Excellent communication all the time, very comfortable place and excellent location

The location is excellent, inside a hotel with security and a beautiful view. Impeccable cleanliness, easy access, well-equipped kitchenette, 24/7 functional refrigerator, air conditioning and very clean bathroom. Julio and Aileen are super attentive hosts. The routes pass right outside and the tours pick you up right there. It's not a resort, but it's more than good. Only detail: be careful when entering/leaving the shower-tub due to the height. Even so, everything was perfect! I would return without hesitation! Highly recommended, 5 stars!! Thank you very much for everything, 100% recommended, place, host, stay, everything!

This was a beautiful apartment in a good location. The only caveat that I have for others is that the outside noise can be overwhelming for some as it is on a main road. This is out of the owner's control. Other than that, it was a really nice apartment to stay at and very comfortable.

Everything was excellent!! The arrival instructions were clear and even allowed us to store our luggage in advance and we are very grateful. Few hosts currently allow it. They welcomed us and showed us the apartment's amenities. The truth is, we were delighted with the apartment, the pool, the very quiet area and if you don't have a car you can move around at all times on Route 1 or Uber, The host also made some recommendations. We felt at home, we didn't want to leave. The pool is huge, we rested very well and without a doubt you feel that they strive to keep everything good for their guest and I insist, it is appreciated. Do not hesitate to book it, believe me it will be worth it. As mentioned, right in front is the xailing pier to Isla Mujeres. Another thing, it also has a washing machine with clear instructions for its use. I confirm, I totally recommend the accommodation.

The place is exactly as the pictures. I'm accustomed to a noisy road, so the cars and buses did not bother me. The location is close to places to eat and easy to catch the bus to the hotel zone.

Very well located apartment, with wonderful view, old building, but unit, completely refurbished, comfortable parking, pleasant pool, equipped with everything you need, for a pleasant stay.

My friends and I stayed at this house and had a blast! It is well located - just a 10 minute drive from the main area of Cancun. Really close to convenience stores (Oxxo) and various coffee + breakfast spots. Would love to come back!

This is my second favourite room on this nice property, and it never disappoints! Waking up to the stunning view of the beautiful sea is simply wonderful. The room itself is clean, and comes with all the basic amenities listed. The semi-private beach just steps away, set in safe and peaceful surroundings make for a truly relaxing stay. Easy access to transport, food and grocery deliveries. Host and housekeeping staff are always friendly, helpful, and responsive. Highly recommended!

Great Airbnb, would highly recommend!

A very nice, bright and open condo. The facility itself is well maintained, and the beach was beautiful. Staff and guests were all very friendly, and the location seems conveniently located outside the Resort Zone, but close enough to the Resort Zone and downtown that getting around can be accomplished with virtually no challenge.

Very nice place, quiet and clean, ideal for bringing family. Very quiet area. Excellent. Very attentive host and always attentive to what you may need.

We had an absolutely amazing stay at IXUM from booking to checkout. The entire experience was seamless. The staff was incredibly helpful and responsive. Maria went above and beyond, helping us plan day trips and organizing transportation, which made everything sooo easy. The Airbnb itself was peaceful and quiet, even with other guests staying on the property we barely even crossed paths. The pool was lovely, and the on-site restaurants breakfast was especially delicious and such a great way to start the day. The weekend live music was an added bonus. We truly have zero complaints and would absolutely return. Thank you to the IXUM team for making our trip so smooth and enjoyable!

Beautiful apartment with plenty of room and views. We stayed for just one night and spent most of our time up on the roof deck. Would recommend!

This was my second time staying at Nancy’s place. I love that it’s clean and modern, Steps to pool/beach and groceries, and safe with security. Nancy is the best host - she arranged pickup and drop off to the airport for me. This is a hidden gem for anyone looking to enjoy Cancun - I’ll definitely be back a third time!

Cozy apartment with ocean view.

Eric is a great host, he met me for check in and gave a tour. Also bid farewell at checkout. The place is as described with fast WiFi allowing for remote work, with a desk in the main bedroom. The AC works well in the bedroom and the water pressure is great. Not much traffic on street so pretty quiet, and Ubers are affordable.

Excellent location, excellent place for a couple and the host is 100% attentive to any detail

First, I want to say that it was very easy to get to the location. Once we got there we were greeted by Raquel. She was so nice and professional. She helped our check in go smoothly. The condo was clean and just as pictured. We had everything we needed. From the kitchen to downstairs in the bedroom. We felt very safe and enjoyed the fact that it was quiet. Everyone we encountered was very nice. We had so many stores near by that were walkable. We ordered pizza one night and had no prob with the delivery. Got a drink from the bar by pool and enjoyed some relaxation time. We walked by the beach & took amazing photos for the memories. We had the mall right across the street if you enjoy shopping. We loved the fact that it was very easy for our pick ups when we were out and about on our tours. Eduardo was very responsive and his instructions were very clear. I wish I could’ve just stayed & live there as I found it a home away from home. Cant wait to be back!!! Yuumbotik!!!

Super nice and comfortable apartment, you feel at home , hellen always attentive and super friendly. Beautiful condominium, spacious pools, clean and nice area ( although, the staff of the condominium guards and more... super clowns bothered me on some occasions, they did not leave you they are comfortable in the pool since all the time they are above you seeing what you do and that you do not do, the guard of the nefarious cabin, nothing pleasant the guy.) Butoo I highly recommend hellen and her apartment because she sincerely feels you at home has everything you need to spend your pleasant days and she and her sister heidi pufff super friendly and attentive, great people. Tip: the trucks she recommended, super take you to the hotel zone and super cheap, super safe, nothing complicated to come and go. (. Route R2 15 Nichupté . )

Paulina’s place was excellent. Absolutely recommend. It’s had everything we needed and more. Went down for a dental tourism (5th time) and this is easily the best place we stayed. It was super quiet, perfect location, security and customer service was outstanding. 5 out of 5 recommend!!
