The space
Secure, private, planet-friendly 6 star energy efficient studio unit in leafy Narrabundah.

The space is part of a solar passive architecturally designed home built by us in 2014. The studio is solar oriented on a North facing block so it's warm in winter and cool in summer.

How does it work?
In the cooler months leave the curtains open to allow the sun to reach the polished concrete floors which absorb the heat and release it back into the room overnight.

In the warmer months keep the curtains closed so the room doesn't heat and the heavily insulated structure keeps the space cool.

Why else do you call it 'planet-friendly'?
The large rainwater collection tanks are plumbed so their water is used to flush the toilets, fill the washing machines and supply all the outside taps.

There's a grey water diversion system which means all the waste water from the basins, showers, kitchen and laundry sinks is used to water the gardens.

There's a roof full of solar panels to support our electricity use so on sunny days we are putting power back into the grid as well as meeting our own needs.

Onsite we have chickens who will happily trade you fresh eggs for your compost and food left-overs and we're working on creating a full food garden to complete our urban farm.

Guest access
The property has its own entrance, outdoor space and off-street parking. We live in the adjoining property that is separated by a gate, so we won't see much of each other unless we plan a meet-up.

Other things to note
Our House Rules
- No smoking, pets or parties.

- Occupancy is limited to 2 people due to the size of the space.

- WiFi/Internet Service: Any illegal downloads/uploads or inappropriate content viewed through the wifi service will be immediately reported to the relevant authorities.

- Cleaning: We don't charge a cleaning fee as part of your AirBnB booking, we find most people are pretty clean living so we think it’s a bit unfair to charge upfront. However, if the property is left unreasonably unclean we'll claim from your security deposit on your departure to put things right.

We've included cleaning tools and products for you to use if you need them. Our expectations are that you will generally leave the studio in the same condition as you found it, leaving us only to do a bathroom clean, light dust and floor clean of the living spaces and a linen change after your departure.

Please wash and put away all dishes or leave them in a wash cycle in the dishwasher and wipe over all surfaces you've used.

Cooking
Please clean up after yourself and use the externally vented range hood to prevent cooking smells hanging around.

Energy Use
Please remember to turn the outdoor lights off when you arrive home at night as the block out curtains obscure them if you forget and they annoy the neighbours if left on all night.

We love this area for lots of reasons ...

... our central location, less than 20 mins to everywhere in Canberra by car or to the City by bus - even better, ride your bike to commute to the City, Parliamentary Triangle or ANU to get there faster than public transport and save on parking fees.

... amazing restaurants in Griffith, Manuka and Kingston that are all within walking distance

... fabulous food, organic produce from the Griffith shops and the Fyshwick Fruit and Vegetable markets which are nearby and open Thursday to Sunday

We purpose built our studio unit for Airbnb in 2014 as a part of our house build. We were owner builders, it was a huge project and we just love living here in our dream home now. We also love hosting and are so proud of our Superhost status. Matt is a builder and building surveyor by trade whose originally from Melbourne. Laurie is a local Ngunnawal woman who owns and runs a serviced apartment business she founded in 2003. We have two children plus one fur child called Max and love snow sports, travel, Japan, good food and wine.
