Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.
The Old Smock Mill is a gorgeous four storey building it has carefully been restored to a very high level. We now have opened the ground floor so if couples wish to come with another couple you have the option. The ground floor area can only be booked with the upper holiday let as they are in close proximity of each other. The ground floor website is Old Smock Mill Garden Hideaway. The Mill has eighteen inch brick walls and a white weather boarded tower which stands out on the landscape. The oak exterior staircase leads up onto the beautiful staging where you enter into the Mill. Massive beams span each floor carrying the original upright shaft giant spur wheel and sack hoist. It is a very unusual romantic and memorable place to stay. Each room has been carefully designed to be in keeping but comfort and modern facilities are well catered for. A welcome basket including the owners chickens organic eggs will be given on arrival. Bedroom: Beautiful French king size bed with crisp white cotton sheets. There is a beautiful old copper basin sink and taps and a unique pulley system for hanging clothes. Large beams hold the iron giant spur wheel a stunning spiral staircase leads to the bathroom. Bathroom: Double ended bath, pedestal basin and toilet. Walk in wet room shower with under floor heating. White fluffy towels and locally made hand wash are supplied as standard. Kitchen: The kitchen is well laid out with washing machine/dryer oven hob fridge/freezer dishwasher toaster kettle and a good range of saucepans frying pans cutlery glass and china. Living Room: Dining area with round table and four chairs. Sitting area comfortable leather sofa and two chairs TV DVD player and WiFi. A gas wood-burning stove is great to sit by in the evenings. Other: The 9' wide staging where a round teak table and four chairs are supplied. A bench on the morning side of the staging and two teak steamer chairs for sunbathing. There is an area under a large old apple tree which can be used in the garden for barbecuing. Cleaning/Towels/Linen: All towels and linen is included. Each week the linen and towels are changed and the mill is cleaned. Amenities/Facilities: Barbecue, Parking, Views onto the owners garden. Dishwasher, Fridge/Freezer, Hob/Stove, Oven, Tumble Dryer, Washing Machine. Central Heating, Internet Access, TV. About the area Accessibility The Windmill is not suitable for wheelchair use. Outside The area around the mill at first floor has a oak staging balcony 2.5 metres wide which encircles the mill. There are quality tables and chairs provided with teak steamers and cushions for relaxing in. A barbecue can be supplied to be used in an area in the garden not on the staging. The owners garden is private. Coast/Beach The local beach is Camber sands with its fantastic sand dunes and wide open sandy beaches. It lies close to the lovely Cinque Port town of Rye. Well worth a day trip! There is also the seaside town of Hastings approximately 30 min. away with its famous fishing huts and Jerwood Gallery. The old town is very charming and full of unusual shops but the beach is mainly pebbles. Golf The local area is rich in golf courses with a varying degree of difficulty. In forest Cranbrook there is a full 18 hole course which is less then five minutes away. In Biddenden there is a par 3 18 hole course called Chart Hills and Dale Hill at Flimwell. How to get there Gatwick is 36 miles away. Heathrow is 54 miles away. Ports of Dover 40 miles and Folkstone 36 miles (for euro tunnel) respectively. A car is essential for getting around as the bus services are intermittent. Taxis can be used but need to be booked. Staplehurst station with a direct line to London in under an hour is 15 mins away. Distances Benenden is around 10 min. walk and is the closest village. Tenterden and Cranbrook are around 10 min. by car, both are interesting places to visit. Cranbrook with it's working Windmill and Tenterden with the steam railway. Bewl water (also is the place of lapland UK) which is great for renting bikes and catching a ferry round the reservoir is about 15mins by car. The famous gardens of Sissinghurst Castle and Great Dixter are 10 min. by car. Further Details Benenden has a village shop and traditional butchers. For bigger shops Tenterden contains a Tesco & Waitrose. In Cranbrook there is a co-op supermarket and Hartley Dyke farm shop which also has a great fish shop at good prices. There are ATM machine and Banks in both Cranbrook & Tenterden. Both Tenterden and Cranbrook have sports halls indoor swimming pools and public tennis courts. Apicius is a Michelin starred restaurant in Cranbrook booking essential. West House at Biddenden is another Michelin starred restaurant. The Bull at Benenden has good pub food and the Woodcock at Iden Green both reasonably priced. Fabios' in Cranbrook is a deli/cafe and has delicous Italian fare and serves the best coffee around.   • We booked Clare’s place as a very last minute escape following the cancellation of our trip to Berlin because of the ongoing Coronavirus situation. We wanted somewhere rural and private as a kind of ‘escape’ from the current situation... and what an escape it was... The location was amazing.... lovely views of the countryside and wildlife... to wake up to chickens and ducks playing in the pond opposite the mill was very cute......you can stay in the mill and see no one if you like, or drive 5 minutes into a lovely quaint town...perfect. The mill is simply stunning....no other words; beautifully finished and furnished... an absolute testament to Clare who project managed the mill’s restoration.. It was spotlessly & professionally cleaned before our arrival, the bath was amazing and the bed ridiculously comfortable. Clare was very generous & kind. The ‘perfect host’. Communication was excellent and all the extra touches on arrival ( I won’t ruin the surprise) made us feel special & welcome. If you don’t stay here, you really are missing out!! In this current climate of uncertainty and anxiety, this is really the perfect escape. We’d love to stay again in the future. Thank you Clare

  • We had a really amazing stay at the windmill. It’s such a unique building and really nicely done inside. We really enjoyed sitting out on the staging to watch the sunrise, despite the single figure temperatures. Claire is an excellent host! She was really helpful - lending us some bits to clean up our walking boots after encountering a huge bog on our afternoon walk. Highly recommend a visit and we’d definitely be keen to stay again.

    The wing is on the ground floor and includes an open planned 50ft living/dining room and a separate bedroom with ensuite. There is no kitchen access with this suite. The living /dining room is set up with a grand piano, cinema screen and large writing desk one end and a dining area the other end. In the centre of the room is the TV with sofas and comfortable arm chairs. The dining area includes a large dining table, small fridge, cabinet with wine, champagne and water glasses, crockery and cutlery, kettle and toaster. Tea, coffee, milk provided. Local pub does takeaway and delivery. There is a film server with over 6000 films to choose from to watch on the cinema screen. Accessed from your private living/dining room, on the ground floor, is a bedroom with stunning en suite bathroom with 2 basins, walk in shower and a sunken 'Japanese style' soaking bath for one person, deep and square (1mx1m). TV and King size bed made with Egyptian cotton linen. A feature of the property is the original Victorian stable doors which can be left open or can be closed to provide black out for the bedroom or for watching a film on the screen. The inner courtyard can be used for access to the property only. The front of the stables has a table tennis table and an outdoor draughts board, both available for your use. This area can also be used to sit and enjoy the sunshine, or the lawn adjacent to the property.
    The Stables is set within a 50 acre estate surrounded by stunning countryside. There are 3 other properties on the estate, along with woodland, fields and lakes. Mayfield (1.5 miles) is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, bakery, grocery shop (open until 10 pm), wine shop, clothes shops, gift shops and a magnificent medieval pub. It was awarded 'Best Village in Britain' by The Times (13/3/17) We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park.

  • We’ve stayed at one of Theresa’s other listings, and it was stunning just as this one is. Be prepared to veg out in luxury and treat yourself to movies and activities. This suite is absolutely beautiful and enjoyed every minute staying there. The area that the property sits in is remote, quiet and very calming and enjoyable. Would recommend, especially for families :)

  • Such a lovely space - the cinema screen and hot tub bath make it really special. Incredibly clean and has a luxury feel. Theresa even sorted balloons, chocolates and petals making it extra special. Just take note there is no microwave- a fridge, kettle and toaster are all there but not a “kitchen” as such. Would definitely stay again and have already recommended it to some friends!

    Bardown is a 90 acre working farm with panoramic undulating views. Sleeping 16, our Sussex barn is converted into 3 cottages each with its own living area and kitchen but with enough room in the middle cottage to all eat and relax together. Enjoy our warm outdoor pool or try one of the many beautiful local walks. It's just an hour by train from London direct to Stonegate station. Bardown Farm is the perfect location for family and friendship groups, business get-togethers and activity retreats.

  • Alison was a great host and incredibly welcoming and accommodating, even when it was an inconvenience! An amazing house with incredible views and a great pool. We had a hen party here and the cottage was perfectly kitted out with every utensil you could hope for in the kitchens, and TVs all over the place for downtime. Lots of space and didn’t feel crowded at all. Perfect as well as the rooms were all 2 single beds so plenty of privacy. It’s a great location if you want the remote beauty of real English countryside.

The middle cottage was big enough for 12 of us to sit and enjoy dinner together. A perfect location for three generations of family to enjoy a weekend away.

  • We were a party of 14 women celebrating 40th, 50th and 60th birthdays. The location is great with fabulous views over the countryside. We rented the whole barn and each of the 3 cottages have well equipped kitchens and comfortable bedrooms. We loved the visits from the chicken and dogs and enjoyed feeding all our scraps to the pigs. Weather was fab and we enjoyed the use of the outdoor pool which is heated. Took a nice walk around the lake and sunflower field. Alison is a lovely, friendly host who gives you privacy. Would say accommodation better suited for 12 people as sofa beds not very comfy but apart from that it was a fabulous stay.

The perfect weekend retreat or mid week business getaway location - spoil yourself, this venue is amazing just read our reviews! We can arrange anything you need from taxis, catering, activities, wine tasting, pamper sessions, to cocktail flairing! A real emphasis on luxury and a boutique hotel feel. Four floors of heaven and all within 1 hour of London.
    A fabulous Grade 2 listed Victorian pub, now luxury self catering accommodation for up to 16 people under 50 minutes from the centre of London. We cater for families who want to celebrate a special occasion or just want to get together for family time, to companies who want the ultimate corporate getaway and the opportunity to hire their own private boutique hotel. The Bull has a fully equipped kitchen, utility room, dining area with a table seating 16, sitting room with plenty of comfy sofas, open fire, media room with 65" Ultra HD TV, 8 bedrooms and 7 bathrooms, 6 of which are en suite, 2 more WC's on ground floor. Four of the king size beds will split into singles. South facing courtyard. Only 30 minutes from the coast. The Bull at Brenchley was built in 1864 and retains many of the original features - but with mod cons too! The ceilings are high and the dining area and sitting room are open plan. These used to be the bars in the pub. The kitchen is fully equipped with a 7 burner hob, double oven and grill. There is a dishwasher, washing machine and tumble dryer and microwave in the utility room. The pantry is full of dishes, bowls, jugs - everything you could possibly want. So if you are real foodies you won't be short of utensils, pots and pans. All of the bedrooms are good sizes, the smallest room has bunk beds with full size 3' beds. Six of the bedrooms have en suite showers or bathrooms, 4 of which have under floor heating and demister mirrors. The 7th shower room is on the top floor and is between two bedrooms so would be ideal for a family who want to be next to their children. The original beer cellar is now a TV media room with a 65" curved Ultra HD TV with Sky TV, YouTube, Netflicks. For business visitors looking for a business planning/strategy away day, the TV will link to your laptop with an HDMI cable, so it's great for presentations and our quoted prices are inclusive of VAT, so it's a very good deal! We also have a projector and screen available for business visitors. This room has reduced head height in relation to the 9' ceilings upstairs, but unless you are 6'4 plus you will be able to stand up in the middle. There is also an area to sit and play cards or games and two huge sofas for lounging around. There is an old fashioned record player and LP's and a Karaoke machine. We have Super Fast Fibre Optic Broadband because we know how important it is! You will be able to stream TV on your laptop and work if you really have to. The beer garden is a small south facing deck and patio area. There is plenty of space to sit and eat with a large dining table and parasol. It's a pretty garden that is private, with outside fairy lights for evenings. We would stress that Brenchley is a small village and we ask our guests not to remain outside after 11pm as the noise travels and may disturbs our neighbours.
    Brenchley is a lovely Tudor village, many of the houses are from the 16th Century. The Bull is Victorian because the original thatched pub burned down 150 years ago. There are fabulous walks that take you to many pubs in the local area. Matfield is a neighbouring village with a village green and three pubs surrounding it. Cricket matches and village fetes take place on the green. Horsmonden 2 miles in the opposite direction has been voted the best Village Stores in England.

  • Where do I start, I have just returned from this beautiful house. It literally is faultless. From the minute we walked in we were running around exploring and squealing with delight. I had organised a group of ladies for the weekend as a surprise for my sisters 50th.. Everyone commented on how fabulous it was, and you cant always please everyone...but you did!. We had caterers come in on the Saturday night from The Kitchen of Kent (a recommendation from Rob and Debbie) who were amazing, a walk to The hopbine for Sunday lunch, again amazing then back for the rugby in the amazing basement room, where the 2 nights previous we spent most of our time on the karaoke....a huge hit. There is nothing negative to say, the rooms are all beautifully furnished to such a high standard and you can see the thought and effort that has gone into this amazing house. The ladies want a repeat next year.....we will return. So once again thank you Rob and Debbie, you made my sisters weekend one to remember

  • The Bull is the perfect spot for business teams or families that want a classic part of British countryside. A beautiful coffee house “The Little Bull” is next door, a wonderful butchers ready for cater for breakfast and a handy mini supermarket/post office opposite. I took my team of 12 and there was plenty of space. We went on a country walk across fields on the bridal path to some traditional pubs and the whole experience felt straight out the film “The Holiday” Would certainly recommend to any large groups. Superb communication the whole way also.

  • I have just returned from a 3 night stay over new year at the Bull with 15 friends and 2 four legged friends!! This place is beyond amazing. It was so well equipped to a very high standard. The extra touches were amazing and made such a difference. We loved the cellar with comfy sofas and karaoke and our 2 dogs loved the courtyard garden!     The barn, in the grounds of our 15th century house but nicely private, is decorated in comfortable, modern rustic style, with underfloor heating and a wood burner. Outside is a fire pit for toasting marshmallows and stargazing before climbing into the king-size bed, dressed with soft Egyptian cotton. There's a large walk-in rain shower and robes. There are books to read, DVDs to watch, board games to play. Tear yourself away to explore the stunning local countryside, gardens, vineyards and castles or to eat in great pubs and restaurants.
    Our holiday let is set in the grounds of our 15th century house, yet it is not overlooked. It has recently been refurbished (March 2017) and we have tried to make it the kind of place we like to stay in ourselves. The large, light-filled, open plan living/kitchen/dining area has floor to ceiling bi-fold doors opening out onto its own garden. Sit outside - choose from the table and chairs or the big double sun lounger - and listen to the birdsong or go for a stroll in the meadow. By night you can enjoy a starry sky by the light of the fire pit, which also has a grill for BBQ - or marshmallow toasting! The decor inside is 'country cool' - luxuriously comfortable and with nods to the area's heritage as 'The Garden of England', including vintage apple crates used as kitchen shelves and a framed photo of workers in a local hop field in the 1940s. In fact our house next door was, until recently, the farmhouse for the surrounding hop farm which still operates in the traditional way - one of the last remaining in Kent! There's a bedroom with king sized bed and garden views. The bed linen is 600 thread count finest Egyptian cotton, the duvets and pillows goose down. There's a Moroccan style shower room. Things are kept cosy with underfloor heating and fluffy rugs, a woodburner, soft bathrobes and slippers. Board games, books and DVDs will keep you busy plus there's free WiFi and a large flatscreen TV with freeview. The kitchen has all the essential equipment - whether you want to cook up a feast or simply prepare snacks to sustain you in between visiting the many excellent restaurants in the area. We provide a welcome hamper including milk, bread, butter and eggs plus a bottle of local wine to kick off your stay. You will find olive oil, salt, pepper, dried herbs and spices, tea, coffee and sugar. There's washing up liquid, dishwasher tabs, cloths and cleaning products and, in the bathroom, heavenly Aromatherapy Associates body wash, shampoo and conditioner. We also provide logs for the woodburner and for the firepit. End of stay cleaning is included. John is a rehabilitation specialist and also teaches Nordic Walking and Pilates. Mayfield (1.5.miles) has two pubs (Middle House and Rose and Crown) and also coffee shop called The Pink Cabbage’ serving breakfast. Please note this is a rural property- the nearest public road is half a mile away- the perfect location if you are looking for a relaxing, peaceful get-away. The bathroom/dressing room is magical, creating a luxurious vibe for total relaxation.
    Merrieweathers House is set within a 50 acre estate surrounded by stunning countryside and reached by a half mile drive from the main street. There are three other properties on the estate along with woodland, fields and lakes. The medieval village of Mayfield 1.5 miles away. Mayfield is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, wine shop, clothes shops, gift shops, convenience store (open until 10pm) and a magnificent medieval pub. Crowborough 15 minutes away has a Waitrose and Tesco. We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park. A day out in London or Brighton is easy. Guests have also visited local wineries (inc. Chapel Down), gardens (inc. Batemans, Sissinghurst and Sarah Raven's garden and courses) and castles (Bodiam, Leeds). I provide an extensive list of local attractions including gardens and national trust properties, farms and zoos, beaches, historic buildings and castles, golf, adventure parks, boating and cycling.

Private veranda with a fire-pit and a small garden where you can watch the birdlife including woodpeckers. Catch the odd glimpse of the deer in the woods. All totally isolated. It is a perfect place for couples and singles to come and get away from busy lives and there is so much to do within easy reach there is not room to attempt to list them all here. Alternatively snuggle in and watch some DVD's and have some much needed down time. Some of the attractions are the harbour town of Rye, Royal Tunbridge Wells, Hastings, Battle, Headcorn for the aerodrome and Maidstone. Too many NT and Heritage sites to list but you can easily get to Batemans, Scotney, Bodiam, Leeds and Sissinghurst Castles and Hole Park in Rolvenden which is privately owned and Great Dixter Manor and Gardens just down the road. Bedgebury Pinetum and Hempstead Woods offer fantastic walking opportunities and also cycling is a very popular hobby in the area, you can bring your own or hire one locally. There is the Bodiam Boating Centre a couple of miles away where you can take leisurely craft up to the Castle or hire a kayak and go up and down the river at a more leisurely pace. The East Sussex Vintage Steam Railway is to be found in another Cinque Port town of Tenterden which is only a 15 mins drive. The railway can take you on a 10 mile trip through the countryside and up to Bodiam. If the weather is on side Camber Sands is 30/40 minutes drive offering miles of golden coastline and Winchelsea not too far away. The village of Sandhurst is set amongst acres and acres of vineyards and hop fields. Luckily the end products can be tried and tested at nearly Chapel Down, Biddenden and Hush Heath Vineyards in Staplehurst. You also do not have to go far at all for plenty of great places to eat and drink including cafes, restaurants and old traditional country pubs. If the weather is inclement then nearby Hawkhurst (and Rye) offers a lovely boutique cinema, the Kino, where you can sit in small theatres and enjoy the latest films with a glass of wine and some sweet treats !. A fully self-contained cabin with open plan lounge/dining/kitchen area, king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. The Cabin is set on one level but it has steps up to it. Lounge area has a large sofa and an electric wood burner, a flat screen TV able to play on-demand Netflix, Amazon Prime (guest own account), catch-up TV with a built-in DVD (some DVDs supplied) and a DAB radio. Dining area with two chairs and a table. Bathroom has a shower, toilet, basin and heated towel rail. Wifi included. Decked veranda with Adirondak chairs where you can sit and have breakfas.t, bird spot and see the odd deer in the woods and the ponies in the fields beyond. There is a fire pit where you can roast marshmallows and sit out under a canopy of star on a clear night. There is also a small garden area with a picnic table. The veranda looks out onto the 8 acre wood. Stunning when the bluebells are out.
    Our neighbourhood is very peaceful but you do not have to go far for a multitude of sites to see and places to eat and drink. Recommendations can be given.

    Our home is located a 15 minute walk from the village of Hawkhurst in Kent. About 20 mins away is Tunbridge Wells and 25 minutes is wonderful Rye and the coast. There are numerous national trust properties on our doorstep, Bedgebury forest with its walking and mountain biking . There are endless wonderful country pubs, walks, golf courses all within a very short drive. This room is in our annexe tucked at the bottom of secluded garden. The next door Oak and Ivy Pub is ideal for a quick meal.
    This room with king size bed, Apple TV, desk, wifi and ensuite shower room is ideal for a couple wanting to make the most of the local area and business travellers.
    On Water Lane a 5 minute walk away at the Walled Nursery's Vinery Cafe http://www.thewallednursery.com/index.phpthere fabulous breakfast and lunches are served daily. Next door we have the Oak and Ivy Pub and Hawkhurst a 2 minute drive or 15 minute walk also has several restaurants of note. Cranbrook the local market town has lovely shops and cafes.

    A one bedroom vintage mobile home set in its own little garden within a family owned Wealden smallholding backing onto Bedgebury Forest.Perfect for those wishing for a change of pace and who fancy free direct access into the Forest from our grounds. Our home is suitable for two guest.Not recommended for those who do not enjoy being at one with nature and eco friendly living .Please do look at all photos which have descriptions underneath.Our log burner cannot be used but we do have heaters.
    Our smallholding is set in an Area of Outstanding Natural Beauty on the Kent/Sussex border, down a quiet lane. We are a 5 minute drive into Hawkhurst village which has local shops, Waitrose and small independent cinema, The Kino. The accomodation has views over our fields, hedgerows and Bedgebury Forest. Guests are welcome to enjoy our private woodlands and fields and are free to enjoy a picnic or even cook using one of our fire bowls. There is off road parking in our driveway which is next to the accomodation. We are eco friendly and are creating a safe space for wildlife. We do not use pesticides and encourage bee friendly plants.
    Although no pubs are in walking distance there are many good pubs within 5 minutes drive.

The scenery is so picturesque; if you’re looking for a break away from the hustle and bustle of city, this is a perfect location that we will be recommending to friends. David and Jane were fantastic hosts who responded almost immediately and were so friendly and willing to help with anything. There was lots of information about the local area and directions to walk through the fields to bedgebury national park within 10 minutes - gorgeous walks in the spring sun. We didn’t feel the need to do anything else except walk, watch the sheep, sleep & eat! A great way to recharge. We will definitely be booking again and bringing out bikes for all the bike trials!

When I realised I’d arrived later than planned on my first night, I messaged to ask where I could book nearby for dinner. The reply came back within minutes - as I’d expected - only this time from David as Jane was out feeding they cows. They are an amazing duo!     This is our family home within a short walking distance of the picturesque town of Cranbrook. This is the only room on our top floor and so is nice and private. It is a spacious bedroom comprising of a comfortable double bed, a small sofa and an en suite wet room. Tea or coffee is in the kitchen, please help yourselves. Cereal and toast will be left out for you for breakfast and ready for you to have at your leisure in the morning, if you’d like it.

    A lovely comfortable single room with a small double bed and sole use of the large family bathroom mornings and evenings. The cottage has a cosy kitchen, dining room and a lovely snug lounge area. About 3 miles away is Etchingham Station with good train links to London and Hastings. The patio is large and great for breakfast outside in spring and summer. We have a emu and peacock that live nextdoor, the peacock likes to pop in the garden. Kipling’s home Bateman’s is only a short walk away.
    The room is on the first floor with a small double bed for single occupancy and includes sole use of the beautiful family bathroom in the mornings and evenings. The room is at the front of the cottage so looks out to the road but the garden has a lovely view of fields and trees.
    Burwash is a lovely rural village surrounded by beautiful views. There are many places to explore including Rudyard Kipling’s home, Batemans. Batemans is now owned by the National Trust and is open to the public most days. There are 2 pubs in the village both serving food and a well stocked village shop. There are also some good farm shops close by. Etchingham station is 3 miles away with good travel links to London and Hastings. There are also lots of other places to visit as well. Mayfield is 8.3 miles, Bexhill is 11 miles, Hastings is 13 miles away and the historic town of Rye 22 miles away.

    Yew Tree Barn is conveniently located between the towns of Cranbrook and Hawkhurst, a short distance from the A229. The barn has recently been updated with a new, modern kitchen and bathroom as well as new carpets throughout. The old barn beams are a real feature of the space and divide the living room from the kitchen. We are located down a quiet lane and you will enjoy a peaceful, relaxing time with the only sounds being roosters and pheasants nearby.
    The interior is simple but modern and contains all the necessities for an enjoyable stay. Access is through a lockbox and private entrance. The bathroom has a walk in shower with extra large head, sink/vanity, toilet and heated towel bar. Fresh, fluffy towels are provided. The kitchen is well laid out with hob, fridge/freezer, washing machine, toaster, kettle and a good range of saucepans, frying pans, cutlery, glass and china (there is also cups etc. for children). There is a small table with 2 chairs and 2 stools, there are double doors leading out to the patio and views across the paddock. The sitting area has a comfortable sofa, armchair and pouf, there is a TV with Netflix and Amazon, WiFi, also some board games and books should you wish to unplug. The fireplace has a small electric heater and central heating throughout. One bedroom has a comfortable double bed with crisp white sheets, there is a chest of drawers. The other bedroom has two single beds and bedside tables. In the hall there is a closet to hang clothes and you will find an iron, ironing board and extra towels, blankets and pillows for the patio. Outside is a spacious patio with table and chairs which catches the afternoon sun, it is private and not overlooked. The view is over the paddock and vegetable garden. A barbecue is available and some complimentary coals to get you started. We are happy to provide additional items such as local maps, dog bowls, high chairs, toys (even duck food to feed our 3 ducks!)
    Our nearest towns are Hawkhurst (1 1/2 miles) and Cranbrook (3 miles). Hawkhurst has a small Waitrose and Tesco, as well as an excellent butcher, small bakery and a chemist as well as an atm. Kino is a nice little cafe with a digital cinema, perfect for a rainy afternoon. Cranbrook is a lovely little town with a beautiful, working windmill and many cafes, restaurants, a bank and small shops to browse. Twenty minutes away is the pretty town of Tenterden with it's heritage steam railway. Bedgebury Forest and Pinetum is a great place to walk or mountain bike. National Trust properties within 15 minutes include Sissinghurst Castle, Bodiam Castle and Scotney Castle. Bewl Water is great for walks, biking for the family and some time on the water. Other properties include Great Dixter, Hole Park and Pashley Manor. There are wineries, farm shops, fish farms and warm, friendly pubs to explore. There plenty of great places to eat, just ask for our recommendations, our neighborhood pub is the Great House and is excellent, there are Michelin starred restaurants and community run cafes all worth a visit. Our nearest seaside is Camber Sands with a wide sandy beach, nearby is the charming town of Rye for fish and chips, antique shops and a stroll through it's cobbled streets. Hastings is also within 40 minutes, it has a pebble beach but old town offers an interesting area to explore. Drive toward Dungeness and its famous nature reserve (and nuclear power station) and stop to explore the fascinating Romney Marsh. Fancy a day trip to France? You can be there in under two hours!

    Meadowsweet Farm is a very peaceful farm, with lovely panoramic view of fields and woodland. The garden is full of roses and flowers. Wildlife is abundant. We serve continental breakfast with our homemade bread, fruit grown in the garden when available. Guests are welcome to use the garden, play in it or go for a walk through 42 acres of meadows and woodland and sit next to a secluded pond on the veranda of the woodland cabin. Monique, Barry ensure a friendly welcome but respect your privacy.
    The second floor bedroom has lovely views over the countryside. It is cosy and bright. There is a toilet with washbasin next to your room for your use only, a shared walk-in shower on the floor below. Next to the sitting room there is another toilet with wash basin. A roaring fire in the inglenook fireplace welcomes you on chilly evenings. There are lambs in the field in the spring and bluebells and a plethora of wild flowers. Continental breakfast is served in the sitting room. It includes homemade breads, yoghurt, cereals, home made preserves. Milk from the local farm dairy is provided. We cater for vegetarians, vegans, gluten free, lactose intolerant. We are very keen to use environmentally friendly products throughout the house, as well as using responsibly sourced cotton bedding. We use memory foam mattresses, Egyptian cotton towels and bedding.
    The area abounds with places to visit. Bodiam castle, a 12th century moated castle, is 10 minutes away. Sissinghurst castle and its renowned garden created by Vita Sackville is also 15 minutes away. Other gardens to visit include Great Dixter, famous garden in Northiam just 3 miles away. Pashley Manor near Ticehurst. The seaside at Camber, a sandy beach or Hastings old town is half hour away. Rye,a cobbled medieval town with historical timber framed building is well worth a visit. Tenterden market town is also a jewel of Kent. London is accessible by train from Etchingham Station, 15 minutes away. The journey to London takes 60 minutes.

  • What a cosy place. We spent a whole afternoon sitting by the fire playing card and board games. A real retreat with the addition of some wonderful local heritage sites to visit. Slept like a baby on a very comfortable bed. We also came home with a leg of lamb from Acorn farm, just outside Burwash, saw a sign and just drove right in and spoke to the owner.

    We have renovated the whole house and guest room two years ago. The new guest room has its own entry through the main garden gate, powerful rainforest shower in the stone-tiled private shower . We are located in beautiful Cranbrook, close to lots of National Trust sites : 5 minutes drive to Sissinghurst Castle Garden, 20 minutes to Bodium Castle and Scotney Castle, 25 minutes to the Batemans. An ideal place if you are visiting Benenden, Tenterden, Ashford and Tunbridge well.
    The garden ensuite is located on the ground floor, while other bed rooms in the house are on the first floor, therefore guests have their own quite floor in the night. It has its own entrance to garden and drive way,perfect independent space in the house.
    Cranbrook is the historical trading town, nowadays is the town full of good schools, very close to lots of national trust sites and the famous high weald trail. If you like nature, history, hiking, biking, animals, castles, beaches, then Cranbrook is the perfect place to stay !
  • This place is very clean. The host tidies the room every day. We also enjoyed our privacy, as there was a separate entrance. I would have loved it even more if I had had a table, 2 chairs, a microwave, and a fridge. It was slightly awkward to close/open the gate. Nonetheless, we are grateful that Melody provided us with simple breakfast the night before. Would come back!

    Chittenden Lodge is a comfortable & well equipped house set within the grounds of our home, with its own private garden and summer house. The lodge offers a generous sized master bedroom with king size bed, a second bedroom with twin beds, with a cot bed or toddler bed available on request. Downstairs there is a comfortable sitting room with dining area. A highchair and other childrens equipment are provided. The kitchen is well equipped with a microwave, washing maching, dishwasher, Nespresso machine and breakfast bar. The enclosed garden is for guests exclusive use, and with prior arrangement, guests can enjoy the use of the heated swimming pool (JULY & AUGUST ONLY. ) The tennis court is available for guests use, with racquets and balls available to borrow.

    A pleasant double bedroom in a very charming, cosy and slightly rustic Victorian cottage. Easy walking distance to the town centre and the tourist sites of Battle Abbey and the 1066 Battlefield. Also nearby is The Great Wood which is good for strolls and the area is surrounded by the beautiful East Sussex countryside, ideal for walkers. Hastings and St Leonards-on-sea are a short trip by bus, train or car for a day on the coast.
    It is a lovely place to stay in the spring/summer, and in the autumn/winter I normally light the woodburner which is nice to come back to on a cold night.
    Battle is a beautiful rural town with local shops and places to eat and drink, including traditional afternoon tearooms and good old fashioned traditional pubs.

    Meadowsweet Farm offers a large sitting room with inglenook fireplace and wood burning stove to relax next to on chilly evenings. Continental breakfast is served at a table next to a French windows, overlooking numerous garden birds.A wide staircase leads to the first floor bedroom. There is a shared bathroom on the first floor as well as a toilet with washbasin on the ground floor and another toilet with wash basin on the second floor. There are lots of places to sit in the garden.
    Meadowsweet Farm is a small working farm, with lovely panoramic views of fields and woodland. The garden is full of roses and flowers. Wildlife is abundant, particularly birds. Most days a fox strolls around the garden. We make our own bread, yoghurt as well as the occasional preserves from fruit grown organically in the garden. Guests are welcome to use the garden to relax in, play games or go for a walk through the meadows and wood and sit on the veranda of the woodland cabin.
    Meadowsweet is a appears out of the way but it is 2 miles from Hawkhurst where there are two supermarkets, Tesco and Waitrose. We are also 2 miles from Sandhurst, where there is a small independent shop open until late. There are many renowned places to visit nearby :Bodiam Castle, Sissinghurst Castle, Great Dixter, Scotney Castle, the seaside town of Hastings, Battle Abbey, Penshurst Place, Hever Castle..

    Located 2.4 miles from world renowned Sissinghurst Castle Gardens in a tranquil, rural setting just outside Sissinghurst village, the host offers a comfortable, self contained garage conversion over two floors. The property is surrounded by beautiful countryside views and woodland walks. It is also ideally located for visits to stunning castles, gardens and pretty Wealden towns and villages. Reliable, regular train services from nearby Staplehurst (4.4 miles) to London take an hour.
    'The Cabin' is located adjacent to the host's recently refurbished 1897 property that was originally a Victorian Convalescent Home. It provides 1 double and 1 single bedroom upstairs. The downstairs area has an open plan kitchen/dining/sitting area and a bathroom with a shower. The host will provide all bedding and towels and there is a small hairdryer for guests to use. Guests need to note that the property has a space saving staircase with trap door between floors. Please look carefully at the pictures provided to ensure that this is suitable for your mobility needs. The Kitchen is fully equipped including complimentary tea and coffee, a dishwasher and fridge with small freezer compartment. There is a LG Smart TV with DVD Player. We offer a selection of DVD's and On Demand TV via the TV Apps. The TV is not connected to an aerial. Mobile reception can vary in strength depending on your provider. There is WiFi. The Cabin has it's own parking within a parking area shared with the main house. The one acre garden and external areas are in the process of being renovated and The Cabin's own courtyard garden is not yet suitable for guests to use although we are happy for guests to sit outside and enjoy the view at the table and chairs provided. The hosts are a family with two well trained teenage sons, a friendly dog, a black cat and some chickens with a rooster. The host's garden backs onto a farm and has sheep in the field at the bottom of the garden. It is possible to walk directly from the property onto a public footpath that leads through beautiful bluebell woods and a rural lane on a good circular walk.
    Our property is perfectly situated to visit many wonderful locations including, Bodium, Scotney and Leeds Castles, Sissinghurst Castle and Gardens and Great Dixter. For the more adventurous, Bedgbury Pinetum and Forest is 20 minutes away providing walking, biking trails and childrens activities. There are three local vineyards to tour: Hush Heath, Biddenden and Chapel Down. In under 40 minutes you can reach the historic seaside town of Rye with it's cobbled backstreets, antique shops and restaurants and in the opposite direction the Spa town of Royal Tunbridge Wells. Cranbrook is a pretty local town only 2.5 miles away with lovely cafe's, shops and pubs. The Milk House Pub in Sissinghurst Village is the closest gastropub with delicious food and a pleasant garden with children's play area.

  • What a place to stay!! Stylish place, very nice touches like fresh daffodills :) Enjoyed staying at Cabin a lot! Catherine is very nice host, gave us some breakfast essentials. When you lay in the double bed upstairs you can admire stars in the sky, also chest of drawers have decorative knobs :) Towels very very soft, enjoyed every moment of our stay. Would highly recommend!

  • Stayed over a long weekend for two nights and it was such a relief and stress free experience especially if you come from the city. Easily accessible though a car or taxi would be needed. We went for dinner st the Milk House pub which was terrific less than 10 minutes away driving. We also went to the Hush Heath Vineyard which was an amazing and tasteful experience less than 20 minutes driving. On a clear night you can see the stars laying from the bed due to the sky lights. We decided to cook one of the other nights and the kitchen has everything you could need for doing that! All in all a pleasant stay in the Kent countryside which may surprise you.

Catherine has done a lovely job of making the place comfortable and welcoming and has added some lovely touches like fresh bread and eggs from her chickens. We love it here, and wouldn't hesitate to recommend the place to anyone looking for a quiet relaxing break from the madness of daily life.

  • Fantastic stay in a really beautiful little hideaway. My wife and I were looking for a break away from the busy city life and this was exactly what we needed. The place was really well designed and set up. The hosts were very considerate and welcoming. The location was perfect. We were hoping to walk a lot but it rained a bit while we were there so we stayed in and really enjoyed the cosy feel too.

    The perfect getaway in the heart of the Kent countryside. Situated between the idyllic villages of Cranbrook and Hawkhurst with fabulous walking and in easy reach of the best country pubs around. This 300 year old detached barn has been part converted to provide luxury and comfort within the perfect setting for some peace and quiet and a break away from it all. This kitchen and bedroom suite is set within our home’s 11 acre grounds, but offers its own parking and front door for complete privacy
    Our self contained barn is set within gorgeous gardens and is well equipped with its own entrance, lobby area, with two comfortable chairs and a small electric wood burner stove. The kitchen has a table and chairs for dining along with a fridge full size oven and hob and separate microwave.Upstairs there is a very spacious double bedroom with an enormously comfortable king sized bed, sheets to die for, a TV and DVD player and a large desk area. We are working on wifi. There is then a lovely en-suite shower room. There is parking to the side of the barn that is dedicated to our guests. A wooden picnic table with bench seating is provided on the grass behind The Barn for guests use along with Director style deck chairs. Footpaths and bridalways draw you out, virtually straight from your doorstep, onto unforgettable walks all over the country side. The property is very conveniently located for trips to Sissinghurst Castle and gardens; Bodiam Castle and Bedgebury Forest (which is perfect for cylcling as well as walking). We are within half an hour of the South Coast beaches and the historic town of Rye (Camber Sands is a must see). Tunbridge Wells is 30 minutes away and Canterbury, Brighton and London are within easy reach by car or train. (Staplehurst or Etchingham being the nearest mainline train stations).
    The barn is situated in the heart of the Kentish countryside. With no road, rail or indeed any other man made noise around it really is easy to lose yourself here, and get away from it all. It is a night’s sky like no other.

  • We had a very comfortable stay in this beautiful barn conversion. Like a mini home from home with everything we needed. It was lovely to come back to the barn after a very long day at a wedding, a cup of tea and the little plate of yummy biscuits, which was a very nice little extra. Ailsa and her husband were so accommodating, leaving us a walking map and offering to give us a lift back to the wedding venue the next morning. We felt very welcome and enjoyed every minute of our brief stay.
