My home is a delightful 1930s semi- detached property over looking the river Ouse. The house has a large kitchen dinner and garden terrace.There are three rooms and a sofa bed for air B/B guests. Please contact me if you would like to visit with friends. York really does have something for everyone, the city centre is a pleasant 15 minute walk along the river. A lovely park and local shops which include, cafes restaurants and a wine bar are a 5 minute stroll.

The space

My house has recently been renovated and now takes full advantage of the wonderful river setting. There are 3 double rooms, one en suite, there is also a Sofa bed. The house can also be let as a whole house sleeping 8. If you are interested in a whole house let please contact me for details. It is small but cosy and in an excellent position.York race course is about a 10 minute walk, the city centre about 20 minute walk. Local shops and a large play area with swings, skate board park and tennis courts are about 5 minutes.

Guest access

I am happy for the shared spaces to be used respectfully but would ask if you use cooking facilities to leave it clean and tidy. Please replace anything you use or put a contribution in the funds tin.

Interaction with guests

I am an artist and work in York so will be in and out of the house. I am happy to meet my guests tell them where everything is and help them get the best from their stay.

Other things to note

There are 4 rooms that can be occupied either by other guests, me or other members of my family. However as they are at university this is mainly during major holidays.

We had a really comfortable stay in Penny's lovely, relaxed home, we were in the yellow room with a fantastic view of the garden and beyond. We didn't meet Penny, it was Marc who showed us around, he was friendly and helpful when checking us in. Great breakfast provided, we helped ourselves to croissants and coffee. Penny's house is a 15-20 minute riverside walk into the city centre. A super place to stay, thanks Penny!

Thanks Penny, notes here to help you not criticise as we really enjoyed our stay. Good location very friendly host, all very clean. no hair dryers for the ladies, lock not working on the shared bathroom. Taps not working (I know they are being sorted) and a totally unpractical sink in the bathroom as shelf in the way. We would definitely go again though, nice house and kitchen with great view towards the river. Thanks again...

Hi Al hair drier not a problem can get one for each room, bathroom taps are being replaced on Friday 20th October, will look at the lock. Bathroom sink, well it's a small bathroom and that's the only way it fits so sorry can't alter that. All the best Penny .

Penny was a wonderful host and her house is an ideal base to explore York and the surrounding North Yorkshire area from. I was visiting for the Ebor racing festival and the location could not have been better, with the racecourse within easy walking distance (less than 10 minutes). I stayed in the blue room which has a lovely en suite bathroom. There are two other rooms available both as nice. The house has been tastefully renovated and modernised, with a lovely garden and patio, which the room opened onto and is filled with pieces of Penny's own art work. Beyond the garden there is a lovely walk way alongside the river which brings you all the way into the city, or alternatively an uber is easy get! I'd happily return here the next time I'm up in York and need a base. Thanks again Penny.

I am an artist and work in the centre of York in a shared studio. I have lived here and brought up my 3 children so know the area well and can suggest some wonderful days out. Because of my work, I am also very up to date with what is happening in and around the very vibrant York Artist community. I enjoy travelling myself and have used air B/B many times so I know what its like to get to a new city either on your own or with others. I like to feel safe, be made welcome and feel comfortable where I are staying. I would like my guests to enjoy my home and use the facilities respectfully .I am happy to chat and give any information about things to see and places to go, if you have any special interest please ask.
