The place was exact as described. It was quite spacious and we felt right at home. Considering we had a small baby, we didn’t have any issue during the stay. The check-in and checkout process was straightforward. The neighbourhood was quiet and had good commute options. Highly recommend this place.

Staying at the Gion house was an absolute treat. It was the best airbnbs we have stayed in. Curtis and staff were extremely helpful and friendly. They gave excellent recommendations and were very responsive to any questions we had. The atmosphere was beautiful and we appreciated the attention to detail of the historic home. We would highly recommend staying here and we would definitely return!

Quiet neighbourhood - everything we needed was within a walkable distance. Great karaoke spot in the building downstairs. Yummy Korean take-out restaurant across the street. The hosts were communicative and super helpful. Would come again!

My plane was late so I couldn’t get to Japan in time to stay. I paid but didn’t stay there. It was too late to cancel.

We enjoyed our time in Kyoto and had more than enough space for three people here. The place is tucked away in a quiet neighborhood, although I believe there's a daycare or school behind the building because in the early morning you can hear children talking and laughing, which wasn't much of an issue. We would come back and stay here again :)

I had a good time at the accommodation in Kyoto! The small apartment has some amenities such as kitchen utensils, shampoo, towels, cleaning supplies, washing machine, which was very helpful for me. It is a bit out of the way, but the nearest bus stop is very close and you can easily get to the city by bus. The area is very quiet, but there are a few small restaurants, a supermarket and a shrine in the vicinity, which I also liked to visit. The accommodation had a small spot on the walls in one place or another, but the bathroom and kitchen were very clean. For the very low price, I think that's okay! The hosts were very friendly and accommodating. Overall, I enjoyed it very much.

We had overall great experience at Matatabi's place. The location is great --about 2 minute walks to the subway station, and it's surrended by convenient store, various restaurants. On top of that it's walking distance to the imperial garden of Kyoto! The room is clean, decent and quiet. It's the place where I would like to live if I ever go to Kyoto again.

Great clean and modern place to stay within walking distance to the shopping center. Geisha town in Gion is also nearby, not to mention the station to Osaka. The best part is the responsive host who went the extra mile to make your stay as comfortable as possible. Thank you very much for everything you do. We strongly recommend you to stay here when visiting Kyoto.

The neighborhood is great. We loved the Sojiji Temple and closeness to subway, grocery stores and Ibaraki with Osaka and Kyoto a subway away. The host is kind and responsive. The place was less comfortable than I thought it would be for our old bodies, but it is well priced.

Our stay in this apartment was great. We liked that it was outside of the touristic center, but still close to everything. It was also very easy to find and to do the self check-in thanks to Yasushi's clear instructions. He also provided a lot of recommendations for restaurants which was very much appreciated. We would definitely stay here again!

Beautiful place just opposite a slew of temples. You can wake up to the sounds of bells ringing. Peaceful neighborhood. Good connectivity by buses but a little far from the station. Place itself is spacious and nice. Bathroom has a tub. There’s a lift in the building. Perfect

This is a great place to stay while visiting Kyoto. It’s very close to a popular bus stop and not too far from Kyoto Station. Seizai’s instruction booklet was very clear and gave lots of great information about both the bnb and the neighborhood. The only issue is that the bunk bed ladder does not attach to the bed well, so be careful when climbing up and down. Otherwise everything is great and clean and it’s a nice space. Highly recommend!

This my 2nd stay with Base in Kyoto. The place is conviniently Located near a grocery store and the train station In Hanazono. Will stay here again when I'm in Kyoto.

Wonderfully maintained apartment with plenty of space. Since I had a room on the fourth floor, just towing the suitcases up the narrow stairs was a bit tedious. Nevertheless, I would book again at any time:)

This was the best accommodation during our Japan travel. The place was so spacious compared to the other places we stayed at in Japan, and even the bathroom which I found very small in general around Japan was very big here. Especially loved the outdoor bath!! A baby cot and bath tub were provided and our baby slept beautifully during the stay. Our futons were comfortable too.

We stayed at four airBnb‘s in Japan and all have their good points, but this was by far the best. Located in a quiet suburb so not walking distance to the main sites of Kyoto, but with some lovely sites that we would not have seen otherwise Close by. It was as simple Uber ride or train ride to get into Kyoto for main sightseeing and it was lovely to come home to a quiet un bustling local with a wide choice of excellent restaurants to choose among. The apartment itself is spacious, by far the most spacious we stayed in And it’s part of a an apartment complex which has a small gym. Nori and Fumi even served us breakfast all three days we were there in another upstairs breakfast room. To top it off, they picked this up and dropped us off at this train station three days later. All in all it was a really welcoming and comfortable place to stay, well worth the price we paid

very large apartment. very close to tourist areas in Kyoto. lovely semi-outdoors bath big bathroom. lots of living space. fresh towels when needed would recommend. The apartment has a small kettle and fridge would have been better to have a small kitchenette added with a bit more facilities but didn't negatively affect our trip

The location is excellent, it is very easy to get to the points of interest in Kyoto easily.
