Our vintage shabby-chic one bedroom Victorian flat, with breathtaking, panoramic sea views across the English Channel, is only minutes from the beach and picturesque Old Town, with its boutiques, art galleries, restaurants, bric-a-brac shops, cafes and bars. Follow us on Instagram on: @flatwithbreathtakingseaviews
The Flat: An elegant 1 bedroom flat with unobstructed, panoramic sea views across the West Hill Common, the East Hill Nature Reserve and the English Channel. Boasting dark wooden floors throughout, an open marble fire place, high ceilings, tastefully decorated in vintage seaside charm, making it a very attractive and convenient one-bedroom holiday apartment to suit 2 (or 4) people. Bedroom: Has a relaxing and extremely comfortable double bed with plenty of light during the day and black-out curtains at night. The bedroom has two windows, facing the back of the house, which are double glazed, allowing you to have a quiet nights sleep. There are a selection of books and magazines to read on the vast shelves of the bedroom (please leave the books and magazines in the flat, or have a chat with me about borrowing any, if you are too engrossed in a story to leave it behind ;-) A cot bed can be provided for babies/ toddlers, with prior warning. Just outside the bedroom, you will find an iron and ironing board as well as a useful umbrella for those rainy English days, and a sun tent to protect the little ones when it's too hot on the beach. In this same cupboard you can find a laundry hanger, a wooden baby's high chair, a Henry Hoover, mop, broom and a wicker mat for the beach. Living Room: With a gorgeous grey marble fireplace as its centrepiece and TRULY unobstructed breathtaking sea views across the West Hill, East Hill and English Channel. The living room also benefits from a double sofa bed, to cater an additional two people. I have also provided a wicker basket of children's toys, to entertain little ones, should they also be our guests and a backgammon/chess set, plus Trivial Pursuit for "bigger kids". A retro DAB radio - with iPod/iPhone dock - can be found on the "gramophone", to add a bit of ambience to your stay (and charge up your iPhones). There is also a selection of magazines, for your browsing pleasure, in the magazine rack. (Please leave the books and magazines in the flat) *Please note there is NO TELEVISION in the flat... although there is an active TV license so you can enjoy all licensed channels on laptops, iPads and other mobile devices. Kitchen: A tidy and intimate kitchen, with gorgeous reclaimed teak work surfaces, which benefits from a washer/dryer, fridge, double oven, 4 hob gas cooker and all the conveniences of a modern home. You can find a kettle, toaster, hand blender, a wide selection of glasses, mugs, plates and vases as well as a few cook books to inspire you (if you are thinking of eating in). A selection of "Take Away" menus can be found on the rack in the hallway - If you are a fan of Indian food Jali is a favourite of ours. Under the sink you will be able to find any cleaning products you may need during your stay. A fire extinguisher (in case of fire) is located to the left of the kitchen, on the counter. Next to the kettle you will find an "HONESTY JAR", for you to add a contribution if you break or misuse anything. Please be as generous as you feel is right to, so that guests after you can also enjoy these added perks. In the kitchen I have added a folder (grey/blue) with all my favourite places to eat, drink, see and do in Hastings. Bathroom: A light and modern bathroom, with toilet, sink, bathtub and hand held shower. Body soap, shampoo/conditioner can be found here too. In the bathroom you will also find a small first aid kit, in case of bumps and grazes (and in case of Hair Emergencies, a Vidal Sassoon full power hair dryer, a curling wand and BabyBliss travel hair straighteners can be found in the bedroom on top of the red cupboard). Recently, I have ensured that all beauty products (Shampoo, Conditioner, Body Wash, Hand Soap, Washing Up Liquid etc...) provided in my property are Vegan, Organic, Chemical & Sulphate Free. FAITH IN NATURE is the company that ticks all the boxes, and I purchase their products in bulk (which I then use to refill the glass jars in the bathroom and kitchen). I have done this to play my part in reducing my (our) plastic, waste, chemical consumption & impact on the environment - as well as the more obvious animal welfare issues, which I feel passionate about. www.faithinnature.co.uk The flat also uses 100% renewable energy, from a company called Bulb (who provides 100% of its electricity generated from Wind, Solar and Hydroelectrics). The flat is situated in one of the best, prime spots of Hastings, making it an ideal "home from home" location to enjoy this picturesque town to its full. It is also convenient should you wish to visit historic Battle, picture perfect Rye, the sandy beaches of Camber, quaint Winchelsea or enjoy a show at the De La Warr Pavilion in Bexhill. During certain local festivities - like the Jack in the Green Festival in May and Bonfire Night in October - our flat is in an ideal spot! You will be able to enjoy the parades and firework displays from the comfort of the living room, as the flat has the PERFECT views to sample these festivities without getting lost in the crowds. Hastings Old Town is only a 5 minute walk across the West Hill common, where you will find a wide selection of restaurants, pubs, bars, cafe's, independent shops, the Jerwood Art Gallery, the Electric Palace Cinema (an independent cinema), award winning fish 'n' chip shops, fabulous bric 'a' brac stalls, antiques stores and of course... the beach... with all its attractions. You can easily walk to the main Town Centre (10 minutes), where you can find Priory Meadow Shopping Centre and enjoy a wide selection of shops (including the usual suspects like M&S, H&M, Topshop...), supermarkets, banks, the White Rock Theatre, the Odeon Cinema and Hastings Pier. Hastings train station is only a 15 minute walk away and easily accessible on foot. Taxi's are always available outside the station or you can ring 24/7 Taxi's to book one ahead of your arrival.
  • Bindu's apartment is a great base to visit several places on the south coast. It has a lovely view out to sea to enjoy over any meal. Easy to walk into town....though uphill on the way back! The flat is very well equipped with literally everything you will need and decor and furnishings are sympathetic to its era....we loved it.

  • A hidden gem , so pleased We have found it . The hosts were friendly and very welcoming. Room was very clean and the little extra touches of treats in the room was a lovely touch . The best part about our stay was definitely the hot tub and the heated indoor swimming pool. We will definitely be returning again as it was such a lovely find .

  • Perfect! Great place :)

    Edwin2020-03-18T00:00:00Z
  • We had a long weekend in the sea view flat. Thoroughly enjoyed our stay and Erik was very accommodating giving us great advice for the fire hills walk which was slightly easier for me being pregnant. The use of the hot tub and indoor heated pool was a welcome delight after our days out to Hastings and Bodiam Castle. Would definitely recommend!

    Leah2020-03-15T00:00:00Z
  • My partner and I are not really ones for returning to the same place twice. However, with Chris's place we found ourselves both saying that we would love to come back here again sometime. I think that says it all.

  • Lovely venue, lovely area and lovely stay!!

    Daniel2020-03-08T00:00:00Z
  • Chris's place is at a fantastic Kent location with plenty of scenic walks. The flat had everything you could possibly think of. There was milk in the fridge, cakes and other snacks and fresh flowers and fruit were a nice touch. Chris and Erik were great hosts, gave us lots of advice on local walks and restaurants, nothing was too much trouble. We had a great stay and would recommend.

  • This is my second stay here and loved it once again! I took my mum and dogs this time and the hosts were so accommodating! They provided us with covers for the sofas and beds so the dogs could stay comfortably! We loved the trips to the pool and hot tub! So relaxing! The local walks were amazing and the dogs were overjoyed with the huge fields and muddy puddles! A handy hose is just outside the flat so great to wash the dogs after a walk! All in all an amazing stay with thoughtful touches and handy information from the hosts!

  • This is a beautiful and large space, with the living area and bedroom being particularly gorgeous. The kitchen is smallish but lovely if you don't want to cook anything too fancy. It has a microwave/oven which is pretty smart. Rachel is a friendly, helpful and very charming host. We chose it as a special place at the end of our trip and it did not disappoint.

We have newly decorated single room available with a built in wardrobe and TV. There is one shared bathroom and kitchen. We provide tea, coffee and biscuits. There is free street parking in our street. We are located 12 min walk from Ore station. The attractions, cafes and pubs in Hastings will entertain all ages. This beautiful historic town dates back to at least the 8th century, but flint arrowheads & Bronze Age artefacts have also been found from prehistoric settlements. Hastings is one of Britain's oldest fishing ports. Boats have worked from the beach in front of the ancient town for over a thousand years. You can buy freshly caught fish direct from the fishermen's shop. The Old Town is where all the fun happens, located around the fishing port with lots of amusements, tourist attractions, history to explore and the quirky boutique and antique shops in George Street. Otherwise head over to the large Priory Meadow Shopping Centre. Very unique to the area, you can go search the local shoreline cliffs for dinosaur bones and fossils, especially good at Covehurst Bay. A visit to the ancient village of Rye and Camber Sands in a must.
  • Just had a lovely stay in the Badgers Den. Would definitely return & recommend to others. The hosts had excellent communication, were friendly & thoughtful but not intrusive. Lots of lovely touches, such as putting the temp of the pool up as we had a baby, fruit & flowers on arrival, etc. The house was lovely, not large but plenty big enough for 4. The whole house inc. kitchen was well equipped. The single beds were upstairs & double downstairs, fine for 2 couples or slightly older children, we were also fine as husband went upstairs with 4yo & I stayed downstairs with baby. Both bedrooms easily big enough for the travel cot. Have to also mention the water pressure was fab, so I had a lovely hot power shower which was great. The pool was great, it was the reason we booked this house and we weren’t disappointed. Good size, temp & depth so we used it every day. Also a nice touch that there were inflatables & toys. Sadly we didn’t get to use the hot tub, it was a little distance from our holiday home so we didn’t feel comfortable leaving the kids for that distance. Would have been ideal if we didn’t have the kids with us though. Location was great, lots to do around Hastings so could easily stayed for longer than the weekend that we had. Thank you again for a lovely stay.

  • Erick was amazing. We stayed as part of a 30th birthday celebration and we could not have asked for more. We sent over some room decorations and they were kindly put up for us. Which was amazing for our birthday girl who was happily surprised. Everypart of our experience exceeded our expectations. The facilities were incredible as well as the rooms, bathroom, kitchen. Every corner had a personal touch we wouldn'thave even thought we needed. One of the best places I've ever stayed. And our host Erick was charming, kind and helpful in every way. Safe to say we will be coming back in the future!

Blackthorn is a luxurious retreat for two. Attached to the owner's home, and situated on the edge of Icklesham village, the property lies halfway between the ancient towns of Rye and Hastings. There is a distant view of the sea, and the garden is surrounded by beautiful AONB countryside. The cottage has a private, south facing verandah, and guests are welcome to use the heated, indoor swimming pool and outdoor hot tub throughout their stay but exclusively between the hours of 8.00am and 8.00pm.
Blackthorn is well-appointed, with all breaks inclusive of linen and towels, electricity and heating, open wifi, free-range eggs from our hens and ducks, a Smart TV with Netflix, logs and kindling for the little wood burner in the winter months, maps and leaflets on the area, and of course exclusive access to the heated indoor pool and outdoor hot tub daily between 8AM – 8PM. There are 2 x award-winning pubs in the village, and a good range of places to eat in both Rye and Hastings, as well as nearby villages. This part of East Sussex is very special with many picturesque towns and villages, historic castles, National Trust and English Heritage properties, several steam railways, impressive country house and gardens, and stunning beaches close by.
We are situated in a rural, edge of village location in AONB countryside, with a distant view of the sea. 3 x different coastlines are close by (5 miles on average). It is a peaceful and relaxing location with no light pollution, very little road noise, and just the occasional sound of garden or farm machinery. There is no village shop but Winchelsea Farm Foods is a high class deli, butchers and general store selling newspapers, bread and milk etc a short drive away. A Co-op can be found at Winchelsea Beach a couple of miles further on.
  • We found Blackthorn to be the perfect holiday haven for couple-friendly relaxation and sighsteeing along the Sussex coast. indeed i'd return happily to write away, or bring family and friends too. It's a beautifully-kept cottage with scenic balcony, jacuzzi and pool access, set in a tranquil landscaped garden surrounded by nature and the great outdoors. Listening to the timeless birdsong in the morning and taking in the stars from the jacuzzi were magical moments, as was simply relaxing with a roaring fire with good wine and scrabble. Local places well worth exploring are charming Winchelsea, picturesque Rye (Lamb house, the Mermaid Inn for Sunday lunch and Webbes Fish bar for an evening supper) and the more vibrant Hastings. We'd love to come back soon and leave where we left off, with more walks and possibly a local wine tasting/tour (we spotted many tempting local wineries whilst out and about!). Thank you Peter and family for having us to stay in your beautiful holiday home. You were the perfect hosts!

    Tami2020-03-17T00:00:00Z
  • Everything about this stay was perfect! We loved every minute of our stay. We will be returning in the near future. The views were amazing everywhere you looked, especially from the hot tub they were superb, couldn’t get enough of them! As mentioned we will be back!!! Lovely weekend break! You will defiantly come back feeling refreshed!

    Leah2020-03-09T00:00:00Z
  • Wish we'd had an extra day to make the most of this amazing place as well as see the local sights. It was great even on a windy February weekend due to the lovely wood-burning stove, hot-tub and indoor pool. Rye was beautiful and lots of places to visit and eat and drink! Peter is a thoughtful host, enthusiastic and knowledgeable about the area. Would definitely return - thank you.

    Corinne2020-03-02T00:00:00Z
  • We thoroughly enjoyed staying here! The place itself is beautiful and has stunning views. The log burner, hot tub and swimming pool made our stay extra special and it was so peaceful and relaxing. Just what we needed! Peter was so helpful and gave us lots of advice about the local area and where to visit. The Prosecco and chocolates were a lovely touch too! Thank you so much!

    Danielle2020-02-23T00:00:00Z
  • Warm welcome, lovely and clean. The pool and hot tub were great even in a storm. The bed was really comfy and great things nearby. Good for if you want to see the seasides as they wasn’t too far away.

  • Beautiful location, lovely view, very relaxing and amazing host!

    Sabrina2020-02-14T00:00:00Z
  • This truly was everything I had hoped for. My partner and I came hoping to star gaze one evening and was able to do so from the warmth of the hot tub. It really was everything we had dreamed about. The sights were breathtaking and it was as peaceful as it looks. Peter and his wife were so thoughtful in leaving my partner a birthday card and special drink which we enjoyed during our stay. The complimentary eggs also went down a treat in the morning before we ventured out into Rye. This was definitely one of our favourite trips and will be one we will remember for all the right, magical reasons. Highly recommend.

    Charlotte2020-02-02T00:00:00Z
  • Outstanding stay for the weekend. Peter was more than helpful, including local tips and local attractions. Peter even added personal touches, such as posting us some information before our trip! We genuinely could not ask for more when we got there, everything was explained very clearly, and he could not be more helpful. 5* without doubt.

My place is close to the breathtaking views from the North Seat. Alternatively, use it as a base for exploring the South Coast: both historic Rye and trendy St Leonard's are a short drive away. Close to local amenities in Ore village. Good public transport links.. You’ll love my place because of the neighbourhood, the light, the comfy bed, the kitchen, and the cosiness. My place is good for solo adventurers, business travellers, and furry friends (pets). I do have a 6-year-old son and a lively lurcher (a dog we rescued in May 2018). She sometimes gallops round the house downstairs and occasionally makes you trip over soft toys. Just so you are aware :)
An airy room with lots of closet space in a relaxed family home. Situated in a quiet cul-de-sac, street noise is barely existent and guests always sleep well, even during the day. You have access to a spacious dining and working area. Unlimited wifi; printer and scanner on request. Unlimited hot drinks. We do have a lively seven-year-old who goes to bed at 8-9 pm, and a slightly nervous rescue dog who will become your friend once you have sat at the kitchen table with us and had a cup of tea. There is also a twin room available in the property.
It's leafy and quiet, with lovely neighbours and a real community spirit. Our neighbour is the leader of the local neighbourhood watch so vehicles are very safe here.

  • One of the best Air BnB experiences I have ever had! Beautiful room, Madeleine made checkin super easy, was always good with communication, the bed was extremely comfy and the room felt very luxurious and comfortable. Madeleine's house is beautiful, with a gorgeous shared bathroom, breakfast was also included (such a bonus!) and brought by Madeleine to the room, delicious scrambled eggs, toast and yoghurt. Teas and coffee facilities were in the room. Log burner in the room also made it feel very cosey. The room was also so reasonably priced, this really felt like staying in a lovely hotel.

    Katherine2020-03-06T00:00:00Z
  • Madeleine made us very welcome at her lovely home. Great care and attention to detail meant we really enjoyed our stay and were very comfortable and I would thoroughly recommend staying there!

    Sue2020-01-26T00:00:00Z
  • Hi, Madeline's place is ideally situated at a 15-20 walk from Ore station or Hastings station. Rooms are very neat and spacious. She also provides you with tea and coffee options. Breakfast served is really delicious and certainly gets rid of the task to go out for it early. She is also helpful with local tips. Washroom has shampoos and body wash options which enables you to travel without these and reduce luggage.

  • Peter and Karen's cabin is a great little gem hidden away in a beautiful part of Sussex. The place was exactly as advertised and makes for the perfect place to explore old Hastings and Rye from. So many great little touches made it feel really cosy, a brilliant place to escape the stresses of every day life. It was really fun having a fire in the fire pit too!

We'd love to come back in the summer to make use of the outdoor space. Its in a very scenic part of the UK so plenty of walks to go on! Thanks again Lucy and Pat

Halfway between Hastings and Rye, peaceful spacious beachfront house with fabulous sea views built 5 years ago. Large garden. Driveway off private road. Parking for at least 4 cars. Large balcony overlooking beach with garden tables and chairs. Two pianos. Free WiFi. Close proximity to secluded bay with steep Jurassic cliff backdrop. Possibility of finding dinosaur fossils on unspoilt beach.
  • We absolutely loved Angela’s place. We spent a long week-end there in October as a family to celebrate my husband’s 70th birthday. It was the perfect set up for it. The house was very spacious and comfortable for 8 adults , it was handy to have 2 bathrooms and a shower room on the top floor ( 2 of which were en-suite) . All of them had a sea view, what a pleasure to wake up to the sound of the rolling waves. The kitchen was well equipped with all the necessary utensils and amenities provided . The view from the sitting room was stunning , it was so relaxing to sit in a warm room looking at the sea . The place was also very quiet. It felt like home with nice decorations, including paintings, framed photos, 2 pianos and the many books displayed around the house. The basement also provided a lot of room for storage , with an extra fridge, which is very convenient. Ample parking space as well. A real jewel and definitely a place I would recommend for a relaxing stay at the sea with friends or family. It is also very convenient to visit Hastings and Rye.

  • A fabulous property at an amazing location. Angela is such a welcoming host. The beach (see Bowies Ashes to Ashes video) is great revealing lovely sand when the tide is out. Close to the attractions of Hastings and Rye.

  • A warm welcome, a wonderful location and a large spacious house with fantastic views. The beach is virtually on the doorstep and there are lots of interesting places to visit in the area.

  • We were a group of 7 friends looking for a nice weekend away somewhere quiet. Angela's place is utterly beautiful. There are sea views from the living space and several of the bedrooms. The house is beautifully designed and furnished in an interesting and unique way. We particularly liked the two pianos. It has all the amenities for cooking etc. The bedrooms were very comfortable and there were lots of bathrooms. Everything was very clean. It was lovely and quiet but easily accessible. Angela was very communicative and met us on the day we arrived and showed us around the place. Overall, excellent!

    Rajkiran2019-07-22T00:00:00Z
  • We had a fantastic weekend in Angela’s house enjoying the great views from the balcony. It is an ideal house for a group of friends with plenty of bathrooms and is well equipped. Angela was very welcoming and helpful and we highly recommend Cliff House.

  • Amazing space to share a holiday with family or friends. Equipped with everything you could need. The views are incredible and it's a one minute walk to the beach. We loved the small cove, which we had to ourselves most of the time.

    Laura2019-06-01T00:00:00Z
  • Angela was very welcoming and showed me around the house upon arrival. The space is great for large groups, especially the indoor table that seats 8 and the outside table on the balcony. Lovely views and great sized bedrooms, almost all with an en suite! Would definitely recommend.

    Annie2019-05-27T00:00:00Z
  • This is a beautiful house to stay in with a real Wow factor as you go into the living area and see the views. The space is perfect for a group of friends or family and the location is excellent as there is so much to do in the area. We walked along the canal to Winchelsea and after a welcome stop at The New Inn had a beautiful walk over the fields, past the nature reserve back to Cliff End. The bluebells in Brede High Woods were stunning on another walk. Angela is a charming hostess and was very thorough with all the house information.

  • Great place! Lovely little get away and cosy cabin

    Tom2020-03-12T00:00:00Z
  • Place doesnt have sockets so make sure to carry enough powerbanks to charge your phones, there is one powerbank provided by the host but for us as we stayed for two nights, had to use our own too which thankfully lasted until end of trip. Laptops only lasted a day. Place doesnt have a fridge but has a cooler outside. It is very quiet place but we loved it.

    Rekha2020-03-04T00:00:00Z
  • What a beautiful spot, and what a small and perfectly formed gem the cabin was. There was a real 'wow' factor to the view, and it was just lovely to sit out on the deck and watch the sun set with the firepit on the go. It was a perfect de-stress for us as busy city dwellers with kids. Also handy to have a friendly pub just five minutes away.

    Corinna2020-03-02T00:00:00Z
  • The cabin was even more brilliant second time over ! I will definitely be returning, the perfect hideout !!

Hastings is a lovely seaside town, with the old town being the best bit( I think) lots of pubs, restaurants, hastings castle, crazy golf, sea life centre, art gallery. Alexandra park is nearby to us for a nice walk or run
  • A nice peaceful stay

  • This is the cleanest home I have ever been in. Neighborhood nice and safe. Host and her sister were friendly and helpful. Perfect place for me as a solo female traveler. Would highly recommend this airbnb.

  • Dawn and Anita's home is welcoming, tidy, clean and friendly. It's close to the rail station as well as the town centre. Definitely recommended!

    Joy2019-09-15T00:00:00Z
  • I had a fantastic time in Anita and Dawns home. Dawn welcomed me in the most kind and warmhearted way. She showed me the kitchen, the breakfast options, bathroom and the room to stay. I received the key and from then on was able just to relax and be myself. Both, Anita and Dawn are very polite, respectful and leave you be as long as standards are kept of course. The breakfast has a nice touch with mix of cereals and toast, jam and much more. I was allowed to make tea for myself throughout daytime or nighttime if I needed to. The atmosphere is very clean, bright, friendly and respectful. The house is located in a quiet area at the end of a street which i preferred very much. I needed the silence. The single bed is comfortable and the mattress firm and good. I had a deep and restful sleep. The walk into town is 15 to 20 mins, and after round about 10 mins, when entering Queens road, you can find all these tiny unique shops, cafes and restaurants. Its worth it! I find this place exquisite value for money. Especially since the guest room is so clean and beautifully arranged. A nice touch, that shampoo is provided. All together...I felt free and welcome. Respected and valued as a guest. I would recommend for a single traveller, if you like a clean and quiet atmosphere.

A 3 bedroom house in Pett Level. A fully equipped kitchen with washing machine & dishwasher. A large open plan lounge/diner with a woodburner & french doors opening onto the garden. The 1st floor has two double bedrooms & with sea or countryside views, one bedroom can be configured as a twin but must be requested when booking. There is a wet room on this floor. The master suite has a king size bed, bath, WC & hand basin. South facing garden set over 3 levels. The beach is a 5 walk.
The cottage allows one well behaved dog for a fee of £25 payable by Bacs before your stay. There is water at the end of the garden so children should be supervised at all times. Parking for 2/3 cars nearly opposite the cottage on a private drive. Please always park considerably so as not to impact on other home owners. The quiet beach is a 5 minute walk and is perfect for swimming, sand castle building at low tide and rock pooling.
Coastguard’s Cottage is located in a small seaside village, Pett Level between Rye and Hastings, close to Rye Harbour Nature Reserve and Hastings Country Park. Only a five minute walk from the pebble beach, which is dog friendly and a lot less busy than some of the other beaches in the area. Great for rock pooling at low tide, exploring the petrified forest or fossil hunting below the cliffs along at Cliff end. Pett Level marks the end of the Royal Military Canal which runs for 28 miles to Hythe and this was built as a defence against the possible invasion by Napoleon. Today you can walk along the length of the canal on local trails but I would suggest stops along the way, unless you are up to marathon distance. The cottage is perfect for those who enjoy walking, as you have beautiful trails on your doorstep, whether you wish to venture towards Rye via the Nature Reserve or enjoy cliff tops views as you walk in Hastings Country Park, there is lots of choice and variety. The village of Pett is less than two miles from the cottage and Rye & Hastings about five miles from the cottage
  • A beautiful home. The amenities are faultless, every little detail has been perfect. Fully equipped kitchen, sonos speaker system, smart TV and wood burner. Great location, in between Hastings and Rye. Also a short drive to Camber Sands, which is a beautiful sandy beach to take the dog if you have have visited the local more pebbly beach a few times already. We would love to come back again soon.

  • Lovely quirky lil cottage, Can have own space tucked away from it all or 10 mins to Hastings. Mummy’s with lil or curious ones might want to move the ornaments out reach. My kids loved it

    Jayne2020-01-02T00:00:00Z
  • Fabulous Airbnb, all amenities were excellent, cozy but modernised tastefully. Good insulation and heating, and excellent kitchen. If you love the area then this is a fabulous base for walks, on the beach or to the village, and trips for pub lunches or to rye or Hastings.

  • Wonderful weekend at Jacqui’s place. Extremely well located between beach and countryside, close to nice traditional towns . And we loved the house itself beautifully decorated with nice details everywhere and very well equipped . We found our host very responsive and welcoming. Highly recommended place !

  • This is a great and very cosy house that will suit a small family looking to get away from it all. The beach is a 5 min walk and you have the marsh and canals behind the house - giving you so much choice of outdoor activity. The house itself is very comfortable, especially the beds, and the kitchen is really well stocked. Would highly recommend a visit.

With the beach one side, nature reserve the other it’s a paradise for walkers, dog owners and bird lovers. If you love the beach: Pett Level beach is captivating, peaceful, uncommercial. The perfect place for kids to discover shells among the stones, or let the dog run free. The main concrete promenade is perfect for buggies, bikes, scooters. At high tide the beach is pebbles. Low tide reveals huge expanses of flat smooth sand. Beneath the sandstone cliffs you'll discover a myriad of rock pools, and further out it’s possible to see fossilised trees from an ancient sunken forest that dates back to the last ice age. For nature lovers the walk along the Royal Military Canal and Rye Nature Reserve are favourites. If you love art: Picturesque Hastings Old Town, with its award winning Jerwood Gallery, boutiques, restaurants, bric-a-brac shops, cafes and bars, is 5 just miles away. If you love history: The Ancient Town and Cinque Port of Rye, famed for its period Citadel, medieval fortifications and cobbled ways is also 5 miles away. If you love cosy pubs: Try the Royal Oak and the Two Sawyers (our favourite) in nearby Pett village, and also the Queens Head in Icklesham. If you have a passion for food and drink: Visit local Winchelsea pub ‘The Ship’, where you'll find a butchers and food hall brimming with the best of local and continental produce. At weekends, in a picturesque lay-by along the sea wall you’ll find The Red Pig food truck serving great coffee and delicious food using located sourced ingredients.

The house is very comfortable, stylishly decorated and deceptively spacious for three couples. For us it was also amazing to have a very well stocked kitchen with every tool / pan / plate we needed for an good new year feast! The location is also excellent with the beach a couple of minutes walk away. We'd definitely book again!

  • Driftwood is a beautiful haven perfectly located for exploring the beaches and beautiful seaside towns of Winchelsea, Rye & Hastings. We had a lovely long weekend there and could easily have stayed longer. Hannah left a lovely welcome package and heaps of local information catering for all the family. The ancient forest at low tide was one of the top highlights - we'd never seen anything like it, truly fascinating. Thanks again, we had a lovely & super comfortable stay - highly recommended

Thank you for viewing my listing! Enjoy your stay in Hastings in a bright double room in my contemporary home. My home is above sea level and Hastings is very hilly, there are a few different ways up & down if you're on foot which can include steps if you take the short cuts. Please view my photos and screen shots from G Maps so you are clear about the distance to the sea front and old town if you're on foot. I've tried to be as accurate as I can. Thanks, Jackie x
This double room is available for up to 3 guests with a double bed and a single fold up Jay-Be zed bed on request. I also have a single room that sleeps 1 and a double/triple en-suite room. Here's a link to the single: https://www.airbnb.co.uk/rooms/20884314?preview_for_ml This is my home so I ask guests to please clean up after themselves when making hot drinks or preparing food in the kitchen. The service fee you pay when booking is what Air BnB charge you for their commission. The wifi code and my full address will be on your itinerary when you book if you wish to make a note or print it off. I've tried to be as accurate as I can but if you come to stay and observe something that could be more clear, I would really appreciate if you could let me know so I can make alterations where possible. I'm not always around to welcome my guests but I have a key safe and I normally speak to you over the phone to check you in or leave instructions if this is not possible.
There is free on street parking in my road and local roads but it can get busy in the evenings and weekends. Just a warning, please don't park on a double yellow line as you could get a ticket, it's happened to one of my guests.

  • This was my first time staying in a private room in a shared house so I was a bit uncertain about how it would go. Jackie has her place so well set up that it was a breeze. The room was very spacious and easily fit a cot as well as the bed. The kitchen was set up every morning for breakfast and the jams were delicious! The house is up the hill from the Hastings promenade and the walk is lovely :) would definitely stay again!

  • Perfect stay in a lovely home Beautifully clean and ideal for what I needed

    Paul2019-10-11T00:00:00Z
  • Jackie has a lovely home. My husband and I stayed for 1 night. Modern, tidy, stylish. The bedroom and shared bathroom upstairs were kept sparkling clean. Our bedroom was really spacious, had a beautiful bay window and even lovely touches like 2 little bottles of water for us layed out on the bed. At check-in, Jackie didn't show us around the kitchen even though we were standing in it with her for 10 minutes. But she did point to cereal that is left out for us and bread/peanut butter in the fridge - all for breakfast if we wanted it the next day. I got the impression cooking isn't possible as we weren't shown where any of the crockery was or if there was any cupboard space for us to use. I wanted to make a cup of herbal tea when I got in that night and realised Jackie hadn't shown me where the mugs were, the bin or even if there was tea/coffee we could use in the kitchen. So I felt like I shouldn't make it as it would have mean't i'd have to start looking through all the presses to find some herbal tea bags. Even though Jackie had a huge fridge with maybe 8 shelves, it was so packed and disorganised. There wasn't a dedicated shelf for Airbnb guests and I found it hard to find space for a little bottle of yogurt I brought back that night. I eventually squished it in beside the peanut butter she said was for us. But if I brought back anything else there would have been nowhere to put it, even the shelves in the door were overflowing with items. This Airbnb is great value for money at approx £30 for the night, and was perfect for our 1 night stay in Hastings. If you want to cook or are looking for a place where you can hang out without much interaction, it's not that sort of place. Jackie is warm, chatty & a big character. Before I arrived (and again at check-in), I mentioned we wanted to just drop our bags and go as we only had a few hours in the city. On arrival, Jackie kept us talking, then started googling things on her laptop as she is having wine with her friend - as we are standing holding our bags waiting to do the check-in. We found this a little odd as I had just told her we want to leave right away. She was trying to be helpful but just didn't listen to what we had said and was much more keen on having chats with us instead of getting on with the check-in. We didn't want to be rude, but my husband eventually had to ask if we could just finish the check-in as we wanted to go out. We had a car so drove into town, otherwise it is quite a walk and walking back means going up a very steep hill. Jackie's home is a little out of town. The bed was very comfortable and solid!

The bathroom consists of a bath with a shower and towels are provided, along with shower gel, bubble bath and shampoo.
We live in a rural area between Rye and Hastings and about two miles from Pett Level beach. The area is quiet and lovely for walking with access to various footpaths including the 1066 footpath. Hastings Country Park is within walking distance. There are two nice pubs also within walking distance (about a mile and a half away), a Beefeater about a ten minute walk and a nice tea room. Various vineyards are also within a short driving distance.

  • Jean (the owner) always offered us lifts - was very hospitable. Thoroughly recommend! Also - Dripping Well (not the pub!) was worth a walk

    David2020-03-06T00:00:00Z
  • Nice, quiet and cosy retreat. Everything in the stay at a good standard. Easy to find, just follow the host's directions for the last 50 yards or so, from the Beefeater pub and ignore the satnav.

  • A nice rental with English charm. Very clean accommodation. Royal bed (I've never had so many pillows!) Jean and her husband took great care with us. I recommend ++

  • Really good location, the house has everything you'd need. lovely and cosy little house. would definitely recommend Stu' s airbnb

    Jakob2020-03-05T00:00:00Z
  • The place can seem a bit far from the centre of the new town but it is really within walking distance from everywhere and very conviniently located for the lovely old town of Hastings. I liked the style of the furnishing inside. It makes it feel rather homely.

I was working in St Leonards, which only took 35 minutes to walk to which was really handy and I was able to bring my dog, which was hugely appreciated. Would definitely stay again. Really nice big spacious kitchen Close to bus stop Interior had bags of character Good WiFi Residential area with great views and lovely cliff path walks Would highly recommend

Welcome to the summerhouse a completely detached one bedroom chalet with a designated outdoor space for relaxing and taking in the sun. FROM 17TH JULY TO 17TH SEPTEMBER WE ARE HAVING BUILDING WORK DONE ON THE MAIN HOUSE. WE ARE OFFERING A 25% DISCOUNT FOR BOOKING DURING THIS PERIOD. PLEASE EMAIL BEFORE YOU BOOK SO WE CAN MAKE THE NECESSARY ADJUSTMENT.
The Summerhouse has an open plan living room off which is a small kitchen area with a sink, electric hob, microwave/grill, extractor fan, fridge, kettle, toaster and coffee machine. In the living room there is a sofa bed, dining table and chairs, free high-speed internet, a smart TV with blueray player a great selection of DVD’s books and games to keep everyone entertained. There are several cupboards with plenty of storage, the window seat offers views across Fairlight to the sea. Off the living room is a shower room, separate toilet and the main bedroom. The bedroom has a king size bed, oak bedside tables and a wardrobe with drawers and pleanty of space for all your belongings. We can provide a travel cot for babies and the sofa bed would be suitable for one adult or two small children (as long as they don’t mind sharing). There is another room which is locked as it contains our private possessions. There is gas central heating so it’s always warm and cosy all year round. Outside is an area for sitting and enjoying the sun, with a BBQ for alfresco dining on warm evenings when you want to sit out after dark with a glass of wine. The summerhouse is in our rear garden so you can see the main house from it. PLEASE NOTE there is an uncovered pond in front of the summerhouse so this accommodation may not suit families with toddlers or young children. We do accept a maximum of 2 well behaved dogs but would ask that they are kept on a lead while in the garden, owners pick up after them and that they are not left unattended in the summerhouse. There are some fantastic dog walks locally but we have a lot of sheep around so most of the time they will have to be kept on a lead. (unless on the beach). There are steps from the gate to the summerhouse, access may not be suitable for anyone with mobility problems.
Fairlight Cove is situated between Hastings and Rye and sits on the cliffs below Hastings Country Park. A 10 minute walk (depending on ability) will find you at the cliff edge where you can pick up the Saxon Way from there you can walk along the cliff paths or through the woods and take in the amazing landscape, wildlife and views over the sea. The path can be walked to Hastings Old Town (5 miles), well worth a visit to see the old fisherman huts and the largest land fleet in the country. There are many places to eat and drink and if you can’t face the walk back you could jump on a bus (3miles) by road. In the opposite direction you can walk to Pett Level (a fantastic place for bird watching and beach combing) or depending on your fitness on the Winchelsea where you can pick up the Rye Nature Reserve. This offers a great flat cycle route directly to Rye (we can provide 2 bikes which you can use at your own risk) If you want to see some amazing countryside, head inland to Pett, Icklesham or Westfield you can pick up the 1066 walk all the way to Battle if you are feeling particulary adventurous. We live in a truly historic part of the world with so much to see and do, an information pack is provided. I have included some photographs of the surrounding areas to give you a flavour of what there is to see and do nearby.
  • The summer house is lovely, spacious, clean and bright. Dont be put off by the fact that its at the bottom of the hosts garden, it was still very private and nobody bothers you. The hosts are very friendly and helpful and are there if you need them. I wouldnt hesitate to stay there again. I just chilled for the whole week. Hastings is just down the road if you like antique shops, as is Rye. Pett Level beach is nearby too if you like nothingness and peace and quiet, miles of sand and pebbles, great for kids and dogs and it wont cost you a penny to park your car. You'll love it as much as i did.

  • Fantastic place to stay and great location

    David2020-03-09T00:00:00Z
  • Madeleine was the perfect host. Helpful, thoughtful, responsive - but not intrusive. I arrived with a cold and she made me chili hot chocolate and gave me painkillers - both of which were above and beyond (and I was very grateful for them!) She also made delicious brownies and left them out for guests to help themselves. The loft room was stunning and the value for money was incredible. We were only minutes from the Old Town and the sea views on the walk down were spectacular. Everything was spotlessly clean and the roll top bath was an added luxury. Along with having a tasty breakfast being brought to the room. I definitely recommend staying here. Thanks again!

    Lorna2020-03-08T00:00:00Z
  • Oh my God! the best stay ever. Madeleine was such a great host. I had some lovely risotto waiting for me when I arrived and the breakfast was really good too. The room is spotless and the house is well located and welcoming. If I could give 10 stars I would.

A very light, airy, calm , clean spacious house. It’s very cosy and close to all Hastings has to offer.
Guests will have access to the kitchen , bathroom, dining and living room , plus the garden and decking area. Jackie my co-host and neighbour will take care of you during your stay and answer any questions you have. There is free on street parking in the road, it can get busy in the evenings and at weekends.
  • Had a really pleasant stay in Ruth’s clean cosy house. The room was a lot bigger than I expected and the house had a variety of breakfast options. Jackie, the co-host was very accommodating and welcomed us warmly. Thank you were having us!

The house is great and just so full of interesting books. I could not find any faults. 15 minute walk to the old town restaurants. Just perfect. Thankyou.

This is no ordinary shepards hut. Having seen a lot of similar looking shepards huts I decided I could do one better. The hut comprises a comfortable living space, fully equipped kitchenette with sink and gas hob, a wet room come flushing loo and two upstairs bedrooms. All you need.
Set amongst lush, green land overlooking the south-eastern coast of England sits The Hut, a self-built shepherds hut inspired haven. The Hut comprises a comfortable living space, fully equipped kitchenette with sink and gas hob, a wet room come loo, and two upstairs bedrooms to sleep four. The Hut is surrounded by a level decking with outdoor furniture, as well as a BBQ and fire pit. Designed with the country traveller in mind, The Hut is decorated in shades of blue and grey with hints of patterned and floral soft furnishings. The Hut is located in The Lambing Field, one of the farms’ most iconic spots with stunning views out onto the coast, often known to have held memorable parties and weddings. The Hut is intimate and one of a kind, making for a truly unusual and unforgettable experience. The Hut runs off solar power and mains water. There is no mains electricity, however phone chargers are available upon request. Logs are also available upon request.
Rye and Hastings are two traditional and beautiful old towns offering unique shops, attractions, pubs, bars and restaurants. The local pub is a 5 minutes’ walk from the hut, located at the top of the drive. The beach is also only 10 minutes away (by car).
  • Great and cosy views!

    Lily2019-11-30T00:00:00Z
  • The Hut is a clean and beautifully put together space with lots of thoughtful touches to make it feel cosy and homely. Location is great - it feels remote when you’re there, but really close to Rye, just off the main road, and 5 minutes from a nice pub (The Plough). It was pouring with rain while we were there but that didn’t matter - it was still the perfect place to sit by the fire and play games with a drink! We’ll be back to try out the hammock and fire pit in better weather though...

    Sophie2019-11-27T00:00:00Z

  • A lovely little house, with a comfy sofa I could have easily stayed on all weekend had the weather turned bad! The house was very clean, with friendly, helpful communication from the host Lucy. Helpful suggestions in the welcome pack, including a nice walk through the park to town (which led me to find the fantastic Brewing Brothers pub/brewery/pizza place)

    Robin2020-03-08T00:00:00Z

  • If you want fantastic, thoughtful touches, coziness alongside luxury, and fantastic (not to mention exceptionally clean) facilities, then myself and my wife would heartily recommend Swallow's Rest. It seemed like Chris and Erick had thought of everything possible to make their guests' stay wonderful. The pool and hot-tub were delightful. We met Erick, who was wonderfully friendly and helpful. I'm not sure you'll want to leave the property if you do book here...but if you do drag yourself away from the spa facilities/beautiful garden/comfy living areas, then there are some lovely coast/woodland walks locally.

    Nicholas2020-03-20T00:00:00Z
  • Beautiful location and gardens, every amenity you could need, perfect country get away. Less light pollution than where i live too so the stars were actually visible from the field over the road at night time. I would recommend to anyone looking for a break from the every day.
