Andrea was the perfect host and very helpful welcoming and generous . The place was even better than the photos. We loved it and it was really spacious. The 2 bathrooms are connect sound wise which one might Kline to know depending on familiarity of the co guest. It's nicely decorated and i a peaceful village . All perfect!

Pleasant accommodation with beautiful views of the Umbrian countryside . The pool is very nice and allows you to enjoy the panorama. I would recommend staying in this beautiful countryside. Friendly and professional hospitality from our hosts!!!

Nicola and Stefano's place was a real highlight. The apartment, building and surrounds are stunning and the pool was such a lovely retreat at the end of the day exploring. We were met at the bottom of the hill and shown how to access the property and everything is as is shown in the photos. The location is close to so many beautiful towns, restaurants and other activities you could easily stay for much longer. The hosts were very responsive and easy to communicate with and provided recommendations for food and activities when we asked. The apartment had everything needed for our little family to cook and live for a week, all the rooms have fans for the heat. We absolutely loved it. Thank you for having us.

a breathtaking penthouse! everything has been carefully chosen. An elegant, clean and welcoming environment, it feels like home! The exteriors are the real strength! We relaxed in the hot tub and admired a lovely sunset. Robbie was really kind and present. You can see how much care and passion has been put into creating such an environment. a good house on the ground floor with its own entrance and a view of the garden. Anna lives upstairs, she is the mother of the owner. You can park the car next to the house. It has a large garden, with mainly trees. There is a terrace around it with a garden seat and there are 2 sun loungers. You can hear a lot of birds in the garden, but the neighborhood dogs bark too. We have a dog ourselves, and found that you can't easily take a walk from the house. Then you really have to go out with the car. You are less than 10 minutes' drive from plan di massiano, the starting point of the minimetro. With that you can drive into Perugia. (It does close at 9 p.m.). At pian di massiano there is also a supermarket, and in San Marco too, which is closer.

what can I say! Everything is perfect! A gem like that you can't find it every day!! I don't think it needs positive reviews, you just have to have time to try it!! Back at the cottage for the second year in a row, I don't have much to say, everything wonderful as usual... and I'll be back

Fantastic place, very nice house, we stayed comfortably in 7 with 3 bathrooms, among other things, there are no problems... clean, tidy and very spacious house. The playroom was a huge hit, especially with my 4-year-old daughter, who would have stayed there all the time instead of coming around with us. Beautiful outdoor garden, with lots of games much loved by children and everything you need to eat and grill and in fact we took advantage of it. The hosts are extremely kind and helpful both with regard to the house and the advice they gave us on the surroundings to visit. If I had to go back there, we'd definitely like to go back to this house. Amazing!

We rented Roberto's place to spend the last days of the year. The apartment is perfect for spending time in a quiet environment, in the company of friends. The environment is comfortable and equipped for every need with very well-kept outdoor spaces. Roberto was helpful and extremely kind. Really a nice place to spend some pleasant time.

The owner was extremely kind, polite and helpful. Although we were not perfect guests, he always welcomed us with great respect and courtesy. At the end of the stay, he even offered us a ride to the station when we were left on foot - a gesture we really appreciated. Thank you again for your kindness and patience! He responded to messages extremely quickly, with great courtesy and attention. The villa is beautiful, with attention to detail and very welcoming. The spaces are spacious, well maintained and perfect for relaxing. The pool is truly splendid, ideal for enjoying sunny days in total tranquility. An ideal place both to rest and to spend time in company. We had a great time!

What a wonderful stay. Perfect house for a family holiday with plenty of space for everyone. The house is beautiful and the beds all king size and comfy. The outdoor space and pool are perfect for relaxing after exploring the local area. Within easy reach of exploring the Tuscan gems of Siena and Montipluciano as well as lesser known villages such as spectacular Montone. Alessandro was so responsive and helpful providing recommendations for wine tours and a local chef. The local restaurant Mimmi is not to be missed - authentic home cooked food that was one of the best meals we ate - and the bar was set high. Thank you Alessandro for a wonderful and memorable stay.

We had a really good time, immersed in an oasis of peace. Sara was super kind and affable, with her wonderful daughter they treated us very well, giving us advice on how to get around to visit Assisi and the villages we had planned. His accommodation is comfortable, new and very clean. An experience to be repeated

I just returned from the most incredible stay at a villa in Umbria, Italy, and I can’t stop raving about it! From the moment we arrived, we were greeted with warm Italian hospitality that instantly made us feel at home. The villa itself was like something out of a storybook—stunning stone walls, lush gardens, and breathtaking views of rolling hills that seemed to stretch on forever. The interiors were beautifully decorated with a perfect blend of rustic charm and modern comfort. Each morning, we enjoyed our coffee on the terrace while soaking in the sun and the magnificent scenery. The kitchen was a dream for cooking enthusiasts like me; we even picked up fresh ingredients from a nearby market and whipped up our own Italian The locals were incredibly friendly, making our experience even more special. I’ve traveled quite a bit, but nothing compares to the magic of Umbria. If you’re looking for a peaceful getaway to recharge and immerse yourself in Italian culture this villa is it!

The stay lasted less than 24 hours but dinner with the barbecue, the evening with a hot tub, sauna, billiards, ping pong and foosball and the night spent at Villa Patty were perfect for children but also for us adults!

We enjoyed visiting this beautiful town and Alessandro was very helpful. His aunt Emma was so considerate and left us enough kitchen things to make the stay very comfortable. She was welcoming and a wonderful guide to Spello. And we loved the Infiorata!

very nice location... reachable in terms of the tourist towns Assisi, Perugia,Spello, Gubbio,Orvieto. we highly recommend it for those who want to spend a weekend in absolute tranquility not to mention the pool at your complete disposal. highly recommend for those who want to have a wonderful weekend Thank you again we will consider in case we want to come back.

Is wonderful location out of the busy centre. Be prepared to walk up a lot of hills and stairs to explore the city after you get off the elevators or take a taxi up and walk down!

We loved staying in this Apartment. The location is perfect. Beautiful views. Excellent for a relaxed holiday, where you can chill out and enjoy Perugia. The kitchen is great, you can cook and eat in every night if you want. The living room is fantastic with a great selection of music and books. Christina was a perfect host.

Great place to stay, traveling with my wife for a fair in Bastia, just a few minutes' drive away. Comfortable area with all amenities and private parking nearby. Great communication with the host, clean apartment, tidy with all the comforts. If I need to stay overnight in the area, I will definitely contact this property again! See you next time!

The place was great, clean, spacious and well equipped it has everything you need if you chose to cook or just stay in. The host was great as well, was available to help in any way if needed. If I ever come back for sure would stay here again 100% recommended. Check in and out was contactless extremely easy. As a tip it is uphill there are taxis that will take you up but if you check in late (like me) it’s a walk but half way there is a fountain cold water a truly blessing. It is a few steps away from gelato shops, restaurants and souvenir stores. It’s worth the walk!

The accommodation is a small paradise of tranquility. No noise pollution. Wonderful view. Careful environment and a beautiful pool where you can relax and cool off. Antonella and her family are exquisite, kind, and extremely discreet people. strategic location to visit both the villages of Lake Trasimeno and to visit Perugia, Assisi and many other places. The nearby village is enchanting and you can shop for local products. For a more complex shopping just reach the lake village (Passignano) and you can find coop and Conad. the only thing that should be considered is that the area is totally devoid of a mobile network. The house is equipped with wifi, but as soon as you leave the house, even just to go to the pool, you have no way to access the network. For those like us who wanted to disconnect from everything, it was a no problem. If instead you needed to work or be available, it should be considered. overall for us it was a beautiful week of relaxation. It's worth it.
