I’m obsessed with this place. It felt like home immediately. Very close to the all of the shopping and every bus/train you could possible need, but also peaceful. I especially liked exiting the Airbnb each day and returning to a private and quiet street. I can’t wait to return and would absolutely stay here again.

April and her husband were incredibly kind and helpful. Their place is very nice with n unbeatable location. I would definitely recommend it!

It is very convenient, Tofukuji station can take Keihan and jr tram, the main bus can also reach it, it is convenient to go to various attractions in Kyoto and nearby cities

Masanabou is a really friendly and very nice host. The accommodation is spacious, very well appointed and not very far from a train station and 2 bus stations. I would recommend this property to you.

The place very convenient for tourists. Everything is there . Accessible to tourist spots ( walking ,train stations, buses). Will surely get back to this place .

This is a great apartment in a great location. It was clean and had enough kitchen tools for simple meal preparation. The only slight problem is that the staircase is too narrow. I had a small suitcase but I imagine it could be difficult for people with larger suitcases. All in all, %100 recommended.

I stayed at Obataya for three weeks, and it was an absolutely exceptional experience. The home was immaculately clean, the bed was very comfortable, and the location was perfect—peaceful and quiet, yet conveniently connected to Kyoto’s historic sites by public transport. What truly made my stay unforgettable was Yoko-san, the host. She is warm, thoughtful, and incredibly kind—a true superhost who goes above and beyond for her guests. Thank you, Yoko-san, for your hospitality. I would absolutely stay here again and highly recommend Obataya to anyone visiting Kyoto.

we enjoyed our 10 night stay here. the apartment is as described and matches the pictures, although the room was bigger than we expected. overall it was clean but the details needed a little bit of attention so we deep cleaned the corners of the floors, cleaned the washing machine lint trap, etc. the location is PERFECT, so quiet and peaceful but within reasonable walking distance to stores and transportation. the fan in the bathroom stays on 24 hours so dust accumulates through the whole apartment quickly. the beds were a bit hard and uncomfortable. although there was a frying pan, there was no spatula. the freezer is tiny and doesn't work well - our ice cream melted. 😂 overall good stay, we would stay here again.

We enjoyed our stay, a quiet and convenient little room - traditional Japanese style. The host was friendly and very communicative, we had no troubles whatsoever.

Comfy room and a nice location!

This is a great place to stay while visiting Kyoto. It’s very close to a popular bus stop and not too far from Kyoto Station. Seizai’s instruction booklet was very clear and gave lots of great information about both the bnb and the neighborhood. The only issue is that the bunk bed ladder does not attach to the bed well, so be careful when climbing up and down. Otherwise everything is great and clean and it’s a nice space. Highly recommend!

K/H did an amazing job as a host and making me feel welcome during my stay in Kyoto. Their clear directions made the stay seamless. Noise around the bnb was not as bad as expected ( rail line by the apartment), and it didn’t impact my sleep at all! Thanks again!

We stayed at four airBnb‘s in Japan and all have their good points, but this was by far the best. Located in a quiet suburb so not walking distance to the main sites of Kyoto, but with some lovely sites that we would not have seen otherwise Close by. It was as simple Uber ride or train ride to get into Kyoto for main sightseeing and it was lovely to come home to a quiet un bustling local with a wide choice of excellent restaurants to choose among. The apartment itself is spacious, by far the most spacious we stayed in And it’s part of a an apartment complex which has a small gym. Nori and Fumi even served us breakfast all three days we were there in another upstairs breakfast room. To top it off, they picked this up and dropped us off at this train station three days later. All in all it was a really welcoming and comfortable place to stay, well worth the price we paid

Great place to stay in Kyoto if you travelling to Kyoto. As this is away from crowded area like Sanjo and Shijo, hence less crowded and more peaceful. It is near to Kyoto Station and Aeon mall as well, convenient to travel from Osaka or Kansai airport and shopping peacefully at Aeon mall. Worth it!

The location is excellent, it is very easy to get to the points of interest in Kyoto easily.

The location is great and the place was clean and comfortable. The only minor point is the fact that the entrance door and the toilet door of the bedroom on the 4th floor is a bit low, hence tall people like me might hit their head more than once...

This spot was a bit further from the typical attractions but extremely accessible since the train station is right by the hotel and buses available. However, it is a lot closer to arashiyama. The vent in the bathroom has a dry heating function that we used to dry our clothes after washing which was such a bonus for us!
