Clare and Vince welcome solo travellers or couples to our beautifully renovated and extended farmhouse in the Peak District village of Waterfall, offering luxury, traditional-style bed and breakfast .

We have created a cottage garden and lovely places to relax outside, taking advantage of both morning sun and stunning sunsets, with views over this upland landscape

Breakfast is served in our family dining room or in the courtyard, including home made bread and our home produce.

The space
Guest accommodation is a private suite in a converted hayloft, attached to the main house. Whilst preserving original features, it is well insulated and has underfloor heating. Stairs lead into the double bedroom, with an ensuite toilet and washbasin, and the window looks out over the courtyard and garden. There is a large chest of drawers and a pine chest containing extra bedding. Tea and coffee making facilities and supplies are here.

Glazed oak doors lead to a lounge area, with a small settee, small tables and armchairs, a chest of drawers and internet TV (Netflix and Amazon Prime included). The window looks east, over the lane and our fields and gets the morning sun. There is hanging space for clothes.

Downstairs and through the "Piggery" and laundry area is a wet room with shower, toilet and washbasin, all with underfloor heating. We provide freshly laundered towelling robes, towels, shower mat and a shower gel dispenser. Guests have exclusive use of this facility.

Winter guests can book a private session in our indoor Nordic type sauna, located just by the foot of the Hayloft stairs. It is electrically heated so we need an hour's notice to warm it up and we charge a supplement of £6 for a session of up to 1 hour. Advance booking is not required - just let us know when you are here..

Guest access
There is off-road parking, with EV charging available (ask for rates) and we offer secure bike storage in a courtyard building.

Access to the accommodation is through either of the doors into the Piggery (historically, this was a pig and poultry house and we have preserved the name and some features, whilst incorporating it as a link corridor).

Breakfast is served in our dining room; otherwise guests use it only by invitation. There is no guest access to the main house, where we live.

The courtyard, terrace and garden are shared with us and guests are very welcome to use them at any time.

We live in the main house and are available most times. We are happy to suggest places to visit and routes to explore around here

Other things to note
We have a Collie dog, Nell, who lives in the house and garden but has no access to guest accommodation. She is safe, friendly and eager to play. We also have two cats that sleep and eat in the Piggery but tend to disappear when guests arrive and never have access to the guest rooms.

As a double room, the accommodation is unsuitable for children and it is for a maximum of two adults. The access stairs have a single rail - please consult us if you have any mobility or sensory issues that may make this a problem.

Because of our own animals, pets are not allowed.

We have ample storage for outdoor clothes, walking boots, etc and are happy to help with drying gear after a wet day outside. In bad weather, the fields and paths get muddy, so wellies are recommended - we have outside taps too!

An Ordnance Survey map is available to borrow and we have walking guides for you to use. We are walkers and cyclists and know this area very well, having lived here for 40 years. Please ask for suggestions on routes and places to visit.

The house, guest accommodation, garden and courtyard are non-smoking areas.

We are delighted to welcome guests to the whole of our 24 acre smallholding so please feel free to explore the vegetable garden, newly planted woodland and pasture, with our traditional pedigree breeds of sheep, cattle and pigs. Ask us for information or to visit animals with you if you are unsure.

Neighbourhood highlights

Breech House is a 19th century farmhouse, derelict for many years and renovated by us in 2010. We are keen conservationists and have made this traditional building sustainable with good insulation, heating from a ground source heat pump and supplementary power from a wind turbine and log burners, using our own timber. The traditional farm buildings have also been restored and are in use.

Our 24 acre smallholding includes a cottage garden, vegetable garden, new woodland plantation and traditional breeds of cattle, sheep and pigs and poultry. Guests are welcome to explore and enjoy this great environment.

Waterfall village, in Staffordshire Moorlands, is in a lesser known but no less beautiful part of the Peak District National Park. It is a traditional farming community, with scattered stone built houses, moorland pasture, hills and hedgerows.

This part of the Peak District, The White Peak, is characterised by limestone hills and deep valleys. From Waterfall, you can walk down to the Hamps Valley, where a considerable length of the river is dry because water falls into underground channels and caves. The River Hamps joins the Manifold and flows along the Manifold Valley to Ilam and into the River Dove at the famous Dovedale.

5 minutes' walk away is our local pub, The Red Lion, serving draught beers and meals (booking advised). Waterhouses is the neighbouring village and a 15 minute walk down a lane or footpath. There is a village shop selling newspapers, food and drinks, including beer and wine. The Crown Inn is a traditional coaching inn, serving drinks and meals.

Larger villages within easy reach have more extensive pub restaurant menus, whilst both Ashbourne and Leek have pubs, bars and restaurants.
