Holiday rentals with beach access in Portsmouth

We loved our stay! It’s perfect distance to walk to dinner downtown. Off street parking was a huge plus. Brennan gave us a great recommendation upon our arrival! Love the touch of having snacks and drinks in the fridge. Overall perfect place to stay at in Newport!

There is one word to describe Nichole's condo - DELIGHTFUL! We were in Newport for a family wedding with an infant. We loved that we were so close to the venue on the wharf but out of the crowded streets of downtown Newport. Nichole effectively communicated that there was work being done on the balcony well in advance of our arrival and allowed us a very flexible check-in time which was so helpful traveling with a 7 month old baby. Due to inclement weather, workman came the day after our arrival. Nichole immediately communicated this to us and offered to drop off a bottle of wine. It didn't really impact our stay as we were out and about with different wedding activities. I HIGHLY RECOMMEND this Air BnB!

We had a great stay at the Pasta Beach Guesthouse. The space was lovely and clean. The free parking and walking distance to all Newport has to offer were an added bonus. Would highly recommend Tyler's spot.

Elaine has a lovely apartment. Very pristine and quiet with amazing views. Our stay was extremely comfortable. Her instructions were perfect and we had no problem with whatsoever anything. If you’re ever there do not miss the morning sunrise. Outstanding. Thank you Elaine & Rich for a lovely stay. We hope to come back some day.

Wonderful stay! Perfect location for our travel needs and close to the downtown area but far enough away to avoid the hustle and bustle. The space was incredibly clean and was just enough for what we needed. Alice and Jesse were responsive and helpful! Would definitely stay again.

Jay was an excellent host for my four-day stay. The location, cleanliness, parking convenience, and homey feeling all five star for the value. Reda’s place was absolutely perfect for a week-long stay - I felt so at home. I was visiting family who live just down the road, but needed a space of my own to work and relax between visiting with family; it fit my needs to the “t”. The kitchen was fully stocked with all utensils (even a can opener!), so I was able to cook a great meal after a long day of work. The neighborhood is peaceful and accessible; I loved going for a run over to New Bedford and back. Reda was always around to say “hi”. My family and I will definitely be back! Thank you, Reda!

Don’t hesitate to book this Airbnb! I’m also an Airbnb Superhost, so I’m pretty picky lol and not only did we feel right at home, but the location is AMAZING. The location is walkable to everything Newport has to offer. We are a family of four with two young children, and we had plenty of space. The kitchen is very well appointed, having laundry was a huge bonus, the space is very clean, and the home itself has so much charm. Highly recommend 5 STARS thanks Lindsay! ⭐️⭐️⭐️⭐️⭐️

Great place to stay, very organized. We had eight adults and 3 kids with plenty of room. There were plenty of linens and towels. The house was very clean. Would recommend.

Very cute, comfortable, and clean cottage right on the water. Easy to find with multiple food spots in walking distance. Albert was very communicative and we really enjoyed our stay. Would stay here again and recommend it to friends visiting the area!

It was a very relaxing home surrounded by beautiful waterfront wildlife( a pair of swans and other birds ) and views. It was well worth the stay and I would like to stay there again and I would recommend it to family and friends in the future.

Great rental with awesome coastal decor in the quaint setting of historic downtown Bristol. House was exactly as presented, immaculate, and comfortable. Parking is an issue unless you have a compact car. Truly enjoyed our stay and definitely would recommend to others.

Wonderful weekend stay at Kathleen’s oceanfront cottage. Charming neighborhood makes you consider moving to Newport if you could afford it! Loved our stay and would love to return in the future. Kathleen is a superb and welcoming host.

Clean clean sparkling clean! This Airbnb is in the perfect location to walk to all the shops, restaurants, and anything you want to do in downtown Newport! The beds were super cozy and the unit came with all the amenities you need for a trip, even beach towels and tissues in every room! The hosts were very friendly and accommodating and checking in/out was a piece of cake. Will def be staying here again next time we are in Newport!

My stay in Newport in Amber and John's room was quite perfect. The space was clean and spotless, and in a very central location to all of the nearby sites. I would highly recommend this spot for anyone looking for somewhere to stay during their trip to Newport, RI. The hosts were very responsive and helpful. I would definitely book this room again in the future!

Patti’s place is perfect for a family who wants to be close to the beach! The apartment also has lovely porch that overlooks a water outlet. Very clean and just as described. The kitchen is decently stocked with dish ware, cookware, utensils, coffee machine, toaster oven, etc. If you plan to cook large meals, recommend bringing some larger pots/pans/Tupperware. We had an issue with the fire alarm which was handled within 5 minutes by the host’s brother who lives next door - so impressive how fast they got it fixed! Partner and I both worked from the apartment for one day and didn’t have any issues with the wifi. Great spot!

We rented Kathi's place for our girls trip to Newport! It was plenty big and spacious to comfortably accommodate our group of 5. The best part is the prime location! Couldn't have asked for a better one - the Bodhi spa is right across the street, good restaurants that we could just walk to, plenty of shopping on the street. Kathi was always very responsive and even gave us early check-in, which we truly appreciated. Having free parking is a bonus on Thames St, you know if you have ever been to Newport! Overall we all had a fabulous time. Thanks Kathi.

We love staying here. This was our 3rd or 4th year in a row that we stayed here. It is a great location so close to the beach and the inlet. The unit is always neat and clean and Courtney and Chris are great hosts.

This apartment was fantastic. All new, very comfortable, and super clean. Perfect spot for my weekend visit to Brown/RISD with family. Great location on Benefit St, right next to the new Brown Bee Coffee shop, which is excellent. Firas was a super responsive and friendly host. I hope to stay there again on a future visit.

Perfect home to accommodate our family of 4 on a mini beach getaway. Would absolutely stay again!
