Escape to our beautiful 8-bedroom villa surrounded by apple orchards. The villa is spread across two arranged sections. The main villa offers 6 bedrooms with attached bathrooms across two floors, and is also equipped with a living room and a dining room. A separate 2-room cottage is adjacent to the main villa which adds extra privacy, ideal for a small group. Enjoy a 6-seater outdoor jacuzzi, bonfire pit, swings and spacious lawn in our luxurious mountain retreat.
The space
Our Kaizen Karjan Villa is located 20 minutes before Manali mall road, away from the commotion and traffic. Nestled amidst dense apple orchards, our 8-bedroom villa offers an escape to a tranquil mountain retreat. It is a perfect blend of old-world charm with wooden and stone interiors, evoking the warmth of a traditional Himachali cottage. For modern comfort, the villa is equipped with a 6-seater outdoor Jacuzzi (available to all the guests staying with us) that adds a touch of indulgence and elevates the experience of connecting with nature, making your stay truly unforgettable and memorable. Accessed via a private road, the villa offers complete solitude while being closer to the highway and major local attractions.
Our villa is divided into two thoughtfully designed sections to offer privacy and togetherness. The main two-storey building has 6 bedrooms and a few steps adjacent you will find a standalone structure housing 2 additional bedrooms, each with private entrances.
As you enter the main villa, you will be welcomed by our communal dining room to enjoy your hearty meals. Moving ahead, laid out across two levels, the villa features 3 bedrooms on each floor, led by a flight of wooden staircase.
On the first floor, there is a spacious living room with a 6-seater sofa and a balcony for you to unwind. Echoing the essence of Himachali architecture, every room reflects the villa’s rustic mountain charm with wooden paneling and local stone accents. Each room has a plush king-size bed, smart TVs and an attached bathroom.
Please Note: The amenities listed as pool, hot tub, outdoor shower, and bath all refer to our luxurious 6-seater outdoor Jacuzzi. It's designed to offer a complete soak-and-relax experience under the open sky, blending all these comforts into one beautiful feature.

Kaizen Karjan Villa is tucked within a serene apple orchard and forest, offering a truly immersive nature stay. Naturally, being this close to the wilderness means occasional visits from harmless insects or spiders. We conduct regular pest control and use insect repellents in all rooms, but minor encounters may still happen. If guests wish, we’re happy to pre-diffuse the room or villa with essential oils like Peppermint, Lemongrass, Japanese Rose, or Lavender — all of which naturally deter insects while adding a calming fragrance to your space.
Our outdoor Jacuzzi provides a 45-minute hydrotherapy session with therapeutic water jets, ideal for deep relaxation. After that, it functions as a warm soaking tub for continued leisure. Please note, Jacuzzi use is on a first-requested, first-served basis — so do let us know in advance if you’d like to reserve a session.
Outdoor Jacuzzi is chargeable in winter season (Nov-Feb) as not many guests wants to use it in winters, hence our winter prices are less and doesn’t include Jacuzzi Sessions.
No Genset Backup for Electricity (was never required as there’s rarely any power cut in the area)
