The boathouse is a unique space which sleeps 2 in one bedroom/sitting room overlooking the Broad. Fully centrally heated and completely renovated last year, it also has kitchenette, wet room and sunny patio. A pub and cafe are a short walk away. Hot tub rental available.
The Boat House is a unique space which sleeps 2 in one bedroom/sitting room. Fully centrally heated and completely renovated last year, the property has a wonderfully sunny patio where you can relax after a busy day exploring the area. The accommodation comprises of one large room upstairs which has a Feather and Black bed which can be split into twin beds or made into one large double bed. This room also has two armchairs and a TV with a large inbuilt desk set under a window which looks out towards the Broad and the moored boats. This is a wonderful space for the budding writer or for enjoying breakfast. The original staircase (fairly steep) leads down to the kitchenette (please note, no oven) and wetroom. The wetroom has underfloor heating. There is a pub and a cafe in the village, both 5 minute's walk away which serve lunch and evening meals (only the pub serves the latter). There is also 'The Ship Inn' in South Walsham which serves meals and is just over a mile away. The apartment is dog friendly, we accept one well behaved dog. HOT TUB RENTAL £75 per short break. The tub is filled and heated for your arrival and comes with a chilled bottle of prosecco! Homemade cake, fizz and balloons for special occasions £30
Ranworth is a beautiful village in the heart of the Norfolk Broads. There is a nature reserve in the village which has a thatched visitor centre on stilts at the end of a boardwalk which overlooks Ranworth Broad. From here you can take wildlife trips on the Norfolk Wildlife Trust boat. There is a huge array of birds and wildlife to observe and listen to here. The rare swallowtail butterfly can often be seen in the garden. Ranworth church which you can see from the property is known as the 'Cathedral of the Broads'. Climb up to the top of the tower and enjoy wonderful views of the village and views all the way across to the coast. The church is known for it's beautiful rood screen and antiphoner and is well worth a visit. There is also a cafe here. A few minutes walk from the accommodation is the staithe which is host to the many boats which visit the village. Here you will find a pub, shop (closed from November until March) and cafe. It's a great spot to have a meal or a drink and watch the world go by. There are walks in the area and you may also like to visit the nearby Fairhaven Woodland and Water Gardens, which comprises of 53 hectares (131 acres) of beautiful ancient woodland, water gardens and a private broad at South Walsham. Amongst the many things that make living here special, are waking up to the sunshine with the mist hanging over the broad (with the boom of the bittern in the distance if you are lucky!), listening to the owls hooting late at night and drifting along the river on a boat. There is so much to see and do here not only in the village but also in the rest of the Broads. We are also close to many beaches. Winterton beach is a favourite both with locals and our guests. There is cafe right on the beach and a cosy pub in the village of Winterton. Norwich is only half an hour away with it's wonderful shops and museums. Wroxham is 15 minutes away where you can hire a boat to explore the waterways and there are fishing jetties on the River Bure, about 10 minutes drive away. Imagine Spa in Blofield Heath has a range of relaxing treatments available too, again only 10 minutes away!
  • We stayed at the Boathouse and it was absolutely amazing! Jane was very thoughtful we was left with some cookies which was a nice touch. Jane sent me a huge message beforehand explaining how to gain access, directions and things to do whilst we was there. Hot tub was an amazing touch with free champagne. I asked Jane to put up some birthday balloons beforehand and she did with no fuss about paying etc which was lovely. When we arrived there was alpacas in the field behind the boathouse which was lovely. Would you 100% go again!!

  • Wow! A charming, high quality and very special place to stay. The attention to detail and cleanliness are exceptional. So many little touches that were very much appreciated. Lovely views of Ranworth Broad to the front, and to the Church and Alpacas to the rear; and what a treat the Alpacas are to watch from the hot tub... Our only disappointment was that we did not book more nights! Thank you Jane, so much.

  • My boyfriend and I spent a lovely 4 days at Jane's Boat House in February. The place is just as lovely as it looks in the photos and the views from both sides are very picturesque, even in gale force winds and lashing rain! We loved sitting at the front window overlooking the broads and boats - it was so relaxing and peaceful. Similarly, the sheep and alpacas in the field to the back kept us amused chasing each other around. So sweet! The Boat House is so cosy, warm and snug and the bed is so comfortable. There are also sweet little touches dotted around like freshly cut flowers and sea shells decorating the bath towels. Despite the weather we did manage one evening in the hot tub which was wonderfully relaxing. Jane provides big robes to put on afterwards for the dash back into the warmth. As other reviewers have mentioned, the stairs are very steep but thankfully there are hand rails on both sides so you soon get used to them. Just make sure you have at least one hand free and don't attempt to go down laden with crockery and glasses! We enjoyed a couple of lovely meals out - the first in the Ship Inn just down the road in South Walsham and the other a little further afield in the King's Head in Holt. We also visited the Malsters for a few drinks which is only a 2 minute walk away. The beach at Winterton is a lovely place for a long walk. Jane wasn't around when we first arrived but the self check-in is very easy with the use of a key safe and means that you don't feel like you are disrupting anyone's day. When we met Jane on the second day she was very friendly and welcoming and definitely strikes the right balance between letting you know she is always on hand whilst ensuring you have complete privacy during your stay. All in all we had a fantastic time and are already thinking about when to go back. The Boat House is the perfect location for a long weekend of total rest and relaxation.

    Sandy Lodge is a home set in the sand dunes with a terrace and gate leading directly up and over to the beach. It has three bedrooms, a sunny lounge with wood burning stove and well equipped kitchen and bathroom. Check us out on Vimeo 'Sandy Lodge Sea Palling'
    Our home has 3 bedrooms, can accommodate 4 adults only in 2 double beds and there is 1 single bed, but as this room leads off of the double we consider this a children's room. There is a sunny lounge with a wood burning stove heating the lounge, kitchen and front bedroom. The two back bedrooms (one leading off the other) have 2 small plug in radiators. The kitchen is well equipped with a dishwasher and washing machine. The bathroom has a bath and powerful shower fitted over it. There is a heated towel rail that can be switched on and off, but it's hot so take precautions with children. We will supply enough wood and kindling for one nights fire and then you can purchase any other wood and coal from the local shop in Sea Palling or local farm shop. Please take precautions with children as there isn't a fire guard around the hearth or stove. PARKING for 2 cars ONLY at any time and please consider our neighbours when entering and leaving the parking space. Do not park sideways in front of the gate. Please keep noise to a minimum on the terrace in the evening. Only guests booked into the chalet please as it’s a relatively small space. THERE IS NO CLEANING FEE so PLEASE leave everywhere as CLEAN and TIDY AS YOU FOUND IT also if you move anything could you put back where it was originally. If you use the wood burning stove or BBQ please leave clean for next guests and don’t tip ash onto bank behind as this is a Fire Hazard STRICTLY RECYCLE PLEASE READ THE PROPERTY MANUAL LISTED ON THIS SITE BEFORE YOUR STAY
    Sea Palling is a friendly village community. It is a stunning location all year round with a beautiful beach. There is a seal colony at Horsey, opportunities for birdwatching and stunning skies day and night. A 10 minute walk into the village leads you to a well stocked shop and post office, beach bar with ‘pub’ food and amusement arcade and cafe that are OPEN ALL YEAR. In season it's possible to hire bikes, buy fresh fish and there is a fish and chip shop/cafe. There is a lovely cafe a couple of miles left along the beach at Cart Gap called Smallsticks and another if you turn right, in season, at Waxham Barns. The popular Nelson's Head Pub is a few miles away at Horsey, near the National Trust wind pump. The Lessingham Star, a couple of miles away in the opposite direction, has previously won Camra rural pub of the year. Stalham is a short drive, about 12 minutes and has a number of second hand shops plus a Tesco supermarket. There are a couple of well stocked farm shops within a mile or so of Sea Palling. There is a good old fashioned safe feel about Sea Palling. If you want to get in the car, North Norfolk is equally stunning and we're on the edge of the Norfolk Broads for boat trips.

  • The house is wonderful, so lovely nestled in the dunes, and directly next to a beautiful clean sheltered, white sand beach. Communication and check in was all easy and helpful. We didn’t meet, but Karen is a great host. Our first morning there we walked to the beach and we saw a rainbow and a seal, in the evening the stars are stunning! we were there in early January and the weather was nice, we played on the beach all day. Shops and food are a short walk away. great arrangement of space in the house for sleeping, cooking and relaxing by the fire. Fast wifi and nice garden. Horsey beach is a short drive to see the amazing wild seal colony with their babies. I was there with my parents and a two year old, we all loved it so much. This is what air bnb should be like, thank you to Karen for sharing your lovely place!

  • The Lodge is in a lovely location down a quiet lane and to get to the beach you go through the gate straight onto the steps that lead over the dune onto the beautiful beach There are loads of things to go to, experience and see nearby including the seal colony at Horsey The Lodge has a personality of its own, beautiful without being fussy. Karen has added lots of extra touches like hot water bottles, games, waterproof ponchos etc. The wood burner made it feel lovely and warm and cosy. Everything is clean well thought out and well maintained Karen kept in contact with us to ensure we had everything we needed. We loved everything about Sandy Lodge and I would have no hesitation to recommend this as a very nice place to stay

    Charming,self-contained annexe,amazing location-2 mins walk to largest Broad,sailing club,riverside pub.Truly something for all.Perfect for exploring wildlife by boat or by foot at the Nature Reserve.Dogs love the many Blue Flag beaches nearby,walkers love Weavers Way & Horsey is a short drive-famous for it’s Winter seal pups.The annexe has cooking facilities,own garden,fire pit & is separate from the main house-you can feel comfortable to come and go as you please.We love it here,sure you will!
    In addition to the double bed we have 2 camp beds, a cot and highchair available if required. Please note we have a shower only. There is a heated towel rail in the bathroom.
    If it is wildlife you are interested in Norfolk Wildlife Trust provide boat tours. The Nature Reserve in the village provides a great spot for walking and bird watching. Whispering Reeds Boat Yard is an excellent place to hire canoes, motor, rowing and sailing boats (pre-booking is recommended particularly in high season and public holidays. Please note the boatyard closes for 2 weeks over the Christmas period) If you fancy taking your own Sailing yacht on holiday, you can enjoy the fantastic Hickling Broad Sailing Club where they offer our guests daily memberships for a small fee. We are surrounded by countryside so it's ideal for dog walkers, cyclists and motorcyclists. Horse riding lessons are also available in the village (again best to pre-book) We are a short drive away from a 'Blue Flag' beach at Sea Palling and are located halfway between Great Yarmouth and Norwich, which have so many family attractions to explore you can keep all ages of children entertained! We are also a short drive away from many other parts of the famous Norfolk broads:Potter Heigham, Horning and Wroxham to name a few!

    The Little Laundry is a cosy studio apartment in a private garden. Located in the village of Neatishead in the heart of the Norfolk Broads. A stones through from a local pub, village shop and surrounded by the beautiful Norfolk countryside.
    A fully equipped kitchenette. Including a small oven and fridge. Private BBQ area and picnic table. Wc/shower room. Freeview TV/DVD. Double bed, Sofa. Dining table and built in clothes storage units.
    The Little Laundry is located in the village of Neatishead in the heart of the Norfolk Broads. Nearby Barton Broad is famous for where Nelson learned to sail, and can be seen from a series of conservation walkways. The village is midway between the fishing town of Cromer and the historic cathedral city Norwich with a short drive to the sandy beaches of the North Norfolk coast. The village has a traditional local pub, community run shop with in a 2min walk. There is also a locally converted barn swimming pool where private sessions can be booked.

  • Irene and Richard’s house is a wonderful, peaceful spot in the heart of Norfolk. The village has a great pub and a community shop that stocks essentials and is open every day. My daughter was with me and we discovered a lovely park about two minutes drive away too. Irene welcomed us personally, and showed us round the Little Laundry. It has everything you need, and Irene had also added some lovely little touches that went over and above what we expected. Their house is just through the garden but it’s very private if you want it to be, or Irene and Richard are lovely to chat to if you need help or advice on the area. Thoroughly recommend this little house and will hopefully be back soon!

  • Irene provided a lovely welcome and introduction to the Little Laundry. Though in the garden of Irene and Richards house, the space is very private and there are 2 little garden areas. We really enjoyed sitting out in the sunny barbeque area in the morning having breakfast. The space is one room with a small kitchenette area, bed, chair and table and separate toilet and showet. It has a lot of character and Irene and Richard have really thought through the little things that might be needed in a home from home e.g. hot water bottles, candles, hand held fans. There were also some nice touches with fruit, cakes etc. that were provided as well as tea, coffee and milk. The pub, (a couple of minutes walk away), was great. We really enjoyed our overnight stay at the Little Laundry.

    Sea Palling is a friendly seaside village, on the coast midway between Great Yarmouth and Cromer. The village has a General Store with Post Office, The Reef Bar,a Small Arcade, and a Cafe'/fish and chip shop, children's play area. 2 Farm Shops are a short distance towards Stalham selling locally grown fruit and vegetables and home reared and prepared meats, also pies. Stalham is 4 miles away with local shops and a Tesco Supermarket. The area is ideal for walking, boating, cycling. But if you don't want to go anywhere, relax in the pleasant garden and enjoy the surroundings,listening to and watching the birds, away from it all. Waxham Great Barn is a short walk away, this is a heritage site with free access through the cafe'. Vicarage Gardens are a short drive away at East Ruston.

  • WOW! The cottage is beautiful, the location is perfect and our hosts could not be more thoughtful. From the moment we arrived it felt like a home away from home. So comfortable and cozy and all the little touches made it feel really special. The area is so peaceful and with the seals, the broads, the little villages and Norwich itself, it’s a beautiful part of the world. Add in the fact Dawn and Graham are the perfect hosts who exceeded every expectation and it makes Maris Cottage the perfect place to appreciate it all from. 5 stars all round!

    Situated just outside Winterton-on-Sea in the hamlet of East Somerton next to picturesque ruins of St Mary's Church, Old Church Barn is a stunning barn conversion with two bedrooms and two bathrooms. With a footpath just outside the cottage, it's just a 10-15 minute walk from Winterton beach or a 2 minute drive. Old Church Barn has two bedrooms (one is downstairs with an ensuite) and an upstairs bedroom with a second bathroom. Downstairs there is a large living room with a smart TV and woodburner, and doors leading to the rear patio. The well equipped kitchen is a cook's delight and includes two ovens, an electric hob, a microwave, integrated fridge, freezer and a dishwasher. There's a dining area with seating for four people. The downstairs bedroom has a comfortable king size bed, TV and ensuite bathroom with a shower, wash basin and WC. Upstairs on the mezzanine level you'll find the second bedroom which has a standard double size bed. Please note the headroom in this bedroom is restricted. There's a second bathroom containing a bath with a shower over it, wash basin and WC. Opposite the second bedroom is a dressing room or chill out area with bean bags which also has restricted headroom. Outside there's an enclosed patio area to the rear, and the front garden is also enclosed with a small lawn (the garden has been fenced and enclosed since the pictures were taken). The outhouse contains a Belfast sink with hot/cold water as well as the washing machine. Old Church Barn has free wifi and off road parking for two cars. Up to two dogs are welcome at Old Church Barn by prior arrangement.

Perfect for lazy days indoors, offering all mod cons, beautiful decorative touches, attention to detail and thoughtful touches - down to the torch for late-night digestive walks after dinners prepared in the perfectly equipped kitchen. An ideal location to get away from it all! We enjoyed the lovely walk to the beach and to the nearest pub, along with plenty of excursions detailed in Rachel’s guest information booklet.     Welcome to Littleholme our 1925 character home. We are a working home bed and breakfast. We cater for couples, solo adventurers, business people & fishermen. We have ample parking & space for any equipment you bring with you. We offer a full English breakfast. We can cater for many dietary needs but not nut allergies. The room includes a colour TV and tea & coffee making facilities. There is also a table and chairs in the room which maybe used as work space. Our room has twin single beds.
    Breakfast will be served in the sunroom, which looks out over the back garden. The room can also be used as a work space if needed. The back garden overlooks open fields, the lower part of which are ideal for dog walking. The guests have the use of the sunroom and back garden. Dogs are welcome at an extra cost of £5, to be paid on arrival . PLEASE KEEP DOGS OFF THE FURNITURE. We do have two letting rooms so please be aware there will be others staying as well.
    Situated in the heart of the broads, it is an ideal base for a quiet break away. We are close to the river for fishing, surrounded by fields it gives an ideal opportunity for dog walking or a gentle stroll. Within walking distance is the famous Hickling Broad Nature Reserve, where you can see the Swallowtail butterfly and blue Damsel flies. Local amenities within walking distance are the local Post Office and shop and a cosy pub. Half a mile walk away is the famous Lathams store, tearooms, fish and chip shop, another pub and the river. Here you can sit and watch the birdlife, do a spot of fishing, take a gentle stroll along the riverbank or just sit and watch holiday makers navigate the medieval Potter Heigham bridge, which is the Gateway to the Broads. There are various local shoots in the area for the discerning wildfowler!

We were made to feel very welcome, and really enjoyed meeting all the animals they have - the dogs, cats, budgies and parrots - we even saw hatching chickens on Easter morning :-) We had the twin room which was very comfortable, has a handy little fridge and tea and coffee making facilities. The room is bathed with sunshine in the mornings which is lovely. A simple, comfortable and clean space! On top of that our hosts were really friendly and kind, know the area very well, and the house is very handy for the beach, Broads and countryside of NE Norfolk. And if this wasn't enough, breakfast is included and we had a great fry up every day!!

    The Water Cabin is a recently renovated 1930’s cedar-clad cabin located on the bank of the River Thurne, in the heart of the Broads National Park. It is the ideal retreat for a romantic getaway or family holiday at any time of the year.
    The Water Cabin has two bedrooms (sleeps four) and open plan living room, kitchen and dining room. The bathroom has a large walk-in shower and bath.     The Water Cabin is situated in a friendly community of riverside properties on the bank of the River Thurne in Repps with Bastwick. Neighbours will be a mix of residents and fellow holidaymakers. The Broads National Park is made up of manmade rivers that are medieval and home to quarter of UK’s rarest wildlife. There are more than 200km of navigable lock free rivers and open water. In the Broads you will see the swallowtail butterfly, the Norfolk hawker dragonfly, the marsh harrier, the bittern and the crane. One of the best places to visit to spot all five is Hickling Nature Reserve. The Broads National Park is home to a quarter of the UK’s rarest wildlife. There is nowhere else in Britain where you go for a walk and see a swallowtail butterfly sunning itself upon a flag iris. Nowhere else, where on the same footpath, you’ll see a flock of cranes cross the sky like oriental wallpaper. By the time you’ve put down your binoculars you’ll have already noticed the hares boxing in the meadow beyond and the Chinese water deer breaking cover from the willow trees. The air is filled with the hum of dragonflies, some as large as your fist. Was that the sound of a cuckoo? The water is flat and clear as a mirror and upon it a grebe glides as though in state, before disappearing beneath the water’s surface. Beneath the shade of the sails of a heritage mill seems the perfect place to stop, to listen to the song of the swifts and the sway of the reeds. Because the Broads National Park is home to a quarter of the UK’s rarest wildlife and there is nowhere else in the country where you can see all of these creatures in one place, except here.

  • Great hosts who were professional and responsive. The welcome pack was extremely generous and very much appreciated. The cabin is stylish, clean and well thought out. The skylights and vaulted ceiling in the lounge create a bright and spacious property. The location is peaceful and it doesn’t take long to find yourself settling into the pace of life on the river. We left well rested and refreshed. My father uses a wheelchair and my mother walks with two sticks. Mum had no issues accessing the property and Dad was able to gain access over the front step with the help of an able bodied companion and once inside was able to access all areas, including the outside decking. We hope to return in the future.

  • We loved our week at the cabin, was beautiful & peaceful. Such a stylish space and lovely to have the deck and garden right on the water. The kitchen is well stocked with all the things you need to prepare a proper meal which we really appreciated - we have a toddler so all our evening meals were at home. We had lovely weather during our stay but would have been fine even if not as it's such a lovely space to relax in. Loved the books dotted around as well - a really nice touch. And when it was too chilly to sit out on the deck in the evening we watched the sky changing colour and the birds passing through the windows from the comfy sofa. We didn't miss internet / tv at all, was lovely to have a proper break.

    Accessed from the courtyard garden and comprises a kitchenette with fridge, sink, microwave, toaster, portable hob, tea and coffee making facilities. The bedroom and living space has double bed, chairs, breakfast table, storage and book shelf. The en-suite has it's own bath and shower, together with towels and toiletries. Under floor heating provides cosy warmth for early and late season visitors. You can be assured after each stay the annexe is thoroughly clinically cleansed throughout with medically approved cleaner and in this difficult time any wish to remain isolated will be respected.
    This unique location is close to Womack Water and river and the pretty village of Ludham with thatched cottages, church, pub with restaurant, village store, butchers and tea room. Other attractions close by and within easy walking/cycling distance include historic St Bennets Abbey, How Hill Gardens and Nature Trail and only a short car journey away Wroxham Barns Craft Centre and the beautiful sandy beaches of the Norfolk coast. Horsey Gap is a real treat and probably the best place in Norfolk, particularly late October through to February, when the adult seals and seal pups can be seen in abundance. It was all beautifully furnished, with little extras that will add to you holiday. You can just leave the car safety in its own private space and head off for beautiful walks in the fens. The area is quiet and peaceful, the village is charming, the church looks thriving and all the cottages around delightful. There is even a butchers, village shop, tearooms, gift shop and a pub.     Golebys Cottage is a 250 years old Cottage, set just off the village Main Street. It has a cosy living room with multi fuel stove, tv/DVD, plush couch & underfloor heating.     One of the benefits of staying at Golebys Cottage is its location, in between the beautiful Norfolk Broads and stunning coastline. Hickling boasts the largest of all the Norfolk Broads and is just 10 minutes walk away, where there are many water activities available. The Norfolk beaches are in a class of there own with the soft golden sands stretching for miles. Sea Palling beach is just 3 miles away & the must see famous seal colony at Horsey Beach is just 6 miles away. There are many lovely walks and bike rides leading from the village and the excellent Greyhound Pub is just 2 minutes walk from Golebys Cottage. Set within walking distance of the High Street with a Tesco store, pubs, chemist and a variety of small shops and cafes. Ideal base for exploring the Norfolk Broads (we are walking distance from Stalham Staithe). You are spoilt for choice with our nearby gorgeous sandy beaches only a few miles away such as Sea Palling or Horsey, famous for the seals. The fine city of Norwich is about 15 miles away.
    The room is quite separate from the rest of our accommodation, whilst being within our house, with sole use of adjacent wet room. Fridge freezer, microwave, toaster and kettle. Light breakfast provided including cereals, toast and selection of spreads, orange juice, tea and coffee. Tv/dvd, radio, heated towel rail. There is an additional oil filled radiator and blankets in the room for chilly nights.
    We live on a quiet road in the lovely Broadland village of Stalham which is within easy walking distance, as is Stalham Staithe, gateway to the Norfolk Broads. Plenty of little high street shops and charity shops as well as pubs and cafes. There are a wealth of gorgeous beaches nearby which are well worth a visit, whatever the weather.

    Welcome to Thatch Cottage; once home to 17th century Norfolk farm labourers and now a luxurious holiday hideaway. This beautiful detached house in the heart of the Broads National Park provides luxurious self-catering accommodation in an idyllic hamlet. The two-bathroom, two-bedroom configuration sleeps up to four people. Thatch Cottage offers all the modern essentials and has been immaculately modernised and renovated while still retaining its traditional rural charm.
    Entry way: There’s plenty of hanging room for coats and space for Wellington boots as well as a washing machine and tumble dryer. The boiler is also located here so wet coats and shoes dry quickly. So do dogs! Outside the back door there’s a tap and hose for washing down muddy Wellies and dogs. In the drawers you will find some games, maps, torches and other useful items as well as emergency contacts and instructions on how to use the heating, fireplace and cooker. Please read these when you arrive. Kitchen: The kitchen is fully equipped with a dishwasher, fridge/freezer, electric oven/hob and all the cooking and baking equipment you could want. The kitchen table is the main dining table and comfortably seats four people. Living room: The TV is located in the cupboard to the left of the wood burner, Gas wood burner for instant heat and comfort, Two leather sofas, there is also a printer/copier/scanner located in the cupboard to the right of the woodburner. Study: Desk and chair if you need to work while you are staying, Bookcase full of holiday reading, Airing cupboard Downstairs shower-room: Toilet, basin, generously sized shower and heated towel rail Upstairs Bedroom 1: En-suite bedroom with super-king size bed that can be configured to two singles. Wardrobe and small dressing table Bathroom has a freestanding bath and hand shower along with heated towel rail. Bedroom 2: Super-king size bed that can be configured to two singles if required. Bathroom is the shower room downstairs. Each bed is freshly made up with White Company sheets and a White Company Bath Sheet and Hand Towel per person. NOTE: the staircase is steep, narrow and winding with a large step up to the second bedroom. It is not suitable for the infirm, small children or dogs. Please see property pictures for further information. Outside: There is one small patio with a bench, small table and chairs to the front of the property where you can sit surrounded by mature plants and trees. This is a beautiful spot, especially in the late morning. This garden is not dog proof. There is a much larger patio to the back of the property surrounded by planting and a large lawn that gets sun from the south and west. There is a large table and chairs to seat six people as well as Badminton, Croquet and other games. This garden is accessible from the Kitchen and the Living Room and is fenced for dogs.

Be part of the community: You'll find out about what is going on in the villages of Neatishead and Horning through the parish magazine pages, links to which will be provided. Activities include Cinema evenings in both Neatishead and Horning village halls, farmers markets and other activities. Our facebook page has also linked to a number of local businesses in Neatishead and Horning. Shopping local is also a great way to give back to the community. The village shop in Neatishead uses many local suppliers and also has a small range of gifts and postcards. A little further away in Stalham (six miles) Truly Local is a unique shop providing a comprehensive range of goods (food, drink and gifts) all sourced within a forty mile radius. Nature: There are many walks you can do from the cottage that will surround you in nature, but you could also hire a motor boat to see the rivers and broads from a different angle! Horning is the nearest location for boat hire on the River Bure and Wayford Bridge or Stalham are the nearest for boat hire on the River Ant. The Yare and Thurne rivers are also nearby and each river has different characteristics and attractions, so it's worth exploring. There are many boat hire companies and prices are very seasonal. All companies will hire out life jackets and abide by strict safety protocols, so don't be afraid to google and find one that suits exactly what you are after. You can also explore the river by sailing boat, canoe or Paddle Board. Canoes and Paddle Boards have access to otherwise non-navigable stretches of river so if you're looking to spot more nature they are an ideal choice, although even in a motor boat you can see a host of wildlife including otters and kingfishers. Family Activities: Bewilderwood is a wonderful adventure park that is just two miles away. It emphasizes the natural environment and has a number of treehouses, slides, sky walks and other activities suitable for all ages. The Bure Valley Railway is a miniture railway that runs from Wroxham (4 miles away), through various villages, to Aylsham which is a traditional market town that is also home to Blickling Hall. Aylsham and Blickling Hall are well worth exploring, and for the adventurous, there is a footpath/cyclepath that runs alongside the railway so you can walk or bicycle all, or parts of, the way home too. Even smaller than the Bure Valley Railway is the model Railway collection also in Wroxham, at Miniature Worlds. Wroxham Barns has a host of activities, including a miniture farm, mini golf, cafes, shops and a host of arts and crafts. In the spring there is the option to feed the lambs and other youngstock as well as learn about many different farm animals. Slightly further afield there are beaches, zoos, museums and a host of options in Norwich which can all be reached within about half an hour. Arts, Architecture and Historical: Locally, St Benet's Abbey celebrated it's one thousandth birthday in 2019 and Norwich, also in 2019, won the prestigious Stirling prize for Architecture for a newly designed social housing scheme; there really is something for everyone! In fact, Norfolk has a history of human habitation going back an astonishing 850,000 years, with the oldest human footprints outside Africa having been discovered about 10 miles away on the beach at Happisburgh! Also local is the Museum of the Broads, where you can find out about what makes this part of the UK so unique and explore more about the history of people and wildlife in broadland. The Norfolk Museums website gives a good overview of many of the other local museums, many of them Norwich based. The Sainsbury Centre for Visual Arts is a leading art gallery with a couple of permanent exhibitions as well as visiting exhibitions of extremely high calibre. Norwich Castle also frequently has art exhibitions as well as its fascinating museum, details of which can be found in the museums link above. Norfolk also has a wealth of National Trust and other stately homes to explore as well of course as Sandringham House, home to the Royal Family and locally you can explore Hoveton Hall Gardens and East Ruston Gardens. Norfolk is perhaps most famous for its churches and Cathedral. Whatever your religious beliefs you can't help but appreciate the unique architecture of these great buildings. Music, Theatre and Film: The parish newsletters will give the best details of local events but Norwich has a greater choice of venues. Norwich has five theatres and several cinemas - we highly recommend Cinema City and there are many music venues, depending on your preferred genre but some favourite locations are listed here. Food and Drink: Almost as famous as Norfolk churches are Norfolk pubs! In fact it is said that Norwich used to have 52 churches, one for every Sunday in the year and 365 pubs. It is true, Norfolk has a wealth of ancient pubs full of wood fires (can you tell I'm writing this in bad weather? There are also some great pub gardens....!) and delicious food. Norfolk has also seen a real rise in independent tea and coffee merchants meaning you can almost always find a delicious spot for a cuppa. There really are too many to choose from - but some of our favourites within a three mile radius of Thatch Cottage are: The White Horse in Neatishead - a lovely traditional pub with its own microbrewery and even their own gin. The Staithe n Willow and Bure River Cottage - both in Horning and the (seasonal) Garden cafe at Hoveton Hall. A little further away in the village of Ingham is the Ingham Swan, serving delicious, higher end, meals. There are numerous great spots for food and drink, really too many to list, but there are some further ideas in the app that is sent once you book.

The cottage has great character, with modern touches, and a fabulous bath!     Set between the Broads National Park and the coast this is an ideal location for the beach, walking, cycling, boating and bird watching. A characterful, quirky cottage with beams and an inglenook fireplace dating back to the mid 18th century. Set in a conservation area, over looking a magnificent church and churchyard. Ideal for both summer and winter breaks.
    The comfortable sitting room has a TV, with freeview and Netflix. Alternatively there are a selection of board games. The large inglenook fireplace, with wood burner, is the focal point of the house. There is a dining area for 4. There is WiFi. The kitchen has everything you will need for your stay including a washing machine. The downstairs bathroom has a heated towel rail and power shower. Upstairs there are two good size bedrooms. Both have double beds, one king size and one queen with goose down duvets. There is plenty of storage space. Both rooms have heaters. Bedroom 2 leads into bedroom 1. Linen and towels are provided. The sunny, decked garden has an eating area, BBQ, seating and shade. To the rear there is off road parking for one car. There is plenty of on road parking. Pets are welcome. Dog secure garden. This is a very dog friendly area. They are welcome in most pubs, some restaurants and on many beaches.
    Martham is a friendly, busy village with a good range of amenities. There is a fish & chip shop, a Co-Op, pharmacy and two pubs. There is also an excellent traditional village butcher, selling local produce and homemade pies. The cottage works perfectly as a location both summer and winter. In the summer you can sunbath on Winterton beach and in the winter visit the seals at Horsey Gap. There are several boat hire companies locally. Martham and Hickling Broads and Winterton Dunes are both areas of outstanding scientific interest. Norwich is a short drive away. The city offers many historic sites, excellent shopping, restaurants and cinemas.

    My place is close to The Broads with a Nature Reserve nearby. We are on the Weavers Way long distance path and Norwich is only 30 mins away, and North Norfolk only 40 mins. The nearby coastline (15 mins) has unspoiled beaches and in winter Grey Seals have their pups. You’ll love my place because of The peaceful location, countryside, wonderful wildlife and dark starlit skies. My place is good for couples, solo adventurers, business travelers, families (with kids), and furry friends (pets).
    Newly refurbished self contained private annex with its own entrance. The apartment consists of a spacious double bedroom, which can also be arranged as a twin, and has an en suite shower room. The living area has a new kitchen, TV, dining area and a comfortable corner sofa which converts to a double bed. Use of patio is included. We are situated in a country village near a small town with many amenities/restaurants/pubs.
    Quiet rural location in the heart of the Norfolk Broads National Park. Surrounded by open pasture 500 m from Hickling Broad and pubs. There is nearby boat and canoe hire, horse riding and lots bird-watching and nature opportunities. November to January sees an amazing wildlife spectacle of hundreds of grey seals with their pups. Norwich boasts quaint cobbled streets, Cathedrals, museums, theaters, shops and many great restaurants. Voted Britains happiest city and the UNESCO city of literature.

    Sea Palling's stunning sandy beach is popular all year round for nature lovers and dog walkers alike. The large colony of seals at Horsey is just four miles away but Sea Palling gets its fair share of seals too. Sea Palling is close to the Northern Norfolk Broads. There are wildlife tours at both Horsey and Hickling.
  • I really can't fault Jason's place and can recommend stone cottage without hesitation, its clean, warm, cosy and a real home with every thing you need and if you have dogs the garden is superb. The beach is two minutes walk away, turn right and walk to Horsey to observe the grey seals or turn left and walk to Eccles or Happisburgh or further. The local pub is just great, its like stepping back in time, the people are just so welcoming and friendly, it's just a beautiful part of untouched England.

    Situated in the heart of the Norfolk broads,surrounded by stunning farmland ,the detached pump house was part of the original mill complex. Set over two floors it has a sitting, dining kitchen area, with a shower room leading from it. Steep stairs lead to a twin bedroom, with two single 3ft beds and storage. Just one mile away is SeaPalling village with its glorious Blue flag beach,pub/restaurant, and post office shop. Unfortunately definitely not suitable for dogs.
    We live in the mill house,so are not too far away if you need anything. Please note that phone signals & WiFi in this area can sometimes be unpredictable, but we have a landline available for emergencies.
    Five mins drive from us there is a farm shop and a farm butchers. Within 20 mins drive there are several country pubs / restaurants. Lots of broads facilities ie boat hire , canoeing, fishing, birdwatching, beautiful beaches, country houses and parks. Seals with pups can be seen at Horsey beach which is 5 mins drive away , from Oct to feb.

    Pot Luck is a luxury seaside chalet in a quiet location, just moments from the award winning sandy beach of Sea Palling. Newly designed and re-built, with a fresh Scandi feel and wood burning stove, the chalet is comfortable all year round. Its superb coastal location and proximity to the Norfolk Broads makes it the perfect destination for a refreshing break. Whether you want to relax and escape from the world or get out there and have some new experiences, Pot Luck is the place to be!
    Living The main living area has a vaulted timber ceiling with skylight (for blue sky and bright stars!), a comfy L-shaped sofa and a wood burning stove. French doors at the back open out onto a private decked area, and a stable door at the front leads to the verandah. For entertainment there is a smart TV with internet and Freeview. There are also board games, colouring in books etc. for those cosy days, and buckets and spades etc. for the sunny ones! There are outdoor loungers and comfy chairs. Eating The kitchen is open plan to the main living area and is well equipped for cooking or baking with a Neff oven and induction hob. There is a large fridge freezer and a full size dishwasher. Choose to dine on the front verandah, in the main dining/living area, or in the private back decked courtyard. All outside lights are on a dimmer, with optional festoon lighting so you can create the perfect evening atmosphere. A portable bluetooth speaker is there to accompany any meal. There is a coal barbecue that you are welcome to use in the summer months. Sleeping and Bathing Beds can be set up ready to accommodate two couples, or a couple with two or three children. There are two good sized bedrooms, both of which come complete with sumptuous bedding and luxurious linens to ensure a wonderful night’s sleep. The master bedroom has a king-size bed with a bespoke headboard and wall mounted dimmable side lights. This a light and peaceful space, with a dressing table area and floor space for travel cot. On a summer’s night, why not open a window and listen to the sea... The second bedroom has a cosy cabin feel, lovely and private with high windows and views of the dunes and sky. This room has two single beds which can also be combined to become a king-size double bed, depending on your needs when you book the chalet. There is also a comfy fold out single bed available if you have three children to fit in!... The contemporary luxury bathroom has a walk in modern shower, a de-mista mirror with shaver socket, and a heated towel rail. Outdoor space The chalet’s garden is completely enclosed, with a front lawned area where you can have barbecues, games of badminton or boules etc. In the summer it is generally sheltered from the wind, with full sun for the whole day. And there is always shade and a cool drink to be found on the verandah with views towards some truly wonderful sunsets. At the back of Pot Luck, there is a private decked area where you can have a relaxed breakfast as the sun comes up. There is no light pollution in Sea Palling, so on a clear night the sky is absolutely full with stars!... a stunning sight. Other facilities Pot Luck has an insulated shed/laundry room with a washing machine, tumble dryer and storage for chairs, beach toys, games etc. There is also space for you to store your suitcases in here. Parking There is off road parking space for two cars. Babies Babies are welcome at Pot Luck. There is a travel cot and highchair available, and bowls and cutlery for the younger client :) WiFi Pot Luck has excellent WiFi Please note - short breaks are not available during peak times (school holidays) for example June, July and August and Christmas and New Year.

  • Pot Luck is a stylish chalet filled with thoughtful extra touches to make your stay feel really luxurious. Newly built, Pot Luck is a good mix of brand new house with a lovely homely feel. Polly has gone to great lengths to make sure you have everything you could need or want here to make you comfortable, so you can relax and enjoy your break. We loved the outside space; the big Norfolk skies under cosy blankets or watching the kids playing on the lawn from the verandah. In the evenings, we loved getting cosy beside the wood burner on the comfy sofa. The location of this house is perfect. Just across the dunes is a beautiful, sandy beach which is where we spent most of our days. Or, you could walk 20 minutes to Sea Palling to find a chip shop, playground, pub and arcades. Something for everyone! My family and I can't wait to come back here in the warmer weather. I wouldn't hesitate to recomend Pot Luck to anyone looking for a comfortable, restful Norfolk break. Pot Luck is a little gem.

Walking It is very possible to enjoy lots of walks direct from the barns to the beach, dunes or Broads. A wide footpath runs directly from the property through arable fields, where it’s possible that you will see marsh harrier, kestrel, skylark, hare and deer.   • The Hay Barn at Winterton is a great place to have a peaceful and quiet holiday. The accommodation is warm and cosy, very well equipped with everything to make your stay stress free. The underfloor heating and wood burner fire are a bonus to add to that feel. We stayed over New Year, and Hay Barn is ideally located to explore all that the area has to offer. The short walk to the village and beach is an added bonus. Particularly loved the local biscuits, jam, and eggs as a welcome on arrival. The Hounds also loved the locally sourced Dog treats included in the welcome. We also really enjoyed making friends with the Hens in the yard. Thank you Emma & Neil for a great stay at Hay Barn.

    We are located on the outskirts of Ingham village and ideally situated for exploring the Broads and beaches of North Norfolk. The Area is renowned for its natural beauty and is home to an abundance of wildlife. Perfect for dog walking, cycling, and close to gardens and National Trust Properties. Local boat rental for the broads is close by, as well as numerous pubs serving excellent food, real ale and local spirits.

Spotlessly clean, comfy bed, high pressure shower, beautiful touches such as a loaf of homemade bread, jams, milk and juice were all appreciated. A lovely quiet cottage. It has views of the village common, is 150m from our cricket club and approximately 5 minutes walk to the staithe on Barton Broad. The neighbouring village, one mile away has a shop and Gastro Pub. The busy town of Wroxham, known as the centre of the Broads, is 3 miles away.

The nearby coast offers unspoilt sandy beaches at Winterton, seal watching at Horsey and traditional family fun in Great Yarmouth. Entertaining days out can be found at various local attractions including BeWILDerwood, Africa Alive, The Dinosaur Aventure Park and the National Trust's Blickling estate. Norwich, with it's Norman Castle and stunning Cathedral as well as independent retailers located in the historic Lanes, is well worth a visit.

    Barton Turf is a lovely, small, unspoilt broadland village. It has its own staithe and boatyard giving direct access to Barton Broad a National Nature Reserve. The village itself has many pretty cottages and there is a village green with pond. The village is very quiet and peaceful. The church is about a mile out of the village and well worth a walk on a fine day. The closest shop and pub The White Horse are in Neatishead, about 20 mins walk. Barton staithe, which is a peaceful place to moor your boat. All kinds of boats call in at the staithe, including wherries, yachts and cruisers, and its a great place to enjoy a picnic or a quiet evening fishing. There is only room for a handful of boats, but there is plenty of public mooring at Paddy's Lane (further up the dyke leading to Barton Turf staithe). The building on the staithe was once used to store cargo to be transported by wherry, it is now owned by the parish and used for meetings and events. Adjacent to the staithe is Cox's boatyard and marina, providing moorings and associated services for private boats. Moving up into the village centre, you will find many pretty cottages dating from different periods. One interesting row is Coronation Cottages, which were built during the Queen's coronation year of 1953. The architect decided to shape the roof-line of the row of 4 cottages into the outline of a crown. The cottages were once owned by Barton Hall, but have since been sold off. In the centre of the village is the village green, pond and village sign. The sign was made of wrought iron in 1953 and shows a Norfolk Wherry. The Norfolk Broads is the UK's largest and finest wetland landscape. This unique patchwork of rivers and lakes is result of intensive digging of peat in the Middle Ages to provide fuel. The empty pits were soon filled by rising water levels and now form a network of over 125 miles of navigable waterways providing leisure interest for many. The Norfolk Broads landscape is one of beauty and peace, of water, marsh, woodland and wide skies - with views of church towers and windmills. There is abundant wildlife including many rare butterflies and dragonflies. Some of the nature reserves can only be visited by boat and a tour by road. Visit Broadland and you can enjoy many activities including Norfolk Broads boating holidays, sailing, canoeing, kayaking, windsurfing, walking, fishing and cycling. The RAF Air Defence Radar Museum offers a fascinating insight into the aviation history of the village and visitors will learn a great deal about the region and the workings of the RAF over the years.

  • This was our second visit to Sailaway, and within 2 months no less which we think says it all, we couldn’t stay away! Such a beautiful place to escape, unwind and relax in the company of your loved one/s. The area alone is gorgeous then the property— The hot tub is such a treat and we loved it (twice a day every day lol). The novelty of the expertly set up home entertainment system never wears off, the audio is incredible and immersive not to mention the mountain of awesome films at your fingertips, new and classics. The bed was so comfortable getting up was almost a challenge, the tub is a pretty good motivator though lol! And to top it off Terence and Annette are exactly the hosts you wish for, welcoming, lovely, helpful and highly respectful of your space and enjoyment. Can’t recommend enough, you’ll leave wanting to return we promise. We can’t wait to get back ❤️

  • A beautiful place to stay in a quiet location. The chalet is clean and tidy and has everything from kitchen appliances to utensils. The hot tub is amazing and perfect to use in when it's cold outside. There's not much around the area, the closest pub is about a 5 minute drive or a 20 minute walk so it's recommended that you drive to get to other areas. The property is not too far from wroxham which is beautiful. Terence and Annette are great hosts and are always open to questions.

    Welcome to Littleholme our 1925 charming, character home. We are a working home bed and breakfast. We cater for any ethnicity couples, solo adventurers, business people and fishermen. We have ample parking and space for any equipment you bring with you. We offer a full English breakfast, or if you have any other requests, please let us know on booking. The room includes a colour TV and tea & coffee making facilities. There is also a dressing table. Our room has a four poster double bed.
    Breakfast will be served in the sunroom, which looks out over the back garden. The room can also be used as a work space if needed. The back garden overlooks open fields, the lower part of which are ideal for dog walking. The guests have the use of the sunroom and back garden. Dogs are welcome at an extra cost of £5, to be paid on arrival. PLEASE KEEP DOGS OFF THE FURNITURE. We do have two letting rooms so please be aware there will be others staying as well.
    Situated in the heart of the broads, it is an ideal base for a quiet break away. We are close to the river for fishing, surrounded by fields it gives an ideal opportunity for dog walking or a gentle stroll. Within walking distance is the famous Hickling Broad Nature Reserve, where you can see the Swallowtail butterfly and blue Damsel flies. Local amenities within walking distance are the local Post Office and shop and a cosy pub. Half a mile walk away is the famous Lathams store, tearooms, fish and chip shop, another pub and the river. Here you can sit and watch the birdlife, do a spot of fishing, take a gentle stroll along the riverbank or just sit and watch holiday makers navigate the medieval Potter Heigham bridge, which is the Gateway to the Broads. There are various local shoots in the area for the discerning wildfowler!

Several Norfolk Trails run within a short distance of the farm including the Norfolk Coastal Path, Weavers Way and Marriott’s Way. There is also an abundance of footpaths and walks from the farm, many of which include a welcoming pub along the way! Located within the Norfolk Broads National Park, getting out on the water is a must and the options are endless. You can hire a 12 seater electric picnic launch, have sailing lessons in a wooden half decker, try your hand at stand up paddle boarding or discover tranquil backwaters teaming with wildlife, including kingfishers and otters by canoe. Bicycles can be hired and delivered to the farm ready for you to explore the area. If fishing is your thing, whether you’re on the hunt for roach, perch or bream – or even fancy a spot of pike fishing, you are spoilt for choice within a ten minute drive of the farm. Potter Heigham, Hickling and Thurne Mouth are all excellent spots to try your luck.
