Beach house holiday rentals in Tulum Municipality

The home was exactly as described and looked just like the photos—beautiful and welcoming. The only issue was an unpleasant odor coming from one of the bathrooms, which we discovered was due to the toilet brush. Once we identified the source, we placed the brush in the backyard, and the smell was no longer a problem. The home was clean, the instructions were clear, and the property itself was stunning—just steps away from the beach. I’d absolutely recommend this place to anyone looking for a peaceful and scenic getaway.

What can I say.......This was PARADISE!!!!! I have rented many houses through different websites, and this house was exactly what they said it was going to be. I stayed in this beautiful house 5/25/25 to 6/56/25. Everything was Perfect from the first day I entered this house, until the day I left. Armando, and his Wife Andrea made the entire trip perfect. They took care of any of our needs. I loved the little shopping, and restaurant area close to the house. If you are looking for a Beautiful, and Peaceful house to vacation in, this is the HOUSE!!! Also, the Entire Staff at Akumal Villas if fantastic. They answered all my questions before arriving to the house. I would like to Thank everyone for the Best Vacation I have ever had. Looking forward to returning to this House again soon.

We had a magical week at Adolfo’s place with our family of 5 adults and 2 kids. The location is spectacular and the kids loved being able to play on the beach and jump in the pool. Early risers will love the sunrise view from the beach. The location itself is an amazing jumping off point to enjoy Akumal (great taco spots in town!), Tulum, and local cenotes and eco parks. We were a bit anxious about not having AC in the main living area but the breeze was beautiful and it allowed us to really embrace indoor/outdoor living. The caretaking staff are wonderful and very helpful - they helped us arrange for massages at the house and kept the property meticulously clean. We also took advantage of Chef Carlos’s services and are so happy we did. The house itself is very comfortable. Showing its age in places but we appreciated it being un-fussy - especially with young kids. The kitchen is well-appointed with dishes but you’ll need to bring your own basic cooking supplies.

If you’re looking for the perfect Airbnb in Akumal/Tulum/Playa del Carmen—this is it! The home is stunning: spacious, modern, full of natural light, with an incredible pool and views. It’s in a peaceful, safe area, and the host and staff go above and beyond to make your stay unforgettable. They offer amazing recommendations—massages, restaurants, chefs, yoga, boat trips, cenotes, and more. We used Chef Ricardo for most meals and highly recommend him! We visited for a bachelorette trip and were welcomed with themed balloons and a super cute setup. Despite last-minute changes, the team was extremely accommodating and responsive. Whether it’s a bachelor/bachelorette party, family vacation, friend getaway, or a relaxing retreat, this place is a 10/10. Huge thanks to Charlotte and team for making our trip so special and seamless!

We had a wonderful week at Mataray Tulum. The place is beautiful and peaceful and having the private beach made all the difference. But importantly, the staff were incredible. So accommodating and friendly, and always offering advice on where to go for dinner or excursions. There was never a tie that we didn't feel taken care of. The accommodation was amazing. The beds were amazingly comfortable, and my husband and son had great fun in the evening playing pool upstairs. The balance of having your own accommodation, but being connected to a hotel if you want food or drinks was a great combo! We will definitely come for another visit.

I loved this place. The views from each floor were so beautiful. The hosts were also amazing. They helped us with transportation, renting golf carts, making appointments for massages, having a cleaning lady, and to reserve the chef. All of which I recommend you do. Definitely a luxury experience!

Michael was the best host I’ve ever had! He’s so kind, friendly and extremely responsive. If I needed anything at all, he’d respond to my messages within minutes. He truly goes above and beyond to ensure you have a great stay. The home was beautiful and clean. We cooked several meals throughout our stay and didn’t feel like anything was missing in the kitchen. The rooms were cozy, the bathrooms were very nice - the walk-out shower was a nice touch! The pool was the perfect temperature and very clean. The terrace is lovely as well, to sit in the sun or shade and relax. The location is very conveniently close to the beach - a quick drive if you have a car. There are shuttles that take you around the resorts, and they come around pretty frequently. The golf course is beautiful and so are the Bahía Príncipe resorts! We paid for a night pass once, and really enjoyed our time! 5 stars all around! Thank you Michael!

Amazing place. This is super close to the archaeological zone and shops. We had an issue with the hot water. But they were very friendly and fixed the problem very quickly. Always attentive to everything. Widely recommend staying with them. My family had a great time. Thank you 💖

I found the place great, cleanliness, order and location. Minimal details that can increase the experience is access control with surveillance and outside lighting in the evenings. Overall everything was great, the communication with the hosts was favorable and attentive.

Four of us stayed at Jessica’s place and had a great time. The villa looked exactly like the photos, though it felt a bit smaller in person. One thing to note: the beach isn’t directly behind the villa as one picture might suggest — you do need to drive there. The gym, pool table, and large pool are communal and located just a short walk away within the complex. The villa was clean and well-stocked with dishes, utensils, and everything needed for cooking. The only confusing part was that the address led us to a gas station, which is actually right in front of the villa. Also, in our unit, there were small gaps under the front and upstairs doors that let in a lot of flies — probably around a hundred during our stay. That said, Jessica was a fantastic host — super responsive and helpful. I’d definitely stay with her again.

The space was spotless, beautifully designed, and incredibly comfortable, making it feel like a true home away from home. What really stood out, though, was how quick and attentive Paola and Jose were to handle any questions or concerns I had. Their communication was prompt and thoughtful, ensuring I felt supported throughout my stay. They truly went above and beyond to make sure everything was perfect. We recently stayed at Roberto’s villa in Tulum Country Club community and it was fantastic! The property is in a gated community with security and we never felt worried about anything. The listing pictures were exactly as what was there! We were a group of 8 people (4 adults, 4 kids under the age of 10) and the space fit us well. The villa is in walking distance to a local market to grab anything you may have missed to bring, as well as several restaurants and bars (Taco, Burger, Pizza, Steak House, Sports bar). Although with kids walking may be a bit far. We rented a golf cart from a local and made everything a breeze to get around. There are also free resort shuttles to take you to 1 of the 4 resorts on property if you purchase a day pass (get them from the Club house!!) Only complaint was that there was some electrical blips when power switched from Solar to the grid and there was no hair dryer as was listed. So really nothing crazy. Will definitely come back!!

The place is peaceful and so beautiful. There are coffee shops and restaurants around, in general great location.

My group and I really enjoyed our stay here. The rooms were comfortable and the location can’t be beat. The entire staff were very helpful.

Exceeded our expectations. Our group had 4 adults and 3 kids, three and under. It was perfect for our size and all the amenities made it an even better stay including but not limited to pool, direct beach access, kayaks, snorkeling gear, etc. not to mention the front row seats to the sunrise from every bedroom. With Poncho and Mercedes on the property, this was unlike any other Airbnb I’ve stayed at. They came in and cleaned every day, made beds, brought clean towels, and even did our dishes. They were incredibly attentive and very responsive. Highly recommend this stay, we will definitely be back.

This great casa is wonderful especially for a large group or family. Located perfectly in the Pueblo of Chemuyil, it has everything you’ll need for a happy stay.

Very comfortable place, an excellent location, with amenities around, they always responded to me at the first time, I only liked that the private pool was heated... although it seems that in Tulum no pool has. I highly recommend the place.

We stayed with 4 children ranging from 10- 16 years of ago, three adults. We loved exploring the amazing shoreline ans beaches. The house was very comfortable- we ordered groceries and pizza one night and got them delivered no problem ( did not have a car). We walked along the beach to Akumal Villags, the ecological park is a lovely swimming and snorkeling area. Met lovely locals at Jungle Fish Beach Club. Damien, Christopher and the entire team there are so lovely, friendly and we will be back! Food was amazing! Pool was great for kiddos to cool off and splash around while adults enjoyed a yummy passionfruit margarita. Betty was super helpful and prompt to respond with any concerns or questions we had. We will most definitely be back! Muchas gracias para todos!
