House holiday rentals in Njivice

If you don’t like overcrowded hotels and locations, this I a place to stay. Private, quiet yet in a walking distance of the beach and restaurants in close by villages. Our host helped us with everything we needed. Definitely recommended!

Villa Ursa is located right in the heart of a small village. However a tall fence provides a sense of privacy. We visited at the beginning of June and there was almost no people in the village which for us was ideal as we enjoy peace and quiet above else (Lana informed us that during summer season it is a completely different story so have that in mind if you are visiting during July or August). You have a heated indoor pool and as the posting mentions a beach bar with a nice coastline just 10 min walk from the Villa (for us the sea was warm enough to swim in but a lot of people did not go into the water). Inside of the Villa looks modern and traditional at the same time which gives it a nice aesthetic. Lana was a kind host who welcomed us with a local wine bottle, freshly baked bread and a meat platter. We really enjoyed our stay and it is highly likely that we will visit again.

We had a wonderful 2 weeks with our family in this house. Had super nice weather and everything you can think of was present in the house of Natalija and her family. Close to Labin, I think one of the best located places in Istria! We enjoyed the beach in Rabac, good restaurants nearby and from here very exploring Istria, Rovinj, Pula etc. Also seen the plitvice lakes and that is 5 hours up and down but worth it. Had a very nice time! Thank you!

Very nice villa with large rooms and great amenities. We enjoyed the huge terrace and the heated swimming pool. It is also well located for excursions to Risnjak National Park.

fantastic accommodation in all its completeness, clean and tidy, complete with everything you might need, very nice and friendly hosts as well as available for any need, discreet in the fact of not monitoring their guests. In short, highly recommended as a location for holidays, very inclined for a possible summer experience in the future, thanks for everything.

We vacationed with our friends in Villa Propuh over New Year's Eve and it was just fantastic! The villa corresponds exactly to the pictures – beautiful, clean and with an incredible view. The hot tub and sauna were the absolute highlight, perfect to relax after a long day. The landlady is super friendly and accommodating, you immediately feel welcome. All in all, a perfect place for an unforgettable vacation. We will definitely be coming back!

Everything perfect! If I could give more than 5 stars, I would. From the communication to the location and cleanliness - this accommodation is an absolute dream! Child-friendly equipped with children's dishes/cutlery, elevated pool with gate and a private playground in the garden, everything has been thought of here and implemented with great attention to detail. You can tell that it's not just an Airbnb house, but that a lot of the owners' passion goes into the care. Even with self-inflicted complications, we were helped immediately and very kindly, which is absolutely not a matter of course. All in all, I can fully recommend this accommodation! The house and surroundings are perfect for those seeking peace and relaxation. Except for birds, you don't hear much there. The most beautiful is the evening sun, which sits over the property and gives it a magic. Kitchen is in the covered outdoor area, with a large grill. We had everything from a quiet shooting star night to the pool party and enjoyed every minute. For the drive to the quiet beach (not 5min) we got a car as the road is a bit bumpy. Had the 10 days at your disposal. But we thought it was fun, rounded off the vacation. For people who are afraid of insects, it may be nothing, we have discovered something new every day:) But everything is harmless. Will miss the evening view of the sea!

We had a wonderful time at Villa Botanica. The house and the surrounding garden is very beautiful. You can definitly see and feel the love Piero and his family have for this place. It is indeed a little paradise.

Beautiful home decor, beautiful location, great jacuzzi, very comfortable bed. Contact with Marco was very quick and pleasant, a great host. I will remember with laughter the visit of the marten in the apartment, which visited us when we were in the jacuzzi and broke a glass! Wonderful creature! My dog also loved this place :) we will come back!

Place is nice and clean, it is close to the beach and is a great place to take beautiful walls to Njivice Center. It was a bit small place for us, with a baby, but a terrace saved us :).

fantastic location and lovely house. great for swimming and biking. the house is very neat and confortable. little problems with wifi and unfortunately not recycling in such a delicate ecosystem place. highly recommended

We had a great time at Irena's place. the welcome is perfect, the beauty of the accommodation, cleanliness, hospitality with local fruits and products, cool drinks even for children, sea view, accessibility to different places to visit as well. a very peaceful place with magnificent views. Everything is really perfect . Thanks so much for everything.

Great place, down to earth and original!

The house is very nice, clean and maintained. The furnishings leave nothing to be desired – modern bathrooms, well-equipped kitchen and our highlight: the outdoor kitchen. There is also a lot for children – playground, large pool, foosball, billiards, table tennis and more. The host René was always available and helpful. When something broke, he came by quickly and fixed it. During the stay, he also cleaned the pool once. He was already waiting for us at check-in, we were even able to check in earlier. As a welcome, there was a large cheese and sausage platter, bread, cake, wine and drinks - very generous. He also brought cake later. The late check-out in the middle of the night was also no problem. The location is quiet and somewhat remote, the access over the mountains a bit curvy – but the sea can be reached in about 15 minutes, Opatija in about 20 minutes. Overall a great stay, we would come back.

The place had everything we needed, plus a spacious terrace and beautiful surrounding gardens. It was very clean and thoughtfully equipped. We stayed with our little one and felt at home right away. Big kudos to Tonka and her lovely family for making our stay so comfortable – and thank you for the big bag of cherries!

We had Villa Jelena at the end of May 2025 and did not regret the booking. In short: Sabina is a dream of hostess, a very nice person and we quickly took her to heart because she was always approachable and helpful - without being intrusive. The place itself was picobello clean, nothing was missing and we immediately felt comfortable and "at home". The garden property with many olive trees, the diverse seating/resting areas and the wonderful pool ensures the perfect holiday feeling. Thank you Sabina, we will be back.

Thank you, Mira and Dzenis, for letting us stay at Villa Mirabilis. It exceeded our expectations in every way possible! The rooms are decorated with beautiful antique furniture and there was plenty of space for our family of 5. The garden is an extension of the house with an incredible, well-stocked outdoor kitchen and dining area with views of the sea. It was evident that Mira is a master gardener because her garden was one of the most beautiful we had ever seen with blooming plants and butterflies everywhere we turned. The pool was the cherry on top with panoramic views of the valley and sea. The location was perfect…quiet and private yet lots of restaurants and shops only 10 minutes away. Pictures cannot capture the beauty of Villa Mirabilis. This is easily one of our favorite AirBnBs we have ever stayed in and our kids are already asking to go back. Thank you, Mira and Dzenis, for an unforgettable stay in Croatia!

Barbara was a wonderful host, always very helpful and gave us great tips. There were also delicious things from her own garden for us to taste. The location was fantastically quiet, the garden wonderfully maintained and the pool magnificent! Thanks for a special vacation!! ☺️

We spent ten wonderful days as a family in Jasmina's house. It is in an extraordinarily beautiful location in the middle of the island, surrounded by a beautiful garden with a leafy pergola, various outdoor seating options, a cozy barbecue area as well as a really large and clean pool, which was greatly appreciated by the whole family. The garden and the pool are really an absolute highlight. The house was sparkling clean inside and above-average well-equipped: in fact, we had to get almost nothing new: coffee powder, toilet paper, towels, lighter, scissors, charcoal... everything was available. The reception was crowned with plenty of fruit and vegetables as well as a large snack platter and fresh bread, so that after the long car journey we only had to sit down and start the holiday straight away. Many beaches can be reached in 15 minutes by car and the sea was full of colorful fish. Top!!!

Beautiful location. Communication was very easy and quick. The pictures and the description of both the pictures and the description were fine. Unfortunately, only the jacuzzi was not really heated. Otherwise 10/10

Our stay at this place was wonderful. I had five adults, one child and one toddler stay there The communication with the hostess has been very easy and absolutely satisfactory. We were very surprised when we arrived, as the place was even better than you could expect from the photos. Located in a quiet residential area with very nice neighbors. You can reach the beach, the promenade and various restaurants and smaller shops in 5-10 minutes. The house was very clean and had everything you need for a summer vacation. Most of the time in the accommodation we spent by the large pool (with loungers and outdoor shower) and on the spacious terrace. The kitchen, bathrooms and three sleeping rooms were very well equipped. Our hosts were always available and very friendly. All in all a very successful holiday in Njivice.

Beautiful apartment with large balcony overlooking the sea. It is a very short walk to the beach and to the few restaurants. At check-in, we were greeted very nicely by the mother-in-law. Staying here is highly recommended!

The house was just as beautiful as in the pictures! Everything was perfect and we felt completely at home. Communication with Miro was friendly and quick, and we got some great tips about the local area. Thanks for a wonderful holiday!
