Set on four acres, the property backs onto a treed area alongside the Werribee River. It has chickens & friendly alpacas to visit, but is a mere 5 minute walk into town. Ballan is the perfect base from which to explore Daylesford, Trentham, Blackwood, Creswick & Ballarat. All are within a 30 minute drive.

The Cottage is two story and the main bed and additional bed (within the reading area) is located on the 2nd level. The Cottage, including the sleeping areas, is an open plan space with natural light and views of the spring fed dams and paddocks. Local bird life is abundant and you may see the occasional Kangaroo wandering the grounds.

We have central hydronic heating but the 2 large open fireplaces are a real feature of the cottage. We are regularly visited by kangaroos, kookaburras and other native wildlife. Fur kids are entirely welcome and we have a secure area with a large kennel if you want to leave them while you explore the delights of Daylesford.

With kitchenette + own bathroom + loft style bed, it has everything you need for a special night away. Including a fire pit + outdoor dining space, along with wood heater inside it's perfect for all seasons. Breakfast of hand gathered eggs, bread, milk supplied for Fri - Sun stays. Loft bed is up a ladder. We do have peacocks, dogs, mini goats, + poultry on the property.

Impressions studio has been operating as accommodation for over 20yrs and offers a cozy and tranquil oasis, owned an operated by long-standing local residents, the Studio walls are adorned with original artworks by Brian Nash who resides on site. Note: The studio does not have Wifi.
