The cabin is located on a dirt road on our farm, and can accommodate two guests adventurous enough for "camping." This one-room cabin has two twin beds, a chair and ottoman, solar powered lights, a wood stove, mini-kitchen with a gas range and kitchen sink, an open-air outdoor shower, and an old-fashioned outhouse. Please note: No bathroom! The kitchen sink and outdoor shower runs cold, spring-fed water May-Oct. only. We have a 5-gallon dispenser for drinking water!
Pleasant Valley Farm consists of 182 acres of rolling hills, woods, and pasture to hike, explore, and enjoy the great outdoors. The cabin has a spacious covered deck and a cantilever dock that extends out over the water. You can literally run out the front door and jump into the pond. The pond is perfect for swimming, boating, and fishing. There is a Weber gas grill for outdoor cooking and a fire pit for old-fashioned campfires. This place is private with an awesome view of the valley!

Also Nancy supplies every essential that you will need to make your stay comfortable. I can't say enough great things about this place!   • Nancy's cabin is a wonderful place to see the fall foliage! It's the perfect fall getaway! Fantastic wood burning stove and large fire pit. We rent this cabin often and love coming back! The views are spectacular! It's so much fun feeding the fish, building a fire, and gazing at the stars. We love that the cabin is on a working farm. It's a very special place and experience. You see cows grazing in the distance, bales of hay, beautiful corn fields, and lovely barns. The land and views are absolutely gorgeous! The cabin has so many special touches board games, very comfortable and warm linens, great grille and stove, and a really cool porch. It's THE perfect Catskills cabin for so many reasons!   • Nancy’s cabin was my first ever Airbnb stay and if all the places/hosts are like her, well I’m totally sold :) The place is in one word “magical” this hidden gem has everything you need for a wonderful and lovely getaway or retreat, it’s charming, it’s quiet, it’s romantic, it’s fun, it’s surrounded by nature, and you’ll always something to do there while it’s chilling, canoeing, hiking, swimming, cooking, playing board games, drinking wine and eating s’mores by the bonfire, antiquing downtown Callicoon. you’ll never get bored. This place is just perfect. We have just found yet another happy place for ourselves and can’t wait to come back.

  • The location of the farmhouse is absolutely spectacular! the view is stunning. We arrived late at night so when the sun was rising, I woke up and chose to go outside instead! The pond is lovely (and surprisingly deep!) and there are all kinds of floats and devices/activities provided for anything swim related. Was my first time staying somewhere with an outhouse and it was so much better than I had imagined! We will be returning!

  • Made a last minute reservation and Sylvia was kind enough to accept it. The house is amidst beautiful foliage which luckily was at its peak. The house was very easy to get to. The room was made for us. Even though she did not have time to prepare she made sure we had some breakfast. Frankly, it was more than we normally do. There was a little kitchenette type area with basic necessities adjoining the room. The bathroom is right outside the bedroom. She was very nice with everything. The bed was super comfy and there’s also a tv so we got to binge our favorite show too ;) Btw she has roku. Will surely visit again. This place is absolutely brilliant for Fall when the colors are at their best.

    This structure was originally built in 1850. It is a small house of approximately 1100 square feet . There are two bedrooms withqueen size bed in one , and two twins in the other. A large kitchen is stocked with pots pans and some baking dishes. I heat with propane so there is NO ability to Barbecue in the yard. I do have an attached porch on the back of the house that is a designated smoking section. Dogs are welcome in the house, but lease laws must be observed
    The location is on a main road, so there is no travel on back roads. It is also close to a public Access to the Delaware River, for swimming, fishing,or canoeing.

    The Basket Brook Farmhouse, rescued and restored home built in 1850 is newly finished in light hardwoods with a white interior. It is light and airy against a rich, green backdrop of views from windows surrounding each room. The scenes are of the lush grounds and wooded hills of the Catskills, all situated on Basket Brook of Rock Valley. Surrounding brooks, streams and creeks are tributaries to the Delaware River, located only a short distance further down the valley.
    Basket Brook Farmhouse is located in the Delaware River Valley, a mere 2-hour drive from NYC. Our nearest 'town' is Long Eddy with Callicoon being only a few miles away. We are a great location for attending the Bethel Woods concerts (URL HIDDEN)
    Long Eddy and Rock Valley are sparsely populated. Many of those who are here are 'weekenders' looking for peace, quiet and privacy, but with access to nature, culture, music and art, which can all be found in Callicoon, Bethel Woods, Liberty, Livingston Manor and Roscoe.

  • Gorgeous house and outdoor space, unique, and quiet. Our stay was incredibly relaxing from a bubble bath in the claw food tub to cooking dinner and enjoying it on the patio. The tips for local eateries and entertainment were very helpful and we really enjoyed the places on the list we went. The farmhouse was easy to get to and Craig and his team offered clear communication all weekend. The breakfast foods they provided were a perfect bonus. We would definitely stay here again!

Cute towns (e.g., Calicoon, Roscoe) and great local breweries and restaurants are within a 30-min drive, but when you return for the night, you'll hear one car drive by per hour and... that's it. Delightful stay!

  • We had a fantastic weekend staying at Craig’s place in Long Eddy. We went to attend a wedding down the road at Handsome Hollow, which was nice and easy. The house is better than in the pictures and has everything you might need for a few nights away. Craig offered coffee, eggs, milk, and OJ which was a lovely touch. Comfy bed and big bathroom. Grounds are lovely. Just as an FYI there is VERY limited cell service in this whole area, so if you plan to use something like google maps, download the map prior. The house has internet provided, which we did not experience any issues with. Maybe a little slow but overall worked quite well. Would definitely recommend this place for a trip away!

The site is unbeatable -breathtaking scenery and quiet. Makes it the perfect getaway for a weekend (particularly, if you live in the city). A perfect place for families, a group of friends, single travelers, or digital nomads. Secluded and private, but not at all remote. The property is set in its own corner of a bucolic valley with expansive fields. A thoroughly modern house that never lets you forget its farm heritage.

MAIN HOUSE: 3 bedrooms (2 queen beds, 3 twin beds, 1 futon) 1.5 bathrooms GUEST BARN (extra fee): 1 bedroom (1 queen bed), 1 full bathroom This home -- on a unique 10-acre property stretching straight back through a valley across a field of lightly rolling hills, with three classic outbuildings -- is our escape from the city. We hope that when we’re not here, it can be an escape for you too! Relax on the covered porch, cook an amazing meal and enjoy it on the huge deck, and stargaze on a clear night. Fall asleep to the sound of the nearby creek and wake up to the chirping birds. SLEEPING ARRANGEMENTS Please note that while our page says we can accommodate up to 10 guests, that includes both the house and the guest barn ($100/night low season, $150/night high season, $50 cleaning fee). The main house accommodates 8 people max. There are two bedrooms with queen Tuft & Needle mattresses, and a third bedroom with three single beds in a sleeping loft (or you can push two of the beds together for a couple), in the sunroom there is a comfortable twin futon. The guest barn has a queen size bed and two sofas. SPRING & SUMMER Take long strolls around the property, or through the surrounding hills. The grass in our fields is left wild, with abundant milkweed that attracts monarch butterflies. Take in the incredible sunsets during magic hour with a glass of wine. Nearby the house, you can swim in Crystal Lake, go tubing or kayaking down the Delaware River or hike the abundant trails within a 35min drive leading to spectacular views. At night, all year long, enjoy the incredible quiet and darkness of the country, and starry nights like you wouldn’t believe. FALL & WINTER Soak in the beautiful colors of the fall foliage. Light a fire, indoors or out. The beautiful Wittus stove is enough to heat the downstairs once you get it hot. Make some hot chocolate and drink it around a bonfire at night in our fire pit. Through huge picture windows all over the house, watch deer grazing at dawn and dusk throughout the yard, catch a sight of the bald eagles that fly over our valley, or step outside of the Scandinavian wood fire sauna into a pristine blanket of snow.
    We’re right in the middle of 4 quaint towns. Callicoon (5min drive): First and foremost there’s the all-year farmer’s market, but you can also catch a movie, have a tennis game at Villa Roma, enjoy tapas at a wine bar, and check out the main strip with antique shops, an art gallery, a cheese shop and a few delicious, comfortable restaurants. And a well-stocked grocery store, too! Livingston Manor (25min drive): Wonderful but inexpensive baked goods at Brandenburg Bakery, Main Street Farm market and café for local organic produce, the DeBruce Inn or the Arnold House for a farm to table meal, Catskill Brewery, antique shops, Van Tran Flat covered bridge built in 1860, Catskill Fly Fishing Museum. Very worth a trip! Narrowsburg (20min drive): Ride along the Scenic Delaware River Drive, have brunch at The Heron, grab a cocktail and a slice at The Laundrette, and shop for furnishings at Nest boutique. Roscoe (20min drive): World-class trout fishing, golf and tennis at Tennenah Lake, Duke Pottery, Roscoe Beer Company, Prohibition Distillery, and Roscoe farmer's market (summer only). Also check out the North Branch Inn (5min drive) for cocktails, seasonal menu, and a two-lane wood bowling alley from the 1900s. Eat Norwegian inspired American comfort food at Hennings Local. Enjoy cocktails and wood oven pizzas at Cochecton Fire Station. Visit Bethel Woods Center for the Arts (site of the 1969 Woodstock festival), Resort World Casino, Villa Roma for skiing/ice skating, and the whole town of Liberty, home to our favorite antique shop Town & Country and authentic Mexican food.   • We could not have had a better Airbnb experience - from the amazing communication from Meng, to his very detailed (and helpful!) guidebook, to his impeccably outfitted home - this was a wonderful place for a family gathering. The house is open and light-filled, the incredibly well-appointed kitchen makes it so easy to cook (not so with so many homes!), and the bedrooms have beds/sheets/blankets that are all luxurious. The wood stove created a homey atmosphere at night, and the large dining table made our meals festive. The grounds are extensive and the views from multiple picture windows, even in winter, were beautiful. Even with six people, we were able to spread out and not feel at all cramped. Sofas and chairs abound. The decor gives a feeling of modern simplicity. The local townships were fun to explore and, when we did eat out, the food was uniformly excellent. One could not ask for a better host - he was as knowledgable as attentive to EVERY detail - or for a better Airbnb.   • We’ve now stayed at Meng’s place twice and look forward to staying again the future. The place is stylish, functional, stocked well, peaceful, clean, and comfortable. We loved sitting by the fireplace and playing cards. We also used the wood burning sauna by the pond this time which was great.   • Meng's place is even better than it appears in photos. It was the perfect amount of space for our group of 6 + 1 toddler. The home is beautiful with lots of natural light. We were there during a light snowfall and it felt like being in a snowglobe. We loved exploring the property with our pups and sharing meals in the beautiful dining room.     Perfect country retreat if you are looking for get-away, or an extended stay in the country. Great year-round! Quiet and peaceful with over five acres of garden and land.
    Charming house in the amazing Catskills region of New York. The house sits on over five acres of beautiful land with amazing views. Our house has two large bedrooms, each with a queen bed. There is a pullout couch in one of the bedrooms, that room alone can easily sleep a family of four. Living room is quite big with a comfy sectional couch. The kitchen is fully equipped and appliances are brand new. A dining area seats six and a large porch with outdoor dining for up to eight. Gas grill on premises. Two full bathrooms are available. Only minutes from Callicoon, where you will find restaurants, antique shops, a movie theater, community center, playground, and the Delaware River. nearby swimming, fishing and state park. For runners and cyclists, opportunities are awesome. Let us know, we'll gladly give you some ideas here. 2 hours from New York City, only 20 mins from Bethel NY, the site of the original Woodstock Festival
    The house is located in a very scenic part of the famed Catskills region. You are a very short drive away from Callicoon and the Delaware River. Only minutes from the property is the Crystal Lake State Park, one of the most scenic spots to go for a swim or hike.

  • This was a great spot for a secluded winter getaway outside of NYC and within 10 minutes of Callicoon! This house exceeded our expectations, as it's not simply a vacation rental, but lived-in and loved home. The bedrooms are spacious and would be a great getaway for two couples. The kitchen is fully equipped - just show up with your groceries. There is also an excellent record collection available for use. In case it's important, the house does have satellite TV, but no wifi and our Verizon cell reception was very limited. Michael was a great host and very responsive whenever we had questions about the rental. Overall, our experience couldn't have been better and we hope to come back again!

    The Grange is a fully renovated 1886 building with 800 sq ft apartment on ground floor.     Airy, spacious, private lofted barn with a full kitchen perfect for a getaway for two at the base of the Catskills. Fall asleep to the gentle trickle of water in the pond, sit by the fire pit outside and gaze at the stars at night. Beautiful and comfortable all four seasons of the year. Close to Callicoon, Livingston Manor, and a host of other wonderful towns with excellent dining and shopping options. Fantastic hiking, biking, and farm animal sightings in the area!
    Barn is entirely private at the rear of our property. We live in the house that is closer to the road. Pets Unfortunately, we do not allow guests to bring pets on the property. There is a dog that comes inside the barn occasionally when it is not booked - although we clean before each guest, if you are extremely allergic please note. General Please try to keep the doors closed when not entering/exiting as it can allow bugs inside the barn. Parking Please ONLY park in the driveway, in front of the garage door. Do not drive through the yard. Keys Keys are located in a lockbox, the code and location of which will be provided to you after booking. Wi-Fi Please note that while we’ve done everything we can to make our internet signal as strong and stable as possible, we are still located in a rural area and our internet does occasionally go out from time to time. Kitchen Use Please cut ONLY on the wooden chopping boards and NOT directly on the counter tops. Silverware is located inside of a smaller drawer inside of the top drawer to the left of the stove Please pro-actively use the vent hood fan while cooking- Turning the smoke alarms off can be tricky. Our water is well water and can smell sulfuric - it is safe to drink and bathe in but we recommend using our Brita filter provided if you dislike the taste. Bathroom Use Our plumbing is extremely old and absolutely can not handle anything beyond toilet paper being flushed. This includes sanitary wipes, feminine products, condoms, paper towels, etc. Please dispose of all of the above in the trash can only. Our water is well water and can smell sulfuric - this is normal and nothing to be alarmed by! Keep in mind that our water tank is small so hot water doesn’t last too long in the shower - it needs a second to replenish. Grilling Outside Guests are welcome to use the Weber grill, please just move it off of the deck and out from under the deck roof when in use. If you need to empty the ash can on the bottom, please do so into the fire pit. We don’t guarantee that there will be charcoal available, but if any is leftover from previous guests, it will be placed underneath the prep table on the deck. There should be a metal chimney starter under the prep table on the deck, as well as some newspapers or phone books within the wood cabinets to help you light. When lighting the chimney starter, please place it on the large rock surface on the ground between the deck and the fire pit. A large spatula for use with the grill is located in the drawer to the left of the stove. Fire Pit Small outdoor fires are permitted only within the fire pit. Guests are welcome to use any wood or cardboard located in the wood cabinets on the other side of the deck. Please only use wood from these cabinets, stacked underneath the roofed area next to the fire pit, or bought in bundles. Do not enter the woods beyond the pond to scavenge wood. Smoking NO SMOKING of all types inside of the building, but it is tolerated outside on the deck so long as guests be respectful of the space and dispose of all waste properly. There is a brown flower pot filled with sand on the back porch set aside for ash and cigarette butts. Trash & Recycling The trash can is located inside of the pull-out cabinet under the sink. Recycling should be placed in the blue can next to the counter. Any full trash bags should be placed inside of the fire wood cabinets on the deck. Extra bags are located under the sink. Additional Guests Please contact us if you are looking to have an additional guest stay. Off-limits areas Guests are not allowed to enter any area not on our property, a map of which is hung on the wall at the foot of the stairs. Please note, this absolutely includes the dilapidated barn just south of the fire pit. In addition, guests are not to enter the woods on the other side of the pond (The ground is deceptively slippery and steep. Not suitable for hiking). Guests are not to swim in the pond, and guests are not allowed to open the attic door inside of the building. Guests are not to enter the garage, shed, or the other house on the property. Outdoor Lights For guest safety, all outdoor lights are automatically scheduled to be on during the following times- Driveway- 8:00 pm - 6:00 am Front porch of house- 8:00 pm - 11:00 pm Back porch of house- 8:00 pm - 11:00 pm Side door of barn- 8:00 pm - 3:30 am (guests can turn this off earlier if they like, or turn it back on once it’s out. Barn flood lights facing pond- if on, automatically turns off at 3:30 am. Guests can turn back on if they like. Additional The red blinking lights in the corners of the building are motion detectors that are part of our burglar alarm. This will not be armed while you are staying with us, though you may see the motion detectors blink red when you walk by. In Case Of Accidents, messes, other emergencies Contact us! If spills happen, please just let us know where. For major spills (red wine on light fabric, for example), we should have a bottle of Oxiclean in a drawer in the far right cabinet in the kitchen that should be used. When in doubt, call/text us!
    Some recommendations: Less than a 5 minute drive to North Branch Inn Callicoon (10 min drive away): Peck's - employee-owned local grocery store chain. Also available in Jeffersonville and Livingston Manor, both close by. Callicoon Theater - a historic, single-screen theater with fantastic projection Callicoon Wine Merchant - wine store with excellent tapas/small plates Litt - store selling housewares, stationary, gifts, etc. Fantastic selection! The Western Hotel - spot for dinner in an old, saloon-like space. Callicoon Farmer's Market - on Sundays! Excellent local produce, jams, jellies, wine, etc. Lander's drop-off point - for kayaking/canoeing during the summer. Livingston Manor (25 minute drive away): Main Street Farm - local meats, cheeses, ciders, honey. Higher-end grocery store with tons of vegan options and a cafe attached. Upstream Wine & Spirits - fantastic wine and liquor selection. An abundance of natural wines and friendly faces to help you if you're unsure of what you'd like. Sunshine Colony - wine bar to drink said natural wines. The Kaatskeller - wood-fired thin-crust pizza, excellent cocktails. Long Weekend - home goods/furniture store, beautiful selection. Upward Brewing Company - beautiful, airy, mid-century furnished brewery with a fantastic menu and plenty of vegan bites.
  • We absolutely loved staying here! Wonderful hosts, a beautiful space and good value for mid/upstate NY, where Airbnb prices seem to be constantly on the rise. The barn has TONs of windows that keep it feeling airy and sunlit, but also super cozy if you get some winter weather (and I should also note that the sleeping loft windows are situated so that you will not get direct sunlight in your face at the crack of dawn). The kitchen is brand new, clean and well-appointed, the bedding was very comfy, wi-fi signal was strong and we had no trouble connecting to the speakers. There are lots of lighting options and it never feels gloomy or dim at night (unless you want it to - the kitchen lights are on a dimmer). The pond behind the house is really cute and peaceful, and you can step right out onto the wooden deck (in the summer it would be a great place for grilling). While the main house is not far away, the barn itself is very private. The area is great and there are lots of fun shops (including wine shops with great local options, if you're into that) within short driving distance. Overall we loved our experience and would definitely come back again!

    Winter is Coming. If you want peace, quiet and beauty, this is it. Escape and chill and get your country on. Cool, private,hideaway on acres of private land with a rock fire pit. Just chill out and enjoy the peace, wildlife and stars. It's a hobbit house - half is built into the land. Dog friendly. It's romantic and cozy. This area of NY State has no WIFI except for hotspots on your phones. Always hot water. New comfy bed. Down comforter. 5 min. drive to Callicoon and Villa Roma.
    Fully appointed kitchen with pots, pans and baking wares. It's a simple retreat but everything works very well. Excellent shower. It's just a really fun simple space with interesting objects on the walls and absolute privacy. In the summer, the place stays cool, in the winter, it stays warm. You feel you are in the middle of nowhere but you aren't.
    The Beechwood's is considered to be the most beautiful land in the area. Callicoon is a one-horse town with a wine shop, supermarket (Pecks), an agricultural farm store (Agway), and the majesty of the Delaware River. It's some of the most beautiful land in the Catskills. Visit Skinners Falls, the smokeshop in Hankins, the farmers market on Sundays, and various festivals, events on the weekends. A few great places to shoot skeet and some excellent gun ranges if you need to get your cowboy on. Go kayaking, rafting, tubing. Hang out in the small Delaware River offshoots with some beer.
  • Jes’s cabin is a great weekend getaway to relax and explore the country side of NY. The cabin decorations are so cute and artsy. We really appreciate all the recommendations she left for us. Also, I really love that her place is dog friendly. My pup had a great time roaming the land, Jes even left dog treats for him. The town also has great restaurants and bars. You won't be disappointed if you chose to stay here. Jes is a wonderful host and her cabin is special!

Hobbit house meets cabin meets boho-chic, this little place was to die for. We brought both of our pups, who loved the dog treats and the great outdoors !! The location provided a great spot for easy private hiking, and was just far off the grid enough for an escape (but not too far that I couldn’t post about it on instagram)!! Just a 5-7 minute drive into Calicoon where we enjoyed the brewery, and took another 10 minute drive into Jeffersonville for some antique shopping. We had a blast and definitely plan to be back!!!

    Romantic, super private, mountain top vacation home with a million dollar view on 80 acres. 2 hours away from the George Washington bridge, NYC.
    The house has natural beauty throughout. There is a great view from every single room. Sit by the outdoor fire place on the deck and watch the sunset. Curl up with a book by the indoor fire place. Enjoy free WiFi in the whole house. The “Gable House", was designed by the award winning Ross Chapin Architects. It is featured in several publications, including the 8/13/2003 issue of the New York Times. The house in in immaculate shape with all the luxuries and necessities you would imagine. It is professionally cleaned on a regular basis with natural/organic cleaning products. Since I have small children I am always as careful and aware as I can be of any health issues. We strive to keep the place in perfect condition at all times. I am available to interact with the guests by phone/e-mail/text before, during and after the stay. iPhone stereo plug is ready to play your own music on the stereo. It is a powerful system and can play with clarity throughout the whole house. There is a Steinway piano in the master bedroom. I do not mind if you play it. Just please be respectful of the expensive instrument. —————— A guest wrote: The first thing I noticed is that this hilltop hideaway is surrounded by a beautiful peaceful silence. I am particularly sensitive to sound; upon arrival, I found none but the wind in the trees. The first night I fell into a comfy bed and slept through 9 hours without interruption. (I haven't done that since the fifth grade). The house itself is impeccably clean. The kitchen is outfitted with anything and everything you could need for cooking and dining. The bath towels are thick and luxurious; and, lovely bath soaps were put out. This is a great escape for nature lovers. The view of trees and land below makes your heart swell. Every day there were groups of deer in the backyard. And on one afternoon a large rafter of turkeys sauntered through. There is easy access to gorgeous hiking: Willowemac Forest, Crystal Lake where the chickadees sung to me all the way around the lake, and the trails around Mud Pond and Trout Pond where I saw not another soul, all of which I could experience in a long weekend.     Our favorite activities are hiking, biking and skiing (at Elk mountain in Pennsylvania, 45 minutes away is the best mountain around) Visit the charming surrounding towns of Callicoon, Jeffersonville, Hankins, Roscoe and Livingston Manor with their antique stores and farmers markets. Enjoy a drive through winding country roads, streams and the rivers that abound. Visit a spa for some pampering. Hire a guide to learn how to fly fish. Play 18 holes of golf on top of the mountain, 5 minutes away by car. Go on a brewery and distillery tour. There are 4 of them within 10-15 minutes. Hike to the top of a mountain and then climb the fire tower to get above the tree line and see forever. Bring a picnic with you and jump in a nearby lake or river for a dip on a hot summer day. Or just roll up your pants and cool your feet. Take a horseback riding lesson or enjoy a scenic trail ride. Go on a farm tour – nearby are full working farms as well as the popular alpaca farms where you can stock up on visits with baby animals, produce and warm winter socks.

Alfred's home surpassed all our expectations. The home is situated on a hill which offers incredible views of distant mountains with uninterrupted vistas; we were treated to spectacular sunsets in the evening. The land which the home is situated on is also large so it makes for fun exploring. Alfred's home is spacious and characterized by many thoughtful touches.   • I cannot say enough good things about the atmosphere of this home. It feels very personal and lived in, and the views are truly astonishing. We picked this Airbnb becuase we wanted someplace we could sit outside and just watch the day go by, and there's no better place to do that then here. There are abundant beds and mattresses for larger parties which is a plus, and if you like to cook the kitchen is well stocked with pots and pans. We found the house ran a little cool, and the internet a little slow, but as a place to unwind and escape, it doesn't get much better than this.

  • My family and I had a wonderful stay on Alfred’s mountain top retreat. First off, Alfred was a fabulous host.. Any question we had, he answered right away. I mean within minutes of asking . Very impressed with that aspect. The views at this retreat were to die for. We were able to see mountains for days.. The view from the back deck was straight out of a calender.. Everything inside was so fresh and clean, you could literally eat off the floor. Honestly, the only negative thing I could say was that we had to leave after the weekend was over.     Hillcrest Cottage is nicely appointed in a minimal yet comfortable Scandinavian style with country accents. It offers the right amount of disconnect like a country house should be but still offers some stapes such as WiFi and cell reception. The open plan living room, dining room and kitchen are oriented toward the quiet country road overlooking the rolling farmland and pond beyond. The design aficionado will appreciate the use of space and selection of décor throughout the house. The shared bathroom is located downstairs and has a bath/shower. Follow the stairs up through a map-lined hallway to find two tidy, whitewashed bedrooms -- one queen and one full. There's also a pullout sofa that can accommodate two extra guests or family members. Back outside, enjoy the evening fireside while lounging in the Adirondack chairs, telling stories all night and roasting marshmallows for smores. On a chilly evening, take a dip in the new 6 person hot tub and relax while you stargaze. Pro tip: turn off all the lights to see the band of Milky Way stars. Weather permitting, enjoy a meal outdoors on the picnic table. Or grab a glass of wine, spin some records and then head out for a dinner you won't soon forget at the nearby North Branch Inn.

    Our cabin is located on the scenic Delaware River, where the fishing is plentiful. There is river access. The cabin is surrounded by nature and it is a great place to disconnect. The cabin is 20 minutes from Callicoon. Callicoon has some great restaurants and shops. You can keep busy visiting small river towns or totally escape everyday hustle to enjoy the outdoors. Our place is good for couples, solo adventurers, and families with accommodations of a full-size futon for children.

  • This is our second stay at the Myrtle Farm, we absolutely love the area, the house, the land it’s on, and the most welcoming host, Halle! The house has all the conveniences but it feel rustic and authentic. The property it’s on is gorgeous — has a large field and a wonderful back yard with a fire pit, magical for bonfires and stargazing. We love the area for its gorgeous nature and laid back small towns: Narrowsburg, Callicoon and Livingston Manor were our favorites. We stayed for 10 days with our two kids and our parents (in a neighboring house), and nobody wanted to leave. Thank you Halle for another wonderful vacation for our family!!

  • My boyfriend, his family, and I spent the long weekend at the barn. We had an amazing time! The moment you enter the house, you feel as if it were your own home. We were a large group, but with the size of this paradise, that’s no issue. There’s ample room and bed space. The cozy fireplace in the great room and large kitchen are my faves- I did all the cooking and fire pits! With everything inside the barn and on the property, staying there all weekend is great, but if looking for activity, Villa Roma’s ski resort is 5 minutes away. We spent an afternoon there and had a blast. Communicating with both Kate and Jessi was very quick and easy- they make themselves available immediately. I definitely recommend staying here- whether it be with a large group, or an intimate getaway, this place is made to create memories for everyone. Definitely going back!

The barn is huge, with a large and fully stocked kitchen, and a grand main room with a fireplace and plenty of space to lounge. We really appreciated the thoughtful touches from the record player to tea selection. It's easy to feel at home here. Jessie and her mom, Kate, were both incredibly communicative and helpful. Before we arrived, they set up the fireplace and the bonfire for us to use. It is clear this is a well loved and lived in place - in the best way. We'll be back!

We were there for a little snow flurry and the whole property was coated with a fresh coat of snow.   • We had a really lovely time at seminary Hill. The property is beautiful and the grounds are stunning. Each room is tastefully decorated and warm. There are deer that roam the property and are very charming. The views are gorgeous from the house overlooking the river. I loved how close the property was to the town of Callicoon, but still felt very remote. Bill, the groundskeeper, was very accommodating and helpful during our stay and would come to check in on us and take out the garbage regularly. I would highly recommend it the property and would love to stay there again.

  • The view! It doesn't get better than this. OUTSTANDING views made the weekend. This house is perched on top of a mountain and you're looking down up beautiful hills and the Delaware River. We made good use of the deck to have our meals and to spend time. The fire pit in the back was also a big hit. We used it every night and there was plenty of wood available. The house itself is a nice log cabin with all the amenities any house would offer. The 2nd house next door is great for a family if they need privacy from others staying in the larger house. It has 1 master bedroom / beds for kids upstairs / separate kitchen / den and small patio. The house is perfect for a few couples or two / three families with kids. Very easy check-in and Bill the caretaker is just nearby if you need anything. I wouldn't hesitate staying here again.

    Charming farmhouse with pond located on a quiet country road in Callicoon within the Fremont Township. Great for long walks, bike riding, or relaxing on the front porch with a beautiful view of the valley. Enjoy year-round activities on the property hiking, swimming, boating, fishing, sledding, and cross-country skiing.
    Pleasant Valley Farm consists of 182 acres of rolling hills, woods, and pasture to hike, explore, and enjoy the outdoors. There is a trail going uphill behind the house that leads to a large field with old apple trees and a very private swimming pond with awesome views. It’s a hike, but worth it! The house has a lovely front porch complete with rocking chairs and a swing for relaxing and enjoying the view. At the back of the house is a stone patio, gas grill, fire pit, and outdoor seating. Inside, there’s plenty of room on the main floor with an open kitchen, dining room, and living room. There is no cable, but we have great Verizon cell service, and a mobile hot spot for WiFi. Sleeping arrangements include a master bedroom with a queen bed and large walk in closet, one bedroom with a full bed, and another with two twin beds. There is also a queen sleeper sofa in the living room and we have an air mattress available. While 6-8 guests is recommended, max capacity is 8-10 guests.

Getting up to the sight of deers prancing around in the backyard was amazing and made for some great photo ops. Our entire family had a wonderful weekend, in fact our daughter didn’t want to leave the place at all. The hot tub is awesome and it was wonderful to soak in it with freezing temps outside. The hosts were very prompt with their responses and made sure we had everything we need. All in all it was an excellent weekend for us and we can’t wait to get back!

  • If you are looking for the perfect spot for a fall or winter get away right now, this is perfect for the entire family or a big group. The home has the most gorgeous view of the changing leaves and deer run around the property at dusk and dawn.There are plenty of places to sit and relax and its super peaceful. There is shopping close by for the antique hunters, tons of trails to hike and even a few restaurants, but my favorite part was a big huge kitchen that we really enjoyed eating in and playing games. My One and only thing I would have wished for was extra towels for the jacuzzi. We enjoyed going in it every night and without a dryer and it being the colder month of October, they didn't dry that well overnight. Otherwise this home is awesome.... and I am pretty picky when it comes to air bnb. I tend to go a bit more modern, but this was so clean, the perfect amount of charm and minimalism but very cozy ( extra blankets in every room, timed flickering candles that light up at night, little books and games in the cabinets) We all felt right at home and the host Scott and Lisa are SUPER kind, accommodating and just all around good people.

  • My friends and I had a very nice time. I am from the neighborhood and decided to bring some friends to my hometown to share with them the true beauty of the Delaware River Valley. Just minutes away from town and the Delaware River (I high suggest going tubing at Soaring Eagle Camp Ground -- 5 minutes drive) this is the perfect getaway to some of upstate New York's most beautiful region. Tiffany was nothing but helpful. What you see is what you get, and the pictures look great, but its even better once you get there. Highly recommended as a nice getaway.

  • Tiffany's house was exactly as described and its obvious Tiffany put a lot of attention to making her house cozy and fun for its guests. The pictures are very reliable and the outside of the house is very nice too so I'm surprised there are no photos of it. The back yard is big enough to have a catch or throw around a football (provided). The house is stocked with everything you need in the kitchen (pots, pans, coffee maker, the whole shebang). The game room had a poker set and a pool table. I would recommend this place for families and groups of friends looking for a nice getaway which includes hikes, rafting, and a nice bbq when you get back. If Wi-fi is mandatory for you, this might not be the right place for you. Other than that, our group was extremely pleased.

    We are located right next to the Delaware River. A real nature getaway! For people who like to fish, it's ideal. Sleeps 2-4, with one queen sized bed in upstairs, large master bedroom and a pull out sofa for 2 downstairs. Could easily fit children in upstairs room if desired. Basic cable TV and Internet provided. Most cell phones do not get reception, but a landline is there.
    It's one of the prettiest places I know and it is quiet.

The Fishcamp was spotlessly clean and had great amenities, including Wi-Fi, two large screen TVs and the fabulous Delaware River right across the road. The deck and second-story balcony were great spots to enjoy the sound of the waterfall across the river, and at night, to see the fireflies. We intend to return.

    This spacious, newly-renovated and super-comfortable farmhouse overlooks Hankins Creek and has everything you need for a relaxing vacation in the Catskills. Great for families and small groups looking for an easy getaway any time of year.
    Hankins Farmhouse is a newly renovated, 1890s farmhouse with four bedrooms and 2.5 bathrooms, a large open kitchen-living-dining room and 8 acres to play on. Exposed beams and farmhouse details give it a rustic feel while comfortable beds and good showers make sure you stay relaxed and rested. The back porch is fantastic for grilling, watching gorgeous sunsets and amazing stars. The house is kid-friendly, but adult-friendly too, and there's more then enough to do to entertain all ages. There's a grill on the back deck and a wolf stove inside for taking advantage of local produce and meats. There are also fruit trees and blueberry bushes in the backyard! There is a Sonos music system and guests have access to our Roku for watching movies as well as a VHS player and a wide assortment of old VHS tapes! The house is just outside of Fremont Center, which is between Roscoe (a.k.a. "Trout Town USA") and Callicoon. Crystal Lake, a New York State park with great swimming, fishing (and a little hiking) is only a mile away. Venture a little further and there's tons of great hiking, fishing, golfing, and antiquing all around. Every season offers something different: In the winter you can enjoy wonderful sledding on the property as well as all sorts of outdoor sports nearby, then cozy up to a warm fire at night! Spring is beautiful while everything is green and flowering. Visit nearby farms to see all the baby animals and get a head start on yard sale season (Memorial Day weekend is the unofficial weekend of yard sales in this area). The summer has endless things to do and while the days are warm, the nights are usually still cool, making it the perfect summer mix. There's great fresh food everywhere and the corn is amazing. Finally come in fall for amazing colors, great fishing and perfect hiking weather! You can even enjoy apples picked right from our own apple trees - each tree is different but they're all delicious!
    We are surrounded by lakes, mountains, small towns and farms. Go exploring! Whether your thing is fishing, hiking, or small-town-traveling, there's plenty to do for everyone. There is excellent food and shopping, including several breweries and distilleries. The Delaware River is also close and canoeing and kayaking are popular.   • We’ve been coming to the Fremont Farmhouse for over three years now, in every season. We’ve celebrated Thanksgiving here before, and this year was great as always. The farmhouse is cozy and spacious, with lots of outdoor space to enjoy and explore. Nearby Callicoon, Livingston Manor and Roscoe offer some great spots if you want to get out and about to eat or shop, but staying at home and cooking up something great in the huge kitchen or sitting in front of the fire are perfect too!

  • This was our second stay in Alisha's lovely home. We stayed for the 4th of July then immediately booked again for two weeks later. We love this home- it has historical charm, but a contemporary open-plan lay out which makes it so conducive to cooking and spending time together as a family. The massive wood island in the kitchen is the heart of the home and we spent lots of time preparing and eating meals around it. The kitchen has the best stove I've ever use, a variety of lovingly tended cast iron cookware and just about everything you could want for meal prep (and I'm someone whose been known to carry my own vegetable peeler around, so I'm picky!). There are beds and bedrooms galore, each comfortable and well-appointed. The front and back porches are charming, offering different views and lovely spots to read, have a cup of coffee, or eat at different times of day. The fire pit and large lawn only added to the appeal for our family- with campfires a nightly ritual. My teenagers enjoyed exploring the creek, but note that it is not very accessible to the property and requires walking through tall brush and bushes and clambering on rocks- so not all of the property's acreage is accessible or easy to enjoy (at least in summer) for most guests. It was a bit too difficult for us adults. We went back and forth all weekend to Crystal Lake, a well-kept Sullivan Co secret--- shhhh, where we swam at all hours and could pop back to the house easily for lunch. Roscoe is very close by and offers quick groceries. We even had fun at the Alpaca farm nearby. We couldn't time it quite right to enjoy the farmers' markets, but with good local produce, we'd be 100% equipped for a delicious weekend. We love this home!

    This tiny one-room cabin is located on Pleasant Valley Farm with its own large 4-acre fishing pond. Originally built as a duck blind, the 10 x 15 ft. cabin can easily accommodate two adults with a trundle daybed that doubles as a couch. It has solar powered lights and LED lanterns, wood stove, small table and chairs, outdoor picnic table, charcoal grill, fire pit, and an outhouse. Tucked into a grove of trees, this is a very private place to relax, unwind, and go fishing, kayaking, or canoeing.
    Pleasant Valley Farm consists of 182 acres of rolling hills, woods, and pasture to hike, explore, and enjoy the great outdoors. The fishing pond spans 4 acres and is stocked with perch, bass, bullheads, crappies, and bluegills. A canoe, rowboat, and kayak are provided for guests to enjoy the pond. Things to note: 1. This is camping. 2. No bathroom, just an outhouse. 3. No running water and no electricity. 4. 5-gallon water dispenser for drinking. 5. Hanging solar shower for bathing. 6.   • The cabin was cozy and wonderful with all the main essentials you need generously supplied for you. The outhouse was really clean and it was nice to have so close by. I loved that the area had animals all around you. I saw geese, cows and deer during the day, and under a star filled night sky I could hear coyotes in the distance and frogs in the pond. I wish I had a longer stay, there was so much to do around town and at the cabin that I didn’t get a chance to do. Also, next time I’d bring extra water for piece of mind since it was my first time being in a cabin without any water source. I spent only two nights and used up too much of the water Nancy kindly supplied washing hands, dishes, and rinsing shampoo and conditioner out of my hair. Haha. It was a great learning experience!

  • Beautiful scenery! Your own slice of heaven. Don’t over pack they have provided a lot for you already. A little muddy when it rains take that into consideration when driving your car down. Must have real AWD to get out.Our mid size suv almost didn’t get up the hill after the rain the previous night. Batter operated fans are helpful in the Duck Blind to cool you down in hot nights.

  • A picturesque Hudson Valley School painting tucked into the countryside. The cabin has EVERYTHING. We truly felt the care and hospitality put into this space. We planned for a weekend of camping, however, ended up feeling like we were on a mini vacation at an exclusive resort. There was every type of boat; Two kayaks, a rowboat, AND a canoe. We were overwhelmed with our choices. Nature was in full effect during our stay. But even in the rain, Duckblind held a majestic beauty. The pond was full of life and I was quickly a small child in the banks. And...the outhouse smelled better than some fully functioning bathrooms. We mention this detail to say that Nancy thought of EVERYTHING. We would highly recommend that you book multiple days.

  • Lovely setting and very close to the North Branch Inn, where we were attending a weekend wedding. We had 8 people with us- 2 couples, one teenager and 3 adult children-it was a little tight, but totally worked. It would have been perfect when they were smaller. Beds were comfortable, kitchen functional and plenty of water for showers. The pond was beautiful and there were great walking trails. There are 2 other buildings on the property that were also rented- if you have more people, it would be great to have those available to rent- if you want more privacy, maybe not. As for us, we didn't mind the other family that occupied both of the other units- they were friendly and nice and were good weekend neighbors. We absolutely adored how close we were to all of the festivities. The sunrise views from the front porch were stunning- great place to drink morning coffee and sit on the swing. We wish we would have had more time on the property to just sit and enjoy, but most of our weekend was taken up with wedding festivities. I would recommend it to others looking for a comfortable place to stay.

  • The Silent G Farm is one of the best places anyone could visit. The view from the back porch of the Farmhouse or from the top of the hill old school house is simply breathtaking. I am one of six children ( all in our sixties or seventies) that lived and grew on this farm back in the 1960’s. The Silent G Farm has managed to capture all the nostalgia of the pastoral past and improve it with lovely amenities. The photos are true to form and the farm offers everything you could ask for. The communication with the host was super easy and quick and the place looks exactly like it does on the pictures (I would say even better and lovely!).     The house has 3 bedrooms and 2 bathrooms, family room and spacious kitchen. Cookout on the back deck and enjoy the view of our pond from the spacious front deck. The firepit is perfect for evenings and the stargazing is fantastic! Wake to the sound of birds and not much else. Keep an eye open for local wildlife (deer, wild turkey and bear, oh my).
    Crystal Lake Wild Forest nearby for hiking, swimming, and canoeing. Golf and tennis at Tennahah Lake. Easy access to the Delaware Water Gap for rafting and other activities. Nearby Calicoon has historic movie house, supermarket, restaurants, bars, distilleries and breweries. The community is a mix of year-round residents and weekenders. Whatever time you come up you will enjoy the serene environment, and amazing outdoor recreation opportunities.

  • This is a fantastic Catskills location for visiting during all four seasons. During the renovation, they clearly took the house down to the studs resulting in a very lovely and comfortable old farm house. I love how Hannah has decorated the space with fun antiques that won't break the bank or be a huge loss if someone ruins them as opposed to junk-y castoff furniture with no style. I especially love the paint colors and the varnish on the floors. The claw foot tub was marvelous to soak in and we also appreciated the walk-in shower. Stairs are a little steep so something to consider if there are mobility concerns or young children who will be staying here. At the moment, there is no WiFi and cell service was nearly zero so be sure to lay out any plans for the surrounding area accordingly before you arrive.

  • This home totally exceeded our expectations the photos do not do it justice! Sparkling clean, tasteful decor, comfy beds and linens. Rented for Thanksgiving weekend with my mom and boyfriend. Kitchen had everything we needed (proper oven, pots/ pans/ dishes etc.) We enjoyed cooking, reading, and watching movies by the fire (there is a small but fun assortment of DVDs). There is no WiFi and limited cell service here so be sure to plan ahead. If you are looking for a family friendly, peaceful retreat this is it! P.S. The nearby Buck Brook Alpaca Farm is a must-do.

    The Overbrook House is a private home located in Callicoon Center New York, just under 2 hrs. from NYC. Driving onto the property, you are transported to a peaceful and relaxing retreat, sometimes described as magical. Protected from the road by Hemlock trees and the gentle buck brook, the Overbrook House will give you the privacy of a secluded property. Callicoon Center is a short drive to the neighboring towns of Callicoon and Livingston Manor. Inquire for reduced weekly rates!
    Our little 1860 farmhouse is comfortably decorated to insure our guests feel at home during their stay.. a fully equipped kitchen and a number of multi-season dining areas to enjoy long relaxing meals! Our antique pine formal dining room- or our farm table on our back porch are both attractive and comfortable. In addition- we now have a string lite garden patio with a 10 person picnic bench that brings summer dining al fresco to another level. The main house has 3 bedrooms and a den that will insure a deep sleep for 6 and possibly a 7th on the couch in the den. Our 1957 airstream trailer, perched at the top of our property with our apple trees, will sleep another lucky guest from June through August only (we prefer to arrange this prior to confirming the reservation)There is a small additional charge of $50 a night to include the airstream. What we are most excited about is our new in ground gunite pool and cedar deck. Beautifully incorporated into our property, this destination has been a favorite of our guests all summer long. Please note that the pool is opened from Memorial Day through the middle of September!!
    Callicoon center, for the years that we’ve owned it, has always been a sleepy town with their own post office and occasional country store... just last year, a charming hotel, was sold and underwent a huge renovation is now opened. Just a 5 minute walk from the house with a wonderful restaurant and bar for your enjoyment.
  • Cute and cozy house with the wonderful deck. We were able to enjoy the deck fully in October given how thoughtfully it is made. The house has its charm and is very inviting. The living room was utmost relaxing where we (a family with 2 young children) were able to play games, read or just enjoy the warmth of the gas fireplace. The house is super clean and has all the necessity for a stay. We were visiting in the fall and didn’t get to use the pool, but it looked like it was a great amenity on the property. Location is good. Despite the fact that the house is by the road, we were not disturbed at all by any noise. There is a restaurant within 3 min walk from the house. The host was super prompt and accommodating. We were even greeted with a welcome basket, a not so common, but very pleasant gesture.

  • There’s not enough words or stars that can aptly describe how AMAZING this place is. It’s impeccably decorated, clean, comfortable and above all Rick & Steven are the most gracious hosts and truly made our stay magical with their passion for detail and hospitality. I surprised my husband with a weekend getaway and had lots of questions prior to booking and they got back to me right away. There’s a lot of charm in the nearby towns, farmers market and restaurants but we found that we didn’t want to leave the house because of its charm and all the cozy nooks/lounging areas. The pool is brand new and has all the comforts of a 5 star hotel. The house is very accessible from the road but it has all the privacy you’ll ever need. Overall it’s the perfect place for a very tranquil retreat with loved ones. You will never regret booking their place! Thank you Rick & Steven for sharing your home, it was a privilege to stay there!

  • We absolutely loved our stay at the Red Rocket Ranch! We were three couples and two children aged 6 and 3. We are old friends and were seeking a comfortable place to re-connect, reminisce and make new memories, and Red Rocket Ranch was the perfect place. The property is so thoughtfully landscaped and arranged and what really impressed us was the many outdoor spaces for gathering: there are no fewer than six unique areas to sit, dine, talk, relax. Our favorites were the dining table and living area on the porch, but we also enjoyed the swing out front, the large blue picnic table on the side of the house, and the fire pit! We had a fire one evening, and Rick and Steve even have a basket of pine cones available so children can toss them into the fire. When we booked, we were not expecting a pool, but it was finished by our weekend and it was such a bonus, especially for the kids. There are three proper bedrooms with double or queen beds, so each couple had privacy and there was room for a pack and play in one and a sleeping cushion on the floor in the other for the kids. Rick and Steve are delightful hosts whom we visited with a few times: they helped direct us around the area, told us the interesting history of the property, started the fire for us and quickly felt like friends. There were so many nooks and crannies to explore on the property...a foot bridge over a stream out front, the hill with the airstream, that we never left! At the same time, the ranch is located close to small towns and regional attractions like the Delaware River. Thank you Steven and Rick for a very special weekend!

  • A truly magical home and property. Rick and Steven are one of a kind hosts. Truly gracious and accommodating. Their home is beautiful, stylish and impeccably maintained. All 3 bedrooms are stylish and very comfortable and the a/c in the hot summer days is a pleasure. Kitchen is great and has everything you need. The outside areas are fabulous. The new pool is gorgeous, the fire pit is large and a great spot to gather with friends. There is a large outdoor table in a beautiful setting to enjoy meals and a covered outdoor space to Lounge around on. The house is close to nearby towns with restaurants, markets and shops and even walking distance to a new restaurant and lounge bar. Great hiking in the area as well. This is truly an amazing home with the best hosts. We can’t wait to return.

  • Rick’s place was perfect for our New Year’s getaway. We were having trouble finding a large accommodation that could sleep 6 but this perfectly fit the bill. Super stylish and clean throughout, only 15-20 minutes to a couple of cute towns that we enjoyed. Would probably be even nicer in the summer with all the outdoor space. No/spotty cell service in this whole town, so that’s a consideration. Wifi was also a bit spotty — we didn’t reboot the router or anything like that, maybe that would’ve fixed it. Not a worry at all for us. We loved the gas fireplace, still managed Netflix in the sitting room, enjoyed perusing the library of books, and especially appreciated the speakers throughout the house. Very cool. Thanks guys.

  • Rick is an amazing host! The Red Rocket Ranch is absolutely stunning. We stayed here as an escape from the city for my 25th birthday, and it truly was the perfect escape. The interior of the house is impeccably clean, cozy, and incredibly well designed, and the outdoor space is beautiful. We visited the nearby town of Roscoe during our stay, located no more than twenty minutes down the road. It's a lovely town with a great brewery and antique shop. Overall, our stay was exceptional. Highly recommend staying at Red Rocket Ranch!

Rick, although in Palm Springs was incredibly helpful, communicative and hospitable. His local support, Michele was all of that personified. We hope to visit again, summer or winter!
