Welcome to our 15 acre farmlet in Lumsden, Southland where we offer guest bedroom, guest living area and private bathroom in wooden farm homestead that is surrounded by hazelnut orchard, all sorts of farm animals and lovely gardens. Basic breakfast provisions are included. Please, before you book, read carefully about the space, guest access and house rules in the description part of the listing.
Our farmlet is set among hazelnut orchard in semi-rural area on the outskirt of small town called Lumsden and only minutes of walk to the famous Oreti river that has reputation for being the home to trophy trout. Lumsden has a great amenities for breakfast, lunch or dinner and all of them are about 10 minutes walk from our place. Your space is cozy room with queen bed with bedding, towels, shampoo and soap included. Breakfast contains basic traditional provisions such as home baked bread, muffins, scones or croissants, butter, honey from our beehives, selection of New Zealand made jams . There is a selection of teas or fresh bean coffee to go with your breakfast. Your breakfast will be ready in kitchen between 7 am and 9.30 am.

    Room 7 - single room with shared bathroom Our charming boutique hotel was originally built in 1875. While extensive renovations have been done it has retained its old world charm. It is a delightful relaxing place for anglers and families to stay. Our rooms are provided with tea and coffee making facilities with locally roasted Roar Coffee. Handmade and organic soaps are provided to guests sourced right here on the South Island. Secure bike storage is available for our cycling guests.
    From our charming northern Southland location, you are able to easily access many spectacular locations including Fiordland National Park, local ski fields, Around the Mountain cycle trail and world class trout fishing.
    Lumsden is a quiet and quaint town. There is a park and playground directly across from the hotel and the Oreti River is a short walk away. A beautiful place to relax and explore.

Property has rose gardens apple and stone fruit trees berry bushes tomatoes in greenhouse in season arbor of grapevines. Summer house in garden. 2 large decks one undercover with BBQ. 2 queen bedrooms downstairs spiral staircase leading to single bedroom upstairs. Double daybed in roomy sunny conservatory. Heat pump air conditioning cosy log fire. 3 mins walk to town amenities.
    Lumsden is situated between world renown Queenstown, Remarkable's and Coronet peak ski fields around 1 hr drive and Milford Sound just over 2 hr drive. Within close proximity to the best trout fishing ever popular fly fishing rivers in the world. Oreti river only 5 mins walk behind house. Fishing and guide shop in town plus pub, cafes, supermarket and pharmacy.

    Relaxed family home with fantastic country views all around. The area is renowned for great fishing and the ‘Round the Mountain’ cycle way. Select from bedroom 1 with queen bed or bedroom 2 with twin singles.
    You’ll have access to the front garden and a deck to yourself. Our Labrador will most likely want to get to know you. For those of you on a cycling holiday and are saddle sore, we have a spa pool which may be available for you to use and fishers a BBQ to cook your catch!
    Lumsden is safe and friendly township with a bakery, cafes and pub with lovely food. We are centrally locates for trips to Queenstown and Fiordland and the Deep South. Mountains and rivers on the doorstep.

Communication was perfect and we just felt like coming home, fantastic room, cosy bed, stars can be seen from the bed during the night, extremely relaxing!!!! Thanks for everything. Their place had all the amenities and our hosts were more than happy to help us with anything that we needed. The location is a little out of Queenstown-Te Anau but it blessed with some great sunsets and sunrises. Wish we had stayed a couple more nights here.

    This cottage is centrally located. This area is 'Fly Fishing Central' there are dozens of prime spots within in easy drive from Lumsden. Ideal for anyone. Full kitchen facilities, all linen and towels & Free Wifi. Ideally located to enjoy everything about the lower South Island. We also offer budget pricing for Ski Groups in winter (approx. 45 minutes from the Remarkables entry! There are also plenty of games for the kids. Lumsden is very central and a favoured stop off point for a few days on a South Island exploration and trip to Milford Sound.
    Pricing during the summer season varies based on demand. Peak season is from October 1st to April 30th. From May 1st to September 30th Winter Pricing discounts apply. If you are looking for a winter stay for longer than 30 days please contact me for special discounted pricing. Lumsden is a beautiful little village located in the heart of the best 'Fly Fishing rivers' in the world and the most beautiful countryside on earth! This small town has it all from beautiful food at 'Route 6 Bar & Café' to the most incredible Jam Donuts ever at the 'Bafe Cafe' There is even a stunning little golf course.

  • The best place to stay when basing yourself in Lumsden! Especially if fly fishing. 3 bedroom house with everything you could need if sight seeing but also if fishing the many beautiful trout rivers in the area. The house is beautiful and has real character. Rob the owner is very generous, helpful and quick with responses and the house is well kitted out with everything fly fisher folk need down to a fly tying kit and materials and even spare rod if yours breaks on one of the huge brown trout in the area. Also facilities to wash waders etc. including didymo spray. Washing machine and dryer. The wifi is excellent and beds very comfortable! The rate for what is provided is incredibly good value.

  • Lumsden Cottage is a great choice for a fishing trip and/or family vacation. The town is centrally located and charming, quiet neighborhood, and the house is immaculate, comfortable, and roomy. I especially appreciate the well-equipped kitchen with dishware and cookware allowing me to actually prepare meals -- have often rented more expensive places that lack this. Rob is responsive and helpful -- Highly recommend!

A cozy, newly refurbished home on our family farm located in Northern Southland - 10 minutes out of Lumsden and just 30 minutes from Gore; the trout fishing capital of NZ. Queenstown, Te Anau and the stunning Catlin's coast are all within 2 hours drive.
    Nestled in a picturesque valley with panoramic views. A hop, skip and jump to the main highway. Our farm boundaries the Tomogalack river, which flows into the Mataura - perfect for fishing and swimming. Lumsden has a couple of great cafes, and a well stocked supermarket. Our local pub has excellent dining options and is just a great place to socialise and unwind. If it's snow skiing you prefer, Toia te Manawa is the perfect place to stay to avoid the hustle and bustle of Queenstown. Enjoy the scenic drive - only 1 hr from the Remarkables ski field.

    Located on the Main Street of Lumsden with close proximity to the shops the river and the cycle trail this is the perfect place to put your feet up and relax. Its not fancy, but its clean and comfortable and has everything you need for a stay in a great little town, whether it is overnight or longer. Lumsden is a great hub to base your holiday, being close to all the great tourist places, and still has all the services that you may need.

    Make sure you check out Route 6 Cafe for your wining and dining requirements, and then take a stroll down the cycle trail and check out the awesome scenery in our little piece of paradise.

    Welcome to our cosy, warm private fully self contained spacious 1 bedroom guest house converted from a woolshed which is situated on our working dairy farm. It has 1 queen bed in the seperate bedroom, a lounge, kitchen & bathroom for the occupants and has everything you need for an overnight stay and to cook a meal if you prefer. It is located: 30km from Gore 40km from Waimumu 30km from Lumsden 98km from Invercargill 100km Te Anau 130km from Queenstown (International airport)
    Our place is a work in progress so we are always working on changes and improvements so photos may differ slightly when you arrive but only for the better :) It is very spacious with living, dinig, kitchen and separate bedroom.
    You will be staying on a working farm so will hear occasional "farm noises" like cows mooing etc

  • Sue's house is large and the whole is available, with everything you need. This is a great place to relax and enjoy the city life. However, it is necessary to pay attention to mosquitoes because it is far from the city, so it is best to buy enough rations before check-in. The kitchen is very convenient and what equipment is available. The only suggestion is to move the washing machine in. The taste of the laundry area is really unbearable.

    Relax in this newly renovated farm cottage situated in a picturesque, peaceful valley. The hosts run an environmentally award winning sheep farm, therefore the cottage is surrounded by farmland. You’re just a short distance away from a state highway so this location is an ideal central base for your sightseeing activities, close to fly fishing rivers/lakes and ski fields (1hr45min - Remarkables top). Your hosts at times may not be available to meet and greet you but a lock box is available.
    You have the entire, self contained farm cottage to yourself. Freedom walking and mountain biking are available on this unique property. Please note availability is restricted during spring lambing and is weather dependent for safety reasons.
    Traveling is tiring so the central location of this property makes it an ideal home away from home for multi night stays. The Caroline Cottage Retreat is centrally located and is a 1.05 hour drive to Te Anau, Milford Sound (Piopiotahi) 2.50 hrs, Queenstown 1.25 hrs, The Catlins 1.55 hrs, Invercargill 50 minutes and Bluff (gateway to Stewart Island) 1.15 hrs. Gore is a 40 minute drive. There is anglers access 3.5 km away at the end of our valley to the Oreti River.

It is clean and well appointed with lots of great touches and lots of unexpected things like the cupboard full of essentials, the treats, everything. I highly recommend a stay there to all.

  • We absolutely loved our time at Sweet Caroline Cottage! It truly is a hidden gem in NZ. We arrived at sunset to a beautiful view of distant mountains and fields of sheep. While we didn’t get the chance to meet our host Kim, she left us some delicious chocolate cakes as a welcome. The house is so charming with great decor and cozy bedrooms. It was stocked with all of the essentials too. All we wish is that we could have stayed longer! Thank you for a great overnight experience in rural Caroline!

    Centrally located in the sleepy fly fishing town of Lumsden, lies the very quiet, Fly Line Cottage. A lovely little brick cottage consisting of 3 bedrooms, one bathroom, separate toilet and laundry. Guests will enjoy the tasteful decor and have plenty of free parking on the property. For the coffee lovers, we have a Nespresso coffee machine and an assortment of coffee pods and milk frother. We have a large, non-stick, electric frying pan, a wok, toasted sandwich maker and a large casserole pan, perfect for those who are on the go. The kitchen also boasts a microwave oven, dishwasher and InSinkErator. There are also a few board games and books for those sleepy, rainy days. A large, flat-screen, smart TV sits proudly in the lounge room along with a dedicated workspace housing a computer and printer with unlimited Wi-Fi for those who need to touch base with work or home. A gas fireplace and air conditioner ensure the house stays warm on those cool, southern nights. A great laundry room, complete with hanging space for your waders will meet your expectations. For those who love to BBQ, we have a wonderful Ziegler & Brown gas BBQ which you are encouraged to use.     Settled in 1862, Lumsden is a must for most trout fishing enthusiasts. The township is a major junction point in Northern Southland, offering tempting destinations in all four directions and therefore an ideally central location. Trout fishing in well-known waters such as the Oreti, Aparima, Waikaia, Mataura and Brightwater are all within easy reach. Fishing guides are available locally for you to contact at your own cost. Pop on over to the east to Gore, another fly fishing mecca or slide an hour south to Invercargill to beautiful Stewart Island. If action and adventure are your kind of thing, head north to Queenstown, a breathtaking one hour drive around the beautiful glacial waters of Lake Wakatipu. The world-famous Fiordland National Park is a wonderful drive to the west where you can find rugged granite-topped mountains and the glacial-carved fiords of Doubtful and Milford sounds. Locally in Lumsden, a must for visitors is the Bafe Bakery, world-famous for their wickedly delicious, American style donuts and scrumptious pies. You can also grab freshly made sandwiches from the supermarket for those who want to take a packed lunch. Alternatively, why not relax and drop into the local cafe, Route 6, which has taken its cue from the classic Route 66 American diners.

    Athol is nestled in a sheltered valley in Northern Southland in between the Eyre Mountains and Hector Range. We are walking distance from the famous Mataura River which is great for trout fishing and even closer to the around the mountains cycle trail. Food and drink is also available at two locations in Athol, only a short walk away from Athol Valley Cottages.
    Our 50m2 self-contained two bed room farm cottage is a warm, comfortable place for travelers. We provide linen and laundry facilities. Our cottage sleeps four people. Two single beds and a double. We encourage guests to relax on the deck while in the peaceful country setting.
    Athol is a small town in Southland, New Zealand. It is located on State Highway 6, 55 km south of Queenstown, halfway between Lumsden and Kingston on the Southern Scenic Route. Farming has always been very important in the district, though in earlier times gold mining, centred on nearby Nokomai, was also significant.
  • We loved our stay at this little cottage. It was small, but cozy and my husband and I never felt cramped. The house had everything we needed for a comfortable stay. The beautiful Mataura River is nearby, and we when we weren’t out trying to catch those spooky trout we loved sitting with a drink on the patio in the rocking chairs, and looking out at the beautiful scenery. There isn’t much in the town itself, but we definitely enjoyed more than a few delicious baked goods from the cafe across the highway and a beer from the Brown Trout cafe. I would definitely recommend a stay here!

Amanda was very helpful and supportive in facilitating this, assisting with Airbnb staff throughout the process.     Welcome to our newly built self contained unit on our Southland sheep farm. You will have your own personal space and private bedroom and bathroom. There is a small kitchen available and a microwave in the unit or if you wish you could head to the nearby Waikaia Hotel or we are happy for you to use the kitchen in our home.
    We live in a great part of Southland. You will enjoy the peace and quiet of the rural lifestyle while enjoying great views and interacting with the friendly sheep outside your bedroom. We are close to the Mataura and Waikaia rivers for excellent trout fishing. You can also access nice walks at Piano Flat around 25 minutes drive and we are an hour and a halfs drive to Queenstown.
    We are in rural Southland and have a magic spot with great views and peace and quiet. We are 30 minutes to Gore 10 minutes to Waikaia and Riversdale and 90 minutes to Queenstown.

The Mataura River is well known for the quality of its brown trout fishing, and the Around the Mountains Cycle Trail, opened in November 2014, has further boosted visitor figures. There is some uncertainty over how Athol received its name. The first record of it is when the township was surveyed in 1863. Several suggestions have been made. One is that it was named after Harry Athol, the proprietor of the first hotel. There is no early record of a person of this name and there may be a confusion with Harry Arthur, who ran the Athol accommodation house in the 1860s. Another is that it was named after the home district in Scotland of early landowner W. B. Rogers. As Rogers was born in New Zealand and his father came from Cumberland, England, this is not likely to be the case. Athol is 275m above sea level. It lies on a small plain surrounded by mountains, including the Mid Dome (1478m) to the south and Flagstaff (1037m) to the east. To the west of the township flow the Eyre Creek and smaller Quoich Creek, and these join the Mataura River about 2 km to the south.

We ordered a dinner (meals are available for a fee) and enjoyed a delicious meal with Deb, Moya and Gerry. Gizmo, the little dog, is a delight. At Deb’s suggestion we booked a discount Milford Sound cruise and saved lots. An enjoyable stay!

    Woodchoppers Inn – 26 Wylam Street Location is in the middle of the southern part of South Island, town is part of a small friendly, rural community. Facilities include bathroom, two bedrooms with double beds, front door does open up into the first bedroom as it is a colonial cottage layout, living/lounge and self-contained kitchen is back part of house which includes microwave, George Foreman grill, oven and gas hob to cook on. Tea, coffee and sugar are supplied. Within easy walking distance is the local pub (please note pub is closed on a Monday), café, dairy, and the must see museum and bottle house. Also in close proximity are amazing views, Piano Flats, Waikaka, golf course and tennis courts across the road and access to fishing and goldmining in the Waikaia River. Sleeps 4x ppl, suitable for family or two couples, can set up stretchers to accommodate extra people. Help yourself to books, games, puzzles, DVDs, bikes, fish rods. Please note there is no WiFi available however local pub does have. HISTORY of Woodchoppers Inn Built in 1890 This is the first house My (Kelly) Great-Great Grandparents built when they first came over to New Zealand. As you walk in the front door straight into the first bedroom the two lads in the pictures on wall are my Great-Uncles, the girl standing in front of the house in the lounge picture is my Great-Grandma Elsie who lived till 95 long years and made the best scones! The kitchen and bathroom were added in the 80s, traditionally toilet was outside and all cooking was achieved on coal range. Woodchoppers Inn Cottage is our getaway Enjoy your stay at our wee historical gem! Check out the local museum and see if you can spot our house and the my two great uncles!

The cottage has many lovely old ornaments and decorator items throughout. Lots of hot water too. The beds were snuggly warm and comfy. Kelly and Noline communicated very well. Easy check in and out.

    Welcome to our family holiday home in the historic gold mining town of Waikaia, Southland which is within easy walking distance of the Museum and the must see Bottle House. Also in close proximity are fantastic walks with amazing views, golf course across the road and access to fishing and goldmining in the Waikaia River. The local Pub and Dairy/Cafe (WiFi available) are within easy walking distance with great customer service and light or sit-down meals available.
    Our family holiday home has indoor and outdoor places for dining, entertaining or relaxing by the fire, with an outdoor barbeque area surrounded by a mature garden planted by June featuring rhododendrons, apple trees and vegie gardens planted by Merv and tended by daughter Pamela. Enjoy the quaint ambience of 45 on Willington where the possibly of a peaceful getaway can come true. Originally built as a holiday and retirement home by June and Merv Coutts, with a combination of old and new recycled materials from Merv's days as a demolition expert, both spending many hours cleaning bricks for the feature double brick walls. Merv's father Alex Coutts' picture is on the wall and flagons and glass bottles are from the family Whittinghams Brewery in Invercargill (closed when prohibition came into force). Facilities include two bedrooms, one with double bed and bunk beds accessed from the covered veranda, one with double bed with external access to the veranda and internal access via sliding door to Bathroom & combination Laundry. Full kitchen facilities, range, microwave and two fridges, with tea, coffee and sugar supplied. The Bathroom/Laundry has shower, toilet, vanity, supertub and washing machine. The large kitchen has a dinning table and chairs and wooden stairs down to the living/lounge which has a sofa bed for extra guests (it is open plan so can lack privacy), Within easy walking distance is the local pub, café, dairy, golf course, new museum and the must see bottle house which June and Merv helped build, June collected hundreds of bottles, cleaned and placed them. Also in close proximity are fantastic walks with amazing views, for history visit the old graveyard, and access to swimming, fishing and gold mining in the Waikaia River.     A classic fishing cabin located a few hundred metres from outstanding fly fishing in the Mataura River and a short drive to Brightwater, a renowned stream brimming with trout. Comfy, warm and stocked with all the amenities you'll need to enjoy your stay in the midst of a larger farm.
    A short walk to the Mataura River and Brightwater Stream and an hours drive to the Mararoa, Oreti, Von, and Waikaia rivers for some of the best fly fishing in world, our fishing cottage is located in the heart of it all. A full kitchen at your disposal, comfy living room and outdoor deck provide a sense of being out amongst it all.
    The cottage is in the middle of our farm bordering the Mataura River. Garston is a nearby town as is Athol, Kingston and another 40 minutes up the road is Queenstown. Local pubs and cafe's are authentic NZ locals with great people all around.

    Welcome to Southland, where we’ve always called our holiday homes “cribs”. This wee crib is a freshly renovated cottage in the grounds of Athol Gallery. Perfect for a rural getaway or creative retreat, with world class fly-fishing on the door step, Athol is also a good base for exploring Fiordland and the idylic countryside of the deep south. Our crib is cosy and comfortable, with a classic kiwiana flavour, quality contemporary furniture and art on the walls by local artists from the gallery.
    Our crib sleeps 4 people comfortably, with room for a fifth guest on the fold out couch in the studio room. In addition to the must have mod-cons (good wifi, local TV, and a bluetooth speaker system) we have a selection of traditional Kiwi holiday board games, local photo books, novels, and a classic old school CD collection. There’s also a desk set up with some art making supplies for creative work in the studio.
    Athol is a lovely quiet village in the Upper Mataura Valley. There are two venues within walking distance for food and drink.

We used this as a base for exploring Queenstown for a couple of days. Yes, it's an hour's drive each way, but it was worth it for the cost savings on a busy weekend.

  • Artist cottage, perfect! It's very clean, everything is new, especially the bedding, and it's very comfortable ~ My three-year-old daughter depends on the bed every day ~ There is a gallery in front of the cottage, and the works inside are great! There are many books and CDs in the room, the music is great, and we are not willing to turn on the TV. The house is in a quiet town, and the cafe in the town is also good. We had great fish and chips there. , Unfortunately the stay time is too short, there are opportunities to go to stay a few more days!

    Lumsden is a quiet and quaint town. There is a park and playground directly across from the hotel and the Oreti River is a short walk away. A beautiful place to relax and explore.

  • The hotel was cute and vintage, and the beds were comfy. Melanie provided soap and shampoo bars for each person which were made in NZ. The kitchen was also stocked with pots, pans, utensils, and dishes for guests to use. The town is quiet, but a main road does pass through, so it's easy to find.
