Facing a trickling stream, it's guaranteed to soothe the soul.

The Guest House is a private wing of the main house. We often work away, & welcome self-contained guests.

The space
Glenavon is a larch-clad, newly-built house in Abbey St Bathans, a secluded, rural community near Duns, and about an hour's drive from Edinburgh. Come and relax in the remote beauty of the Scottish Borders, walk the hills and rivers, make friends with the local sheep, and explore the local area, rich in history.

Enjoy a wee break after lockdown with refreshing country air, in peaceful, relaxing surrounds. We are Covid ready:

-enhanced cleaning & disinfecting.
-cleaning products, gloves, disinfectant sprays etc. for your use.
-quarantine process for bedding and towels.
-gaps between new bookings to allow for thorough ventilation.

The Guest House comprises a large double bedroom, a south-facing living/dining room (including double sofa-bed), a wetroom and a modern kitchen.

We have installed all mod cons for maximum comfort. Sturdy ground-source central heating system, Wifi, freshly decorated rooms and brand new kitchen and appliances. The gardens include lawns, a small forest, the Moneynut Burn (stream) which runs in front of the house, with stone steps down for those who are brave enough to go paddling!

With off-road parking and your own separate entrance, we hope Glenavon Guest House can serve as a clean, cosy base for you to explore all that the Scottish Borders has to offer.

All bed-linen and towels included, plus shampoo, conditioner and shower-gel. The wetroom is fully tiled, with a very hot shower with excellent pressure to refresh after a long walk in the hills!

The kitchen is fully equipped, and there's tea, coffee, sugar, and salt available. We'd recommend bringing supplies with you, as the nearest supermarket is in Duns, approximately 12 kilometers away.

The washing machine is brand new, and a couple of washing capsules are provided free of charge. Also included are iron (& ironing board), sewing kit, hair dryer, drying rack, plenty of wardrobe and drawer space, first aid kit, games, puzzles and books for entertainment - and as much fresh air as you have room for!

Please note there is no television in the Guest House, although streaming on devices works well.

The Riverside Bakehouse and Cafe is a hit with locals and visitors alike. It's only a fifteen minute wander from the Guest House, and is perfect for sourdough bread, pastries, cake and coffee. Check them out on Facebook for opening hours during your visit.

My partner and I live in the main house at Glenavon, but often work at weekends, so it may be that you have the place to yourself. I'm always available by phone and email though, if you have a question.
