The space

This cozy property is equipped with all the essentials you need to feel at home. The kitchen includes the basic cooking necessities, coffee, and tea. The bedroom has a comfortable queen size bed and a walk in closet for your belongings. For extra guests, we have a comfortable 22” high queen size air mattress. This is a great space for professionals doing work or for a couple of friends that want to relax and watch Netflix.

→For any additional visitors not on the reservation found on the property, you agree to pay $150 per person per day. (Unless authorized by us in writing.)
→Please be considerate of the air conditioning/heating. Keep doors and windows closed when running.

My husband and I were traveling to ATX for work and this place was an excellent alternative to hotels in the area, not only for the value but for amenities as well. Nathan and Julie were great hosts and are in touch with you when/if needed. A safe and cute neighborhood close to lots of great restaurants and downtown. I would be happy to stay here again.

Easy check in and easy to coordinate with as I was booking for my program staff. We would absolutely book there again. Heads up that they request a copy of your ID but that appears to be an increasingly more common thing these days with rentals. Everything was really great. Thank you!!

You're right a lot of hosts have started to realize that Airbnb reservations are indeed real estate transactions so that's probably why you're seeing more hosts require identification from guests. The simplicity of Airbnb transactions causes a lot of people to become desensitized to the fact that reservations are actually real estate transactions involving real property and real people. I wouldn't recommend booking here. You should be aware that these hosts seem to be more interested in squeezing money out of people and will attempt anything to claim that you are violating their house rules. Their listing is not entirely accurate and their "house manual" of rules (which you don't receive until after you book) is not explicit enough in that they don't want ANY guests on their property ever. They tried charging me an additional $300 because I had my family over for dinner and then accused me of having multiple guests stay because "we looked different on camera each time we entered the house". They also don't mention that they'll be recording your the whole time ... which is super creepy. They called and expressed concern that I was coming home "at all hours"... which quite frankly is none of their business. They also call or message daily about one thing or another... and it prevented me from being able to relax during a time when all I was looking forward to was spend some quiet time during the holiday visiting with relatives I rarely see. I would not recommend this listing unless you're traveling alone and don't intend to actually be on the property ... and don't mind being recorded without knowledge or consent.

Hi Vanessa, We're so sorry to hear that your stay with us was not a good one. The feeling was mutual. It's very clear to us that you did not read the house rules on our listing before you booked. If you would've read our rules you would have known that we require approval before having ANY visitors on our property. These rules are posted on the Airbnb listing, Airbnb requires every guest to agree to them before completing each reservation, and they are emailed to you after your book, and they are also posted inside the property. Not only are the house rules posted and available for you to read in multiple places, we also gave you a courtesy call to remind you of these rules. Thank you for bringing up the fact that we have a camera outside our property... It's a Ring doorbell outdoors, in front of our property. It is great because it allows is to monitor our property (and our guests' property) for safety purposes and they allow us to communicate with our guests in case they need help getting inside. In your case, your unauthorized guests kept ringing the Ring door bell which alerted us to the excessive activity. By the way... We have many disclaimers on out Airbnb listing AND on the house rules about the security camera. Again... You should've paid attention to what you were agreeing to. You mention in your review to us that we were trying to "squeeze money" out of you and tried to charge you $300 because you had "family over for dinner". You failed to mention that your "family that came over for dinner" was there at all hours throughout EVERY DAY during your week-long stay. Not only were they there without our permission, but you gave them the door code as if they were guests!! This a major safety issue for us. You were charged the extra guest fees (you would have been charged had you selected the correct number of guests when you made your reservation) because you had 4 guests instead of two during your reservation. It is unfortunate that this experience was bad for the both of us; we are very disappointed that you disrespected our house and our house rules. We hope that when you stay in someone else's Airbnb you take the time to read their listing and the house rules. You should also be honest about the number of guests you plan on having. Nathan and Julie's place was great. In the middle of all the nightlife and activities this is a great spot to call your own at the end of a fun day seeing all that makes Austin weird. We took Ubers for under $5 to get everywhere! (Maybe they were uberpools?) But regardless it was a great place to touch down, drop your bags and go. At the end of the night, we sank into the comfy couch and watched Ozark on Netflix until our eyes couldn't stay open anymore. Great spot for a little shut-eye at the end of the day, close to everything you want to see.
