Our home is set in the Eden Valley, close to the Lake District, Dales and Pennines. We've given the cottage a new lease of life keeping its original features.

You'll have sole use of a private lounge & dining area (no kitchen) with woodburner tv and comfy sofas. Breakfast is included which can be served to suit your needs. You will have the opportunity to meet our alpacas, ducks and hens(who provide your breakfast eggs).
We have an extra bedroom (extra cost) if required.

Dogs are welcome.

The space

Our home is set in a lovely village, surrounded by fields of cattle and sheep with views across to the Pennines in one direction with the Carlisle to Settle railway line in the distance to the other.

You can walk or cycle from the door straight out into the countryside. After a 30 minute drive you can be in the Lake District National Park or even closer you can be within the Yorkshire Dales. We would be happy to recommend walks to you to suit your ability.

The small market town of Appleby is a 5 minute drive away or a beautiful riverside walk which will take you about an hour. In the town there is a selection of pubs, restaurants and local shops. Appleby Castle is now open to the public everyday.

Guest access

Within the house you will have a private bedroom with ensuite. We also have an additional bedroom which you can book at an extra cost (however this room will not be let separately to other guests during your stay) . This room has a king size bed in it and shares the ensuite, Jack and Jill style.

You will have sole use of your own private sitting and dining area (no kitchen), with a tv and wood burner (logs etc included in price).

We can offer you a safe, secure place to store your bikes whilst you are here and will also be happy to give you access to the utility room to dry your clothes if you happen upon a rainy day while you are here!

Interaction with guests

We live in the other side of the cottage and will be available to help at all times but the living areas are separate so you can have your privacy whilst here.

Other things to note

You will be welcome to meet the resident alpacas, Georgie, Gecko and Geronimo (Nemo) whilst you are here. You can feed and maybe even walk them. Our golden retrievers are most welcoming and will gladly walk with you around the local area. Eggs for your breakfast will be laid by one of our hen flock and our jams are made from the fruit we grow in our garden. Please Note our animals do not have access to guest accommodation. And there are no self catering facilities.

Pet(s) live on property - Our dogs and 2cats live on the property but are not allowed in the guest accommodation unless invited. Guests dogs are of course welcome.
Amenity limitations - Please note there are no kitchen/self catering facilities available, we will of course provide for preparation of baby food if required.

Our stay with John and Bev was really very special. From the outset they were so accommodating, communication was excellent and we were made to feel so welcome. The breakfast was outstanding and accommodated dietary requirements. The room was lovely and we got to meet all their animals. Thank you for a great stay, hope to come again.

This was our second stay at John and Bev's place and it was fantastic like the first. Lovely location, ample space, really comfy bed, great bathroom and an amazing breakfast in the morning! We brought our dog this time, John and Bev were really accommodating for him providing bowls, towels and poo bags which was a really nice touch. We had left something behind after we checked out, John and Bev went out of their way to get it delivered back to us which was really nice of them. We loved our 2nd stay with them and will not hesitate to book with them again.

Fantastic! The luxury of a boutique hotel with the privacy of a holiday cottage. Immaculately clean and extremely cozy (the fire was lit for our arrival) The breakfast was epic and the hosts are very friendly and laid back.

What a beautiful place - John and Bev were very welcoming and made me feel right at home. I had the place to myself so I had plenty of space, it was furnished very tastefully and was a delightful place to stay. The bed was very comfortable and the breakfast delicious. John and Bev were very kind and let me meet their alpacas and dogs - great hosts. I would definitely recommend.

This place is an absolute gem, the pictures do not do the accommodation justice, so spacious & private. Refurbed to a high standard. Great shower and the bedroom/living areas were cute & cosy. As soon as we arrived we were made to feel welcome by John & Bev and nothing was too much trouble. We fed & played with their animals. They even dropped us to the town of Appleby where we enjoyed some dinner & one or two drinks in the lovely country pubs. A cooked breakfast the next morning was a treat!!! Can not fault this place and will be returning soon
