If you are coming into town on business, connect to our wifi and do it in comfort. If you are coming into town to vacation or visit family, unplug and enjoy the sights and sounds of country living.
Located in the Boston Hills, this apartment is a serene country getaway. An easy drive to downtown Buffalo, Niagara Falls, Holiday Valley and Kissing Bridge Ski Resorts, Chestnut Ridge Park, Woodlawn Beach, Buffalo's new "Canalside" area, Ellicottville Adventure Park, Lake Erie Fishing/Boating, Hunting areas, Ralph Wilson Football Stadium, Coca Cola Field, First Niagara Center, Seneca and Hamburg Casinos, Darien Lake and the Canadian Border. Several State Parks, Golf Courses and Wineries...all within an hour drive. There are grocery stores, drug stores, major department stores, movie theaters and numerous restaurants also nearby. The Buffalo airport is 24 miles away, the train station 22 miles.
Bring your bike and enjoy the challenge of riding the Boston Hills. But don't forget your helmet! Some of the hills are pretty steep!
Guests also have occasional use of our outdoor grill, a picnic table and a hammock. We also offer off street parking for up to two vehicles. Private Entrance. Cable TV and WiFi. There are three small window air conditioners installed for the summer months. All appliances including laundry facilities (detergent and fabric softener not provided)
If you're visiting us in summer or fall, we may invite you to join us at the fire pit for a bonfire and Smores. We're always hanging around outside. If you're visiting in December, you might find a Christmas tree in the living room to help get you in the holiday spirit while you're away from home! Bring your cross country skis or snow shoes with you as there is plenty of space right on our property to make use of them and a county park just 12 short minutes away!
Rick makes his own wine and often offers our guests a few samples of his newest concoction.
Although we are not fully handicapped equipped, we do have a permanent handrail in the bathtub and can add an elevated toilet seat or shower chair in the bathroom for your visit. If you need this little "extra", please let us know prior to your arrival.

You will have access to an outdoor table and chairs (just outside of the apartment entrance) and hammock and swing. However, use of dock and swimming in the pond is not permitted.

We know that people feel most comfortable in their own home and we're hoping that by renting with us, you can enjoy that same comfort while on vacation or coming home from work.
Children under 3 staying with parents are free and are not counted as "extra guests" when it comes to the pricing, but are counted towards to the maximum guest number. If you have any questions regarding this, please ask.
The apartment is adjacent to our home, but It has its own private entrance. Since we are "sharing a roof", we'd like to know a little bit about you prior to your arrival. We will also ask you to sign a registration book and show photo ID at check- in. Thanks for your cooperation!
We have a pond and dock on the premises, therefore, if you are traveling with small children, please be aware of their whereabouts at all times and do not let them run around outside alone. There is absolutely NO SWIMMING in the pond when we are not home and outside to supervise. Also, we ask that you keep children from running in the gardens and on the rock garden berms. We work really hard to keep them looking nice! :)
Even though we do not permit animals to stay in the apartment (as there are people in our house with severe allergies and asthma), we do have an outdoor kennel for dogs that can handle outdoor stays and social situations well (as there are many walkers, joggers and bicyclists on our road). The kennel area has a dog house. There is an additional fee of $10. per night for use of the kennel.
Smokers are permitted to smoke outside, however our apartment is smoke free. If you do smoke outside, we ask that you be courteous when it comes to disposing of butts.
We have an outdoor fire pit. If we are home for the evening and the weather conducive to a bonfire, we may invite you to hang out with us.
We have a well and a septic system so please be careful not to flush anything but toilet paper down the toilet.
We have wifi available for your use however, we ask that you not log on to any illegal websites from your mobile phone, Ipad or computer while staying with us. Whatever sites you visit will be attached to our IP address therefore we appreciate your cooperation.
This is a drug free house.
We enjoy our quiet evenings in the country and hope you will too, so please keep noise to a minimum after 10pm.
Although there are candles in the apartment, they are for decorative purposes only.

I enjoy photography, bike riding, traveling, writing, dancing, working out, meditating, long walks, and taking a slow ride on the back of my husband's motorcycle (Sounds like a corny ad! ) I'm an aspiring writer and have been journaling for over twenty years. I'm especially fond of journaling my dreams as I have also worked in the dream research field for several years. I am an ordained Wedding Officiant in the state of NY so if you want to get married while you're here........I may be available to officiate your elopement! :)
My husband is enjoying his retirement by hunting, tinkering in the garage, making wine and playing his keyboards with his country band "Barnstorm". If you happen to get lucky enough to be in town when he's got a local gig lined up, you should come out to see him play!
