A 10-minute walk to the center of downtown, 15 to the university, 2 minutes to groceries, liquor store, and bakery. Features many late-Victorian features, furnished with antique and modern furniture. There is also a patio, garden, BBQ, and 2 cats.

The space

I have 3 bedrooms available in a very clean, quiet, bright, 3-storey Victorian home. Each is fully furnished and available on short or long term. There is a formal livingroom (with fireplace), fully stocked kitchen, 2 bathrooms (one with original clawfoot tub and separate NEW marble walk-in shower), Wifi internet, TV room, washer/dryer, hardwood flooring, free on-street parking.

The house is owner-occupied by Leo and Cory, along with 2 long-term tenants, and 2 cats. With over 1000 sqf per floor, spread over 3 floors and a basement, it is very private. The bathrooms are shared (sorry, I do not have any ensuites).

This listing is for a bedroom on the 2nd floor. The bedroom is approximately 256 sqf (16' x 16') and is furnished with a double bed, small couch, dresser, desk, and wardrobe.

The rates listed here are for 1 room. If you have a larger group looking for space, please send me an inquiry and/or a second request via my other listing (3rd-floor).

Guest access

On check-in you will get your own key to come and go as you please. You will have use of both bathrooms (shared), the living room, the backyard, the kitchen, and the washer/dryer. There are 2 refrigerators (full size and mini) in the kitchen for your use. You are welcome to cook (and to clean up after yourself). You are also welcome to use the BBQ and patio (no smoking inside). There is a deck heater for cooler evenings.

Interaction with guests

My schedule is often quite flexible and on most days I am seldom more then 10-15 minutes from the house. When guests are interested, I often join them for drinks in the evenings, sometimes for cigars on the patio (I travel to Havana regularly with work - and keep a cigar supply at home).

Other things to note

St. John's is a city of hills and I live near the top of one of those. It will take you 10 minutes to walk to Duckworth/Water Street - but a bit longer to climb back home. Likewise, my house has 3-storeys (with high ceilings), which also means a lot of stairs. I can't advise on how hard you will find the hills (a common question asked by tourists - I walk it daily without difficulty, but it depends on you).

There are few rules - other then that I expect guests to be quiet, clean, and courteous! Please read the listing prior to booking.

- I expect that the person requesting the booking is the person who will be staying here. I do not book through 3rd parties except in very special circumstances. I ask to communicate directly with the person who will be staying in my house. Please have a clear photo of yourself, and use your real name in your profile.

- I will provide you with a key so you can come and go anytime. Please be sure to always lock the front door on both coming and going (the front door should always be locked - even when you are home; it is a safe neighborhood, but you cannot always hear the door open from upstairs).

- You are also welcome to use the kitchen and TV room, just please tidy up after yourself.

- There are 2 cats. They do not normally have access to the bedrooms, and I have had several guests with mild allergies who have not had any problems - but beware if this is an issue for you.

- Prices are per bedroom/person. Feel free to contact me for longer stays or special requests.

- When you have your arrival time, please send me the details so that I can arrange to meet you at the house or send the access code. I work full time, but my schedule is usually quite flexible.

- My check-in times are flexible, however just like in hotels or B&Bs, if you have a late-night/early morning arrival (the dreaded Toronto-St. John's 3am flight), you should book for the night of your arrival not for the next day (e.g. 3am on Friday is still Thursday night).

- Please, no smoking inside. There is a deck (with a heater) where you are welcome to smoke.

This was my second stay at Leo and Cory's place. This time I had awkward travel plans: arriving extremely late one day and then departing early the day after. I worried that my unusual hours would be disruptive but Cory was very reassuring and even though I wasn't able to speak directly with anyone at the house he made sure to check in to see if I needed anything. Thank you for such a comfortable place to lay my weary traveller's head!

It felt like staying in a beautiful bed and breakfast, but with more privacy. It's really a very nicely decorated home, luxurious even. I got upgraded to the master bedroom (awesome). It was more spacious and comfortable than I expected. I didn't meet Cory, but he was very communicative throughout the process. No problem with my late flight arrival.

We really enjoyed staying at this place. Nice neighbourhood. Close to a grocery store (Sobeys) , liquor store, and nice café. The Room (museum/art gallery) is located in a few minutes away. Also, the Memorial University is within walking distance. But you have to walk up-down hills to the downtown. The host is very nice and friendly, and the room was clean. Their kitchen and laundry are always open for the guest.
