A lovely condo just a hop, skip and a jump from the beach and local restaurants and bars.
Relax and sunbathe by the community pool, stroll across the road via the deeded beach access to the beach or enjoy a beach breeze and a view of The Gulf on our beautiful sun deck.
We are within a few minutes of some of our towns best local bars and restaurants and just 1 mile from Hangout Fest!
Our condo has full amenities including a fully equipped kitchen with cooking utensils, microwave, refrigerator, stove/oven, plates, glasses, coffee pot, blender, saucepans, so you can cook for yourselves and eat out on the porch or have a BBQ on the community grills.
There is a TV in the living area and bedroom with cable. We have 2 queen size beds in the large bedroom that can accommodate 4 people and a sleeper couch in the living room that sleeps 2 comfortably.
We have 2 assigned covered parking spaces and additional parking is available in the guest parking area and we are located on the 2nd floor of the building.

Security/Damage Deposit – When a deposit is required it will be held as a damage deposit and will NOT be applied to rent. This deposit is refundable within two (2) weeks of departure providing there has been no damage to the condo or its contents. Please report IMMEDIATELY UPON CHECK-IN any damage, otherwise, it may be deducted from your deposit. If damages in excess of security deposit must be pursued through an attorney, or if litigation ensues, you will be responsible for attorney's fees in addition to other damages recovered by the owners. February 21- April 14 require a security deposit equal to the booking fee.
Cancellation Policy – You will receive a 50% refund if cancellation is made up until 1 week prior to arrival. NO REFUNDS FOR EARLY CHECKOUTS. Cancellations or early checkouts due to inclement weather DO NOT warrant any refund of rent or deposit.
TRAVEL INSURANCE – We recommend a Travel Insurance policy be purchased to cover you for a refund in case an unexpected situation occurs causing you to cancel your reservation outside of our cancellation policy. We do not offer this insurance however, you can search “Travel Insurance” to choose the right policy for you.
Hurricane Policy – We will refund ONLY unused days rent in the event of a mandatory evacuation. Cleaning and other fees are not refundable.
Payments – Rates are subject to change without notice.
Cleaning Fee – If ON ARRIVAL you have any housekeeping problems, please report this to the owner/telephone number listed above. A one-time, end of stay cleaning fee will be charged in addition to the rental fee. All fees are subject to sales tax. No daily or mid-week maid service is available. There is a coin operated washer/dryer available on site for your convenience. Cleaning detergents used during your stay are the responsibility of the guest.
Linens – Linens are provided for all of the beds. Enough towels are provided for each of the guests. Please DO NOT take towels from condo to the beach—you may want to bring beach towels for your convenience.
Entry – YOU CAN CHECK IN AFTER 4:00 PM. You will either be met at the condo with the key upon arrival or you will be given a code for the lock box.
Parking Passes – There are 2 covered parking spaces free of charge under the condo. Additional parking is available in guest parking area.
Departure – CHECK OUT TIME IS BEFORE 11:00 AM. Please leave the door key(s) on the kitchen counter. With departure and check out times are flexible if arrangements and prior approval has been given for a late check out, otherwise an extra days rent could be charged. Since the departure times are flexible this shortens the allotted time for the cleaning service to prepare for the next guests. Please do the following to assist the cleaning service.
1. Discard your perishables from the fridge.
2. Leave your beds unmade (this one isn't hard).
3. Set the A/C at 78 degrees.
1. NO SMOKING in the unit – NO EXCEPTIONS
2. Pets – NONE of any kind! If you are caught with pets – you will be asked to leave immediately and forfeit any rents.
3. The number of guests this property accommodates is the maximum number of guests allowed and agreed on upon booking. Any parties over 4 people will be charged $25 per person up to 6 people. No parties or other gatherings are allowed. At least one member of your party must be 21 or older. (Photo ID may be requested)
Air Conditioning – Please do not turn the thermostat below 72 degrees. This will keep the unit very cool! Otherwise, with the humidity the unit can freeze!
Heating – With our monthly rentals there is a “Cap” of $150.00 for the electric bill. Any amount over the $150.00 would be the responsibility of the guest. Normally, our renters fall well within this dollar range.
Supplies – All personal supplies (i.e. Toilet paper, soap, dish washing/laundry detergent, etc.) will be the responsibility of the guest. We will supply 1 roll of toilet paper and paper towels and a trash bag for your convenience upon arrival. There is NO telephone in the condo.
Loss or Theft – We assume no responsibility for any loss or theft of guest's personal property.
Pool Safety – As there are no lifeguards on duty, for your safety, we request you observe the posted Pool Rules, which forbid diving, running or jumping.
Notice – If you are evicted from the unit for failure to abide by the rules of the condominium or for any other reason, you will NOT be entitled to a refund of the rents paid in advance and you will be responsible for any and all damages to the unit or condominium property caused by you OR your guests.
