Modernly decorated guest suite withs was a private entrance, (you will have a key) has covered patio with a bench swing & backs to open space. The inside is just over 1000 sq ft with separate bedroom, living area, kitchen with eating area, & private bath with shower. The bedroom has a queen size bed, dresser, 2 night stands & a shelf on wheels where you can place your suitcase, plus extra shelving next to the closet. Living area has a sofa with pull out queen size bed, extra dresser, coffee table, TV and more. Kitchen has all full size appliances. Please do not allow dogs inside.

Just to clarify, it was the extra bedding you said smelled weird not the fresh linens on the main bed in the bedroom. The sheet set was clean and folded, but has been on the shelf for a bit as the last few guests did not use the extra bed. I got you a fresh linen set and blanket within 1 hour and you seemed to be happy. I use a hypoallergenic, organic detergent and it doesn't not hold a chemical fragrance smell like some of the more common detergents you may be used too, I am sorry it did not smell like you wanted it and I fixed the issue right away. I am not sure where the mask came from, but if something fell in the couch and got missed by the cleaning crew (this can literally happen anywhere) it was not intentional, not sure why this was such a big deal. As for the noise we were only home one of the 3 nights you stayed with us and literally got home and went to bed, never even turned the TV on or anything, we travel alot and have another house we live in part of the time. Short of staying in remote area with no people or animals there will always be some type of noise. In our neighborhood you don't hear traffic or ambulances or trains or many other noises. We do back to open space and the dogs do bark if they spot raccoons or owls or squirrels or deer or other creatures. I lived in many places and this is by far one of the quietest places I have ever been to. The pullout sofa mattress is typical of any other pull out sofa, actually one of the best quality ones available on the market and made by the Denver mattress company. I DO PROVIDE EXTRA thick blankets, comforters and pillows to make it more cozy by putting it under the sheets. If you would have mentioned it to me during your stay, I would have given you an additional comforter to put on a mattress or maybe even bought you a mattress topper to use to try to make it more comfortable. I have never had a single complaint about the mattress from any of the previous guests, so maybe you expectations of the pull out bed were just a little unreasonable, understandable it will not be as comfortable as an expensive regular bed mattress, but it is better then many alternatives. I will purchase a mattress topper in the near future for sensitive guests to use if they would like, just in case. In the future a 5 star hotel maybe a better fit for you, ofcourse it will run 6 to 8 times more expensive then what you paid. Typical 5 star hotel will run you per person per night about the same amount you paid for 4 people for 3 nights all together and the room will not be this spacious or have numerous amenities like washer and dryer available at no additional cost and piano for your daughter to enjoy.

Even if I like this place (environment) I have to NOT recommend it for many reasons. 1- too much dogs (3) on site that are barking often. 2- we can hear walking the dog or humans since it is in the basement. We where lucky that there fee people when we stayed there! 3- the fridge…

You said you liked the place until I asked you to reimburse me for the damage to my sofa, now you are claiming things that are untrue. I never had issues with any other guests, but you damaged my property and left the place a mess and refuse to compensate for the ripped fabric on the sofa sleeper that happened during your stay. FIRST you claimed it was defective, and I should.use my warranty, even though no other guest ever thought that or mentioned it, now you sayings dogs did it. Dogs are not allowed in the space and if you broke yet another house rule by letting them in than you are still responsible. You demanded and extra bed, once you arrived, that was not listed or promised to you. After my daughter brought down and put together and extra twin bed with fresh bedding , so your kids don't have to sleep together at no extra charge, you still managed to not take good care of the furniture. 1. Too much dogs- this is a residential neighborhood and we have only 2 neighbors but they both have dogs and we have very sweet well behaved dogs that live upstairs. Occasionally they bark as we back to open space and they see wild life or people on a hike walking in the distance. The listing mentions dogs on property and does not promise to be sound proof. Soundproof spaces don't exist no matter where you go, there is some type of noise. Maybe it's hotel housekeeping outside ur door or ambulances driving by. This place is very quiet in comparison by all means. 2-not sure how you heard humans as I was out of the country and got back after you left, house was empty every night. 3-the fridge was empty and I personally cleaned it with bleach day before you arrived, however I will put a box of baking soda there to get the smell of moldy food you left behind out. 4-the dishwasher is old, but works well, not sure what you did not like about it? Maybe you should have turned on a self clean cycle on it if you saw something there on the inside. I have a special chemical I use to deep clean it once a month. 5 -you cause damaged to baseboards, managed to scratch the bathroom sink, bent sofa sleeper frame and ripped the fabric on the sofa. I am only asking to be reimbursed the bare minimum if $125 for the damaged fabric as not much can be done with the rest of the issues. 6- You have a history (based on another host review where you broke something and did not take responsibility) now you are trying to ruin my perfect rating on purpose. You should stay at hotels as you do not take care of people's peoperty. Hotels will just charge your card for the damage directly.
