Mirko was a great host and his place is amazing. The location is amazing and has all grocery stores (one right outside) and restaurants nearby. There is public transport right outside which takes you to the city center. Kids play areas nearby as well. Now coming to the villa- a huge garden and a trampoline and hammock to enjoy the outdoors. The inside has this old rustic charm that is an amazing experience. A parking right inside is a cherry on the top. Mirko was kind enough to leave a welcome gift as well. The communication was great. I would definitely recommend it to everyone and if you have kids they will surely enjoy this place. Totally worth it!

Illaria's villa is the best choice if you need something really private, peaceful, with big green yard and a cosy little house. Our furry family members were also warmly welcomed! It is 7 min car drive to the beach (a wide and long coastline with everything you need) and 45 min drive to Colosseum. If you come by car you have a very secure and locked parking slot on the territory which is also priceless :) Can't wait to come back again!

Lovely villa, easy to find and place was a lot bigger than you’d expect and was great for the kids to have space with the pool. Hosts were great and responsive to any queries. Quite well suited for things like shops, few restaurants in area as well although we opted for a couple takeaways as easier with having the kids with us when we were there which was easy enough to do. We originally were planning on staying in center of Rome but rented a car and stayed here, best decision we made as it allowed us to travel around to places like Pompeii and there is a lake not far with loads of small towns to visit. Would advise anyone renting a car to look into the ZTL boundaries for Rome, we were only made aware by the sat nav making a passing comment but it was no issue as only really applies to parts of the center. Overall a great experience and Rome/surrounding areas are surreal.

Alessandro and Roberta are amazing hosts! They made us felt at home and connected us with many destinations and service providers to make our first visit to Italy truly memorable. The home is pristine and spacious, perfect for a large family gathering together. The design of the place is beautiful and matched the photos. So many walkable dining options nearby and a playground for the kids 8 mins away. The hosts live very close by, were very responsive to our questions and offered great advice for places to visit. Overall, i would highly recommend staying with Alessandro and Roberta.

Robertos place was fantastic! He and his sons went ABOVE AND BEYOND to accommodate our family. (offered transportation pick up, early check in, showed us step by step every amenity in the house, helped carry ALL our Luggage up the stairs, personal recommendations, comped breakfast locally, proscecco in both refrigerators...) I would give 10 stars 🌟 for service and helpfulness! This made for an amazing welcome and stay in Rome. I highly recommend! Gratitude 🥹

I cannot say enough about how perfect the property was for our family. Spacious, homey, the pool was amazing, and the ping pong table was a great addition for our kids! There were games, books, cards all available for our use. They connected us with a chef for a cooking class at the house that was incredible. They were quick to respond and help throughout our time. I am so grateful for our time there and would 100% recommend and return!

Daniele is a fantastic host. He was very responsive to some issues we had in the first couple of days. He was also very helpful when we had an issue with some of our luggage. The garden and pool are fantastic. The interior of the villa is nice but slightly dated. I would recommend a car to visit other areas and for supermarket. You are only 10 minutes from the local train station with direct trains which get you into Rome within 20-30 minutes. The town is quiet in the week but very busy at the weekend and maybe due to visiting in April there was not much open on the beach itself. I’m sure that changes as you get into the season. Some great local restaurants and bakery’s which were all reasonably priced.

This house was absolutely perfect for our family of 13, made up of 4 generations. Not only are the properties beautiful, thoughtfully decorated with authentic furniture and art, the grounds are gorgeous so you’re always looking at flowers, trees and greenery along with an epic view from the balcony. The big pool area was a real highlight. If you like being in a place with real character where you intend to make the most of being home this is ideal. The hosts and on-site caretaker (Luciano and family) could not have been more helpful going out of their way to ensure we had everything at all times, even taking us to the train station to get our early flights. This was the home away from home we needed and we think it will be hard to beat this set up for our future family holidays! Thank you so much x

It was a little tricky to get transportation from the airport in Rome to Fabio‘s place, but we were eventually able to procure a taxi to get us there. A short drive from the airport, but a long walk, the location is in a nice residential neighborhood. However, we found a gem of a restaurant (Tre Nodi) within an easy 10 minute walk, located right on the beach….I felt transported to the Caribbean! You will hear the sound of planes overhead, as long as that doesn’t bother you, but the pool/yard is a delightful treat! Fabio was very responsive and helpful when I had questions, and the house is spacious, with two large bedrooms and separate bathrooms. we were only there for one night, but it seems to have everything stocked in the kitchen, with an espresso maker and snacks for us!

The villa is a magical experience. It is a wonderful house in a gorgeous setting, near Cervetiri and a short distance to Rome. We really enjoyed the nearby necropolis and an afternoon in Rome seeing the sights from a golf buggy. The villa has many features and security is top of the list. The pool is wonderful: clean and salty instead of chlorine. The BBQ set up is second to none. We had a problem with air conditioning but Paolo immediately sent out a technician and fixed it. It is a real home with many unexpected treasures - table tennis, table football, a toy box with a big train set, fresh herbs, a nightly watering of the extensive lawns, an olive grove, extensive outdoor lighting, a jacuzzi, and much, much more. Paolo provided a lot of food basics. The security and lighting were a bit technical and the bins regime a bit daunting but we had a wonderful holiday - all too short and we will be back. The restaurant Coline Di Maria is a wonderful evening out.

Wow, Villa Maria Pia is simply amazing! What a beautiful little gem! My wife and I just spent five wonderful days here, and I have to say, the photos don’t do it justice—they're spot on! We absolutely adored the pool and the lovely outdoor furniture; it created such a romantic and peaceful atmosphere. Yes, planes passed by every 10-15 minutes, but honestly, it didn’t bother us at all. Ludovico, you were such a great host! Thank you for taking us to the shop and for everything you did to make our stay enjoyable. A huge shoutout to your friend Massi as well for driving us to the beach—we appreciated it! We had a fantastic time here and would happily recommend this place to anyone and everyone. Grazie Mille!!! 11 out of 10! X

Enrico was very accommodating and nice and was always available if we had any questions. We felt very comfortable with him. The surroundings were very quiet (probably also because it was out of season). Everything in the residential complex is a bit outdated, but that doesn't detract from the feel-good factor. There are many shops in walking distance. Enrico's pizza oven is a real highlight. That's a real Italian way of life. For the price, the place is highly recommended. A little something has bothered us. Outside the gated community and especially the path to the beach and on the beach it was very dirty.. there was trash everywhere. Maybe it was because we were there outside of the Italian holiday season. Downtown Rome can be reached in an hour by car and if you get there early, there are also many cheap parking options along the Tiber. Thanks Enrico for the nice relaxed two weeks.

We had a lovely stay at the villa. We very much appreciated the cool interior and the very beautiful garden and pool area. The villa is a little outside Rome centre but this was what we wanted so that we could relax a bit away from the crowds. Buses to Rome shops and restaurants are all within a few minutes walking distance. A great place for a family trip to Rome!

we had a wonderful stay at the house- grea location with lots to see nearby including the etruscan tombs, Castle and lake. Very nice, characterful property with a lovely big loggia/veranda area. Really huge place- so many living areas and nice big bedrooms. My family of 5 had plenty of space to enjoy spending time together, and because it is April it was good to have plenty of indoor space to use. The kids did enjoy the play equipment outside too and we had lots of games of football and skittles on the grass. The host was very responsive and easy to communicate with, and because it was Easter they left some Easter eggs for my 3 kids which was a nice touch :)
