We stayed in Oak Cottage at Elms Farm Cottages and couldn’t have been happier with our choice. Carol was a fantastic host - very communicative, flexible and helpful and the cottage was perfect - very comfortable and with excellent amenities - all the small things taken care of. We would highly recommend staying here and would love to come back one day.

We had a wonderful break here and it worked as the perfect base for our long weekend visiting Cadwell Park. We will certainly be back and would recommend anyone looking for somewhere to stay in this area to strongly consider the Shamba, it truly was an idyllic setting and had everything we needed.

Greenman Cottage was perfect for a short break for us. Cosy but comfortable and had all the facilities we needed. Martha was a great host and easy to communicate with!

Great place to stay. Lovely surroundings, friendly working farm, my kids loved seeing the piglets and feeding them. A walk into Lincoln in just over an hour, through the fields, brilliant. Super helpful and friendly host. Great hot tub with privacy, accommodation had everything needed for a great stay. Would highly recommend and happily stay again. Thanks Fen Farm

Absolutely lovely stay. Spotless, cozy and so welcoming. Such a well kitted out kitchen, comfortable beds and even biscuits left for us on arrival. Pam was great to communicate with. We had such a fab visit and will definitely be back. Thank you!

Beautiful cottage, spotlessly clean with everything you need for a relaxing stay. The milk and wine were much appreciated. Lots to do nearby. It was perfect for us, and Simon and Kay were lovely hosts.

Cannot recommend this barn (and the others!) enough! This is my second visit to this gorgeous place and is my favourite staycation by far! All the amenities are amazing, from the gorgeous rooms, the INCREDIBLE hot tub, the space, the wonderful kitchen and bbq! It’s such a treat staying here and hate leaving when we do! Super short trip into town if you want to explore but to be honest, the barn is too nice to leave! Thank again to such a wonderful host that is so welcoming! Hopefully see you next year!

This is a fantastic place to stay. Spotless, comfortable and in a great location that feels private whilst being walking distance from the village, beach and the farm park next door. Well stocked with all the essentials and more. Spacious; the 7 of us easily fitted into the living area without feeling on top of each other. Walking distance if desired (just over 2.5 miles) to Snettisham beach and the RSPB area, but payable parking at both if yous don’t fancy the walk. We were told the beaches become more sandy the further north you go and, although, we didn’t visit all of them we can confirm that it’s definitely all sand by the time you reach Holkham! The next door farm park is good for all ages, the child with us loved feeding the goats and lambs. The adults enjoyed the Archeological Trail and we all enjoyed the Deer Safari. We had a great holiday here and definitely recommend it to all

An exceptional property in pristine condition with everything you could need whilst on holiday. spacious both inside and out located in a quiet rural location yet close enough to main roads to enjoy the surrounding area.

We had the best time at this beautiful cottage with absolutely stunning view. Everything we needed was there. Kevin was very quick to reply, welcomed us in but then left us to enjoy. We stayed with 4 children and there was plenty of space. The log burner was just wonderful. Kitchen appliances all great. The photos don’t do it justice, it’s far more beautiful. So happy and we will be back thank you 😊

We had the perfect stay here, and Nigel was super welcoming and helpful. The Hayloft is just a perfect home from home, and beautifully styled. It was such a peaceful location, with lovely dog walks. We visited Louth, and Cleethorpes, and had a great time at both. Nigel recommended places to eat, and we were not disappointed. So much to see and do, a long weekend was not enough. We plan to return, and explore some more. An absolutely beautiful location of the main road, but just 10 mins in a car to shops near by, and 20 mins to some amazing pubs for evening meals. Most places are also dog friendly, which makes life easier when travelling with your fur baby. You will not be disappointed staying here!

Rachel was a great host and the house is a beautiful place to stay. We both said it felt like being in a 5 star hotel but with the extra space and amenities. I would 100% recommend this place to anyone looking for a quiet and private getaway in the beautiful countryside.

What a lovely find this place was, we couldn't have asked for better. We had such a great weekend celebrating my partners birthday, just wished we could have stayed longer. Will definitely visit again. Great place, great host and great time had by all! The doggies (Molly & Olive) also had a fab time and appreciated their little pamper time in the separate doggy wash area and thank you for all the little extras like the doggy perfume/shampoo/treats and the comfy beds. Claire and Neil were very good hosts, their place was very clean, well equipped and truly a homely experience, they really go above and beyond and I've been to a few BnB's and truly they look after you. It's more than just a business, you truly feel like guests at their home, it was a seamless two days I spent with my misses, my sister and her partner and the beds are perfect, location is impeccable and we even all bumped into the host's who gave us some kind words and made sure our stay was perfect whilst we were there. Whenever I visit my sister I will be returning, this is a warm place to be and not just a bed to rest your head! Thankyou Claire and Neil 🫶

Emma and Chris were really friendly and welcoming hosts and quick to respond to messages. The accommodation is quiet and a really good size with all you need, and as per the photos and description. I would definitely recommend staying here.

A lovely place to stay, really comfortable, friendly hosts and had everything we needed and more with lots of thoughtful touches like the homemade bread and sweets which were much appreciated. In a quiet village but close to amenities, with a bus into Lincoln if wanted and a nice walk to pub in nearby village, couldn't fault it.

The area is quiet and secluded, Catie was very proactive and responsive with messages regarding check in and check out and also anything going on throughout our stay. The area is quiet but there isn't really anything to do or see within walking distance, so you will need to travel by car whilst in and around the area.

Just returned from a welcome break at the OLD STABLES in Docking, our host Charles made my friend and I feel very welcome, everything was spotlessly clean. The bungalow itself was well equipped and ready for use. Would we use the place again -YES. Shop was close by for anything you had forgotten to take with you, and a nice friendly pub that made good food a short walk in the other direction, what more could we need ,nothing but a bit better weather !!!

This is a really beautiful place to stay, and Sherry and Irven looked after us extremely well. The area is not one I know well, but we loved it - if you want peaceful countryside, but lots that is really interesting to visit, then it's ideal. We will definitely be coming back! Great place for a family get together, lovely quiet location, plenty of space to relax. All the rooms were extremely comfortable, clean and spacious. The hot tub was a bonus and was religiously cleaned everyday.. Great hosts will revisit.

Stayed here for 2 nights & it is an amazing place. The accommodation is cosy & homely & so clean. Probably the cleanest Airbnb accommodation I've ever had. The bed was so comfortable & it's just such a cosy place. There was milk & orange juice, eggs, bread, pastries & cereals, etc there on arrival which was much appreciated. A fenced little garden which my dog loved. Was so peaceful & relaxing sitting in the garden in the afternoon. We went for a relaxing weekend break & that is exactly what we got, with the added bonus of horses there too. Roxanne clearly cares about the welfare of her guests, as it is clear to see how much thought is put into the arrival of guests, & all the added little extras that are put in to make it so lovely there. Thank you Roxanne & family. We shall definitely be booking to stay with you again soon.
