A perfect place to stay! Under 10 minutes drive from the beach, an hour’s drive to amazing hiking mountains, view of the sea and mountains from the property, historic sights in walking distance, under an hour from the airport, peaceful garden, 2 terraces, 4 sets of garden furniture in different places for as the sun moves around the house, a very comfortable, clean and well-equipped interior. Leonardo and his wife were very helpful and friendly - they gave us the keys, did a tour of the property, and answered questions. They were also very responsive with texts throughout the week (e.g arranging late check-out). Very reasonably priced, especially considering no additional charges for heating, water etc. unlike many similar properties - we were particularly grateful as it was unusually colder weather that week! Note: tell the hosts how many rooms as well as people - they had prepared 4 beds in 2 rooms but we needed 3 separate rooms, so they kindly unlocked and prepared the 3rd room.

The villa was absolutely gorgeous! Cristiano was a very helpful host with local recommendations and being very responsive. The pool and gardens were beautiful. Our eight month crawled up his first set of stairs while there - will be a memory that stays with us. Also there was an excellent music collection you could play and a beautiful kitchen to cook in!

Excellent typical heart-shaped grandmother's cake that we found on our arrival, excellent mulled wine, fantastic swimming pool, the rooster's alarm clock led us every morning to a rural and relaxing life... a breathtaking view of the village and mountains and a spectacular orchard. Carmela welcomed us in person, giving us the opportunity to check in first. The area is very quiet, the description of the house reflects reality. There's everything you need for a peaceful vacation. We had a great time, even our two dogs had no problem adjusting. On foot you can reach the sea (no sand but stones and mostly free and unequipped beaches). In Marina Palmense there are no evening activities for after dinner, so you have to travel by car but a few km away there are various towns that offer entertainment. For a peaceful vacation, I HIGHLY recommend this place.

A wonderful, stylish property to relax in. Erwin was brilliant with communication and very welcoming on arrival and always available. The villa is beautiful, with everything you need. The pool has spectacular views across calanchi and the Gran Sasso range. The morning yoga sessions around the pool have created lasting memories for all. Highly recommended!

We stayed at the property for a week feeling at home. The villa is beautiful, strategically positioned, has allowed us to have the maximum privacy and at the same time access the amenities in an easy way. Inhabitants of Santa Vittoria, friendly, very good and professional. The pool is a must-have to make this slice of paradise complete. Thank you to Ragnar and Neil for your support. The house can be reached on foot via a steep street. You can't get there by car, but you only have to walk about 100 m to get there. Big advantage is that there are no cars at your doorstep and it is wonderfully quiet i. That's definitely nice if you sit outside and enjoy the garden that goes up in height (several terraces). The house has all the comforts. Very nice that there are several bathrooms and the bedrooms are all spacious. The living room is not very large, but certainly not small. The kitchen is not that big, but has everything you could need From the house you can walk into the old part of town, where you imagine yourself a few centuries back in time. This part should be viewed both in the evening and during the day. The town has all the necessary amenities (restaurants, supermarket, cafe, etc.). Christine is enthusiastic and always and usually responds quickly. Her responses are extensive, which gives a engaged and reliable feel.

Casa Lola proved to be a fantastic stay. The views from the house are spectacular and the amenities were of a very high standard. We much enjoyed the pool, the large kitchen and the various terraces. A great space for a large group to have a very relaxing holiday. Victoria was extremely helpful with local tips and introductions to some of her neighbours to help us out with various requests (one of her neighbours makes a great lasagne). All in all a great stay, and we might have to repeat the experience sometime.

This villa and its surrounding area is absolutely stunning. We had fresh organic tomatoes, figs, pears, peaches and apricots ready to pick and eat, not to mention the wine from Tommaso’s vineyard!! The chickens gave hours of entertainment to the little ones. The villa itself is large with all necessary amenities and the BBQ area a perfect space for al fresco dining. The pool is dreamy, large with spectacular views out to sea. Tomato was a wonderful host, always on hand for any questions and recommendations. We will definitely be back, it’s a fabulous place to relax in the peaceful Italian countryside yet a five minute drive to the beach - perfectto!!

We couldn’t recommend Villa Rustica highly enough. The villa itself is beautifully furnished and spotlessly clean. It contains most, if not all, amenities that one would need including coffee machine, garage and a well stocked utility room. The villa is located in a private location with absolutely no disturbances and is in easy reach of shops, restaurants and the seaside. The views from the villa, especially poolside, are spectacular! A huge thank you to Marco, Melissa and Nino. As hosts they could not have been more accommodating, warm, friendly and responsive. They have built something truly special. As a family we’ve had a pretty tough 12 months, but Villa Rustica provided a perfect backdrop for us to relax and unwind and enjoy each other’s company. Thank you again Marco, Melissa and Nino we’d love to visit again!

Stayed at the Lemonvilla while visiting family in Ripatranstone and San Benedetto. The villa was absolutely gorgeous - photos do not do justice. Private and remote feeling (but still close to town) we felt at home staying at the villa. All 7 of us had enough space. Marcus was proactive and accommodating before the trip started - providing recommendations before we arrived. We hope to return!

A wonderful house, a corner of paradise. Well-kept and welcoming house with a wonderful garden. The view is a feast for the eyes, and at night, the fireflies keep you company. Highly recommended.

Me and my friends had a great time at Carlo's villa, it felt really comfortable and Carlo himself was amazing (even giving us a lift when we missed a bus.) The garden and the pool were really nice and being able to get fresh eggs from the chickens was a nice surprise. We got to the villa quite late at night and pretty hungry so we were relieved to see some ingredients, some bottles of water and a bottle of wine there waiting for us to help us settle in. We had a lot of really good interactions with Carlo and even invited him over for a drink one day to say thanks for being such a good host. The next time we go back to visit our family down there we'll definitely look to book Casa Paterna again.

Beautiful house in stunning rural surroundings. This is the perfect house for those who want peace and quiet. Host Giampiero is an incredibly sociable guy who wants to provide the best experience when staying in his house. He responds quickly and fixes what's needed. The only thing I have to postpone on my stay was that it wasn't clear from the listing that there was an external annex with 2 beds. This annex should be upgraded due to a fairly extensive moisture issue. In addition, unfortunately, 8 persons received ear infection during the first week due to poor water quality in the pool. Overall, though, it was an amazing stay where Gianpiero really went above and beyond to make us feel comfortable.

Stefano was such a great host! He left us a few bottles of sparkly and gave us the best recommendations for local places to eat and explore! The house was huge and beautiful and the view was truly amazing. Unfortunately we didn’t get to use the pool because of the weather messing something up with it, but we had a great, peaceful, relaxing stay regardless! Would totally recommend and would totally stay here again.

the location is fantastic, a villa immersed in the greenery of the Pescaresi countryside! It is a fairytale place ideal for parties or to stay with groups of friends or families! We stayed with Mariella for 2 weeks in her beautiful villa. The house impresses with its large rooms, everything you need is there. Everything was very clean and well maintained. There is also a barbecue in the garden. Mariella made every effort to make our stay unforgettable. She is a great host and had lots of tips for us on restaurants and places to visit. Unfortunately, we didn't manage to see everything, which means we have the goal of coming back again. Macerata is a small but very nice town with lots of good restaurants and bars. The villa is a little on the outskirts of the town, beautifully situated in a good residential neighbourhood. There is everything you need to live, supermarket and restaurants nearby. Thank you for the nice hospitality!

We have been thinking of revisiting San Ginesio for many years and this year we went back. What a wonderful part of Italy staying in a lovely house. Set on a hillside with stunning views of the Sibillini mountains. The house is spacious with two large sitting rooms interconnecting with a large well fitted kitchen all with great views. The bedrooms, we only used two, we’re spacious and the beds comfortable. The house produces as excellent downloadable guide with everything you need to know about the house and area. The wonderful house manager, Monica, lives a few minutes away and is very quick to respond with any requests. We had a very happy week here.

Drop-dead gorgeous property and location! The house and grounds are well maintained, and clearly cared for. The location is perfect if you are looking for a bit of quiet and seclusion (with a 5 minute climb down to a perfect beach). I would recommend having a vehicle if you are looking to explore the surrounding area.

Perfect place to relax, stay with family, run and bike. Really exceptional views. There's nothing really missing in the house, everything is perfect. The owners of the facility are fantastic, always available, accurate and friendly.
