Light, art-filled guest suite with its own entrance, 2 minutes from the beach and 25 minutes by bus to the centre of Edinburgh. At the quiet end of Portobello beach, we're also handy for the less-frequented Musselburgh beach, full of birdlife, as well as Portobello High Street with its gallery, independent shops and beachside restaurants. We're also convenient for the A1, Edinburgh bypass and the airport.

The space
Built in 2018, everything has been bought new. The guest suite has oiled natural wood floors, seagrass mats, a very comfortable high quality natural fibre sprung mattress (regular double size), and was painted throughout with ecologically-friendly mineral paints. We only use ecological cleaning products, so it's suitable for people who are sensitive to chemicals. With blackout blinds on all the windows, it's beautifully quiet and filled with art!

We're close to a number of national cycle paths and can arrange secure storage for cycles if you need it.

The studio is at the top of a steep driveway. There are steps if that's a better alternative, but you will have to walk up the top of the driveway for the last section.

Guest access
In your private guest suite there's a great shower, heated towel-rail (for when the heating is off in the summer), microwave, fridge, toaster, tea and coffee-making equipment, high speed wifi, ethernet connection and usb sockets. There is a washing machine and drier (not in your suite). Please note that there is no hob, but there is a very good microwave cookbook. We provide breakfast of local bakery seeded bread, cereal, muesli, fruit and tea/coffee. If you'd prefer soya milk, white bread or vegan options, let us know, that's no problem.

Other things to note
From 1st October, 2025, Edinburgh Council is charging a Visitor Levy of 5% for the first five consecutive nights of any stay after 24th July, 2026. This is included in your nightly rate.

If you want to use the EV charger, we charge £15 per charge and will do the plugging in/out for you.
