We had a great time (2 couples) and we would really have liked to have stayed longer but work gets in the way! Kath & Ken were responsive and always helpful but not obtrusive. Maybe a little expensive but you pay for what you get.

We came here straight from our wedding with our two girls for our family moon and couldn’t have asked for anything more. From the moment we arrived with the little arrival touches to Susan setting out toys appropriate for our girls ages and the baby equipment we needed. We have never felt more welcomed especially with young children. After 3 days here I feel more relaxed than I do if I’ve been away longer and the kids have never slept so well thanks to the brook at the back of the house. Waking up and feeding the lambs on our literal doorstep was a highlight for us and the girls. Thank you so much for making us feel so welcome and the memories made in your home xxx

Wow this really is a beautiful place to stay! Great location for exploring the Borders region, and that view of the Abbey from the bedroom window is something else! It was very homely with lovely furniture, an EXTREMELY comfortable bed (and I'm very fussy about my beds), and a lovely shower and well stocked kitchen. I would highly recommend June's place

Amanda personally welcomed us upon arrival and took the time to show us round the cottage, explaining where everything was and how things worked. The cottage itself is beautiful, extremely well kept and full of all the bits and pieces you need to have a most enjoyable stay, including those nice little extras such as tea, coffee, milk and wine to welcome you. The view from the cottage is stunning and the local village itself has lovely little shops and cafes. The area itself has lots of walks through lovely countryside and numerous places of outstanding natural beauty. A little further out, there are a number of museums, towns, historical places that are worth exploring, including Hadrian's Wall and the Pennines. This is an ideal place for a relaxing break, out in the countryside soaking up the atmosphere. Highly recommended.

Thanks Ryan for a perfect stay. We may have only stayed one night, but it felt like more, such was how homely your house felt. The location was perfect and the private parking excellent. The house was immaculately clean, very beautifully decorated and every single thing you could think of for the perfect stay, thought about. We particularly appreciated the very thoughtful snacks on arrival as well as the tea, coffee and milk. It was a lovely touch. Ryan himself communicated brilliantly well throughout. From pre arrival, at check in, during our stay and at post check out. We always felt we had that reassurance that nothing was ever too much hassle if we ever needed it. We would highly recommend a stay at Sandbed. And look forward to returning sometime again in the future. Regards Roddy, Michelle & Mirren

What a stunning place to say. The cottage was surrounded with views and inside has loads of character! Will definitely look to book again in the future. I thankfully had nice weather so managed to make use of the garden to sit and work on my laptop, there was some seats to use which is great. Cottage was clean and cozy, I almost expected to feel a little bit cold (which I would’ve been happy with) but it was so inviting and warm inside I’d have happily moved in. Hosts were super helpful, instructions getting to the lodge were helpful and clear including getting into the cottage. Wouldn’t be the best if you had a lowered car just for the track but so nice to be away from the road and not overlooked! Can not recommend enough!!

This is a lovely house that feels like a temporary home in a remote village location. The decor is beautiful and interior design touches make it feel like a luxury stay. The kitchen is very well kitted out and spotless. Beds are comfy and garden is lovely. Would very much recommend for a peaceful break.
