Sanibel and Captiva Islands are two of the loveliest barrier islands in the country. Once connected, a hurricane severed the two islands at Blind Pass, and each has developed its own personality, though both cater to upscale winter vacationers. While the islands are known for their first-class amenities, there is room for nature lovers to explore. No high-rises are allowed, and even concrete and asphalt are limited as parking lots tend to be sandy areas under the shade of the large casuarina trees, these Australian pine trees are an exotic (non-native) species.

Sanibel is known as the best shelling beach in the country. The hard-packed sand at the water's edge, where the shells are plentiful, makes for an easy stroll and the casuarina trees provide shade, making Sanibel the Best Walking Beach in the Gulf. So many people lean over to pick up shells that this posture even has a name - the "Sanibel stoop". Whelks, cones, periwinkles, fighting conch, coquina, fan, lion's paw, and sunray venus are in plentiful supply along the 14 miles of beach. The best time to go shelling here or elsewhere is after the January or February coastal storms when big waves drive the shells ashore by the thousands. Sanibel hosts a Shell Fair in March, and serious shell collectors travel from around the world to meet their fellow conchologists at this event. The Bailey-Matthews Shell Museum on Sanibel is a great place to determine the types of shells that you have picked up along the shore. Seashells are considered by many as the Gulf's greatest gifts.

While the wave action is gentle and the water warm, Sanibel is also known for its restrictions on growth and preservation of nature. You can often spot large gopher tortoises on the upper beach and dune areas grazing upon various plants and fruits. There are also "gator crossings" along the bayside. The real preserve is at nearby Ding Darling National Wildlife Refuge, the home of numerous wildlife, including large birds like egrets, osprey, and roseate spoonbills.

The water is somewhat clearer and the shell deposits correspondingly less impressive on Captiva Island. The crowds have abated and the pace is slower here; the best way to really absorb the island environment and ambience is by bicycle. According to Florida folklore, the name Captiva was derived from the days of Gasparilla, the pirate who allegedly held kidnap victims here. Today, no one has to be forced to come to Captiva; the South Seas Plantation is one of Florida's top destination resorts and a favorite for weddings and honeymoons.

The Gulf beach at Captiva Island has had an erosion problem. While the major development is on the bay side, no one could bear to watch a greenway of the golf course slowly turn into a total sand trap. Because the South Seas Plantation is a private resort and there is no public access at the golf course, this area was not eligible for federal funding through the U.S. Army Corps of Engineers, which has restored hundreds of beaches elsewhere along the nation's coasts. At a property-owners association meeting, the hat was passed to pay for the sand pumping, and a whopping $6 million was collected. Just wish I had been the one passing the hat! Captiva has maintained its beach by the seasonal population of "old money."

Rules & Regulations
We have established a condensed set of rules, which should ensure all residents enjoy
their stay at Tennisplace. Your cooperation is expected and will be appreciated.

PERSONAL EFFECTS: No fire exits or walkways shall be obstructed in any manner. There must be a 44” clearance from the balcony walkway railings to satisfy the Sanibel Fire Department Regulations. Please do not hang towels, bathing suits, or other articles over the railings or banisters. You are not permitted to leave any personal items in the walkways or under the buildings. No scooter riding, skateboarding or roller blading is permitted on the balconies or walkways.
CHILDREN: Children under 10 years of age must be accompanied by an adult when in the pool area or other common areas, and may be removed from the common elements or Association property for misbehavior.
POOL: Pool hours are generally from 8:00 AM until DUSK, but may vary during inclement weather. Please observe these hours and the rules posted at the pool. No glass containers are permitted in the pool or on the pool deck. There is no lifeguard on duty. Out of consideration for others, please do not use the pool if you are sick. All children who are not toilet trained should wear swim diapers to prevent contamination of the pool. Please make sure the centerline rope is in place before you leave the pool. Towels must be used on pool furniture to prevent damage and please do not remove furniture from the pool area.
TENNIS COURTS: Proper attire, including shoes, must be worn on courts. Please limit play to 2 hours. For gate lock number, please contact a Board Member. No scooters, skateboards or roller blades are permitted on the tennis courts. Guests not staying at Tennisplace must have a resident on the courts with them.
GRILLS: Only the Association grills at the barbecue deck are permitted. Be sure to clean them and PLEASE TURN OFF THE GAS WHEN FINISHED. Outdoor cooking anywhere else and in any other manner is not permitted.
SHELLS: Do not clean shells in apartments. Shells and fish are to be cleaned at the table at the north end of the boat dock.
PETS: No dogs and cats shall be allowed on the premises.
ENERGY & WATER: Please help by conserving water where possible. Please turn off lights in the laundry room when finished. Main water valves under the unit kitchen sink should be shut off when unit is empty.
PARKING: Please use the parking space designated for your unit. Boat trailers and motor homes are prohibited. Bicycles, mopeds and motorcycles shall be parked only in the gravel areas provided for that purpose under the buildings, in the area designated for your unit. No car washing or vehicle maintenance.
NOISE: Please keep the volume down on televisions, radios, CD players, etc., especially between 10 PM and 8 AM. Earphones must be used when these items are played outdoors. No running, yelling, or loud and disturbing noises are permitted in the building areas.
DRIVING: There is a 5 MPH speed limit within Tennisplace. Motorized vehicles shall be operated within Tennisplace in such a manner as to not annoy other owners.
MINIMUM RENTAL: There is a two-week minimum rental during the months of February, March and April. (Renting one week and blocking one week is not acceptable.) At all other times of the year, the minimum rental period is one week. One bedroom units are limited to four occupants and two bedroom units may have no more than six occupants.
RECYCLING: At the north end of the “A” building, on Sextant drive, you will find recycling containers for glass, aluminum, metal, plastic, and paper. Recyclables are comingled so all items can be placed in any of the containers.
*CARDBOARD BOXES: Are to be broken down before placing them in the recycling containers, please do not place them in the garbage dumpster.
KAYAKS & PADDLEBOARDS: “All Kayaks and Paddleboards when not in use in the water must be properly stored on racks provided by the Association for this purpose”.

SMOKING: No person shall engage in smoking on any balcony, walkway, or stairs, which adjoins a unit or the building or is adjacent thereto, or under the buildings (commonly called the garage area) or inside the pool fence. Smoking in these areas of the Common Elements is prohibited. Smoking shall mean inhaling, exhaling, burning, carrying or possessing any lighted tobacco products including cigarettes, cigars, pipe tobacco and any other lighted tobacco product.

The location of this condo is ideal for easy on and off the island. It's located close to grocery stores, liquor stores, restaurants, marina, and Sanibel shopping. Although not directly on the ocean, a short walk or bike ride will put you ocean side. Morning coffee on the balcony as the sun rose over the canal became a daily routine. The miles of bike paths are accessed right off the parking lot. In many cases biking may get you to your island destination quicker than the car. The bicycles that Paul provides and much better than those rented on Sanibel and they are right at the condo. A very well kept and clean swimming pool is just steps away. The picturesque view from the balcony is unique. Although during outrstay we did not see any, it's been reported that dolphins and manatees are often seen in the canal on the condo front side. The unit is clean, comfortable and well maintained. This was our third vacation on Sanibel as was very impressed with Paul's accommodations. If you are looking for a resort type atmosphere with daily housekeeping then this is not the place for you. Bring your favorite toiletries such as bath soap and shampoo. There are plenty of towels. The kitchen is well stocked with all the pot and pans, dishes and glassware that you would ever need. Come on your on vacation don't worry about if there will be enough silverware that's why the restaurants are fantastic! Paul has is favorites and so do my wife and I. In three years never had a bad restaurant experience. The bottom line Paul's condo is an outstanding value!

We totally enjoyed our stay at Paul's place! The bikes were great, we biked to the beaches, lunch and dinner. Our stay was over the 4th of July and we couldn't have been more convenient to see the fireworks on the causeway! Our boys loved the pool!

Paul's place is so peaceful and quiet. The neighbors we met were friendly and willing to share their favorite places. I loved how the shared bathroom can be divided off so more than one person can be in the bathroom at the same time. The condo had everything we needed for a relaxing stay. Thank you, Valerie

The kayaks and bicycles totally made our vacation even better. We kayaked everydayand loved riding the bikes around Sanibel. The apartmentwa fullystocked with everything we needed, including beach towels and toys. I especiallyenjoye sitting on the balcony every day overlooking the canal with rainbows in the sky, bird and boat watching. The beds were comfortable and plenty of dishware to last our family of 4 several days before having to wash dishes.

Tennis place was very enjoyable for our group of ladies to stay in.We enjoyed the peaceful surroundings and the dolphin that would occasionally swim by! Biking the island was a favorite way to see things and enjoy the beach once we found where the access was for our place. We appreciated Paul's quick responses to our questions and needs.

Great location and communal areas. The view from the condo is amazing. However, the interior of the condo is in need of updating and decorating. The bedrooms are at the back of the condo and both have small windows, which make them dark. The condo is small overall. We did book seven nights, but due to these factors we only stayed for two.

We promptly refunded 5/7th of Robert's bill without delay - a considerable accommodation as the nights could not be re-booked. Yes the unit has a "front" and a "back" the front overlooks a beautiful canal that many guest have seen dolphins and manatee swim by often while enjoying coffee or an afternoon on the new deck furniture. The unit has robust WiFi, HD-Cable TV, 4 high end bicycles, 4 high end kayaks, ice-maker and Keurig Coffee maker - all for a very reasonable weekly cost - I want happy guests and promptly refunded 5/7th of Robert's cost - at my own expense - as the days were not re-rentable with such short notice.

We live in Burlington, Vermont, USA - we enjoy visiting Cape Cod, Massachusetts USA and Sanibel Island and Captiva, Florida USA, and when possible the Ski and Snowboard slopes of Vermont, Utah and Colorado, USA. We have a son CU-Boulder (2015) & daughter (2018) attending the University of Colorado - Boulder USA. We have also been guests at several Airbnb locations; Internationally: Santiago and Villarrica, CHILE, Barcelona and Madrid SPAIN, Helsinki FINLAND and in the USA: Vail and Boulder, COLORADO and Park City, UTAH.

Sanibel is a magical place - as soon as we are on the island we set out on a bicycle ride, a walk, cast a fishing pole, or launch a kayak and take a paddle to soak in all the island has to offer. With some planning you can visit Sanibel without a car! A HERTZ rental car outlet is ON-ISLAND if needed.

Best air travel is into RSW or PGD

For 2017/18 we will have a TURO - Ride Share Car: Nissan 7-Passenger SUV available for rental (peak season usually September to June) with the unit, at additional cost, to those with a valid driving license - this car will have both a Florida SunPass toll reader and the valuable Sanibel Resident Beach Stickers.

The Sanibel-Captiva Recreation Center is top notch with daily classes like spinning, outside pool, and a clean gym fully stocked with modern equipment.

We hope to share this special experience with others.........enjoy!
