420 Friendly! Please read our listing in full so there is no confusion! You have the lower level of our home: a locked off, private space-2 bdrm w/queen beds, private bath & kitchenette area off the bedrooms (NOT a full kitchen -no stove/sink). We live directly above. Private entrance opens up onto your patio. No living room. Make sure the # of guests in your reservation is accurate. Our standard rate is for 2 guests -$15 extra per person/per night over 2 guests -no exceptions. Permit #0089

The space
We live directly above on the main level & 3rd floor. However the space has a layout that is perfect for those who desire privacy! You enter through the back using a keypad and head down a short flight of stairs to your rooms. Main bedroom has a queen bed with a memory foam topper, 39" flat screen TV with DirecTV, large closet & dresser, sleeps 2. This room has a portable AC unit during the summer (no central AC). It won't get icy cold but it will definitely cool off the area - if you're using both bedrooms you'll need to keep the bedroom doors open during the day so air can flow between. The temperature outside at night cools down nicely in the summer. Next door is your own private bathroom with custom shower. Towels, hair dryer, shampoo, conditioner & bath gel provided. The 2nd bedroom has a queen bed with brand new mattress/box spring, large closet w/ a 32" flat screen TV (digital antenna - local channels only). Across the hall from the bedrooms in the landing is your small kitchenette area with mini-fridge, toaster, microwave & coffeemaker. You won't be able to cook a gourmet meal but why would you when downtown Tejon St is 1 mile away? Enjoy coffee and tea in the morning. Head back up the stairs that lead to your little oasis - the back deck/patio! The space has comfy chairs & an outdoor couch, new gas grill with side burner, bar & outdoor sound system. In season, enjoy your coffee or a cocktail outside while you enjoy Colorado's amazing weather! If you smoke, this is the place to do it - we don't allow smoking/vaping in the house - but there's plenty of ashtrays outside. Sit back and relax after a long day of hiking, biking, eating or visiting one of the many breweries within a mile of our home! Please note: we love our pets, but unfortunately we can't host yours.

Guest access
When the weather is cooperating, you will have unlimited access to our back yard, deck and patio with all its amenities -which includes a new gas grill if you'd like to BBQ.

Other things to note
Check-in is anytime after 4pm, check-out is 11am. We will TRY to accommodate an early check-in (if you ask in advance), but please note it is not always possible when a group is leaving the morning you are arriving. This is very common as we are often booked solid & we need time to make sure your space is clean for your arrival.

If you're arriving early in the morning and want to guarantee access to the space as soon as you arrive you'll need to book the night before.

No discounts for late arrivals/early departures.

We have indoor-only cats but they have never been allowed in the downstairs guest bedrooms. We keep them confined to the main level of the house, away from you.

We work with the Humane Society for their TNR program - as a result there are 2 'feral' cats on our property. They are probably the fattest, happiest outdoor cats you'll ever meet - you’ll probably catch a glimpse of them but they’ll give you a wide berth.

There is a portable AC unit in the main bedroom on the lower level that can cool off both bedrooms if the doors to the hallway between the 2 are left open. It is usually cool enough at night not to need it (simply open the windows and enjoy the fresh air), but we have ceiling and floor fans in the space if you need them. The AC is only available during the summer months.

The Hillside neighborhood is 1 mile from downtown Colorado Springs. We are one of the oldest neighborhoods in the city filled with hard working long-standing blue-collar residents. Our house is directly across the street from the old Hunt School, one of the oldest schools in the city that ceased operation in 2016. The school is now home to several local non-profits that directly help the neighborhood. A coffee shop will be opening up there summer of 2020! Downtown is 1 mile away, where you'll find Tejon St. populated with fantastic restaurants, cafes, breweries, and shopping opportunities. Our home has easy access to anywhere you want to go in and around the Pikes Peak area! Convenient to I-25 and Hwy 24 up to the mountains. US Olympic & Paralympic Museum (opening summer 2020) 5 min drive. US Olympic Training Center is 2 miles away. 4 blocks from Memorial Park. Memorial Park is huge - includes Prospect Lake for fishing/swimming beach/boating, playgrounds, INCREDIBLE skateboard park, walking/jogging trails, an Ice Arena and a public pool complex. We love our neighborhood & our neighbors!
