This is a large en suite room which provides a luxury space with sofa for a couple. Alternatively the sofa can be made up as a bed to accommodate a family of four with space to move around in or even to fit a cot/camp bed in for an additional child/baby. We do not charge for babies not requiring an additional bed.

A varied continental style breakfast is included.

The space

A large room with double bed and double sofa bed - perfect for a family. The room is spacious, has a large flat screen TV, DVD player, wardrobe and storage shelves and an en-suite shower and toilet.

Cotenham Barn is between the popular tourist and cultural centres of Great Yarmouth and Norwich which means it is also at the heart of the beautiful Norfolk Broads and within easy reach of the Norfolk coast.

Neighbouring villages of Ranworth and South Walsham, offer pubs, post office and beautiful walks. You are very welcome to stroll around our garden, get lost in the woods or sit and watch the chickens or the wildlife by the large pond.

For trips further afield there is a train station just 3 miles away, you could be in London in just 2 hours.

So if you are looking for a romantic weekend away for two, a family holiday base or the night life of Norwich look no further.

Guest access

The room is tucked away at the top of the barn in our house where we run a small B&B - just two rooms. You are welcome to investigate and enjoy parts of the garden, wood and pond, we ask that you respect the spaces provided for our Yurt and Cottage guests.

Interaction with guests

We live here and are available most of the time.

Other things to note

There is a public footpath which passes through the garden between the open barn and the pond, you can access it behind the pond to walk across fields to Ranworth or from the far right hand corner of the wood to Panxworth Tower. Why not make a day of it and walk the whole loop, treat yourselves to an ice-cream at the shop - they have a great choice, visit the nature reserve, climb Ranworth church tower for spectacular views of the rivers and Broads, and finish with lunch or supper and a drink at the Masters before staggering back!

We had a fabulous stay. Accommodation and breakfast was excellent. Phil was very helpful with all our questions on eating out and places to visit while we were there. We will definitely recommend them to our friends and family who may be travelling in their direction and hope to come and stay here again some time.

Not just a place to stay but a beautiful country experience. Phil and Jill are the ultimate hosts! They were quick on replies when we were booking and making our way out there, and once there the house felt so welcoming and comfortable. Jill makes the most beautiful country breakfast, her preserves were the surprise package of the trip (we even bought 4 jars). They both helped us plan our days with their local knowledge and one of the biggest maps I've ever seen. The rooms were great, very well thought out with kettles/tea/coffee and TVs, bathrooms were all very modern and clean, and the property itself is amazing. The views out of the bedroom windows make you feel like you’re staying in a tree house. The area is very pretty and we had some nice drives checking out the local wildlife. 10/10 for these guys and the property. If we head up again we'll stay here no question.

This very short stay has been our introduction to airbnb and there couldn't have been a better one. Phil was really interesting - we had more chance to talk with him because Jill was at work when we arrived - and everything about our space in their home was perfect. Breakfast included a large bowl of freshly prepared fruit - pineapple, mango and HOMEGROWN melon. We didn't go to look at the yurt, as it was raining hard when we left but there was a smaller one being built which we could see from our room. On a future visit I think I'll stick to the bedrooms, though! Thank you both for helping to make the birthday brewery visit such a great success.

We had a wonderful time here for our wedding anniversary. The combination of a beautiful place and welcoming, helpful hosts made this a trip to remember with great pleasure. So much to see and do in the area too - we'll just have to come back! Thanks for the recommendation at The Ship. After going up the church tower nearby and walking along the broadwalk, we enjoyed a lovely meal there.

We had a very relaxing stay in Phil and Jill's family room. They were very welcoming and also recommended places to visit around their village. The place has great character and well presented. The room itself is very spacious and bright. I would highly recommend this place if your are looking for a nice country side stay with a homely atmosphere. We would love to go back again sometime.

We both love living in the Norfolk Broads and especially at Cotenham Barn - and we really do love sharing it with others.We have made Cotenham Barn our home and live here with Phil’s Dad Jack and his dog Jess.
Jill and Phil both have a nursing background, Paediatric and Psychiatry respectively, Phil also served in the RAF. We are both now dedicating our time to Cotenham Barn, as well as ensuring that our guests are well catered for Phil is doing the majority of the work in converting the low barn to holiday cottages and Jill is kept busy with the garden. Jack makes all our bread, and our hens lay our breakfast eggs.
