The stars at night are big and bright ... deep in the heart of Texas! And the sunsets are magnificent over the 180 degree panoramic view of the Frio Canyon offered from this hillside home we call Riverlynn. This barndo style home is on ~10 acres of stereotypical hill country land just 1.2 miles from Garner State Park. It offers a swimming pool, wildlife viewing area, an incredible outdoor covered space, perfectly placed fire pit, and a peaceful and private retreat space for friends & family.

Beautiful house on the river!

Take it easy at this unique & tranquil getaway! It is absolutely beautiful, unique, & freshly remodeled. Features private river access with hot tub. Deck overlooks the river. 3 minutes from Garner State Park, 12 minutes from both Leakey and Concan. The Space On the top floor there are 2 bedrooms, one bathroom, a loft, & reading space. Each bedroom has a full and single bed. Bottom floor has one bedroom with a queen bed, living space with a pull out couch & spacious dining and kitchen area.

One of our off-site properties, River Park Lodge overlooks the Sabinal River just south of Utopia Park Lake. This 4 bed, 2 bath home has a big porch, hot tub and 300 feet of private river frontage. A fully stocked kitchen, nice living area, along with hardwood floors make this house extremely inviting! Linens and towels are provided. 3 rooms have queen beds, and the 4th has two bunks each with full mattresses. There will be a $110 cleaning fee added to your reservation. NO PETS ALLOWED

Fantastic Pool ~ Cabana, Concan, 2 Minutes 2 Frio!

The house and location were perfect. Very clean and plenty of room for everyone. The air conditioning was nice and cool and the beds were comfortable. The pool area was perfect for lounging and watching the kids play in the pool. This place provided everything a family weekend at the Frio needed. It was another Frio summer vacation with my clan full of memories We would stay again.

Adult and kid-friendly place. We had the best time for a short trip. We spent a lot of time at the pool that was right across from our cabin. Cabin was the cutest with a swing in the front yard. Very spacious and comfy with cable! The pool was open all day, very well cleaned, and my boys enjoyed it so very much. Wendy and her family were just the sweetest and recommended some nearby food places. Your next trip to Concan-if you don’t want to swim at the river all day; this is the best spot. The pool was so refreshing, with a beautiful view, we will definitely be coming back!!

We were looking for a little and found this place. From start to finish, Amy was responsive and very attentive to our questions. When we arrived, the”bunkhouse” was more roomy than we expected. Beautiful inside, beautiful surroundings and a beautiful pool area. We had a great time and would stay there again. Thank you Amy for the awesome stay.

It was an awesome family stay. The hot tub was so fun with the hillside views. super close to river and fun activities. My kids loved playing with the little dogs and our dog. Wonderful time!
