As a traveler, myself, I know it's difficult to gauge a vacation rental without seeing reviews, so here's on recently posted on another major listing site by a recent guest:
"We were greeted by an excellent host in Rob. He took the time to walk us through the ins and outs of the house and sure enough within the first 10mins he pointed out some river otters sunning themselves on the boat landing pad beneath our stunning deck. The house is exactly what the doctor ordered if you are looking for a getaway of peace and quiet. The house is well equipped with all the necessary items to hunker down and take in the amazing views. We grilled every night and ate breakfast every morning on the (URL HIDDEN) need to spend time inside other than for sleeping. The house is ideally located for quick day trips to Pt. Reyes Station, Pt. Reyes National Seashore and the quaint town of Inverness. One last thing...pretty great to take a soak in the hot tub after a long day of hiking. If you want quiet and views, this is the place. Kevin"

A lovely sculpted garden features hot tub, stream, waterfall and pond. Deck is built over the bay, viewing Point Reyes National Park and beaches on the facing shore. Jaunt down the boat ramp to launch your kayak/canoe, or roam the rocky beach at low tide (shared access). Enjoy true peace and quiet — allow yourself to be wooed into 'being', it happens effortlessly. It’s hard to believe a place this natural and untouched still exists so close to a major metropolitan area. Water Eden House is perfect for a retreat, a romantic get away, or a charming roost from which to explore the rich offerings of nearby attractions.
It’s a short walk to Hog Island Oyster Co., The Marshall Store & Boatworks. Each serves decadently delicious locally grown oysters (my favorites are the barbecued and Rockefeller... mmm!). A short drive away are great shops, restaurants and bars, some with music in Point Reyes Station, Nick’s Cove, Olema, and Inverness. Have a ball at the Dance Palace in Point Reyes Station. You’ll find delicious bakeries in Pt. Reyes Station, Tomales (15 min), and Freestone (25 min).
Minutes away across the bay is Point Reyes National Seashore –it has an award-winning visitor center, great hiking trails, nesting bald eagles and roaming herds of albino deer & the Thule elk preserve (try to catch a glimpse). Stroll on miles of white sand beaches. You may spot seals, sea lions, otters, dolphins, elephant seals & whales. Tide pools teem with sea life.
It’s a short walk to the Hog Island Oyster Co., Tony's Seafood and Marshall Store & Boatworks (great fun when herring are in season). Each serves decadently delicious locally grown oysters (my favorites are the barbecued and Rockefeller... mmm!). Great restaurants and bars, some with music, are nearby in Point Reyes Station, Olema, and Inverness. Have a ball at the Dance Palace in Point Reyes Station. You’ll find delicious bakeries in Pt. Reyes Station, Tomales (15 min), and Freestone (25 min).
Take a short drive (30 minutes) and you can walk Dillon Beach and buy fresh crab from the boats of Bodega Bay. A twenty minute drive North on Highway 1 brings you to Freestone and the Osmosis Spa, offering enzyme baths in a Japanese garden setting.

Since this is a fairly new listing on Airbnb under new ownership and I've managed it for two consecutive owners, there aren't lots of reviews so I'm quoting this review in it's entirety from another website we advertise on to give you a good idea of what you're in for when you stay here:

If you are looking for a quiet getaway, this is it! Secluded cottage feel right on the inlet. Private and quiet. Awoke to what I thought was a running dishwasher was actually water lapping against the rocks below the home. Heaven.

Tomales is always magic. Living on the water - literally- was such a restorative and exhilarating experience. The house is comfortable and clean. The views are, of course, stunning. The garden is a delight. Kitchen was sufficient for our needs. Rob was very efficient and responsive and a delight to communicate with - made everything easy and stressless. Cent wait to return.

Nice enough place to stay. Location is great if you like secluded and quiet - which we wanted. The home was "rustic". No privacy in the sun room if you are using this as a second bedroom. I asked about window coverings in that room and was told they were not needed but they indeed are needed - there are clear glass doors between that room and the living room - so tough to go to bed if others are still up - or arise earlier than you. Be aware that the owner will charge you $139 if you disturb the pH of the hot tub according to the guest information/instructions book - since there wasn't a pH balancing kit available to use we decided not to take a chance on it and did not utilize the hot tub for that reason. Seemed a bit harsh. The best part is the porch and being right on the water.

I always appreciate hearing about guest experience and take suggestions seriously. In this case there are inaccuracies that I'd like to clear up. 1. The pH balance has nothing to do with the "drain and fill" charge. This charge is made when and only when the tub water is cloudy, and scummy and beyond clearing with standard chemicals made for that purpose. Our tub rules clearly ask guests to shower prior to entering the tub to remove lotions and oils that gunk up the water. It takes several hours to drain, clean and refill the tub. I've levied the charge once since September. Other guests use the tub and comment how delightful the experience is. 2. We've been painting and upgrading the house inside and out and the curtain on the Sunroom doors had not been replaced prior to this guest arriving. Had she not insisted the painter leave when she showed up early, he might have been able to finish. When she commented to me about the lack of curtains, it sounded like she was describing the floor to ceiling windows looking out on the bay, which is why I said they weren't necessary. 3. This guest left water running for more than 12 hours, which set off the community water system alarms. When a neighbor responded to the alarm, the guest refused her entry to investigate and resolve the issue. Robert, Manager

The house is an absolute dream on Tomales Bay. My husband and I stayed here with his parents for three nights midweek. It happened to be very rainy while we were there and staying at the house was the best place to feel cozy and watch the rainstorms roll over the Bay. It felt like we were on a boat (without the motion sickness) with the sounds of the rain on the roof and waves crashing all around us! The power went out one night and Rob was responsive to help us. He also helped when the propane tank ran out. One note about the place: if you're two couples, the second bed (fold out couch) isn't the most comfortable. If you have back issues, the fold out couch doesn't provide much back support. Not does the sun room provide much privacy. T(hat wasn't too much of an issue for us.) The placement of the bed with a view of the water is stunning! And of course, the hot tub is a wonderful addition. Overall a relaxing place to stay in the Point Reyes area!

The view is absolutely stunning. If you are coming as a couple, this is an amazing place. However, for 2 couples, this isn't well laid out. The 2nd bed is a couch bed that is very old and uncomfortable and is in a open room with no window coverings. At over $400 a night after cleaning fees, I expected 2 comfortable beds. (I should have read the description more carefully) If you're planning to cook, the kitchen is very minimal.

We do appreciate all feedback and suggestions from our guests. In this case, clarifications are called for...When April arrived she texted me saying she expected to have 3 bedrooms. We do not have 3 bedrooms! We clearly advertise this as a one bedroom house with a sofa bed in the sunroom. We do ask that guests inform us of the number in their party because if the sofa bed is to be used our cleaners make it up with an extremely comfortable organic natural dense foam thick pad on top of the mattress to make it comfortable for even the most demanding guests. Not only did she get the size of the house wrong, she exposed the other couple to an uncomfortable night. The kitchen is fully equipped with all the essential tools necessary to prepare any meal you might wish to make. Other past guests have complimented us for the completeness of the kitchen.
