Rules & Regulations
We have established a condensed set of rules, which should ensure all residents enjoy
their stay at Tennisplace. Your cooperation is expected and will be appreciated.

PERSONAL EFFECTS: No fire exits or walkways shall be obstructed in any manner. There must be a 44" clearance from the balcony walkway railings to satisfy the Sanibel Fire Department Regulations. Please do not hang towels, bathing suits, or other articles over the railings or banisters. You are not permitted to leave any personal items in the walkways or under the buildings. No scooter riding, skateboarding or roller blading is permitted on the balconies or walkways.

CHILDREN: Children under 10 years of age must be accompanied by an adult when in the pool area or other common areas, and may be removed from the common elements or Association property for misbehavior.
POOL: Pool hours are generally from 8:00 AM until DUSK, but may vary during inclement weather. Please observe these hours and the rules posted at the pool. No glass containers are permitted in the pool or on the pool deck. There is no lifeguard on duty. Out of consideration for others, please do not use the pool if you are sick. All children who are not toilet trained should wear swim diapers to prevent contamination of the pool. Please make sure the centerline rope is in place before you leave the pool. Towels must be used on pool furniture to prevent damage and please do not remove furniture from the pool area.
TENNIS COURTS: Proper attire, including shoes, must be worn on courts. Please limit play to 2 hours. For gate lock number, please contact a Board Member. No scooters, skateboards or roller blades are permitted on the tennis courts. Guests not staying at Tennisplace must have a resident on the courts with them.
GRILLS: Only the Association grills at the barbecue deck are permitted. Be sure to clean them and PLEASE TURN OFF THE GAS WHEN FINISHED. Outdoor cooking anywhere else and in any other manner is not permitted.
SHELLS: Do not clean shells in apartments. Shells and fish are to be cleaned at the table at the north end of the boat dock.
PETS: No dogs and cats shall be allowed on the premises.
ENERGY & WATER: Please help by conserving water where possible. Please turn off lights in the laundry room when finished. Main water valves under the unit kitchen sink should be shut off when unit is empty.
PARKING: Please use the parking space designated for your unit. Boat trailers and motor homes are prohibited. Bicycles, mopeds and motorcycles shall be parked only in the gravel areas provided for that purpose under the buildings, in the area designated for your unit. No car washing or vehicle maintenance.
NOISE: Please keep the volume down on televisions, radios, CD players, etc., especially between 10 PM and 8 AM. Earphones must be used when these items are played outdoors. No running, yelling, or loud and disturbing noises are permitted in the building areas.
DRIVING: There is a 5 MPH speed limit within Tennisplace. Motorized vehicles shall be operated within Tennisplace in such a manner as to not annoy other owners.
MINIMUM RENTAL: There is a two-week minimum rental during the months of February, March and April. (Renting one week and blocking one week is not acceptable.) At all other times of the year, the minimum rental period is one week. One bedroom units are limited to four occupants and two bedroom units may have no more than six occupants.
RECYCLING: At the north end of the “A" building, on Sextant drive, you will find recycling containers for glass, aluminum, metal, plastic, and paper. Recyclables are comingled so all items can be placed in any of the containers.
*CARDBOARD BOXES: Are to be broken down before placing them in the recycling containers, please do not place them in the garbage dumpster.
KAYAKS & PADDLEBOARDS: “All Kayaks and Paddleboards when not in use in the water must be properly stored on racks provided by the Association for this purpose".

SMOKING: No person shall engage in smoking on any balcony, walkway, or stairs, which adjoins a unit or the building or is adjacent thereto, or under the buildings (commonly called the garage area) or inside the pool fence. Smoking in these areas of the Common Elements is prohibited. Smoking shall mean inhaling, exhaling, burning, carrying or possessing any lighted tobacco products including cigarettes, cigars, pipe tobacco and any other lighted tobacco product.

My wife and I recently stayed at Paul's place on Sanibel Island. Location was excellent! Very quiet, on a nice canal! Pool is fantastic! The Unit was exactly as described and Paul provided very detail check-in/Check-out instructions! We had a great time and would consider staying here again!

This is a decent, basic condo that isn't particularly close to the beach and will require either getting on a bike or driving if you're going to the beach. Paul was a great host and resolved our minor issues very quickly.

We live in Burlington, Vermont, USA - we enjoy visiting Cape Cod, Massachusetts USA and Sanibel Island and Captiva, Florida USA, and when possible the Ski and Snowboard slopes of Vermont, Utah and Colorado, USA. We have a son CU-Boulder (2015) & daughter (2018) attending the University of Colorado - Boulder USA. We have also been guests at several Airbnb locations; Internationally: Santiago and Villarrica, CHILE, Barcelona and Madrid SPAIN, Helsinki FINLAND and in the USA: Vail and Boulder, COLORADO and Park City, UTAH.

Sanibel is a magical place - as soon as we are on the island we set out on a bicycle ride, a walk, cast a fishing pole, or launch a kayak and take a paddle to soak in all the island has to offer. With some planning you can visit Sanibel without a car! A HERTZ rental car outlet is ON-ISLAND if needed.

Best air travel is into RSW or PGD

For 2017/18 we will have a TURO - Ride Share Car: Nissan 7-Passenger SUV available for rental (peak season usually September to June) with the unit, at additional cost, to those with a valid driving license - this car will have both a Florida SunPass toll reader and the valuable Sanibel Resident Beach Stickers.

The Sanibel-Captiva Recreation Center is top notch with daily classes like spinning, outside pool, and a clean gym fully stocked with modern equipment.
