The space
A modern room in a purpose built development.

In The Room:
There’s a comfortable small double bed facing the window where there is a useful table/work space and chair (Free Wi-Fi available). The room has its own bathroom with shower and shampoo/soap, towels and hair dryer provided. For your clothes there is a hanging facility and even an iron.

Please understand that although this is a private room, you do have neighbours so please show respect by limiting noise especially when arriving and leaving the building.

The property is professionally cleaned & serviced using Public Health England’s guidance for COVID -19 (Cleaning in non-healthcare settings).



Minimize the potential of possible contamination, as well as:

1. Be on the lookout for outside symptoms when guests are being checked in.

2. Instructing cleaners to avoid traveling using public transportation where possible.

3. Cleaners are being asked to disinfect door handles and their own hands before entering the client’s premises.

4. All of our linen and towels will be washed and dried in temperatures exceeding 60°C to ensure disinfection.

5. We will routinely monitor guidelines established and advised by the NHS to ensure our processes and procedures are in-line with risk-mitigating measures.

6. Instructing cleaners to clean every surface within the property with anti-bacterial products.

7. All our staff on the ground are wearing protective materials such as gloves and facemasks when entering the room after each visitor.

8. Ensure they disinfect not only all items which are frequently touched (such as remote controls or light switches), but also surfaces and materials which may have been subjected to exposure from sneezing, coughing, or flossing such as the bathroom mirror, window panes, the floor and walls on each side of the bed, and in some instances the curtains or nets.

Other things to note
To ensure appropriate bed arrangements, I would like to request the number of guests staying at the property as well as their full names for health and safety reasons. I will also like to welcome you all at the same time during check-in unless otherwise agreed upon.
Before you book, I would need to inform you that checking - in and checking-out outside the standard time is subject to availability and additional fees might apply:
- check out between 10:00 AM and 12:00 PM = £40.00
- check-out between 12:00 PM and 14:00 PM = £60.00
- check-in after 10 PM = £60.
I know we all want to be punctual and do not want to be late, therefore please be informed that if you are running late for your check-in time (more than 45 mins), I might need to reschedule the hour based on my availability and an additional fee of £20.00 will apply.

On the 25th, 26th, 31st December and 1st of January we are only able to do standard check-in between 3 PM and 6 PM.
There will be a surcharge applied to check in's as follows :
Between 6 and 7 PM - £50
Between 7 and 8 PM - £80
Between 8 and 10 PM - £100

Please note the following:

You must not use any candles, incense sticks and oil burners in the property.
The collected cleaning fee is for the initial cleaning prior to your arrival. Any additional cleanings are subject to confirmation from the property and additional charges may apply.
All your possessions should be removed from the apartment on the date of departure. We will use reasonable endeavours to retain any lost items for up to 1 month after your departure date.
This is a unit in a brand new student accommodation building
If a key is lost, it will take our team a couple of hours to come to the location and additional charges will apply.

During the current lockdown, we are only allowed to offer accommodation for:
• Work purposes/ provide voluntary services
• Education and caring responsibilities
• Unable to return to your main residence
• Need accommodation while moving house
• Need accommodation to attend a funeral or related commemorative event
• Are an elite athlete or their support staff or parent if the athlete is under 18 and it is necessary to be outside of the home for training or competition

We cannot take bookings for the purpose of a holiday. Guests will be screened for the purpose of stay and originating country. Travellers originating from countries outside the list of travel corridors (https://www.gov.uk/guidance/coronavirus-covid-19-travel-corridors) will be required to verify they will be self-isolating for 14 days.

We do not police self-isolation, however, the GOV.UK guidelines are considered part of House Rules. Violation of these guidelines will be treated the same as breaking House Rules, subject to removal of guests. If you are going to use the shared kitchen, then Tesco Express and Co-op are just a stone's throw away as are many takeaway options including Indian.

Nightlife:
If you like your beer, then the Jeremiah Taproom (Open from 9AM till 10PM) is only 5 minutes walk away. They have lots of draft & bottled beer, plus classic pub grub. On the same road in the opposite direction you have The Mousetrap (Open from 6PM till midnight) just 10 minutes away. It’s a happening bar offering cocktails, live music and pinball in a hip, game-themed place.

Sightseeing:
The “must see” Edinburgh Castle and National Museum of Scotland are a 25-minute walk with lots to see on the way!
If shopping is your thing then head to The Royal Mile, it’s a 20-minute walk. For a great views of the city and the home of the Edinburgh Playhouse then Calton Hill is worth a visit, just over 10 minutes away.
