The space

The accommodation is a self-contained Annexe that was added to the main Georgian House in Victorian Times. The first and second floors cover a very generous 82m2. The open plan living area is on the ground floor, the 2 double bedrooms are on the first floor, and these are connected by a spiral staircase. There is a large hallway and second staircase to the bathroom and toilet.
The open plan ground floor living area provides an extremely comfortable and functional space for 4 people. Entertainment is provided by a 40” HDTV and a fantastic inbuilt woodburner. A Leather Sofa and single armchair provide relaxing seating. For meal times there is a circular wooden table and 4 sturdy wooden chairs. There is a fully equipped Kitchen with modern oven, induction hob, dishwasher, fridge-freezer, extractor fan, toaster and kettle.
The downstairs lighting can be adjusted to match your mood and needs. For lots of light there are the downlighters, for the early evening there is the discrete yet functional kitchen lighting and for late evening there is the warm glow from the uplighters in the middle of the room.
The space is also practical with plenty of coat hooks, boot rack, waste bin and under-sink recycling container.
Upstairs there are 2 very comfortable Vi-Spring beds with crisp white cotton bedding. The first bed is Superking size and the second is a Double. Both rooms have a minimalist feel and are finished with floor-length silk curtains.
The bathroom is comfortably large with the usual toilet, washbasin and large enamelled bath that houses a separate shower. For convenience the bathroom also contains a washer-dryer that can be set to wash and dry clothes overnight. Iron, ironing board and other standard equipment are contained in the ceiling high cupboard outside of the bathroom.
The Annexe has walls that are 2 feet thick and is well insulated. As part of its refurbishment, underfloor heating was fitted downstairs and efficient radiators everywhere else. There are 2 separate and fully automatic heating circuits that ensure the 2 floors of the Annexe are warm and toasty when required but not oppressively so overnight. A third circuit ensures that the floor-ceiling towel warmer does its job and keeps the bathroom especially warm at peak times.

Guest access

Whilst this is a great space, the 2 staircases (without stairgates and with wide gaps between stanchions), relatively narrow access to the main entrance door would present particular challenges to those with mobility problems and potentially for families with small children. Please feel free to contact us to clarify any potential issues.

•Enjoy the TV, CD/DVD player and Freeview/Iplayer box – please feel free to record anything you would like (TV Remote operates TV and volume – Humax remotes operates everything else).
•Enjoy the Wifi – you should get 20Mb/s and it is unlimited (Password is Beaulieu).
•Enjoy the woodburner – left lever set to middle, right lever set to middle/right – let us know if you need more logs (instructions in cutlery drawer if required).
•Do not worry about cleaning out the woodburner between fires – just sweep ash to one side if required
•Try our homemade Raspberry Jam on your toast for breakfast.
•Feel free to make as much noise as you like – you are very unlikely to upset anyone.
•To switch duvets if they do not suit you – alternatives (ie synthetic) are in the large wardrobe.
•Make use of the Washer Dryer- it can be set to wash and dry overnight (toggle switch: Wash / Dry / Wash & Dry).
•Make use of the dishwasher – tablets are under the sink.
•Leave the Annexe in a reasonable state.
•Let us know how we could improve the Annexe / experience either during or after your stay.
•Have a really good time.

Lovely large space, great for relaxing and being together. Comfy beds, nice bathroom, everything one needs is available. Wifi good. Close(ish) to town, but a bit far to walk.

The place is gorgeous and Nigel was a great host when us three ladies arrived late after a Literature Festival and were completely disorganised. Thanks to Nigel we had a cuppa before bedtime and he went the extra mile by providing a blow up bed when we realised we had not booked enough bedrooms for the first night! Only worry was the steps down to the annexe. Outside steps some with gravelling and no handrail. It was after dark and there was no lighting. NIgel did guide us down and help with one of the bags - the next night we used the torch on our phones which helped. Not suitable for anyone really old or with mobility problems. The annexe is hidden behind a large stone wall which makes it very private, and the view is stunning. Ideal for a romantic weekend I would I would say or 2 couples.

We are a family of 4 that has lived in Bath for the last 20years. We have lived in a number of properties and have gradually worked our way from living at the very centre to the city outskirts (approx 2.5miles). We are situated right at the point where Bath meets the glorious Somerset countryside.
We enjoy spending time outdoors and are gradually managing to tame our 1.5 acre garden and by growing raspberries, potatoes, veggies and more recently some rare breed pigs.
We are really grateful to live in such a great little city and thoroughly enjoy the vibe at times such as Christmas, cultural events, the half marathon, Bath Rugby playing at home, and those clear days when the whole city seems to glow a pinkish colour at sunset.
