Had a great time here. It's a beautiful property on a series of levels - an upper garden with seating and fabulous views of the valley of the Nera river, a courtyard level and then the lower level with the swimming pool. House oozes character. It's well equipped and nicely appointed. Air con in the bedrooms worked well. Beds were very comfortable and the area is quiet. We loved having breakfast and dinner outdoors with a view of the rooftops and bell towers of Narni. The town has incredible architecture and some great restaurants. Because of the property's split levels and steep stairs down to the pool, I wouldn't recommend it for older people or very young children, but otherwise a really lovely find. It's also quite a steep walk from the centre of town up to the property. Entry gate to the upper parking area is a little tight by UK standards but we fitted an Audi Q3 through with no problem. Would happily stay again.

Mary's House (or rather Mary's Villa) was super cozy, comfortable, spacious. We only stayed for one night (unfortunately) we had a great time, large patio, super stocked kitchen, two bathrooms and our cars were a stone's throw from the house. The children had a great time in the outdoor space, with the swing and the large garden. Niccolò was super helpful and kind! If you want to visit the area or relax in peace and quiet with a nice and comfortable swimming pool, I recommend you book with us and you will spend unforgettable moments! Thank you Nicolò!!

A little paradise on earth. We really had an amazing stay in Giorgia's outbuilding. If you are looking for a quiet and peaceful place, lost in the middle of nature just 30 minutes from Rome, this is the accommodation for you. The view and the private pool complete the charm of a clean and well-equipped cottage. If you are also an animal lover, you will be delighted with cats that are as cute as they are affectionate, a donkey, a horse and dogs that make the experience even more unforgettable. We'll be back for sure!

Peace, tranquility and beauty. We really felt at home. The villa is located in a secluded and enchanting place, in the green of the Sabine hills but still not far from the town of Magliano Sabina. Spacious and welcoming house, furnished with taste and personality, well cleaned. A refuge from the hustle and bustle of the city; an excellent landing point to rest and stay during a visit to a very beautiful and not sufficiently known area such as Sabina; very close to Tuscia. Equipped with everything you need, the outdoor spaces are enjoyable, with the beautiful garden overlooked by the patio where you can eat or relax. The large and beautiful living room and the cozy dining room are a more than pleasant solution in case of bad weather, well connected to the patio and garden and well lit. Always available, courteous and friendly both Daniela, the house contact, and Marco, our host. We will return for other visits and maybe even for smartworking (thanks to the wifi present).

This is a stunning villa in a beautiful location where you feel isolated in the best way. But you can actually walk 5 mins to the bakery or 10 mins to the supermarket. Or head into Terni for delicious meals. But we stayed in a lot because of the lovely big tables to use & the kitchen had everything we needed. There was so much space in the house and in the grounds that we never felt on top of each other with plenty of spots to enjoy. The heated pool was also an absolute bonus that didn’t disappoint, with inflatables galore & a fridge nearby! Alessandro was so helpful and on hand for any questions both before and during the stay, which helped for a smooth process throughout. Just a heads up about the mosquitoes that were here but with resources supplied by the house & lots of bug spray, you should be fine! Would definitely go back here! So many lovely memories were made ❤️

Excellent location in the historic center, close to historical attractions within walking distance. A small drawback, the Wi-Fi network with a poor signal. Overall, an excellent stay.

We stayed at Giuliani's place for a couple of nights. The house is very big and comfortable and well equipped, the garden and the barbecue is a big plus. We found the communication with Giuliano very nice and efficient. Overall a very pleasant stay!

Roberta's lovely annex met our expectations and made our stay more than comfortable. Roberta welcomed us two hours earlier than expected and, as if we were family, she had a delicious apple cake and a bottle of sparkling wine for my partner's birthday, which I had told her about at the time of booking. As if that weren't enough, the fridge was full of yogurt of all kinds, milk and fruit juice. In the kitchen, there were multiple varieties of tea, coffee both in powder and in pods, biscuits and croissants, rusks, and various types of jams. Roberta was nice, kind, helpful, affable and her B&B fully reflects her. Very comfortable bed, fragrant towels, shampoo, bubble bath, hair dryer of decent power. In short, the perfect place to stay to comfortably visit Spoleto and its surroundings, but above all to enjoy healthy relaxation in an estate surrounded by nature.

Celestino's home is a small pearl on the jump lake. It offers all the comforts and has a truly bucolic view. Celestino was very kind and helpful. The area around the house is quiet, calm, and relaxing. From there you can easily reach many things that the area offers if you are lovers of trekking and the like (we went to Mount the greenhouse and the caves of Val de Varri). We recommend Celestino's place

Anna was very responsive in responding to our needs. Truly very kind and flexible on check-in time. The house is in line and consistent with the photos and description.

Spacious. Quiet for a good nights rest. Easy walk to parking or centro. Didn't cook but seemed like everything was there.

Comfortable, beautiful touches, authentic, we wouldn’t hesitate to recommend Kate’s place. Everything we needed was there and more. A much appreciated bottle in the fridge, fuel for the Barbie, you name it. We had a great time.

Staying at Massimo’s place was a wonderful experience. He was an excellent host - very responsive, helpful, and genuinely super kind. Fiona Romano was a true delight to stay in. The space is charming and cozy, with beautiful morning views overlooking lush greenery. Free parking was just a 2-minute walk away, so if you're renting a car, there’s no need to worry about your vehicle.

Our stay at Laura's Luna house was particularly valuable. Laura has created a truly enchanting apartment both for the attention to detail and for the choice of furniture. It's beautiful to be inside a medieval village and to hear the bell tolling while having breakfast. Laura was particularly kind in pointing out cultural events in the surrounding area and in any case very present for any form of need. We feel we can highly recommend this type of stay because we repeat The house is beautiful, extremely clean and well-kept and is located in the center of many itineraries and places to visit that can make your stay in Lazio unforgettable. We thank Laura for introducing us to this type of reality that she was able to welcome us very sweetly. The village itself is very nice to visit, for all its narrow streets that climb up to the Norman tower. A place of great peace !!!

The house has a modern and functional living area, equipped with all comforts, a fully-equipped kitchen, and a very charming outdoor space with a terrace overlooking the lake. A unique experience immersed in nature, I fell asleep to a concert of frogs and woke up in the morning to the chirping of birds, there is an excellent air supply, the bedroom has a double view. However, I recommend having lunch at the Oasi di Bianca, where you can swim and sunbathe. The beach is pet friendly. The friendly owners. Beautiful experience.

We were extremely satisfied with our stay in Spezzano. The owners were very thoughtful and made sure that we had a nice comfortable stay. The location was wonderful (by car), in the middle of the beautiful countryside of Lazio. We most certainly would recommend staying in Spezzano and hope to visit again in the future!

Silvia's country house immediately appealed to us because of its very stylish decor, the mix of old and new, its naturalness, the beautiful view and the peace and privacy. The beds and bedrooms were very comfortable, you could sleep at night with the window open thanks to the mosquito screens. The large living and dining room was also very pleasant. We felt right at home. We have always been able to reach Silvia herself very well and received help and tips about the area. The surroundings are very beautiful, the place poggio nativo itself is very quiet and does not impress with a lively atmosphere, but offers a supermarket that is easy to reach by car. However, there are many other places in the nearby area (~15 min) that offer restaurants & cafés. Small potential for improvement to the house would be: No sufficiently shady place outside at lunchtime (terrace greening from above too perforated, perhaps an awning

The house is spacious, with everything you need for a stay, clean and in a good location, I would use it again.

Mesmerising place. Everything was perfect. The pellet stove was already on when I arrived. Nice and warm. Very good communication with the owners. They messaged before arrival and during my stay to make sure everything is OK. Very well described the location with photos how to get there. Truly enjoyed my stay. Make sure you do your shopping before getting there as there isn't any shop there. But, if you are looking for a stsy somewhere tranquil then this is your place. Highly recommend
