Holiday rentals with a patio in Tulum

A very pleasant and cute place. Everything is very clean and tidy. The decor is wonderful. We'll be back soon. 100% recommended. The indoor pool is our favorite place. German is a great host.

First, this is not on the beach and not on the city center strip. That is what makes it perfect. It is tranquil and easy. The rooms are beautiful and the complex is awesome. I have seen some reviews complain about construction but best of luck finding something like this where there isn’t construction going on in Mexico - Tulum is thriving and this is where you want to be. Third, Braulio - my goodness you will never find a more helpful, positive, or friendly manager. He can and will do anything. Want an atv in 5 minutes? Done. Run out of gas in the street miles away from a gas station? He’ll get help before you break a sweat. He also knows the best cenotes and thats critical because some are super lame and others are exquisite. Honestly this could be a hole in the wall and I’d stay here again cus of him. Pro tip - no one uses the rooftop pool and it is the warmest and has the best sunsets. Book here.

Perfectly quiet and comfortable apartment for a couple looking for both relaxation and an occasional adventure in and around Tulum. Location is perfectly walkable, halfway between town and the public beaches. The complex felt like a resort, with multiple gorgeous pools to choose from. The first night it felt as if we were the only people staying in the entire complex. After a day or so a few other small family groups arrived, adding a little more energy to the place. We truly enjoyed the serenity of the complex as well as the comfort of the apartment. We arrived to a water cooler-sized jug of filtered water for our use. What a nice touch. We had been hoping to avoid excessive use of plastic bottles during our stay and that little detail really meant a lot to us. Responsiveness was speedy any time we had a question or request. Highly recommend this space if you want to experience Tulum in a way that gives you both the hotel/resort vibe, but also that at home/local experience.

We had a really wonderful stay at this condo in Tulum. The space was clean, modern, and matched the photos perfectly. It was well-equipped with everything we needed, from a functional kitchen to reliable Wi-Fi and strong air conditioning—and a perfectly curated record selection which was such a nice addition. One of the best parts of the experience was how responsive the host was. Any time I had a question or needed help, they replied quickly and made sure everything was taken care of. That level of attentiveness really added peace of mind during my stay. The location was quiet and relaxing, yet still close to great restaurants and just a short drive to the beach. The pool was perfect! Would definitely recommend this place to anyone visiting Tulum, and I’d be happy to stay again!

I loved the place , I wish I could stay more. The rooftop accommodation allows to have a nice view, with a balcony and pool. My favorite was the pool, it was 2 different depth leves , one for sun bathing, and a bit deeper for refreshing yourself. The room is comfortable, little fridge , and good size of bathroom. But the balcony and the pool is incredible .

We loved this Airbnb! Located close to town and to the main Tulum strip you get the best of both worlds. Very safe with a gated entrance. Loved being situated in the jungle - very peaceful and quiet spot. Airbnb was beautiful inside and really appreciated the private outdoor space. Very clean and well appointed. Shawn was extremely responsive and helpful - would highly recommend!

Kevin’s place was perfect for our long weekend! Only 3 blocks away from 7 sur; the main road in La Veleta with lots of shops and restaurants. The apartment was perfect for what we needed and the bed was so comfortable. The building was beautiful with lots of greenery all around. We will definitely stay again! Thank you, Kevin!

I spent a week at Villa Ikebana. It was fabulous. I was mostly working; it's a great place for digital nomads. But it's also very quiet and private and romantic; I would love to come back with my wife and have a real vacation. The house is lovely and spacious. The bed is extremely comfy. The AC and WiFi are excellent. The kitchen is well-equipped. The seating / dining areas are comfortable and livable. The outdoor spaces are really nice too. Both pools are lovely and private. The outdoor seating is comfortable. It feels wooded and natural when you're outside. (There is a nearby bar that plays loud music on weekends from around 5 to midnight, but other than that, you mostly hear the birds.) The neighborhood is fine. It's easy to walk to the restaurants on Calle 7. I had a rental car, and I was glad I did. It's easy to get around Tulum with a car. It wouldn't be necessary for staying here, but an ATV or bike or car makes it easier. I can't wait to go back. It's a lovely place.

I’ve been to Tulum 4 times, stayed in different airbnb’s and hotels, but this by far has been the best place I’ve stayed. Location is private, no excessive construction noise, and BEAUTIFUL! I will definitely be booking again.

Nothing short of Amazing! We absolutely loved this Airbnb. We each had our own room which was a huge plus. Clean, exactly like the pictures. The host is extremely helpful, communication was A1. Thank you for sharing your beautiful home.

This home was absolutely beautiful! Extremely clean, well furnished, luxury stay nestled in the jungle. We felt extremely safe with the gated area and the best convenience was having plenty of cafes one minute walking distance away! The main trendy strip is a ten minute drive. Excellent communication throughout, truly an amazing and comfortable stay!

The house was nice and clean. But I feel like there was no one in the house before our stay. Because the house seemed like it hadn’t been aired out in about a week. The fridge must have been unplugged also. Because it took almost a day for it to get cold and keep our food cold. The pool also seemed like it was barely cleaned and maintained the day of our arrival. It was green until the pool chemicals worked a few days later and made it blue. The bedding and beds are somewhat outdated. And the towels and linens could be replaced also.

The space was beautiful, and the hosts were incredibly responsive and friendly. The neighborhood has some great restaurants, and with a rental car, we found it easy to get around town and to the beach, which is about 20 minutes away depending on where you park. There are plenty of good food options nearby—not just in the immediate neighborhood but also in the central part of town and near the beach. We traveled with a toddler and found this to be a great place to stay, especially since we spent our evenings and a few afternoon hours indoors while he napped. Having a comfortable and beautiful space made a big difference. The pool is shaded for most of the day, so the water can be a bit chilly compared to the ocean, but that wasn’t a problem for us—just something to be aware of. There is some daytime noise from leaf blowers and general upkeep, but in our case, it didn’t disturb our child’s sleep and wasn’t an issue. Overall, we had a wonderful stay and would absolutely return!

The place was expected as shown in the photos. The place was a little secluded from the center but a 7Eleven and many good restaurants nearby. When we come back to Tulum, we will choose this place again

Loved our stay! This is a great location in the town of Tulum, the property is gorgeous and quiet with a great gym, pools, and a cenote! The room was great, fully equipped kitchen, comfy bed, outdoor patio with hammock, and powerful AC. Recommend staying here 100%.

This Airbnb was absolutely perfect — a true home away from home in Tulum! The location is fantastic, very close to the centro but still peaceful and relaxing. From the moment we arrived, we felt welcomed and cared for. The space was spotless, and thoughtful touches like slippers, toothbrushes, and razors made it feel extra special. The bed was extremely comfortable, and the bathroom had great water pressure, which can be rare to find. I also really appreciated the personalized key code — it was so convenient not having to worry about forgetting it! There were plenty of outlets throughout the apartment, making it easy to charge all our devices without any hassle. Parking was easily accessible, which was a huge plus for us. This place looks exactly like the photos!! Jason and his team was very responsive, we had questions about the town and they gave recommendations, answered all of our questions within minutes!! We’ll definitely stay here again! The road to get to the place was a little rocky, taxi drivers wouldn’t drive down the alley, so we had to walk to the road but it wasn’t nothing out of the way!! This spot is minutes away from downtown!! Overall great place!!!

Amazing location! Beachfront and in an exclusive private beach. The bay waters are very calm so perfect for snorkeling and swimming. The unit is beautifully decorated and it’s very well equipped. The plunge pool in the large balcony overlooking the turquoise ocean was a great way to cool off without leaving the room. And the rooftops? Wow! The gym that overlooks the jungle and on the other side, a second large rooftop deck with a roof pool where you can see the most amazing sunsets, with ocean views of the entire bay. BBQ grill and pizza oven on the deck as well. The location is perfect, only 10 minutes on the main road, from Tulum town and the hotels beach area, away from the noise but a fast and easy ride to go enjoy a night in the town. The hosts were friendly, responsive and helpful. We would definitely stay here again and we look forward to coming back to this paradise!
