The Boat House is a unique space which sleeps 2 in one bedroom/sitting room. Fully centrally heated and completely renovated last year, the property has a wonderfully sunny patio where you can relax after a busy day exploring the area. The accommodation comprises of one large room upstairs which has a Feather and Black bed which can be split into twin beds or made into one large double bed. This room also has two armchairs and a TV with a large inbuilt desk set under a window which looks out towards the Broad and the moored boats. This is a wonderful space for the budding writer or for enjoying breakfast. The original staircase (fairly steep) leads down to the kitchenette (please note, no oven) and wetroom. The wetroom has underfloor heating. There is a pub and a cafe in the village, both 5 minute's walk away which serve lunch and evening meals (only the pub serves the latter). There is also 'The Ship Inn' in South Walsham which serves meals and is just over a mile away. The apartment is dog friendly, we accept one well behaved dog. HOT TUB RENTAL £75 per short break. The tub is filled and heated for your arrival and comes with a chilled bottle of prosecco! Homemade cake, fizz and balloons for special occasions £30
Ranworth is a beautiful village in the heart of the Norfolk Broads. There is a nature reserve in the village which has a thatched visitor centre on stilts at the end of a boardwalk which overlooks Ranworth Broad. From here you can take wildlife trips on the Norfolk Wildlife Trust boat. There is a huge array of birds and wildlife to observe and listen to here. The rare swallowtail butterfly can often be seen in the garden. Ranworth church which you can see from the property is known as the 'Cathedral of the Broads'. Climb up to the top of the tower and enjoy wonderful views of the village and views all the way across to the coast. The church is known for it's beautiful rood screen and antiphoner and is well worth a visit. There is also a cafe here. A few minutes walk from the accommodation is the staithe which is host to the many boats which visit the village. Here you will find a pub, shop (closed from November until March) and cafe. It's a great spot to have a meal or a drink and watch the world go by. There are walks in the area and you may also like to visit the nearby Fairhaven Woodland and Water Gardens, which comprises of 53 hectares (131 acres) of beautiful ancient woodland, water gardens and a private broad at South Walsham. Amongst the many things that make living here special, are waking up to the sunshine with the mist hanging over the broad (with the boom of the bittern in the distance if you are lucky!), listening to the owls hooting late at night and drifting along the river on a boat. There is so much to see and do here not only in the village but also in the rest of the Broads. We are also close to many beaches. Winterton beach is a favourite both with locals and our guests. There is cafe right on the beach and a cosy pub in the village of Winterton. Norwich is only half an hour away with it's wonderful shops and museums. Wroxham is 15 minutes away where you can hire a boat to explore the waterways and there are fishing jetties on the River Bure, about 10 minutes drive away. Imagine Spa in Blofield Heath has a range of relaxing treatments available too, again only 10 minutes away!
  • We stayed at the Boathouse and it was absolutely amazing! Jane was very thoughtful we was left with some cookies which was a nice touch. Jane sent me a huge message beforehand explaining how to gain access, directions and things to do whilst we was there. Hot tub was an amazing touch with free champagne. I asked Jane to put up some birthday balloons beforehand and she did with no fuss about paying etc which was lovely. When we arrived there was alpacas in the field behind the boathouse which was lovely. Would you 100% go again!!

  • Wow! A charming, high quality and very special place to stay. The attention to detail and cleanliness are exceptional. So many little touches that were very much appreciated. Lovely views of Ranworth Broad to the front, and to the Church and Alpacas to the rear; and what a treat the Alpacas are to watch from the hot tub... Our only disappointment was that we did not book more nights! Thank you Jane, so much.

  • The perfect get away!! Jane was a lovely host and the boat house is amazing. The hot tub was ready as soon as we got there which was nice and relaxing. Jane also had a homemade cake, Prosecco and balloons ready for the arrival for my boyfriends birthday. Will definitely be back in the future!

  • My boyfriend and I spent a lovely 4 days at Jane's Boat House in February. The place is just as lovely as it looks in the photos and the views from both sides are very picturesque, even in gale force winds and lashing rain! We loved sitting at the front window overlooking the broads and boats - it was so relaxing and peaceful. Similarly, the sheep and alpacas in the field to the back kept us amused chasing each other around. So sweet! The Boat House is so cosy, warm and snug and the bed is so comfortable. There are also sweet little touches dotted around like freshly cut flowers and sea shells decorating the bath towels. Despite the weather we did manage one evening in the hot tub which was wonderfully relaxing. Jane provides big robes to put on afterwards for the dash back into the warmth. As other reviewers have mentioned, the stairs are very steep but thankfully there are hand rails on both sides so you soon get used to them. Just make sure you have at least one hand free and don't attempt to go down laden with crockery and glasses! We enjoyed a couple of lovely meals out - the first in the Ship Inn just down the road in South Walsham and the other a little further afield in the King's Head in Holt. We also visited the Malsters for a few drinks which is only a 2 minute walk away. The beach at Winterton is a lovely place for a long walk. Jane wasn't around when we first arrived but the self check-in is very easy with the use of a key safe and means that you don't feel like you are disrupting anyone's day. When we met Jane on the second day she was very friendly and welcoming and definitely strikes the right balance between letting you know she is always on hand whilst ensuring you have complete privacy during your stay. All in all we had a fantastic time and are already thinking about when to go back. The Boat House is the perfect location for a long weekend of total rest and relaxation.

    We plan to open again on the 14th April for sensible guests to book. Stiltz has always been a place many of our guests never leave, so get away and never see anyone else in our exceptional holiday home. Stiltz is dedicated to love and romance, connect with that special person, get away and focus on each other with hot tub and surrounding decking has uninterrupted views of the valley, walk in 350 acres of woodland without meeting anyone. A luxury kingsize four--poster-bed a woodburner.
    The impact of Coronavirus (COVID-19) on our guests and our properties. We care deeply about your safety, whether you are at home or traveling. With this in mind, I would like to share some actions we are taking to help you make informed decisions about your stay or plan to stay with us. A major benefit for us is that we are very rural, and you never need meet anyone during your stay here. Most guests travel by car and we provide private and isolated guest car parking. And within the vast Woodlands and Heaths that back onto the properties, it is very rare to meet other people, and if people are walking their dogs, it is easy to see people approaching from a distance and to go in other directions. For the interim, we have removed all sauces and condiments, tea bags and aromatherapy oils for the hot tubs at both rentals. We will still provide a large portion of coffee beans for the coffee machines in a resealable container (kept in the fridges) which is replaced between guests, so these items you will now need to bring for your own personal use. Stand down day. We have now implemented an additional 24 hours between guests arriving and departing our properties. This is for two main reasons, one, it allows our hot tubs to be drained completely, and two, for us to carry out a full deeper clean, bleaching all surfaces in between all guests. Our cleaners have been advised/reminded on how to thoroughly clean our properties, and have been provided with additional cleaning solutions to ensure this is correctly carried out. This will double the time they spend cleaning our properties, however, we are determined to always continue to improve our excellent hygiene standards. We would also ask that all our guests please also follow government guidelines on hand washing and daily hygiene to ensure we are all working together to avoid this virus. What you can do to stay healthy Whether you’re at home or traveling, the WHO recommends practicing good hygiene to protect yourself against infection — by washing your hands frequently with soap, so we provide hand soap in our properties, we will provide correct strength alcohol-based sanitizer, if it is available for us to buy then we will provide it, but advice is soap and water with robust scrubbing is more effective. The advice of maintaining distance between yourself and anyone who is coughing or sneezing, and avoiding touching your eyes, nose and mouth. So as a precaution we do not plan to meet any guests from now on during your stay, during check-in or check-out, key boxes ( we use anti bacterial treatment between guests on all key boxes) allow you to enter the property and leave with out the need to meet us. Airbnb now are changing cancelation policy and cancellation charges are being updated so guests do not lose out, please check regularly the site for details and you have any problems with COVID-19, we would prefer that you do cancel if your circumstances change, and if we have any problems then you will be notified via the app. We understand as this situation rapidly evolves, we know there is an atmosphere of uncertainty as travellers wonder if they should change their plans and we will do all we can to help with regular information. We have had some fantastic reviews, and we attract guests hunting for what we offer, therefore we want to be clear on what you can expect so you can then have the very best experience and therefore Stiltz can not be suitable for everyone or all tastes, it is very rural and designed for couples wanting to get away from it all. Stiltz has been compared to tree house and would not suitable for every one, so Stiltz is not suitable for guests as the Home access is ONLY by steps and the decking can be slippery when wet, and so please DO NOT BOOK, with children, or Older or limited mobility or Disabled guest, but our other property the lodge is child and Disability friendly and sleeps up to four or five and you can also book via Airbnb. Stiltzs is a building surrounded by decking and is on stilts as it is built on the side of a hill. It is only accessible ONLY by STEPs on both sides as pictured, the retreat has dual aspect decking, allowing you to maximise sun and shade from dawn till dusk, with the best uninterrupted views of the valley and 12 acres of meadows which surrounds our hot tub. This has been perfect for couples wanting a special break away. We have done all we can to make it as comfortable as possible, the luxury inside, alongside the pleasure of watching the sunset with a glass of bubbly at any time of the year from the warmth of the hot tub is something special that a photo cannot capture! The only better experience is that, on a clear night, you can lay back in the hot tub under a canopy of stars, which is something our guests have been amazed by and loved! As the decking is on different levels, we would not recommend it for infants, please do not ignore this advice as it is for your safety! For the same reasons, it is also not suitable for anyone who has mobility issues or disabilities, and again best pick the lodge, also with so much decking if it gets wet, care also needs to be taken for all our guests, and again, some more elderly guests would not find it practical to stay at Stiltz either. It is especially designed for couples looking for a romantic brake from the bustle of everyday life, curling up in front of a roaring fire with that special someone. We are miles away from the nearest village, and access is via an unmade track. Also some mobile providers also have poor coverage in our area too, it is rural with a capital R, so if fast broadband is a must have for your stay, then our location is not for you! The lodge is located with access to 600 acres of heathland and woods close to the leisure area called Top Farm, but Stiltz is completely separate and the field to the south-west has caravans and the field to the south-east has camping pitches, also the camping area can be used for Weddings in the summer and the area becomes busier in the School Summer Holiday periods, however, there is no access to the field around Stiltz, it is totally private, and all the facilities, including the hot tub, are for the exclusive of our guests during their stay and is tucked away from view. However, it’s charm can be felt in the Autumn and Winter months, the area is so quite and it feels like you are the only people for miles around! From the bedroom you can see the same views through triple glazed windows and, when you wake, relax in the luxury ash grey four poster bed, on a mattress which has over a 1000 individual pocket springs with deep, luxury fillings, this is a hand tufted mattress to give optimum support for a peaceful night’s sleep. We provide high quality and fresh bed linen for all guests, with luxury soft pillows and duvet. Many of our guests have said that, when combined with a couple of hours in the hot tub, it has made for the best night’s sleep they’ve had in years! (We also provide, free of charge, lavender, raspberry and other scented oils for use in the hot tub). We built Stiltz for relaxing in, and it is ideal for guests who want to stay somewhere a bit special. Our happiest clients seem to be couples who want to get away from it all, but not to scrimp on comfort! The french solid oak flooring in the bedroom steps you into the travertine stone floor of the ensuite, with shower, basin and toilet, with soft deep towels provided, or your robes provided for the spa. The en suite is clad in hand cut timber painted with soft eggshell. From the shower room step into the lounge, with a deep four-seater, grey, leather sofa, to curl up on for a cosy night in front of the contemporary wood burner, with the option of watching the Panasonic 40" Smart TV, with Freeview TV, DVD player and selection of DVD's. It is unlikely you will feel either too cold or, too hot, as the building is super insulated, but the 5 kilowatt state of the art Scandinavian wood burner can make the place very hot quite rapidly. (The manual has details on its operation), and with a flick of a switch the warm aromatic air can be pulled through into your bedroom. We provide all wood and kindling free of charge for your stay, as it is a must for our winter guests! You can exit the lounge stepping onto your personal decked areas on both sides of Stiltz via sets of double patio doors. To the sun deck or covered breakfast area, all areas can be again fully lit in the evenings. The dining table separates the lounge from the kitchen area, and you will find DAB radio and an Ipod dock for visitors’ use. Both the lounge and kitchen have white bespoke New England adjustable shutters for maximum privacy and shade. The kitchen is well equipped with all your home comforts, seasoning (Tuscan, Italian , French, chilli and others) plus your own top of the range bean to cup coffee machine (Instructions to be found in the manual), also find complimentary fresh coffee beans kept in the fridge for your use also. Dishwasher, toaster, blender and kettle are also provided. Instant coffee and a selection of twelve types of tea bags from herbal to Earl Grey are complementary . Also, all necessities, i.e. dishwasher tablets, washing up liquid and cleaning products. The cooking area has a ceramic hob, extractor fan and a large separate combination microwave/grill/oven (Instructions in the manual), also commentary cooking oils, balsamic vinegar, sauces, herbs and spices. To brighten up our kitchen we have a fun, bright orange, retro fridge-freezer and on top you have your very own ice machine. We even provide a full set of condiments, ketchup, mustard, chilli, tabasco and much more! At the end of the kitchen you can exit on to a further decked balcony via the third set of patio doors. This time, the deck has a glass roof, and you can step out onto the sun deck with sun loungers ready surrounded by a glass balcony, so as not to spoil your view! From there you can step straight into the spa, which is level with the deck. With external down lighters outside the north facing glazed wall, these, and all the extensive external lighting, are controlled from the door by the bedroom, which leads you on to the decking. The framed edge of the decked balcony is also lined with stainless steel handrails and cabling. The hot tub is a Catalina XL21000, with twin loungers so you can lay back. It seats five comfortably, and with three pumps and a heated blower the 64 stainless steel jets should not miss a spot delivering the ultimate relaxation. However, if you wish to chill in this idyllic country setting, then pop up the built in speakers, and turn on the CD player, with topside controls from within the tub, or plug in your phone or iPod to listen to your own playlist, and at night you can always turn on the tubs own underwater LED lights. On the decking next to the hot tub are two padded rattan chairs and table, perfect for breakfasts, and a bistro set with low chairs and a table perfect for evening prosecco. Our guests can enjoy their evening with subtle light from blue up lighters on the deck (for safety, champagne flutes, tumblers and wine goblets provided are polycarbonate for use in the hot tub). The decking area can also accommodate hammocks provided, the area to the south has a corner rattan sofas and large table with a 3.5m Anthracite Overhanging Parrassol, and the picnic table and seats with brolly. Additional shade can also be introduced by raising both the three metre sails. This decked area is ideal if you wish to fire up the three burner gas BBQ (Full set of tools provided for BBQing), and with the down lighters in the evenings along the soffit, create a perfect area for relaxation. Beyond this decking is a gravel courtyard, framed with willow fencing adorned with solar lanterns, this area too has a bistro set of chairs and table on the stones safe for those wishing to smoke. but if you fancy something funky one of the two moulded stools lights up, just select your Colour by remote control. If you hanker for straying a bit further in the outdoors, then down the stairs off the decking into miles of woodland walks (map on the wall of the 500 acres in total without crossing a road) or, venture onto the adjacent heathland on bikes, which we can organise hire for your stay if you would like? Even if you clock up the miles on your walk, you will be lucky to come across anyone else, but you will find miles more beautiful scenery without a house in sight. Just as with the views from the decking around Stiltz! We except guests with well-behaved pets, but we require information on your pet before we accept the booking. We want your stay to meet our high standards, and so, we like to change the water in the hot tub every week, but this takes more than 12 hours to empty, refill and get back to the correct temperature, therefore to allow this to happen, we do appreciate a prompt departure to allow us to be able to do this for our next guests. However, if we do not have guests arriving the following afternoon we are happy to be more flexible on departure times, so please just ask. Also, weekends are our most popular time for bookings, so we do discount week nights and longer stays! With only one bedroom Stiltz normally only caters for 2 adults maximum, however, we can also provide a fold away spare bed and the large sofa can be used as a single bed due to its size and comfort, as some guests have wanted to bring their children. However, as previously stated, we do not recommend toddlers or the disabled to stay due to the lodge layout and safety around the hot tub, steps and decking. The car parking space is covered by CCTV for security, but the CCTV does not cover the hottub and private Garden and decking areas. Please browse our pictures, although our guests (and us) don't believe they do Stiltz the justice it deserves!! Why not come see for yourselves!! We do ask for a minimum stay of two nights, this is because cleaning, inside and out thoroughly can take three to four hours. Also, the emptying, filling and regular maintenance of the hot tub has to be completed and returning it to operating temperature can take many hours. We always clean and flush the hot tub every week, and it is only for your exclusive use only during your stay.
    We have had some fantastic reviews, and we attract guests hunting for what we offer, therefore we want to be clear on what you can expect so you can then have the very best experience and therefore Stiltz can not be suitable for everyone or all tastes, it is very rural and designed for couples wanting to get away from it all and some guests are disappointed as we do not have good reliable wifi, so during your stay if you can't live a couple of days without a stable super fast wifi connection then I recommend a city break, respectfully, we are in the "sticks" and would not want you to think otherwise. Also if you can't find the date you want or you want no steps and a flat entrance to the building then you can book "the Lodge" same features, all new and it can be more peaceful as at certain times the field next to Stiltz is hosted by the owners of the farm (not us!) for weddings and other events, and at these times Stiltz is normally booked for the bride and groom. So Stiltz is very quite 90% of the time but at busier periods music can be heard at these times, please ask if this a concern and we can check what's on and also the lodge is tucked around the other side of the farm so is more private and more enclosed if that is a must, please book the place that most suits your needs ! But most of all this is an ideallic and remote spot loved by all! You might want help with Bike hire, we can do that so it is all sorted, hats, lights and locks for your arrival, look at above guest access section it has full details, plus details on Tesco or Sainsbury delivery for when or before they arrive, just ask and we can agree the slot and order all your goodies to maximise your time in the Hottub or exploring the woods! Guests have commented that the pictures we post do not do Stiltz justice and we love that! We have gone to extra lengths on the detail, the mattress was one of the most expensive available and framed by a hand made four poster bed, the cost coffee machine would set you back a pretty penny, but it is not about how much we spend on the stuff inside and out. We keep the freshest coffee beans in the fridge for that perfect cup of coffee, Our cleaner spends 3-4 hours after every guest departure making sure it is spotless, we want you stay to be perfect and for us it has to be very clean, and that goes for the Hottub, we spend many hours after every guest, cleaning pipes, changing / cleaning filters, changing water and cleaning the tub and did I say fresh water, it is a major exercise as the hot tub takes an hour to empty, over two to fill, and it can take eight hours or more to reach the ideal temperature, so if we don't have time we can do a partial change, and a deep clean, as we look to to do a full change every week, not the two months as recommended by the manufacturer and as others do, on top and as a matter of course we balance the water condition twice daily, for us this has to be clean as, you would not want to share someone else's bath! We had our first guest propose in the Hottub in December, there are some occasions best remembered under a carpet of stars in a dark sky in water set to 103 degrees with a 4,500 bubbles per second, we set the seen as best we can, we do the detail so you can forget it! But we have had guests whom have spent till 5am in the Hottub and slept till 3pm, we do not do your normal week, if you live in Essex, Devon, London or Hertfordshire, you will have an experience designed to be far away from the routine and some time away from the buzz with someone special! Our guests can enjoy their stay, relaxing in the hot tub on the outdoor decked area, with commanding views over the peaceful North Norfolk countryside surrounding Stiltz Lodge, or BBQ on the decked area to the rear and lounge in a hammock!! We decorate in side and out at Christmas. If you are planning a special break then you we often surprise our guests with a complementary Bottle of prosecco on ice with glasses, that way your holiday can start the second you arrive and if it is chilly you will find a roaring waiting for you to toast your toes! If you are unsure read the reviews, or stay and be miles away from the daily graft and write your own story! We like our guests to enjoy their stay, some regular Airbnb guests and new to us have said Stiltz is the best place they have ever stayed, find out?

  • I think Stiltz may be one of my favourite places in the world! We stayed last spring for the first time and when we arrived a few days ago it was like coming home! It is the perfect place to be during all the chaos and uncertainty at the moment, it's such a haven of peace and calm. We had no concerns about staying during the Covid-19 pandemic, Paul and Chrissy are fantastic hosts and they got in touch in advance to let us know all the extra measures that they are taking to ensure the health of their guests. They really have gone above and beyond meaning that we could completely relax in the beatiful surroundings. I can't recommend Stiltz highly enough!

It's sparkling clean, has fantastic amenities (my favourites were the coffee machine and the hot tub) and is great for dogs. The surrounding area is great for walks, and Chrissy and Paul's local knowledge is very helpful if you're unfamiliar with the area!

    A beautiful private apartment set in a converted former parish hall. A perfect blend of heritage and contemporary convenience. Located just 5 minutes walk from Norwich Train Station and a short stroll to the city centre with secure off-road parking.
    Situated on the first floor of a beautifully converted former parish hall originally built in 1891 in the heart Norwich, we are ideally situated for all of the great things that the city, surrounding countryside and Norfolk coast have to offer. Whatever your passion you will find it all in the nearby area. The apartment has a shower & WC. Towels are provided. In the kitchen you will find tea and coffee making facilities, toaster, microwave, tall fridge/freezer as well as a full sized oven if you wish to cook. There is also a washer/dryer machine and an iron and ironing board. The accommodation can comfortably sleep 4 people. The bedroom has one double bed with crisp cotton bed linen, very good duvet and mattress of hotel quality. A sofa bed can be set up in the living room if you need it. TV with Freeview is available in the bedroom and living room. There is a smart BluRay/DVD player in the living room that has access Netflix built in (just login to your account) and a DVD player built into the TV in the bedroom. We also have a satellite feed in both the bedroom and living room so you can bring your Sky+ box and just connect it to our dish and all will work. The draws in the hallway have a good selection of board games, cards, etc... With attention to detail in our home decor, furnishings and personal touches to match, renting our place will be an enchantingly relaxing and satisfying experience.
    Our accommodation has the convenience of 5 minutes walk to Norwich Train Station and 12 minutes walk to Norwich Cathedral and a 10-minute drive to Norwich airport. Norwich is a thriving regional capital with a year-round calendar of events and festivals, from culture to cuisine.     The room is perfect for one person or a couple as there is a double size bed. This is a private room in prime location 5 minutes next to everything you need in Norwich city centre. CHECK IN: 5 pm/Flexible (self check in options available) NOTE: We have 2 children but no trouble at night time.
    Couple things guests love about my home -The room is very basic but it has all what's needed for short stay -The flat has a kitchen available to guests -The location is as good as it can be as located in city center + 2 minutes from main bus station and Aviva building + 3 minutes from main shopping area + 10 minutes from Norwich cathedral + 10 minutes from Norwich football stadium All walking distance! Things guests should be aware about my listing: - We do have 2 children. (happy and very positive 99.9% of time) - We do not offer private parking space. (street parking available) ------------------------------------------------------------- The bedroom is equipped with a comfy queen size bed with new mattress, set of drawers and wardrobe. There is also a hair-dryer to save you having to carry yours. Bathroom with a shower which is located meters away from room is shared between us. I will provide towels and shower gel / shampoo. There are no pets in here. I will provide coffee, tea, milk and filtered water + microwave. Public street parking (limited time) and parking lots (for about 5 pounds per day) available in city centre. You have option to park a car for free. Controlled Hours for parking on Ber street and they are: Monday - Saturday 7.30am - 6.30pm and it costs 30p per 15 minutes. Maximum stay 1 hour, no return 2 hours.
    The neighborhood is quiet during night but located in city center. There might be some street noise. You can walk to the Cathedral in 10 minutes or the bars and restaurants in 2-5 minutes. Walk to the city center shops in 5 minutes. There are also plenty of takeaways in the area. If you want to go to the university then the bus stop is about 5 min walk from here.

Lovely award winning restaurant not far from cottage, or the local pub in the other direction - both a short distance from the Cottage. Long sandy blue flag beaches just a bike ride away! What more could you want from a holiday cottage? Sorry no pets!
    There's a very welcoming pub - the Star, a short distance from the cottage or the other direction an award winning restaurant The Ingham Swan ((website hidden)) which you have to book about 2 weeks in advance!! Weavers Way paths all around, long sandy blue flag beaches (Cart Gap, Sea Palling, Waxham & Horsey), and Seals at Horsey from November - February! Lovely coastal paths through the dunes etc.
  • The cottage is perfectly situated in the countryside, only a couple minutes drive to local pubs and about an 8 minute drive to Tesco. Star gazing in the hot tub was amazing and then coming inside to sit by the log burner playing cards & scrabble, it really felt like a nice break away from everything. Shelley had left us butter, eggs, bread and milk so we were able to make some coffees and scrambled eggs on toast in the morning before we headed to Horsey to see the seals. The house has a very cosy vibe and would recommend visiting in either winter or summer. This is a perfect getaway for couples but if you are bringing children I would recommend visiting in summer when they can go play in the large garden or visit the beaches, especially as Great Yarmouth is only a short 30 minute drive away! The cottage had everything we needed in terms of towels, hair dryers, kitchen utensils and appliances etc. Just perfect, thanks so much again for having us!

In the cooler months it provides a great source of light, enabling guests to watch the world go by from the warm and cosy comfort of indoors. The surrounding fields provide lovely views from the Crossing Retreat’s private courtyard garden where guests can enjoy the lantern lit outdoor seating area.
    Tunstead has many traffic free walks/ cycle routes and a very cute watering hole which welcomes passers by with home cooked lunches, local ales, cakes and evening meals at the weekend. St Mary church at the end of the lane is a particularly vast church for such a small village, so too is the church at Worstead just 2.5miles away. This village is also host to Titchfest held this year on 25th-26th June and the famous Worstead festival on 30th-31st July. Hoveton Hall is just around the corner and has some amazing gardens to stroll round. Also very close by is Wroxham Barns which has a farmyard, amusement rides, garden centre, specialist shops and a restaurant (which sells the most amazing full English breakfast!). Further on but still only 3 miles from the cottage is Wroxham, the heart of the broads. There you can hire a boat, canoe, bike or walk along the river sampling the restaurants and cafes. It is also where you can board the Bure Valley Railway, which is Norfolk's longest fifteen inch gauge line running between Wroxham and Aylsham. The 18 mile round trip takes you through the picturesque Bure valley countryside following the river and stops occasionally at small country villages. Also within 3 miles is Coltishall, a lovely village on the river Bure, housing antiques shops and pubs with outdoor seating on the riverside. You are also only 10 miles from the famous North Norfolk coastline. Whether you're looking for large expanses of sand, walking along sand dunes or marshland, bird/ seal watching or water sports the Norfolk coastline has them all. Just over an hour's drive takes you to Southwold, a typical Victorian seaside town with a modern take on the classic arcades. We can't not talk about North Norfolk without mentioning the National Trust sites; Blickling Hall, Felbrigg Hall, Sheringham Park and finally Blakeney Point. We also have some super golf courses which we have played on and will be able to recommend to you. Finally, the Georgian town of Holt is also not far away and is a must to sample its quirky shops, pubs and galleries.

    This is a lovely light filled and spacious room with an amazingly comfy king-sized bed! It's got an old fashioned wardrobe, nice old painted floorboards and beverage making facilities so that you can feel you are almost in your own little flat. Our house is a colourful arty sort of house, as recent guests have pointed out, and we are all friendly. I put breakfast things on the table (cereals, bread, crumpets, spreads, milk etc) so guests can help themselves if they want to.
    I'm not sure what makes this place unique as I've lived here so long but quite a few people have told me that they like all the wallpaper (quite retro, apparently, according to an art school trio that filmed here!) and the cosy lounge....
    This area is a favoured attractive residential area of Norwich with good access to the city centre, transport links and the hospital and University. It would be ideal for someone working temporarily at the hospital, UEA, or in the theatre or attending an interview (I ve had a few guests staying overnight for interviews the next day). Just around the corner is the popular Greengrocer's coffee shop (great for drinks and meals), a Coop store with really nice staff, an eclectic food, jewellery and brilliant organic cosmetics shop (run by the charming Francis) and there are also some delightful non-chain pubs close by. There is also a Tesco Express and another Coop store on Unthank Road. If you want a springtime stroll in the area, you'll find Heigham Park about 3 minutes from our door.

To drive to the fine medieval City of Norwich is just 6-miles, and the coast only 15-miles.

    We have reduced the rate to just cover our costs to try to help anyone who needs a place to stay. Budget accommodation, we welcome families and groups from all over the world to our home in the comfortable suburbs of Norwich and just within the bounds of the Broads National Park. Full of books, toys, plants, art and instruments.
    A quirky semi-detached house built in 1930. Light and airy with lots of stripped wood floors, rainbow colours and plants. It's a real home with all the things a family could need - including books and toys for children of all ages (we have 5 ourselves!). Our cosy living room has a big TV with a Full House cable package, as well as Netflix - there's a even a Nintendo Wii. There's board games, plenty of books and musical instruments to for when you don't want any screens. The back garden is a riot of colour in June and July, with a lawn for lounging (sun loungers provided) and a patio for dining (outdoor seating for up to 10 people is provided). A well stocked kitchen with everything you need for real, actual cooking (we are so fed up of blunt knives, no salt and pepper and missing cork screws when we travel).
    Quiet, civilised suburban area of Norwich. The road is quiet and residential. We're only 10 minutes drive from the airport or the train station.

    Luxury Scandinavian inspired cabin for two with all mod cons a stone's throw from Wroxham, the capital of The Norfolk Broads. Facilities include: King size bed, luxury bed linen, blankets & hot water bottles for chillier evenings, towels, wood burner effect stove, fridge with freezer compartment, 2 ring hob, kettle, toaster, Nespresso machine, all crockery & glassware, B&O speaker, hairdryer, board games, plenty of books, private patio area with coal BBQ & outdoor furniture.
    A hot water shower, eco-composting loo and sink are located 15metres away from the cabin along a well-maintained path (that is lit with solar-powered lights in case you need to visit during the night). Please note, the cabin itself doesn't have a hot water connection - only cold, fresh drinking water but there is a kettle should you need hot water. To enable you to well and truly switch off and escape some of the stresses of modern-day life, the cabin is not connected to Wifi. But for those among you who can't live without your daily internet fix, the entire garden is well served by 4G. The only exception is EE, as their signal strength can be a bit patchier.   You are welcome to use the entire two and a half acre garden and all of its facilities during your stay. These include an orchard, flower garden, vegetable garden, wooded area, croquet lawn, boules pitch, swing & slide set, children's playhouse, sandpit and a badminton & volleyball net. The cabin comes supplied with tea, coffee pods, sugar, olive oil and salt & pepper. I am happy to pre-stock your fridge with locally produced goodies including bread, cheese, ham, eggs, sausages, jams and chutneys. If you are interested in this service, please let me know and I will send you prices. I can also provide breakfast, but this is also at an additional charge - please note that I do request at least 24 hours notice for this service. Free, secure parking is available about 100m from the cabin. We will provide wheelbarrows so you can easily transport your luggage to your accommodation. The property is entered through an electric gate - we will give you the access code as part of your welcome briefing so you are able to come and go as you please. Although the cabin was designed specifically for couples wanting to get away from it all, we are very happy to accommodate small children. We can provide travel cots, changing mats and a high chair free of charge. We have a sandpit and Wendy House they are welcome to use too. Please note that we have a cat and a dog. The dog is a large Deerhound / Lurcher. She is very friendly but we do appreciate that she can be a bit scary looking at first impressions. We are happy for guests to bring ONE well-behaved dog with them (at an extra charge of £5 per night), but we do ask for a £100 cash deposit that will be returned at check out in case of dog-related damages. Our garden is very peaceful, but as we are positioned alongside a fairly main road, there is some road noise (the cabin is located at the furthest away point from the road with farmer's fields behind). Compared to London it pales into insignificance, but if you are looking for total and utter silence, you may want to consider looking elsewhere.
    Wroxham / Hoveton is a bustling village over the summer months as lots of people use it as their base when exploring the Broads. It has everything you need including a large supermarket, a small department store (the famous Roys), hairdressers, florist, wine bar and deli, restaurants, pubs and cafes. The surrounding villages of Horning and Coltishall are also home to several great pubs and restaurants so you definitely won't run out of places to eat during your stay. We are happy to give you more specific recommendations when you arrive.
  • Lovely cabin for a perfect get away from modern life! The space is comfortable and has everything you’ll need to rustle up your meals. The outside area has a fire pit, bbq and folding chairs, which we didn’t use as it was too cold! The outside shower worked well and the composting toilet was perfectly acceptable for us. The cabin is tastefully decorated, clean and a selection of reading materials and board games are available. The hosts were very accommodating and communication was good. I would recommend a stay here if you’re looking forward to getting away from it all and are looking for some peace a quiet!

We BBQd in the evenings with produce from local butchers and strolled into Wroxham on the first evening (about 15 mins walk) for a waterside drink. It’s a short drive to the beautiful Norfolk beaches too. The cabin was super comfy and had everything you could want. And the bottle of fizz in the fridge was a lovely surprise! We have ample parking space on our drive and Blofield Heath is just off the A47 and is a 15 minute drive to Norwich city centre, a 25minute drive to Great Yarmouth and the Norfolk Broads are as easily accessible. We are ideally situated for exploring Norfolk.
    Our bungalow is bright clean and welcoming. Your living area and facilities are all situated at the front of the bungalow away from the other bedrooms.There is ample parking on our large drive.We want you to feel at home and have some privacy aswell.
    The village has a shop with a post office and there is an excellent indian restaurant which is worth a visit. If you enjoy walking there are many local walks in the area. Salhouse Broad, Ranworth Broad are the nearest to visit. The famous Roys of Wroxham is also within easy driving distance.

    Our pleasant cottage enjoys a prime waterfront position in the heart of Wroxham, providing lovely views and easy access to the local shops and attractions. This is an ideal home for families/couples looking for a comfortable holiday base or boat lovers wishing to explore the waterways of the beautiful Norfolk broads.
    Our cosy cottage has a comfortable lounge with two sofas, a freeview colour TV and DVD. The ground floor is open plan with a fully equipped kitchen including: kettle, toaster, pans as well as microwave, kitchen utensils, crockery and cutlery. There is also an iron and ironing board for your convenience. Please note that bed linen, towels and toilet paper are all included but we do not currently provide soap. Upstairs there are two pleasant bedrooms all with bedding and white cotton bed linen as well as a family bathroom with toilet and shower fitting. There is no separate shower just the shower fitting attached to the taps. Our aim is to provide budget accommodation and as such this is a self catering entire cottage for up to 4 guests. We don't have all the bells and whistles such as egg cups or butter dishes but you will hopefully find everything you need for a comfortable stay and we pride ourselves on cleanliness. **WE DO NOT NEED A CARBON MONOXIDE TESTER AS THERE IS NO GAS IN THE PROPERTY** There is a free parking space outside and lawned area with views of the water to the rear. The cottage also has the opportunity to offer a private mooring which could be available during your stay, please advise at the time of booking.
    As capital of the Broads, Wroxham is the perfect base for exploring Norfolk’s wonderful inland waterways. Boat hire is readily available. It is easy to reach the city of Norwich (a little over 5 miles), the impressive coat (under 15 miles) and the delightful Norfolk countryside. There are Nature reserves, museums and art galleries in the immediate area. Wroxham Barns is close by, and children will love the amusements of Great Yarmouth or the nearby BeWILDerwood adventure centre. Wroxham is a very popular location for all levels of anglers offering some excellent coarse and pike fishing available right from your doorstep. The waterways host a wide variety of fish including: pike, roach, tench, bream, rudd, perch as well as many others that are regularly caught. You can try your luck right outside your cottage or you can hire a boat locally. (Please be advised: Fishing season is closed from 15th March - 15th June, a rod licence is required.)

Even enough room for us to launch our inflatable canoe from the garden. The house was great, but could have done from a few basic amenities such as hand soap, cooking oil, tin foil, salt/pepper etc. But overall it was a lovely place and we would definitely recommend it.

  • This is a brilliant location, right where you want to be for everything, we did BeWILDerwood, took out a boat, Roar dinosaur adventure, visited two windmills, Wroxham barns, miniature works, the steam trains, walked to a lot of these places which was nice, parking is good, loads of places to eat just across be water and Roys sells everything you need. The house was perfect for us with two small children, outside space is shared with other cottages but both the kids had great fun playing out in the evenings, house has everything you need.

    With Covid-19 causing a great deal of stress for everyone at present, I would like to reassure my guests that I am doing everything I can to minimise any risk. The apartment is quiet and clean with no adjoining neighbours and before each guest arrives all touch surfaces are disinfected. All linen is clean and fresh and hand sanitiser is available for use. I hope this helps. Grosvenor House is superbly located to enjoy city life. Located 2 minutes walk from the Train station and Riverside.
    This is a modern and contemporary two bedroom apartment situated on the forth floor. The sociable living space has a superb design element providing views over the city including the cathedral. The two bedrooms which are cosy but generous in size also share these views. They both come with double beds, blackout blinds and everything you would need for a good nights sleep.
    The building is ideally positioned on one of the primary routes in and out of the city centre, as well as being within close proximity of Norwich Train Station, a mere two minute walk. As the regional capital of Norfolk, Norwich is famous for its vibrant art culture. It's a thriving city with plenty to offer for all including Norwich Cathedral, a host of trendy restaurants and bars, picturesque parks and The Norfolk and Norwich Festival. Located close to the coast, Cromer, Sheringham, Great Yarmouth and Gorleston with their fantastic sandy shores are only a short drive away for those who like to stroll the promenade or relax on a beach. Or perhaps chance it at one of the casinos! Another great attraction is the beautiful Norfolk Broads where you can hire a boat for the day or relax at one of the riverside pubs. There is an internal room lock for your privacy. We have smoke alarms, carbon monoxide alarms, fire extinguisher and fire blanket, also escape ladder for 1st floor. Gas boiler service yearly. Room facilities - a mirror, lamp, wardbrobe, set of draws and bookcase. fresh water and towels provided. Shared Space- There is a lounge/ dinner for guests use. In this space You’re welcome to complete work, play board games or eat at the table. The is also a quite space to read. Garden - we have a large country cottage style garden with a swinging chair and also a seating area for dining and enjoying food alfresco. Hospitality - This is a friendly family home where you can feel comfortable, welcome and fully part of the Norwich community. This is not a sterile Airbnb, where the host is unavailable and not resident. Instead you will always have someone on hand should you need to ask a question, talk about your day or query the best places to visit. Of course if you prefer your own space, that’s fine too. We get top marks for hospitality in our reviews and love meeting new guests!! Pets- House pets generally live in a private area of the home. We have some cute dogs but don’t worry if your scared we can keep them out of your way. Missing your pets? No problem We can always let them into the shared space so you can have a cuddle, as they are very friendly. Vegan/vegetarian guests - you are most welcome.
    We are 2 minutes walk from two small shopping areas. Including :- takeaways Chinese, chip shop, kebabs, Jamaican restaurant, library, bingo, Tesco metro, Lidl, also, florets, post office, charity shop, Barclays, coop, hair dresser and shoe shop. 3 local parks, very beautiful. Sloughbottom, wensum park, Waterloo park gardens. Marriotts way an old railway line (7 mile walk to hellesdon mill).

Also locally based interest books and fiction. BATHROOM Shared bathroom with toilet, bath, and shower over. Constant hot water. Shampoo, conditioner, shower gel, soap, moisturiser always available for guest use from wall dispenser. GARDEN: Large garden with table and chairs for dining, relaxing. PARKING: Space for 1 vehicle per guest on the property. If you have to leave valuables in your vehicle (at your own risk) you may park in the rear garden (let me know in advance so I can unlock the access gates) which is enclosed and screened with 6ft high woodlap fencing.
    Worstead is famous for the wool and cloth named after it. With its cathedral like church and cloth merchants houses surrounding the village square, it has a lovely atmosphere. You’re likely to see a visitor or two strolling about here and it’s a popular meet-up place for walkers and cyclists who explore the village and walk/ride the Weavers Way route. Behind the church is the village pub which serves food all day. Menu at house. The nearest shop is the town of North Walsham (3 miles). We have a train station which is just under a mile from the house, for Norwich,The Broads, North Norfolk Coast. On Thursday evenings a Fish & Chip van is at the village square.

    the deoc is poor, wooden floors (noise), sharing with two working lads. The house is waiting to be renovated. There is free parking from 6 pm until 8 am (ONLY).
    I would not say its the cleanest. But it is basically good.

    This place is only a walking distance from UEA (7-10 min). Anyone coming for UEA work would be a great stay. Other nearby attractions are UEA Sports Park, Earlham Park, Riverside Walk, Eaton Park, NNUH, and Sainsbury Centre for Visual Arts. West Earlham centre is only 2-3 min walk. This is a quiet home and ideal for anyone wants to stay in a calm place. I am living alone with my 9 year old boy in this three bedroom house and we love to stay quiet but of course will be there if you need any help.
    This is an airy single bedroom with a wardrobe, desk and chair suitable for anyone coming for study or work purpose. The door of this room can be closed properly but there is no lock and key. However, I will not enter anytime while you stay unless any emergency or cleaning request.
    It takes 2-3 min walk from the West Earlham Centre where 21/22 bus stops each 15 min intervals.

  • The Gig House is a splendid place to spend a few days. Cosy, and with everything you could want for break from the everyday. It sits in the lee of the huge Happisburgh church tower and is close by to a very good pub with excellent food. The beach is a short walk away and there are any amount of footpaths. We saw great flocks of birds passing overhead at dusk and great skeins of wild geese coming in from the sea in the mornings. Lots to do in the general area, but a nice quiet traditional village to come back to! The Gig House is clean and attractively furnished, Liz, the owner was welcoming and eager to make our stay a success. We’d thoroughly recommend it as a base to explore the area or just as a bolt-hole from the pressures of the daily round.

    The room is perfect for one person or a couple as there is a double size bed. This is a large private room in prime location 5 minutes next to everything you need in Norwich city centre. It's possible to get another 2 floor mattresses and that way in the room can stay maximum of 4 people. CHECK IN: 7 pm/ Flexible after 7pm (self check in options available)
    Couple things guests love about my home -The room is very basic but it has all what's needed for short stay -The flat has a kitchen available to guests -The location is as good as it can be as located in city center + 2 minutes from main bus station and Aviva building + 3 minutes from main shopping area + 10 minutes from Norwich cathedral + 10 minutes from Norwich football stadium All walking distance! Things guests should be aware about my listing: - We do have a kid at age of 2 years +. (happy and very positive 99.9% of time) - We do not offer private parking space. (street parking available) ------------------------------------------------------------- The bedroom is equipped with a comfy queen size bed with new mattress, set of drawers and wardrobe. There is also a hair-dryer to save you having to carry yours. Bathroom with a shower which is located meters away from room is shared between us. We will provide towels and shower gel / shampoo. There are no pets in here. We will provide coffee, tea, milk and filtered water + microwave. Public street parking (limited time) and parking lots (for about 5 pounds per day) available in city center. You have option to park a car for free. Controlled Hours for parking on Ber street and they are: Monday - Saturday 7.30am - 6.30pm and it costs 30p per 15 minutes. Maximum stay 1 hour, no return 2 hours.
    The neighborhood is quiet during night but located in city center. There might be some street noise. You can walk to the Cathedral in 10 minutes or the bars and restaurants in 2-5 minutes. Walk to the city center shops in 5 minutes. There are also plenty of takeaways in the area. If you want to go to the university then the bus stop is about 5 min walk from here.

    The apartment has been recently decorated to a good standard. It offers our guests use of the following - a wardrobe with full length mirror and hangers, 2 tub chairs with side table, coat and shoe rack, chest of drawers, king size bed with bedside cabinets, dining table and chairs, electric double hob (induction), combi microwave oven, fridge freezer, kettle, hairdryer, toaster, iron & board, private shower room and toilet, freeview tv, bookshelf, radio and CD stereo. There’s also now a small seating area in the garden for your use.
    A very quiet, rural location so a car is advisable but cabs and public transport are available to and from either the city or Wroxham. Tesco Extra, Co-op and other stores are a short drive away along with some nice pubs and eateries. The recently renovated Green Man is now open with a bar, restaurant and carvery just a 2 minute walk. The Hilltop cafe just half a mile along the road is also highly recommended for a hearty breakfast.

    You will love this self contained studio which is sunny in summer yet cosy in winter. Brindle studio has two private outside seating areas. One sunny courtyard garden and one cosy undercover area. Brindle studio has its own private entrance via the covered outside seating area. The studio is attached to our home although the adjoining door is locked giving you a private area. We have designed brindle studio to give you a feeling of security to enable you to have a relaxing time in Norfolk.
    Brindle studio consists of a well equipped kitchen, shower room and toilet. It has an open plan living area with french doors leading to the courtyard garden. The sleeping and living area are open plan. There is a single bed in the sleeping area and a high quality futon/sofa bed in the living area. Brindle studio also has its own heating system that can be set to your preference.
    Brindle studio is situated in a quiet suburb 3 miles from Norwich city centre. Norwich is a beautiful city steeped in history with a market that has recently won best outdoor market. The eating and drinking scene is excellent, ranging from street food to fine dining, with many great pubs and bars. Norwich even has the As voted for “best beer pub” in the uk in the “Fat Cat”. We will also tell you our favourites. Thorpe St Andrew is well situated for the Norfolk and Suffolk coastlines (Holt and Wells 1 Hour Southwold 1 Hour) also the famous Norfolk Broads. There is a local pub and many takeaway options.

  • This Airbnb is really special and the hosts were excellent. The accommodation has plenty of lovely personal touches which made you feel at home. The place is immaculate and the beds are extremely comfortable. The hosts Karen and Adrian created some homely touches which have style and a wonderful sense of fun as well. We cannot recommend this highly enough.

    Wonderfully situated riverside holiday cottage sleeping four guests. Fantastic location with lots to do in Wroxham (5 minutes walk away) and excellent local transport facilities to take you to the stunning Norfolk coast or the fine city of Norwich.
    Small mooring available for holidaymakers' use (maximum length of boat 12 feet)

  • Perfectly located for a great Broads stay. Easy walking distance from everything in Wroxham, this is a clean and fresh cottage right on the broads. You have wonderful views and can just watch all of the boats and waterfowl coming and going from the living room. It is also conveniently near local pubs and eateries so if you want a bit more action it's there for the taking. Having the mooring was really convenient on the day we had a boat hired. Lovely to have the luxury of a dishwasher and the bed was nice and comfy.
