The space

Welcome to the Three Marmots house!
Situated in the French Alps, at the edge of Lake Annecy, the village of Talloires is full of history and charm. It is about 10 kilometers from Annecy and is situated between the lake and the mountains.

The Three Marmots House is ideally located in the heart of the village of Talloires and is only 200 meters from lake Annecy and the beach.
Relax and take the time to live without a car as amenities are within 100 meters from the house: bakery, supermarket, café, restaurant, ...

Old wine house, we modified the architecture to improve its comfort while keeping its charm.
The house has 2 bedrooms: one with 1double bed and one other with a king size double bed.
The kitchen is opened on a living room with a corner sofa with flat screen TV and DVD player. You can relax in an atmosphere of a mountain chalet in the second living room decorated in Savoy style by looking at the fire place.

1.Occupation des locaux loués, obligations
Le locataire jouira bourgeoisement des lieux loués et du mobilier. La location est consentie pour un séjour qui commencera et se terminera les jours et dates indiquées plus haut. Le locataire, signataire du présent contrat, ne pourra en aucune circonstance se prévaloir d'un quelconque droit au maintien dans les lieux à l'issue de la période de location. La location conclue entre les parties au présent contrat ne peut en aucun cas bénéficier à des tiers, sauf accord du propriétaire. Le locataire est tenu de signaler toute interruption dans le fonctionnement des services. Le locataire devra assurer le caractère paisible de la location et en faire usage conformément à la destination des lieux.
Toutes les installations sont en état de marche et toute réclamation les concernant survenant plus de 24 h après l'entrée en jouissance des lieux, ne pourra être admise. Les réparations rendues nécessaires par la négligence ou le mauvais entretien en cours de location, seront à la charge du locataire.
Obligation de veiller à ce que la tranquillité du voisinage ne soit pas troublée par le fait du preneur ou de sa famille.

2.Nombre de locataires
Si le nombre de locataires dépasse la capacité indiquée dans le contrat, ceci signifierait une rupture immédiate de contrat et la perte de la totalité du montant de la location et de la caution.

4.Horaires d'arrivée et de départ
Les heures d'arrivée sont normalement prévues le samedi après-midi 14H.
Les heures de départ sont normalement prévues le samedi matin 10h.
Aucun remboursement n'est du en cas de départ anticipé durant le séjour.

5.Obligations
Les animaux domestiques sont strictement interdits sauf accord préalable avec le propriétaire. Il est interdit de fumer à l'intérieur de la maison…
Le locataire est tenu de se conformer au règlement intérieur de la maison, notamment pour le bruit, l'utilisation des vides ordures ou poubelles.
Le non-respect des restrictions précédentes impliquera immédiatement la perte de votre caution.

6.Assurance
Le locataire sera tenu de s'assurer contre les dommages de toute nature susceptibles d'engager sa responsabilité (risques locatifs type incendie, dégâts des eaux). Il fournira au bailleur une copie de son attestation d'assurance. Le défaut d'assurance, en cas de sinistre, donnera lieu à des dommages et intérêts.


7.Litige
Tout différend né entre les parties de la formation, l'exécution ou de l'interprétation du présent contrat, une fois épuisé les voies de conciliation amiable, sera soumis à la compétence exclusive des tribunaux compétents.

Le locataire s'engage à accepter la location après avoir pris connaissance des conditions de location.

Katie was such a great host! I failed to communicate well leading up to our arrival but she was still so accommodating and prepared for our arrival! The place was great and in our opinion the best place in France!

This place is simply the best! There are so many wonderful things to list... Location - Brilliant! Right in the heart of the village square, the fantastic bakery just 5 steps from the front door (fresh croissants every morning - delicious). Great restaurants are very easy walking distance, as is the bus stop, the ferry and of course the incredibly beautiful Lake Annecy. The apartment has 4 different levels so it was great to have different living/playing spaces for our family. We enjoyed some nights in cooking and many nights out at local places. The stairs were a fun novelty for our 5 year old, but might not suit people that have difficulty with stairs. Virginie met us on arrival and what a delightful host! Perfect English (great for us non-French speaking Australians!) and a very kind welcoming gift basket of local products for our 5 week stay. The girls checked in with us on email regularly to see if we needed anything, we found them to be fabulous and informative hosts. This was our favourite holiday place, I highly recommend it, you won't be disappointed. PS: Make sure you pop in to the beautiful "Tree of Life " shop opposite the church and see the lovely work by Patrick & Catherine.

Had a great stay here and really enjoyed Talloires, a beautiful and quiet town. The location is very convenient, just steps away from the grocery store, cafes and restaurants and a short walk to the lake. The house is very pleasant and comfortable with modern amenities. The steep stairs and alternating treads do take a little getting used to but all in all it is a very nice place to stay

This is a great little house in a great location. We visited in the Winter and the ski slopes were accessible in 30-40 minutes. Talloires restaurants it seems, close for the Winter months, however, I do know that in the Summer, Talloires is very popular, being very close to the lake and this house would be a fantastic spot to stay. There is a bakery and a Supermarket (8 a Huit) right outside the house and a cafe / restaurant next door. Although there is no specific parking space, parking was never an issue and our car was always close to the house. Having visited Talloires in the Summer though, I doubt this would be the case as the place gets heaving! As mentioned in the Air BnB write up, the house is not suitable for very small children or anyone with mobility issues as there are 3 flights of stairs, 2 of which are very steep. The house is nicely furnished and well equipped, clean and has comfortable beds. We would definitely stay there again as it suited our needs perfectly. (2 adults, 2 children aged 13 and 14) The owners are very friendly, speak good English and are very happy to be contacted should you need them.

Karine was a wonderful host who's communication with us was superb throughout the whole AirBnB experience. The house is wonderful; it has everything you need and is a lovely base to explore the pretty and idyllic town of Talloires and the surrounding area. There are wonderful hikes only moments from the front door and a five minute walk to a lovely little park by the lake where you can picnic, swim or sunbathe! The bakery and supermarket are less than one minute away and there is a free carpark a few minutes away too. The bathroom was gorgeous, as was the lower ground floor living room!!! The furnishings were cosy and incredibly comfortable - perfect for relaxation! The house in general was lovely; clean, functional, cosy, quirky and decorated very, very nicely. It is a typical French town-house, so there are no lake views, but given your proximity to the lake you can't really complain! There is no English TV, but there is good WiFi, but seriously.... why would you go to Talloires to stay indoors and watch TV?! I would recommend this house, and think Karine and her sister should be very proud of their home!! Thank you for a wonderful stay!!
