The space
THE SETUP
You're booking exclusive use of two semi-detached cottages (Fig Tree and Laurel) arranged in an L-shape around a shared courtyard. This gives you the best of both worlds: you're next door to each other, but each household has its own private living room, kitchen and dining area.

Note on dining: There's no single table that seats 9. This layout works well for groups who prefer flexible dining - whether that's eating separately in your own cottages, setting up a buffet-style spread across both kitchens or gathering on the two adjoining patios for outdoor meals.

No other guests will be on-site during your stay.

PARKING & ARRIVALS
You're welcome to pull into the courtyard to unload luggage directly outside your cottage doors. Once unloaded, move vehicles to the dedicated parking bays (approximately 10-25m away depending on cottage). Four parking spaces included (more available on request).

EV DRIVERS
We have a shared 7kW Type 2 tethered charger on-site. See "Other Things to Note" for full details.

THE ROAD
Access to the cottages is via a steep, single-track tarmac road with passing places. Take your time if you're not used to rural Welsh lanes.

YOUR HOSTS
We (the owners) live in the main house a short distance downhill from the cottages. We respect your privacy but are nearby if you need anything. We also have two resident cats who roam the grounds - they're friendly but keep their distance from the cottages.

Other things to note
HOT TUBS & POOL
We empty, sanitise and refill both hot tubs between guests. They're typically ready for an evening soak after you've settled in and unpacked.

The indoor pool is exclusively yours for the duration of your stay. Open 24/7 except Friday mornings (9am-11am) for cleaning.

PETS POLICY
We welcome dogs only - no cats or other animals. Our property has two resident cats who roam the grounds, and we've found that guest cats cause territorial stress and potential conflicts. Additionally, our furniture and fixtures are not designed to withstand cat scratching.

Dogs: Up to 4 dogs welcome across both cottages (£35 per dog per stay, must book in advance).

THE GARDEN & DOGS
Your one-acre garden offers stunning mountain views and plenty of space for dogs to explore. The perimeter has rural stock fencing (wooden posts with wire mesh) that's generally secure and keeps sheep out. However, the driveway has a gate that stays open for ease of access and leads onto a quiet country lane. We recommend supervising dogs at all times, especially if they're prone to wandering or chasing livestock.

The two cottages are arranged in an L-shape around the courtyard with no fences between them. This open layout preserves the panoramic mountain views and creates a connected feel for your group.

QUIET HOURS
We ask all guests to observe quiet hours between 10pm and 8am. This means keeping noise to a minimum, particularly in the garden and outdoor areas. You're in a rural location where sound travels, and we want everyone to enjoy a peaceful stay.

CHECK-OUT EXPECTATIONS
Check-out is 10am. We don't expect you to deep clean, but we do ask that you:
- Take all rubbish to the bins (both cottages)
- Load and run both dishwashers
- Remove all food from both fridges/freezers
- Clear dog mess from the garden

EV CHARGING DETAILS
We have a 7kW Type 2 tethered EV charging point on the outside wall of the laundry room, powered by Voltshare. It's pay-as-you-go via the Voltshare app. Simply scan the QR code, pay through the app, and plug in. No need to bring your own cable. For insurance and safety reasons, domestic 'granny chargers' running from standard plug sockets are strictly prohibited.

MOBILE SIGNAL & WIFI
Mobile signal is generally very good (varies by network). WiFi averages 30-40 Mbps in both cottages - sufficient for streaming and video calls. As with any rural location, speeds can occasionally fluctuate.

SUPERMARKET DELIVERIES
We're within the delivery area for Sainsbury's, Tesco, Asda, Waitrose and Ocado. When booking delivery, please include either 'Fig Tree' or 'Laurel' in the address and schedule for after 4pm.

WEATHER CONSIDERATIONS
North Wales weather can be unpredictable! The indoor heated pool is perfect for rainy days, and the hot tubs are wonderful even in the rain. Both cottages have full central heating to keep you cosy whatever the weather.

- Towels: We provide bath sheets and hand towels, but bring your own towels for the pool and hot tubs
- Babies: Travel cots and high chairs available on request. Bring your own bedding for the cots

THE IMMEDIATE SETTING
The cottages sit in a peaceful rural location with panoramic views across the Conwy Valley to the mountains of Eryri (Snowdonia). You'll hear sheep rather than traffic, the night skies are genuinely dark and the birdsong in the morning is a world away from town life. This is authentic countryside - working farms nearby and a landscape that's looked this way for generations.

WHAT'S ON THE DOORSTEP
Walk straight from the door to Llyn Syberi (10-minute walk) - a beautiful fishing lake with circular walking routes. Bodnant Garden, one of the UK's finest gardens and National Trust property, is just 3.3 miles away. The Laburnum Arch in May/June is spectacular. The location on the edge of the Bodnant Estate means you're surrounded by this magnificent landscape.

For provisions and a proper country pub experience, the village of Eglwysbach is a few miles down quiet country lanes. The Bee Inn serves local beers and home-cooked food in a traditional setting. The Bodnant Welsh Food Centre has a well-stocked farm shop selling local produce and a café where breakfast comes highly recommended.

THE CONWY VALLEY ADVANTAGE
This is the strategic choice: central to both mountains and coast, but without the crowds and tourist traffic of Betws-y-Coed or Llanberis. You're genuinely in the Conwy Valley - a working Welsh landscape that feels authentic rather than packaged for visitors. Yet you're close enough to reach any major attraction in Eryri within 20-40 minutes.

The picturesque market town of Llanrwst is just 10 minutes' drive away. Famous for its three-arched bridge spanning the River Conwy, Llanrwst has independent shops selling everything from books to artisan foods, plus everyday provisions at the Co-op and Spar.

Cross the bridge and you enter Eryri National Park proper.

MAJOR ATTRACTIONS NEARBY
Eryri National Park surrounds you. This is the outdoor adventure capital of North Wales: dramatic mountain walks (including Yr Wyddfa/Snowdon - 40 minutes to Pen-y-Pass car park), Gwydir Forest trails (15 minutes), and countless lake and valley walks.

Towards the coast (20-30 minutes), you'll find the medieval walled town of Conwy with its imposing 13th-century castle (UNESCO World Heritage Site), charming harbour and excellent crabbing off the quay - children love it. Llandudno, Wales's largest seaside town with its Victorian promenade and Great Orme, is 30 minutes away. Anglesey's beaches are 45 minutes.

Family attractions include Zip World sites (Betws-y-Coed and Penrhyn Quarry), narrow-gauge railways (Ffestiniog, Welsh Highland) and the RSPB Conwy nature reserve. The Welsh Mountain Zoo is 20 minutes away.

Supermarkets: Co-op and Spar in Llanrwst (10 minutes). For larger shops, Tesco and Asda are in Llandudno Junction (20 minutes).

THE CHARACTER OF THIS AREA
The Conwy Valley is less touristy than other parts of Eryri - you're in a genuine working agricultural landscape with Welsh-speaking communities. It's beautiful in all seasons: spring brings lambing and wildflowers, summer means long light evenings and mountain walking, autumn has spectacular colours across the valley and winter can bring snow to the peaks while you soak in the hot tub. This location offers the best of both worlds: mountain access without the crowds, and peace without isolation.
