The Shepherd's hut sits just on the edge of Firle, one of the South Downs most iconic villages. It is a very private space, in it's own little meadow, two minutes walk to the shop and three minutes to the famous Ram Inn with Lewes and Brighton nearby
the hut is in it's own paddock overlooking the south downs, close to the pub and the little village shop. From March to the end of September i will only take two night bookings during the week end, in the week one night bookings are fine. Over the Christmas and new year period i will only take two night bookings and over Easter and the for the Love Supreme Festival a three night booking as a couple.

  • Fantastic space for a single or very snugly duo. Don't expect hot showers, ceramic hobs or electric. All off grid, loo in church cross the way. But for peace, rejuvenation, health and silence (apart from wind in the trees and cock pheasants calling for a mate)you can't be beat. plus the superlative Ram Inn down the road for breakfast lunch and dinner.....! If you can't get through cos of virus inflamation goggle peter Firle.

  • Amazing place to get away, and Peter was really helpful at communicating everything I needed to know. Would definitely visit again

  • Lovely tranquil setting 😊

    Olivia2020-02-22T00:00:00Z
  • Find a stripped back, simple space with all that you really need. Wild winds from the Downs to rock you to sleep, rooks to waken you and primroses to greet you in the Spring mornings. (Plus a great pub 5 minutes walk away....)

  • It’s was a great 👍

    Anas2020-02-16T00:00:00Z
  • This is a very sweet and tranquil place, with a warm welcome.

    Gracie2020-02-14T00:00:00Z
  • The hut is nestled in a lovely spot on the edge of the village, and was perfect for me as someone wanting to get away from it for a few days. As Larkin says, "only the young can be alone freely" and whether you agree with this or not, as someone who is not young, and has a fair number of responsibilities, to have a soulful bolt hole to skedaddle to is a great boon. When I took leave of the place and thanked Peter as I left, he said that the hut was becoming a sanctuary for some. For me, it was more of a haven - for me there is something very boat-like in its compact, unfussy, recycled elegance . I look forward to clambering on board again.

  • Peter’s hut is so beautiful and tranquil. Perfect break for me to get away from it all and recharge. Sublime views, watched the sunrise come over the hills while having a hot tea and listening to the birds. Unlike anywhere I’ve been before, would definitely recommend.

A light and spacious room detached from the main house. It has its own entrance and is set in a beautiful, sub tropical garden with a hot tub that can be used by guests if requested in advance. (If guests do not request to use the hot tub, the cleaning fee will be refunded and the hot tub will not be prepared or available to use) 15 mins walk to Ovingdean beach and 10 mins drive to Brighton town centre.
Our garden room is detached from the main house and has its own private entrance. It has an extremely comfortable, double bed with the most luxurious duvet, oak floors and a bathroom with a large walk-in shower and beautiful stone tiles. We have recently installed a Smart TV with freeview and DVD player and there is a large selection of DVD's to choose from. The garden room was recently built and completed in 2012. As the room is detached from the main house, our guests can come and go as they please and are welcome to enjoy our stunning garden and exclusive use of the hot tub which is cleaned and maintained regularly for guests. Please let us know in advance if you might like to use it as it is not up to temperature all the time and cannot be guaranteed. (If guests do not request to use the hot tub, the cleaning fee will be refunded and the hot tub will not be prepared or available to use) . Breakfast is included and there are also tea and coffee making facilities including a small fridge in the room. We have a little boy, Harrison, who is 9 and is very respectful of our guests but you may see him using the garden on sunny days. We are situated in Ovingdean, just outside the city of Brighton. It is a very old village with an 11th Century Church just a short walk from the house. We are very lucky to have the Sussex Downs on one side of us and the beach on the other, just a 15 minute walk away. Ovingdean beach is reached via a flight of steps and has a large stretch of sand when the tide is out and is great for rock pooling. There is also a little cafe, open on sunny days, that serves tea in proper mugs and homemade cakes & bacon sandwiches! There is a local shop just up the road which sells the essentials like bread and milk etc. We are about a 10 minute drive from Brighton city centre and there are buses that go from the seafront.
Ovingdean is a little bit of countryside by the sea. It is quiet and beautiful yet so close to Brighton we get the best of everything.

Top floor, light and spacious double room with fireplace in character Victorian house with garden. The room has a comfortable double bed, painted floor, large bay window and original Victorian furniture. I am close to trains, buses, ferry, beach and hill walks.
I am a yoga teacher and massage therapist so can offer you one to one yoga lessons or a relaxing massage in a lovely quiet warm space. I am also a great cook and will make you a delicious evening meal if you give me enough notice. The house has a garden and a really friendly cat. The house is quirky, old and a little inconvenient, interesting and shabby. I need to point out that the bathroom is in the basement and the bedroom is 2 flights of stairs up so it is not suitable for anyone disabled or infirm. I have had new windows fitted since writing the above so it is much quieter now but in the summer the seagulls can be noisy. So bring some earplugs if you are sensitive to noise.
Newhaven is on the outside just another industrial small town but has a great beach and cliffs, is only minutes away from the Ferry terminal to Dieppe. Brighton is 30 mins away by bus or train and the historic town of Lewes with it's castle and ancient windy streets is 10 mins by train. I am only minutes walk away from the beautiful downs and river walks.
  • Suzanne is very caring and welcoming. She has a lovely and comfortable home. The apartment is close to the port so if you arrive by ferry (like me) it’s perfect. You have everything close by. It was a perfect stay for me. Thank you again Suzanne

    Ju2020-03-06T00:00:00Z
  • Suzanne was a lovely and warm host and her home is beautiful and peaceful. It's perfect if you just want some time out or want to explore Lewes /Brighton (very close on the train). When I arrived I had a warm bath with salts and essential oils, a nice cup of tea and read one of her many interesting books. She also provided breakfast/tea and coffee for me which was a thoughtful touch. Overall I would highly recommend- Suzanne really is a suoerhost!

    Asha 2020-02-23T00:00:00Z
  • A great stay in a cozy, warmly decorated room and house. Suzanne provided breakfast for us as well. A great spot for the Seven sisters walk. Thanks for having us!

    Lewis2020-02-16T00:00:00Z
  • After walking 22km, I was exhausted and famished. Suzanne ran a bath (with epson salt and scented trinkets), directed me to a delicious local fish platter and was perfectly pleasant throughout my stay.

    Philip2020-02-09T00:00:00Z
  • Had an absolutely wonderful stay. My room was perfect and Suzanne couldn't have been a friendlier, kinder host.

Just a few minutes walk downhill from the South Downs Way ‘The Loft’ is the perfect place to retreat after a long day’s hike or cycle. With our local pub 300 meters up the road a pint and a hearty meal await. ‘The Loft’ is situated in a quintessentially English village where a 16th century thatched cottage can be seen across the garden and Virginia Woolf’s ‘Monks House’ is just down the road. You can't help but relax and unwind when you visit The Loft. It's the perfect get away.
The Loft is a light, modern first floor apartment with its own private entrance and parking space. The kitchen is well equipped with all you will need and tea and coffee making facilities will be waiting for you when you arrive. Free wi-fi is available too. We also offer an optional 'breakfast tray' and fresh eggs from our own chickens that you'll see when you visit. Please enquire about prices and products when booking.
Rodmell is a lovely quiet village. Whilst there are no streetlights or shops we do have a variety of interesting buildings and history abounds, from thatched cottages and the 12th century St Peters Church to The Monks House (former home of Virginia Woolf and now owned by the National Trust) and our local pub The Abergavenny Arms.

    Steff2020-02-22T00:00:00Z
  • A lovely room in a good location near the sea. Sally is a great host, very warm and welcoming. Breakfast is also delicious!

    Rhiannon2020-01-19T00:00:00Z
  • I particularly recommend this good address. Sally is welcoming. She is attentive, accommodating and responsive to messages. The relationship with it is simple and fluid. His nicely decorated house is comfortable, very well located (near Brighton and 10 minutes from the ferry to Dieppe), in a very quiet area, rest assured. No worries about parking and the security of your car that you can park on Sally's property or in a dead end. One last word on the homemade cookies, all hot that Sally prepares for breakfast: a treat for the taste buds!

  • Sally’s place is homely, comfortable and very clean. Big driveway, but watch the high curb as you back in! Sally is a great host and I really appreciated her hospitality. I definitely recommend her place and hope to stay again when I next channel hop via Newhaven.

A large double room in our house in Newhaven. Big garden with lovely views and off road parking. Hosted by a friendly couple, we are close to Brighton buses, Newhaven Ferry Terminal, with both Lewes and The University of Sussex in easy reach. The countryside around Newhaven is beautiful. We are in the hills of the South Downs National Park and close to the lovely beaches of Newhaven and Seaford. A short hop away are the historic towns of Lewes and Brighton, Seven Sisters and Beachy Head cliffs.
We have recently refurbished our home, we have off road parking and hi speed WIFI and other amenities to make your stay comfortable. Brighton and Lewes are 7 miles away with good public transport.
Newhaven is a small town with good amenities: supermarkets, pubs, restaurants and transport links. It is historically important as it was a strategic port used in both World Wars. It is overlooked by a fort, which hosts festivals and events from time to time, including the site-specific sound art festival Fort Process. Newhaven is a working port that has traditionally hosted industry. In the past, Parker pens were made here, these days it is more known for being the centre for renewable energy and recycling. It's a great place to base exploring East Sussex from, as the South Downs Way is nearby. Brighton & Hove, Lewes and Eastbourne are all easy to access from our doorstep by public transport. There are many other great places to explore too; Virginia Woolf's Monks House, the Bloomsbury Group at Charleston House or Glyndebourne for opera and the Love Supreme jazz festival.

  • It is very good to have a "pied-à-terre" in Seaford (but no exchange with the hosts, they are very discreet)

    Mélanie2020-02-09T00:00:00Z
  • We have just stayed for 1 night only. We fully enjoyed Tobias's hospitality. Everything was fine. We especially appreciated cleanliness and location of his home. It was very close to the beach and Morrisons. No problem with free parking. Tobias was always ready to give us advices regarding local tourist attractions. We recommend his home to all people going to see Seven Sisters and Brighton!

  • Only a very brief stay as I needed somewhere to lay my head for the night before an early morning photography shoot but just what I needed. Toby and Sam checked that everything was ok for me and were very friendly. The house was warm, clean and modern inside with great kitchen and living area to relax in. Comfortable bed in the Airbnb room so slept well. Many thanks.

Tim was exceptionally understanding of my issue and made concessions with this booking, for which I thank him from the bottom of my heart. I WILL definitely book with you again, when I'm in the area and will get to stay in such a beautiful place next time, I hope.

After a long drive, I enjoyed a friendly reception, and using Tim's directions took a stroll along the beach. I really appreciated the on-site parking too.

Seaford is a sleepy town, nestled at the foot of the South Downs with beautiful scenic views. Great access to the stunning Cuckmere Valley, Seven Sisters National Park, Beachy Head and more! Close to sunny Brighton, Eastbourne, historic Lewes and Gyndebourne and just minutes to Newhaven Ferry Port. Many of our guests stay for the night, catch the early ferry to Dieppe or enjoy the day's coastal walk to Eastbourne where they can take the train back home.
The bright, well decorated, double room overlooks the garden with lovely views of the South downs, and if you are lucky, amazing sunsets! Guests have private use of the main bathroom during their stay (we have our own en suite) with shower, bath and towels provided. There is a comfortable double size bed. Wifi is available and Tea and coffee is offered in your room with your own kettle. Sorry, we are unable to offer breakfast but there are lots of places locally to grab something to eat. We kindly request that smokers do not smoke in the house or gardens, thank you.
There are many local pubs, restaurants and cafes in Seaford and if you can travel by car some great places to eat a little further afield. We have made a list of a few ideas and these are in your room for you. (If you find other good places to eat let us know and we can add them to the list!)
  • Excellent as ever !

  • Sparkling clean, luxury home. Beautiful views of gardens, the valley below, the sunrise and sunset and the stars. 2 beautiful cats and 2 lovely hosts. Comfy bed. Peaceful and tranquil. Bathroom is private but not en suite. Problems with internet connection. No breakfast facilities, so take something with you. However super tea and coffee making facilities. No TV in room which turned into a blessing. Outstanding hospitality. Highly recommended.

We have a large Victorian terraced house, very close to bus stops, train station and 10 minute walk from the sea. This is an ideal base to explore the best places in Sussex. Brighton is only 15/20 minutes driving, Lewes in 10 minutes, Newhaven Fort in walking distance, Seven Sister 10 minutes, ferry to France - Dieppe.
The room is a very nice double bedroom, with a triple bunk bed (double bed down, single up). Breakfast included, you'll find milk, coffee (black or espresso), local homemade jam, cereals, biscuits. Towels and bed linen included. Wifi included.
Newhaven is a small town but has lots of great places: - the Hope Inn pub, traditional english pub with sea view in Newhaven Harbour - Bickerstaffs, the best fishmonger in Sussex. Fresh local fish every day, really good - Newhaven Fort - Museum, the largest defence work ever built in Sussex. - Luna Rossa Italian Restaurant, authentic italian restaurant in Newhaven Harbour - Piddinghoe Farm Shop, our favourite farm shop in the area - the Ark pub, modern pub with local beers and good food menu in Newhaven centre, next to the River pedestrian area.
  • My partner and I stayed at Matteo and Cecilia's place for one night to catch the ferry in the morning. They are very kind and I would definitely recommend staying at their place :)

    Zaina2019-10-05T00:00:00Z
  • Very nice place. Close to the ferry and train station. Loved the dog. Kitty litter a bit close to bed room. Nice hospitality; made us cappuccino and loaned us water bottles.

  • Matteo is a great host, very kind and helpful. We highly recommend his place

    Gillian2019-08-27T00:00:00Z
  • Matteo’s place was perfect, just what we needed after a long day of travelling. Room and bathroom were sparkling clean, lovely decorations, pets were really cute. Would highly recommend !!

    Francesca2019-08-24T00:00:00Z
  • Matteo and Cecilia are very lovely hosts! She and her cute dog Chapo make us feel welcome. The cats were mostly invisible. Our room was clean, like everything in the room House! There is Wi-Fi, but no TV in the room. Enough towels are available. You park in the street, with luck on your doorstep .... but uncomplicated! Matteo drives his car at Befarf where else! We recommend this accommodation!

  • Excellent address, high availability and responsiveness Mattéo. Direct proximity to the ferry, 5 minutes by bike. We were able to put our bikes in the garden, at the back of the house, safely. I booked the night the night before, and Matteo immediately responded and responded favorably.

RELAUNCH !! £32/NIGHT YOUR OWN FLAT 20 MINS FROM BRIGHTON....Cosy studio flat located in the heart of Peacehaven, though very quiet at night... Pull down bed, sofa, tv , wi-fi all there to be used...chest of drawers for clothes all situated in the lounge.. Light , clean & colourful for sure ! Kitchen has cooker, fridge, microwave & washing machine facilities all available.... Bath, shower, sink & toilet in separate part of the flat where clothes rail situated... Double glazed throughout...
It’s a large/medium studio with separate bathroom and kitchen. The pulldown bed is a double and can be left down or pulled up for extra space..Dead easy to operate as is everything in the flat.
The flat is literally a stones throw from the Meridian Centre...This is where the bus terminus is and the Coop superstore resides. It opens from 7-10 so if you need to pop over for anything it’s a 1 minute walk... 10 minutes walk away are the cliff tops of Sussex. There are pathways down to the beach and sea. Brighton is 20 minutes away on the bus or car. It really needs no introduction, however for sports fans like me, I can tell you the Amex at Falmer is the same distance by car though getting the train from nearby Newhaven a good tip. Eastbourne is to the West about 12 miles away. Eastbourne Eagles Speedway at Arlington a great way to spend an evening. All of the area is pretty much on the South Downs Way so there are hundreds of country walks to be had.
  • Simon was very welcoming, showed us where to park, told us the best way to travel into Brighton, flat was clean and cozy, very affordable too

    Hannah2020-02-16T00:00:00Z
  • Does exactly what is says on the tin. Simon was easy to contact met us with the keys at a convenient time and just let us to it. Excellent value for money

  • Stayed here over the New Year. Excellent spot, quiet town, Simon is such a great host. As advertised. We didn't travel with a car but had no problems with the busses.

  • Great place that’s worth for it’s value and parking on the premises is alright as well. Very cosy neighbourhood and quiet, the apartment is also close by the supermarket! Enjoyed our stay here would recommend it it!

  • Simon was really welcoming and easy going about everything. The location was easy to get to Brighton from and very good value for money.

    Sasha2018-08-25T00:00:00Z
  • We had a very easy time staying at Simon’s place. The location was perfect for us. There were days when we just wanted to take it easy and Peacehaven is a lovely place to stroll around, stop at a cafe, and explore the Telscombe cliffs along the beach. We also had several days out to Brighton, Lewes, and Hastings, and buses were very accessible from Simon’s flat. His place has plenty of character which we also enjoyed - we were even inspired to make an evening of kicking back and revisiting our favorite obscure music of the 80’s. We would definitely be back if we ever find ourselves in the area again!

    Sarah2018-08-20T00:00:00Z
  • Cosy little spot, great for staying in the Brighton at a reasonable price. Simon was wonderful, even leaving bits like new toothbrushes in case you don't have one (which I didn't) makes the time there much better. It's his own home and he makes you feel like it is yours as well once you arrive. Great value and a wonderful chap!

I was lucky in meeting him because I had a really good time living there. Moreover, Saltdean is in a great position. Beautiful sunsets during the summer period and out from Brighton chaos but just 15minutes bus far from it (depending on the traffic). I couldn't ask for anything better :)

Our house, recently modernised has 3 beds and 2 bathrooms and is decorated to a high standard. Situated on the highest road in Saltdean we have amazing views over the Lido and the Channel. We are Sarah & Mike, and we moved here in 2016 to run a seaside B&B. We welcome visitors of any age or background so long as they are polite and tidy. Always keen to help with local info - our aim is to make your stay a happy one! PLEASE NOTE we do live on the premises. Also *PLEASE SEE CANCELLATION POLICY*.
Upstairs Bedroom: (Bedroom 2) -double bed -bedside tables & lights -fold-out desk -opening window with sea views -shelving unit with hanging space -freeview TV -full length mirror -kettle and drinks-making facilities -En-suite shower room with opening Velux window We are currently considering whether to let out bedroom 3 which is downstairs, but it is possible that 2 people could share the pull-out day bed for an extra charge. Bedroom 3 has a toilet immediately outside the door.
Saltdean is a residential village 4 miles from Brighton. Our road is 250 ft above sea level backing onto the South Downs National Park. There is a useful parade of shops nearby (less than 10 mins walk) featuring a Co-Op, Post Office, launderette, pharmacy and several takeaways. Also an authentic Italian restaurant serving the best pizzas we've tasted! ** NOTE: Steep hill back from shops! ** This is a quiet neighbourhood with very little traffic. At night in winter, all you hear is the wind and the occasional seagull.
  • Michael's place was very nice, it was spotlessly clean and very comfortable. The bed was cozy and the en-suite was great. A fantastic view and perfect hosts what more could you require.

    John2020-03-19T00:00:00Z
  • I've stayed at Michael & Sarah's before, and love going back..they're great hosts. The bedroom & ensuite is spotless and warm, with everything that you'll need for your stay. Comfy bed, tea and coffee, and use of the fridge is very handy. I'd highly recommend 😊

    Susan2020-03-15T00:00:00Z
  • Mike's house is in a neat suburban road on a hill overlooking Saltdean Lido and the bay. The house is bright and spacious, and immaculately clean and tidy. The room has a lovely sea-view and a good double bed, a hanging-space and plenty of drawers. The bathroom is en-suite with a good-sized shower cubicle, loo and stylish washbasin. Mike and his wife are friendly and pleasant, and made us welcome. We enjoyed our stay.

    Cliff2020-03-09T00:00:00Z
  • Our stay could not have been better. We had booked an extra night and it was no problem. The room is better than a room in a ''real b&b''. It's very clean, tidy, nicely decorated, the seperate bathroom is very handy, the sheets are fresh and very soft and the seaview is a great plus. It's also handy to have a secure parking spot. Michael and Sarah are great hosts and give very good tips. We would give them 6 out of 5 stars⭐⭐⭐⭐⭐⭐

    Eline2020-03-01T00:00:00Z
  • Michaels place was perfect. There is no difference between a ''real'' b&b and this room. It's very clean, the separate bathroom is great, the fresh and soft sheets feel amazing and the seaview is a really nice plus. It's also handy to have a secure parking spot. Michael and Sara are very friendly hosts. We give this place 6 out of 5 stars ⭐⭐⭐⭐⭐⭐

    Eline2020-02-29T00:00:00Z
  • Mike and Sarah were very friendly and gave us good advices for pub and breakfast locations. Check in and out procedures were easy and without problems. The place was very clean, well equipped and offered a great view over the city and to the sea. We would definately recommend them to others :-)

    Moritz2020-02-27T00:00:00Z
  • Michael and Sarah's home is such a lovely place to stay, in terms of location, hospitality, cleanliness and value, and they are so welcoming and friendly..it's 5*. The bed is very comfortable, and the facilities in the bedroom & en suite are excellent (shower gels, toothpaste, kettle, teas, coffee, and use of fridge & kitchen downstairs if needed) Parking is no problem, as you can use the drive, or park on the street. I'd highly recommend staying here, and have already booked in advance! 😊

    * We are offering a ‘self Isolation live and work space’ during these difficult times. We can do your shop and deliver to your door and bring deliveries without physical contact. Due to current health concerns we’re taking extra care to deep clean the flat on every turn over. We wash all bedding , towels and covers on a hot wash, in addition to this wipe down all surfaces and handles after a proper clean with a bleach solution. We also have cleaning products on hand should you wish to use them
Our flat is a brand new renovation in the centre of Lewes, originally the beer cellar for The Red White and Blue pub built in 1827 it is now a light and airy, modern well equipped space for a relaxing get away. You have your own front door and the space is completely self contained. The kitchen has an electric oven, dishwasher and washing machine and all the items you'd need if you wanted to cook up a feast. Should you want to eat out the flat is in the very centre of Lewes so all the pubs and restaurants Lewes has to offer are only ever a few minutes walk away.
Lewes is a busy town with lots going on, the town boasts a huge amount of independent shops and restaurants, The Needlemakers is a great place for shopping as is Cliffe High Street for antiquing.
  • Very central, beautifully decorated, and sparkling clean. We had a brilliant time at Anna's place and would recommend it to anyone travelling to Lewes.

  • This place is one of the best places we've stayed at. The hosts are lovely and very helpful. The room is very private with a lovely view at the Lewes castle. The place is also just a couple of minutes away from the train station but you won't hear a single train. The room is absolutely lovely and beautifully designed. Fitted with everything we needed, there wasn't a single thing we thought we lacked there. Same goes for the private bathroom with a great walk in shower. The breakfast was also provided and waiting in the small fridge fitted in the room. Perfect if you need to leave early to catch a train. Don't hesitate to stay here, you won't regret it!

  • Stu & Aine were excellent hosts! They made our stay such a delight. I arrived to their AirBnB quite late at night, Stu waited up for us and even reserved a parking spot for us! The bedroom has been beautifully decorated and is very well-equipped for your stay! Stu & Aine left some lovely personal touches such as fresh flowers and chocolates on the counter. They were very helpful at directing us around Lewes. We thoroughly enjoyed our stay here and cannot wait to visit again!

A lovely view over to the Grange gardens and up to the floodlit castle at night. Very quiet and peaceful. Only 2 mins from Lewes station and easy walking distance into the town. You have everything you need: a beautiful ensuite bathroom with a great shower and lovely hot water. Even a warm cosy bathrobe to make you feel at home! The breakfast left in the fridge is delicious and all you could need. Other thoughtful touches just make you feel so welcome. Stu was so helpful: letting me leave my case there before check in time and after check out time. He was so kind giving me tips about where to visit. I couldn't have wanted to stay anywhere else. I would highly recommend staying at their place! Thank you both so much!

I have a lovely, first floor single room in my Edwardian house in the historic heart of Rottingdean. It is a quiet room with views of cottages and gardens. There is a very comfortable bed, original Edwardian wardrobe and restored antique drawers & desk. The room is tastfully decorated in a very peaceful colour scheme. There is a TV which offers bbc iplayer, Now TV and YouTube. Tea & coffee making facilities are provided. Along the landing there is a bathroom with a bath/shower & separate toilet.
Within a few minutes walk of my house you can see the beautiful St Margarets Church, the duck pond, the old village green and the picturesque Kipling Gardens. Also very close is the Grange art gallery & museum & the Windmill. The house is only 350 metres from the beach & seafront so perfect for an evening stroll before dinner. As my house is right in the centre of the village I don't offer breakfast. There are so many coffee shops and cafes that do a wonderful English Breakfast, Eggs Benedict or freshly baked croissants you won't go hungry. You will be spoilt for choice for traditional village pubs which offer a fantastic selection of local beers and gins and some offer live music. Only a 10-minute drive or bus ride to Brighton Marina and the cosmopolitan city centre, with numerous bars, live music, eateries, theatres, art galleries and antique shops. Enjoy shopping along The Lanes, saunter along the pier, visit the Royal Pavilion or ride the new i360. The glorious South Downs National Park with its excellent walks and cycle routes can be easily accessed from Rottingdean.
Rottingdean is often described as the hidden gem of Brighton. It has a special feel to it and although it is only 2 miles outside the city it retains all the characteristics of a village. It dates back to the Domesday book and has a Norman church and a pond and village green at it's heart. There are many pretty old cottages and historic houses in the village. The famous writer Rudyard Kipling, the Pre-Raphelite artist Edward Burne Jones and the artist William Nicholson all once resided in Rottingdean. There is a wonderful museum - The Grange with the most tranquil tea garden you can find. My house is right at the centre of village life so finding a place to have coffee is not difficult. There are many coffee shops and cafes (breakfast at the Sea Spray on the seafront is a must). Rottingdean boasts 5 pubs serving local ales and good food to suit all pockets. The seafront is a wonderful place whether in winter or summer.

  • Katherine was the perfect host, and her place gave me a wonderful base during my week's stay in which to explore Rottingdean and a rather large surrounding area, all by public transport (Brighton & Hove; Lewes; Charleston House & Garden and Monk's House) . . . the location was perfect for me! The town of Rottingdean was beautiful and my evening walks with Katherine's sweet dog Lily on nearby Beacon Hill and on the beach were very enjoyable and relaxing. Many thanks Katherine (and Lily) for everything!

A pleasant, double sized room with two single bunk beds located in a townhouse style house in Newhaven. The house is in a safe, quiet and private residential close, and only a short, ten minute walk from the ferry port, train station and bus routes.
The room is double-sized with a set of comfortable bunk beds for sleeping - ideal for lone travellers, couples or friends! The room also has a cosy rocking chair and wardrobe space. You will have free, unlimited, Fibre Broadband WIFI in your bedroom and around the rest of the house. We will also supply a towel for your stay. The house is situated in a private close; generally, only homeowners and their visitors venture down so it is quiet and safe. The house looks out to views of Newhaven Fort and Castle Hill - great if the sun is shining whilst you are having breakfast!
Newhaven is a safe town with a wonderful community heart to it. It is great for walking, cycling or just as a stopover between journeys. Both The Ark Pub and The Hope Inn serve fantastic food sourced from local produce, and both overlook the River Ouse which leads to the English Channel. The bustling city of Brighton with all its quirky shops, entertainment complexes, beaches and fantastic nightlife is only a half hour away by bus or train.
  • Had such a wonderful stay, I just love the whole family! So easy to spark up a conversation and Buddy was shy at first but by the end of week he was all laughs and games-such a gem. Just all around good people I was grateful to meet.

  • I stayed at Dan's house for nearly 4 weeks so I got to know the family really well and they're perfect! When I needed to get stuff done they left me to my own devices but if I wanted to hang out they were chill with that too. They were really friendly and fun to be around so for me that was the main positive of staying here. The house itself is really nice and clean and there was storage for me in the kitchen and I could keep my bicycle in the garage. I couldn't have wanted anything more from the experience.

Discover the breath-taking natural beauty of the South Downs, from Brooks Lodge at Chapel Barn. The Lodge is an architect and interior designed, contemporary extension attached to an 18th century flint barn on the outskirts of Piddinghoe village. It is situated on a private farm estate and has beautiful, rural views. The River Ouse is a stone's throw away and it meanders its way up the river valley towards the historic county town of Lewes about five miles away. Brooks Lodge was completed in February 2012. The property won a Sussex Heritage Award in 2013 due to its well executed and interesting contemporary extension to the original flint barn. More recently in 2016, 'Quality in Tourism' awarded the property a Four Star Gold Award. The use of sympathetic but modern materials produced an extraordinary dwelling, allowing the rural landscape to be visible from all the large windows. It has been designed to the utmost ecological requirements and is in an Area of Outstanding Natural Beauty. The lodge sits comfortably in the rural landscape due to the use of the traditional materials of flint, slate and bricks. The property, whilst attached to the main dwelling, has its own private entrance and courtyard garden. Guests have mentioned that the property has an air of calm. Every room is generously proportioned with relaxing, elegant furniture. The master bedroom has french doors which open onto its own small deck with table and chairs. The deck overlooks the adjoining barn with its courtyard garden and pond. On the first floor the kitchen/dining room has large folding, sliding doors which opens the side of the house onto a large deck and upper lawn. This holiday cottage at a glance Sleeps four guests. Two bedrooms on the ground floor and two wet rooms. Wood burning stove. Terraced garden. Ample parking. Sorry, no pets. WiFi. Minimum of a two night stay. Additional features Designed and built using sustainable materials. Natural oak floors with underfloor heating throughout. The nearest pub is about three miles' walk along the riverside. Lewes and Kingston also have good pubs with great food, about six miles away. Just step out of the door and guests can ramble on many public footpaths that walkers always love at any time of the year. For keen walkers and cyclists there are well-managed trails including the Southdowns Way, the Sussex Heritage Coast routes and the Cuckoo Trail from Heathfield to Eastbourne. Visit the castle at Lewes, the Lavender Line and Bluebell Steam Railways, Drusillas Zoo at Alfriston, Stanmer Park, Hickstead equine events, Plumpton Racecourse, the Bloomsbury trail, Glyndebourne Opera House, and a huge selection of gardens and stately houses, all nearby. Totally unique, hand-built, cosy cabin with wood-burner, raised cabin bed, shower room and kitchenette. Fully insulated, with electric heating and hot water. Built by Stu & Aine from recycled timber we're in the heart of the town, just 2 minutes from the Station. Perfect for that romantic weekend away !! We look forward to welcoming you to our cabin, our home and our lovely town.
We are in the heart of the town. Just 2 minutes from the station and 10 minutes from the High Street. Everything you might want from Lewes is a short walk away. Our Cabin is a unique and lovingly crafted space. In the main area is the raised bed, with sumptuous mattress, feather and down duvet & pillows and French linen sheets. We supply a continental style breakfast (granola, orange juice, fruit, toasts, jams, marmalade, berries, real or instant coffees and English and herb teas) for you to have at your leisure. The kitchenette has toaster, kettle, fridge, microwave and Belfast sink. In the drawers you'll find cooking utensils. There is a pull out table, chairs and double seating. The en suite shower room is well appointed and we provide free quality toiletries & luxury cotton towels. And there are lots of lovely little touches doted through the cabin. Relax and curl up next to the wood-burning stove and enjoy the views of the garden, or rest on the outdoor deck. The Cabin is well appointed and has everything you need for your stay. It is cosy (think a bit bigger than a Shepherd's Hut) and has lots of storage. It's a two night minimum stay at the weekends & Holidays.
We are so close to Lewes station - it is literally just two minutes (yes - I've timed it !). If you come by car, we can help you with car parking. We overlook the beautiful Grange Gardens, and Southover Grange (handy for weddings there) is close by. It is just a 5 minute walk to Anne of Cleves House (Henry V111's fourth wife), the Castle, the medieval High Street, numerous lovely shops and cafes. It's a 15 minute walk to be out of the town and up onto the surrounding downs and into stunning countryside and a 20 minute drive to the beach and seaside. Glyndebourne, the world famous opera house , is just a ten minute drive away.
  • What a wonderful and cozy spot! A perfect place for a weekend getaway and I imagine even lovelier in the late spring/summer when the garden is in full bloom (though the fire was equally as nice for our time there). Aine and Stu were great throughout our time and went out of their way to make us feel welcome and comfortable. Recommend!

A pretty downstairs room best suited to one as the bed is only 4 foot wide, big enough for a cosy two with sole use of a downstairs bathroom. A 1950's chalet bungalow five minutes walk from the beach, shops, pubs and restaurants. 4 miles from Brighton along the coast road with very good bus service. A truly home from home feel with use of a south facing garden . An extra guest is acceptable for an additional charge.
I am happy to welcome visitors as house guests, with use of my facilities, it is a well equipped chalet bungalow. A pretty south facing garden with sea views over rooftops. Lots of free street parking. Laundry facilities and individual breakfast requests can be catered for if communicated in advance. Two further double rooms are available and I am happy to make a special offer for both rooms through Airbnb.
Pebbly beach in 5 minutes walk, chalk cliffs, beach restaurant, pubs, take aways and shops in walking distance. access to the Downs at the top of the road and great bus services to the coast , countryside and central Brighton.
  • Annies place does what it says on the tin, quirky and convenient, just what we needed

Local amenities include a cliff top walk with access to the beach, shops and cafes are at the end of the road including a small supermarket and bakery.
  • We loved every moment of our stay and would definitely recommend staying there. They had considered everything in and added some special little touches. We loved the tea and making facilities and the breakfast was superb- the homemade granola and jam were definitely winners! The advice and suggestions on what to do from Clive- especially with the variety of weather we experienced were spot on! We were even offered lifts and toilet stops! We will be returning if in the area again.

    Emma2019-10-27T00:00:00Z
  • Nice room with fantastic views of seven sisters just a very short walk from the property to the cliff top. Clive and Pam are great hosts and give tips on local sights and transportation. Good breakfast!

    Sue2019-10-26T00:00:00Z
  • Very enjoyable stay, like home from home. Everything you could wish for was there. With our consent, even warmed our PJs on the radiator ready from our return from a show in Brighton. All this extra touches make such a difference. Would centainly stay again if down that way.

    Vanessa2019-10-20T00:00:00Z
  • I booked the room for my grandma that was visiting me for my graduation and I sadly live in a block of flat on the top floor so I couldn’t really accommodate her. I came across Pam’s Airbnb when searching for something local to us. She was only one minute down the road and it worked perfectly. My nana said she had a delightful time and was extremely impressed with the cleanliness of the property, the location and the amazing hospitality provided by both, Pam and her Husband. She had a lovely stay and slept extremely well. She can’t thank enough for the amazing treat she received. Pam and her husband really kindly drove her into Brighton station on Thursday (which they didn’t have to do so! And that to me is outstanding service!) I would 100% recommend Pam’a property for anyone who is looking for a lovely quiet stay very close to amazing cliff views! I can’t thank them enough for making my nanas stay special. Absolutely outstanding!

    Tatiana2019-09-12T00:00:00Z
  • We found Pam & Clive most welcoming hosts, our room & facilities were most comfortable and meant we were well rested before our trip to France in the morning. Pam’s home made granola is delicious! Parked our car right in front of their home, and a 12 minute drive down to Ferry port. Ideal!

    Liz2019-09-10T00:00:00Z
  • This is a lovely place to stay - Pam & Gavin make you feel very welcome. Our room and bathroom were lovely and the house is in a perfect area for touring the area. We will definitely go back and will recommend it to other people.

    Kathy2019-09-07T00:00:00Z
  • Pam and her husband were extremely nice and kind. They gave advice on local activities, prepared a very good breakfast and took care of our stay. Definitely recommended!

    Gaspare2019-08-04T00:00:00Z
  • Pam and Clive’s house is on a quiet street, yet close to an excellent bus service into Brighton and Eastbourne and also within yards of the coast path. Parking is easy and free. The room itself is on the ground floor and is clean and spacious, with sole use of a bathroom. Mention has been made previously of the house being noisy. I would say that there is the usual amount of noise for a house with wooden floors and the normal creaks that go with that. If you are used to a house with concrete floors you might well notice a difference. We were made to feel very welcome and were given a good breakfast of fruit, yoghurt, cereals, and pastries with home made jam. When asked our hosts gave us ideas of places we might visit and walks they recommended, many of which we followed. We walked the cliff path into Brighton (approx 2 hours) and took a bus back, which worked well. Peachaven is away from the hustle and bustle of a big town but not far from all sorts of interesting places.

  • A very trendy annexe looking out towards the ocean. A great stay and perfect location for a walk over to Brighton.

    Jamie2020-03-17T00:00:00Z
  • Grant greeted us at the Annex with a really good introduction to the place. The annex is stylish, well designed and really well finished. There were thoughtful touches and it was incredibly clean. It was well kitted out to have a night in and close enough to hear the sea!

  • New modern annexe. Good transport links to Brighton and Eastbourne. Around 20 minutes on the bus to Brighton. Lovely touches and amenities. Definitely worth the money for a seaside getaway. Would love to stay longer next time.

    Michael2020-03-08T00:00:00Z
  • This is an excellent place. Stayed for one night. Stylish and clean and meters from the coastline. Perfect

    Aatin2020-03-04T00:00:00Z
  • Our first Airbnb experience and we had a really enjoyable one night stay at the Seaside Annexe last weekend. The annexe is modern, bright, clean and well designed with everything you could need including parking and a small garden. It was actually bigger than I was expecting. And even though it's next to the host's home, it still feels private. I didn't want to leave! Grant & Rhiannon were great hosts and communication was always prompt. We would definitely stay here again ☺️

    Clair2020-03-01T00:00:00Z
  • Grant was quick to respond and very welcoming when we arrived. The flat was modern, clean and a pleasure to stay in. Would defo come back in the future.

We were supplied a hamper which came to good use when traveling around seeing the sights. Want to go into Brighton, we suggest you take the bus which is a short 10minute walk. Bus 14. Room is cosy and the bed just right. Nice changing room just off the bedroom. Room is homely and well decorated. We would go back there to stay.
