Oceanfront Tulum Estate |Pool • Staff • Sleeps 24

IdaRating, 5 stars25 months ago
We had an amazing time at Casa Xuul - the house is gorgeous and the setting couldn’t have been more perfect for our stay with 17 people. The staff is helpful and Vic was a great concierge for us, always ready to support us with any questions and concerns. We did have some challenges, like an oven being broken, a jacuzzi not warming, a room taking in water during a storm - but overall we still had a great experience! The only thing we didn’t enjoy is the exclusivity clause on using SLEN Partners’ services and partners in the house, as some of them are clearly over market price. We don’t mind paying for what we buy but do not enjoy feeling like we are being duped by our hosts. My advice to any future guests is to do your own research on pricing, to ensure you have an even more amazing stay!

Sueno Del Mar: Beachfront, Pool & Chef Service

NikkiRating, 5 stars13 months ago
I can’t say enough about this place! We celebrated my husband’s 40th birthday with a big group and had the best time! Our chef was top notch and even made a few pitchers of Margaritas for us when we arrived that were AMAZING! He had guacamole made for us and was already working on dinner! I can’t say enough good things about him! Everyone was on top of anything we needed. They set up all transportation for us to dinners, beach clubs, airport, etc. The house has the most spectacular views and plenty of space for our big group of 12. This was definitely a trip none of us will ever forget! Thank you so much for making his birthday so special!

Casa Yardena: 9BR, Private Pool & Chef Services

JocelynRating, 5 stars1 month ago
We loved Casa Yardena! The property is beautiful and the staff friendly and welcoming. Our group had a blast right on the beach and enjoyed the kayaks and SUP available to get out to snorkel the reef just off the shore. The bedrooms were set up so that each in our group had their own private room/bathroom and yet great shared space too. It was also easy to get to town and local attractions. I can't recommend Casa Yardea more.

Hacienda Caracol - Beachfront 10BR w/ Chef & Pool

SarahRating, 5 stars2 months ago
I would highly recommend this house! The pictures may not do it justice, it is beautiful. We came with a large group to celebrate my husband's 40th birthday. It was the perfect venue. The whole property was so nice and it was great for everyone to have their own space and an ensuite bathroom. We did a mixture of cooking and utilizing the chefs. Honestly, I would recommend just doing all meals that you have at the house via the chef. He was wonderful and did such a great job. All of the staff were sweet, helpful, and did a great job. The area is really beautiful. There are two other bar/restaurants within walking distance, which was great when people in our group wanted to go do their own thing. The beach/party area was about a 30-40 minute drive from the house depending on location/traffic. It was great to stay in the peaceful area where the house was and still be able to easily plug into the main beach/party area.

Casa Aviv | Designer Villa - pool - Rooftop Lounge

ThadRating, 5 stars1 month ago
My wife and I stayed here in early May and while several could have joined us, we enjoyed the home as a couple as the common areas such as the kitchen and living areas are not as conducive to a large number of guests in our opinion. Those areas for a 4 bedroom home are a little small, but only a little. One thing not clear in the listing or that we missed is the lack of a television. The first night we used a laptop, but after that honestly just stayed either away from the home exploring Tulum, or when home, we enjoyed the pool and tranquility. It also gave us a chance to disconnect from usual patterns of behavior that do involve nightly television, so for that, we ended up seeing this as a benefit. Just music, reading and conversation were actually best for the vibe. The place is kept very clean and somehow there were zero critters. I would have expected lizards or something but nothing. No insects either. Seemed like paradise. The rooftop is also amazing and we would do it again.

Majestic Jungle Villa | 2 Pools - Near beach

StephanieRating, 5 stars1 month ago
We had a great stay at this beautiful villa in Tulum! From the moment we arrived, we felt welcomed, there was a lovely welcome basket waiting for us, which was such a thoughtful touch. The concierge service was incredibly friendly and responsive throughout our stay, always available to help with anything we needed. The villa itself was very clean and well-maintained. Daily cleaning service, fresh towels, and pool maintenance. If you’re looking for a remote, peaceful jungle vibe, this is the spot! One of the highlights was how amazing the host and concierge team were when we accidentally left a phone behind. They went above and beyond to help us get it back, and we’re so grateful for their quick support. A couple of things to keep in mind: the location is a bit remote and not super convenient but that was more on us for not researching thoroughly. Also, just a heads-up that there's only one towel provided per per person so plan accordingly if that’s important to you. Overall 9/10 :)

Lol-Beh: Beachfront, 12BR, Private Chef, Pool

JasonRating, 5 stars7 months ago
We brought a group of 12 for a company retreat and had an incredible time! The listing photos don’t do the property justice. We had a late season storm, but despite some intermittent wind and rain, we thoroughly enjoyed the property and the beach (no seaweed issue!). The staff (chef, housekeepers, grounds people, concierge) were 10/10!! The chef’s food was wonderful. We also got the bartenders on the first night, and they were also amazing! We’ll likely be back!

All about Tulum

Planning a vacation in Tulum vacation

If you have an Instagram account, you may have seen a new phenomenon over the last couple of years: Pictures of white sandy beaches and gin-clear oceans with bronzed limbs and ice-cold margaritas, all featuring the same hashtag, #Tulum. This Mexican hot spot, situated on what is known as the Mayan Riviera, is fast becoming the go-to vacation destination for clued-up vacationers looking for a relaxing break, filled with cultural activities, wellness options galore, and plenty of sizzling nightlife. At Airbnb Luxe, we have the villas to fulfill all of those wishes and so much more. All you have to decide is which part of paradise you are going to call your very own.

Food to tempt your senses

For cocktails using local ingredient mezcal head on to the bar at Hotel Tiki Tiki or Bar Arca, where the drinks as a strong as the views are striking. Another great option is Gitano, a mezcaleria hidden in jungle surroundings. Friday nights there are legendary, so remember to bring your dancing shoes.

If ceviche and fish tacos are your foodie passions, make a track to El Camello or North Beach’s Bar Adelita, both are famous for serving these traditional dishes just right. Night owls will enjoy dancing under the stars at Papaya Playa, a hotel which moonlights as an open-air nightclub, and La Zebra, whose Sunday Salsa nights get the blood pumping. Finally, when heading out for the night or grabbing a bite to eat during the day, remember to bring cash. This community still hangs on to its boho, laid-back ethos so credit card machines are something of a rarity.

Into the blue

With its location right on the Caribbean, it’s no surprise that water features heavily in any Tulum vacation. From the pristine beaches to the freshwater cenotes (natural sinkholes-turned-swimming pools), and ecological parks, prepare to spend a lot of time in and surrounded by H20. Playa Paraiso or Paradise Beach is widely considered the best beach in the area. With turquoise waters, silky sands, and undulating palm trees, it’s easy to spend a day lolling in the shade with quick dips in the ocean.

For those who love to snorkel, make a day trip to Akumal beach. It’s the place to spot a wide variety of sea life, including manta rays and barracudas.

The Sian Ka’an Biosphere Reserve just south of Tulum boasts over 1.2 million acres of pristine landscape and is a fabulous place to experience the natural beauty of this location. Keep an eye out for monkeys and jaguars as you explore. Baco Paila, set within the reserve, is loved for its undeveloped beauty. This beach doesn’t have many mod-cons but what it lacks in amenities it makes up for in peace, quiet and total tranquillity.

On a slightly smaller scale, Parque Ecologico Labnaha offers jungle zip-lining, snorkeling, cenote swimming and kayaking opportunities for adventurous travelers.

Living history

It’s still not really known why the ancient Mayan civilization died out. Asteroid or mass epidemic; you can ponder this for yourself as you walk through some of the best preserved historical sites from this period right in Tulum. The 800-year-old walled city in Tulum boasts panoramic views of the ocean and is easy to reach. Further afield you can visit El Castillo, the iconic pyramid building, alongside the Temple of the Frescoes and the Temple of the Descending God in the UNESCO world heritage site at Chichen Itza. The Mayan temple Coba is also worth visiting as its jungle backdrop makes for an affecting experience.

Where to stay – Tulum vacation rentals

There are many Tulum villas on the beach to choose from at Airbnb Luxe. All have panoramic views of the Caribbean Sea and are situated on some of the area’s most sought-after locations, including Tankah beach. These oceanfront properties all exude a quiet, understated elegance, with modern interiors that blend effortlessly with the expansive outdoor living spaces.

Wherever you choose to relax in the villa, inside or outside, your comfort and relaxation needs are met with every single feature. From the infinity pools with attached hot tubs to the covered gazebos, outdoor kitchen, cocktail deck, and rooftop patios, every inch of the villa has been considered for your benefit.

Whether you are planning a romantic mini-break or a large family gathering, Tulum caters for every type of vacation. Just outside your villa’s door, you’ll find breathtaking beaches, backed by jungle canopies, Mayan ruins, and enticing eateries and late-night bar stops. Water sports fans will love the variety of activities on offer, with paddle boarding, surfing, and jet-skiing, just some of the options.
