated the cleaning service every other day—such a nice touch! The swimming pool was a hit with kids. Our main contact, Coqui, was incredibly friendly, responsive, and truly on top of everything throughout our stay. She provided a long list of recommendations for beach clubs, restaurants, activities, and even reliable local taxi drivers (no Uber in Tulum), which made exploring the area much easier. For general concerns about power outages and construction noise in Tulum, we didn't experience any of those during our stay. Wifi was strong and stable. An ATM conveniently located just outside the gate, a few cafés, restaurants and a mini mart are within walking distance. Food delivery was easy and convenient. All in all, a wonderful experience! We had a great stay at this beautiful villa in Tulum! From the moment we arrived, we felt welcomed, there was a lovely welcome basket waiting for us, which was such a thoughtful touch. The concierge service was incredibly friendly and responsive throughout our stay, always available to help with anything we needed. The villa itself was very clean and well-maintained. Daily cleaning service, fresh towels, and pool maintenance. If you’re looking for a remote, peaceful jungle vibe, this is the spot! One of the highlights was how amazing the host and concierge team were when we accidentally left a phone behind. They went above and beyond to help us get it back, and we’re so grateful for their quick support. A couple of things to keep in mind: the location is a bit remote and not super convenient but that was more on us for not researching thoroughly. Also, just a heads-up that there's only one towel provided per per person so plan accordingly if that’s important to you. Overall 9/10 :)

Our stay was amazing. They made the check in very easy. The house was clean and had some basic necessary toiletries and supplies one would need, which was great to not to have to pack. Sofia helped us with the check in and showed around where stuff was. The hosts also helped us organize our entire trip, from recommending car services to restaurants and even booking reservations for us. I would definetly come back and recommend the home to everyone.

We had the absolute best time staying at Villa Mecca — I can’t recommend it enough for anyone looking for a beautiful, safe, and seamless experience in Tulum! The villa itself is stunning — modern, super clean, and spacious. We were a group of seven girls, and everyone had plenty of space to get ready, their own bathrooms, and extremely comfortable beds. Our host, went above and beyond before and during our stay. She was so kind and responsive, She coordinated our transportation, and helped us book a private chef and bartender who had everything set up before we arrived  and did our grocery shopping. It was the most welcoming start to our weekend! The location was perfect and about 15 minutes ( in early May) each night to get to the beach club area.  We loved our taxi driver, Walter,  Lupita connected us with. He was  prompt, friendly, and super reliable. The two pools at the villa were a dream, the rooftop was our favorite for sun.

We stayed here for my grad trip, and it was gorgeous! The Airbnb was clean, stylish, and in a perfect location, just 10 minutes away from most of the popular nightclubs. The driver they recommended was super reliable and friendly, and the private mixology session and brunch were both amazing experiences that made our trip extra special. The only downside was that the upstairs pool was empty during our stay, which was disappointing since we were really looking forward to using it. Other than that, everything else was perfect. I would still highly recommend this place for a group trip or celebration!

We really enjoyed our time at Zen Canto. What a wonderful little paradise we encountered. Beata and the girls where lovely, always reachable when we had questions and we appreaciated the little extra attentions (for example when we ran out of coffee). The house (and the garden & the pool) is a dream and perfect for a family of four like us. Macario Gomez is in walking distance and worth a stroll and the calm surrundings of the house was exactly what we needed after a lot of impressions from our excursions and the days before.

This place was an over all great. We did find the airbnb a bit hot as the AC is only upstairs but we are from cold climate so that could be a factor. the AC in the rooms work great but downstairs there is only fans (This place is set up to be smoker friendly which is nice by the pool but AC wouldnt be useuful as there is a large outdoor screen) The cooler months would be great for people used to cold weather. We also had a leaking AC unit and the fridge stopped working but the host was super quick to resolve. I would HIGHLY recommend the stay and the host is amazing!

This Air bnb is definitely top notched! Beautiful and absolutely how the pictures described it. The pool area was my favorite part! A group of 6 of us stayed here for my birthday trip and had a great time! Host was responsive and very helpful! It is also close to all the shops, restaurants and night life! Would definitely stay here again!

I had the best stay possible with this amazing team. Prior to booking my stay, I had all questions answered the day they were asked, at time, minutes after. After booking, my concierge made sure that all items on my list were booked. I was given many recommendations and when she could not help with any, she gave me many options as well. Transportation, although pricy, was great and ready for any trips, even without 24 hour notice. The villa had a property manager who came over whenever we had issues. There are tall walls and that helps with privacy. The pool is great and there are many areas to relax and enjoy throughout the villa. It is important to note the plumbing in the entire Tulum is limiting. Lastly, my concierge, Denisse , was super. Although I never met her, she helped me every step of the way through the stay. This Airbnb was 10/10.

We had an amazing time in Casa Ohana on our second baby moon with a 1.5 year old. It was perfect for our little family. The rooms were clean and nicely decorated, bathrooms were clean and in working condition. We enjoyed the pool every day and loved how private it felt with all the greenery surrounding us. Manuel was very helpful and his recommendations were great! We hope to come back again!

We had a wonderful stay at this villa and really enjoyed our time there. From the moment we booked, the host was very responsive and made sure all our questions were answered promptly, which made the whole process smooth and reassuring. The villa itself was just as described and looked exactly like the photos—clean, well-maintained, and thoughtfully arranged. It’s clear that the place is cared for with attention to detail. We felt very comfortable and well taken care of throughout our stay. It had everything we needed and was a relaxing space to come back to after a day out exploring. The only small issue we noticed was finding a dead lizard and a dead cockroach, but since they were already dead, it seemed like the place had been recently treated for pests. While not ideal, it actually reassured us that pest control was being taken seriously. Overall, it was a really good experience and we’d definitely recommend this villa to others looking for a clean, comfortable, and well-managed
