A new 6 person hot tub is on the deck overlooking the scenic Bell Valley is perfect in any weather. The spa is professionally cleaned and treated every week.
The kitchen is newly remodeled farmhouse style with new appliances and deep sink, and an island with a stovetop, designed for eating and socializing during cooking.
Update: the 400-foot long dirt driveway to the house has been fixed and is now much easier for front-wheel drive vehicles to go up without experiencing any or minimal tire spin. Our cleaners drive their front-wheel sedans up the driveway on a regular basis without any difficulty.
Pool is a weekly professionally-cleaned and treated unheated pool exposed to direct sunlight almost the whole day with a solar cover. The weather can be warm enough to swim in the pool through October and early as the beginning of April. The pool is winterized from November-March, but can be prepared upon request, although the water may be cool. Lovely Mediterranean plants dot the hillside next to the deck including blooming olive trees and lavender. Deck edge facing downhill is secured with child safe fencing with other sides open to flat or gently-sloped ground or short set of stairs. There is a new barbecue grill at the house perfect for outdoor grilling and eating.
Master bedroom has a king size brand new memory foam mattress, wall mounted flat screen with full cable and Netflix. It has windows overlooking the mountains valley and a sliding glass door directly onto the deck next to the pool. The master bathroom has a shower and raised bathtub, with two separate sinks. The second bedroom has a brand new queen size memory foam mattress and direct access to the second bathroom with a window that looks onto the garden.
There is a new queen-size, raised-height Aerobed, a comfortable sleeper sofa in the family room for two and an infant Pack-n-Play for additional guests.
The house has a new washer and drier, new dishwasher, and full cell phone coverage and high speed wifi internet access.
Guests have access to the full private access 21 acre property of lovely, mature California oak and Manzanita trees savannah hillsides which includes a 3-4 acre fenced in area for pets. Please close driveway gate upon entry and exit to prevent deer from coming in and eating the plants near the house. The house and deck and nearly all of the property offer full privacy with neighboring properties' homes at quite a distance away. A good walk on the property is to walk up the hillside just outside the manual gate. Towards the top of the property you can find a bench on a flatter area that is great for picnics, with lovely views of the Ukiah Valley.

Other things to note
Mendocino County requires all short-term rentals (under 30 days) to collect from guests a Transient Occupancy Tax (TOT) plus a Business Improvement District assessment tax totaling 11% of the house rental charge. This is calculated on just the house rental fee, not the cleaning fee or the Airbnb service fee. The tax is a separate charge and must be separated from the rent charge per county guidelines. The host can quote guests what the tax charge before or after booking is made upon request, and will provide the tax amount for your arrival. The county requires the tax be collected by the host at the time of your stay. You can either leave a check or make a Ven mo payment, or pay cash if preferred.
No parties or smoking in the house please. Any additional guests not on the reservation must be approved ahead of time. Authorized day guests will be charged an additional guest fee. There is a strict limit of ten people on the property per insurance requirements. Use of the pool and hot tub are at one's own risk. Please limit loud noise, while all neighbors are far out of site, they are full time residents and sound travels in the valley so please respect their peaceful environment. Thank you!
