Take an enchanted mini-vaca to the 'The Hill' ... fantasy architecture on 12 lovely green acres! Unique 1100 sq. ft. home was a design/build project completed by the hosts in 2018.

The space
Note: We will open our 2022 calendar on March 15th, 2022. Hobbiton is the movie set of The Hobbit. People travel to New Zealand from around the world in part just to walk past the little Hobbit holes of the Shire, which are only facades... ‘The Hill’ however, is not! This earth-sheltered, fantasy architecture home is one that you can easily drive to and for a wee adventure. Charming Tolkienesque styling, filled with antiques and special touches that will transport you to a time away. This design/build project combines old-world charm mixed with all modern conveniences. The cottage has a great view of the valley from the walk-on roof and is only a 5-minute stroll down meadow paths to Sissy's Take-Away Kitchen voted a top gourmet cafe in Vermont open Thursday - Sundays B/L/D. Order online and enjoy a picnic in her gardens. Our Pub and Kitchen freezers have Sissy's dinners to purchase in case she's closed when you come. Gather fresh eggs from our chicks for your am breakfast and pick blueberries in July.

Accommodations: There is a queen bed in the master bed nook which adjoins a full bath with a claw foot tub on the 'Baggs Inn', which is the living side of the space with a full kitchen. In the Double Dragon Pub,’ there is a Murphy bed and the Pub has a full bath with a shower. The garden includes a claw foot tub for a hot soak and stargazing as well as an outdoor hot/cold shower. A fire-pit for sing-alongs is outside the pub. There is a landline as phone service is spotty...best service is AT&T...but WiFi calling will work. Fiber optic wifi, smart TV...but consider treating yourself to a tech-free weekend. There are darts and board games in the pub, archery, quoits, corn-hole, bocce. Swim in a spring-fed pond, May, June & July...floatation devices provided.
Well-behaved, non-shedding dog under 25 lbs. is welcome with a fee and a refundable deposit.

NOTE: Guests who are large in size will not be comfortable...the toilet stall is very narrow, antique chairs smaller and more fragile, tight spaces include: bedroom nook...pass-through bar...kitchen cooking/seating area & dining area. So sorry! We do have another unique stay/ listing at 'Post & Beam Beauty on Higher Ground' that can accommodate 2 couples as well as extra guests including an infant (not crawling). The full nursery includes a crib, baby bath, and changing table.

There is a $75. charge per person per night over 2 guests.

RE: Guests must have at least two good reviews on Airbnb to book with us...

After any Airbnb stay, you will write a review on your stay and the host will also write a review on your care of their home as well as your level of communication, following the house rules etc. The point of the review for the host is to determine the level of cleanliness and respect of the property of the Airbnb guest...personal interviews and professional references in place of reviews tell us nothing regarding the level of cleanliness etc of a guest. Likewise, the reviews written about us provide booking guests with important information... is the property is clean? were the hosts considerate?... the stay is worth the money? Our home is uniquely decorated and took us personally 6,000 hours of design and building and it was expensive to build. Booking people who have no reviews is like handing over the keys to our home to strangers walking up the driveway who say "We like this place, so give us the keys.". Thanks for understanding that without reviews we will decline all requests as reviews are the only way to provide us with a sense of security regarding the care of our home. We have over 100 positive reviews for you to feel secure about booking with us...we only require two from you. Don't take it personally...we don't know you...and that is the point : ) !

Middletown Springs is a quaint village of 800 about 30 minutes to Manchester on one of the loveliest routes through Vermont. Middlebury is 45 minutes away... the half-way point to Burlington. The town has all basic amenities; fire dept, small general store, post office, library, churches, historical society and Sissy's Kitchen...Voted Best in Yankee Magazine: Best NE Picnic Cafe (cash & check only), all just steps from the property...a lovely 5-minute walk away through our meadows. Step back in time... cell service is spotty in tows. Coverage in the town of Poultney (8 miles west)... so enjoy life the way it was before the madness set in. Little Flower Farm, just 4 miles west has fresh organic veggies! There is high-speed fiber optic internet. Golfing and boating nearby on Lake St. Catherine!
