A delightful studio apartment just 2 minutes from the train station, 5 minutes from the town centre and beach, and a relaxed 30 minute train journey to the heart of Edinburgh.

The apartment with a private entrance, sits on the side of a family home. Recently refurbished with a kitchen / living / bedroom and IKEA king bed. The shower-room / w.c. is fitted with a modern powerful shower.

The renovation is modern but adopts a gentle seaside theme to reflect the feel of North Berwick.

The space

The apartment is situated on the ground floor of a 125 year-old stone building in a quiet street just three minutes walk from the railway station and six minutes from the town centre and beach.

It sits on the side of a family home but has its own entrance.

The location is ideal for all local amenities, including shops, bars, restaurants, golf courses and the world-famous Seabird Centre.

A frequent train service provides easy access to the heart of Edinburgh with a relaxed journey through the East Lothian countryside taking approximately 30 minutes.

The studio has recently been refurbished and contains a large kitchen / living / bedroom area with an IKEA king-size bed.

The renovation is modern but adopts a gentle seaside, shabby-chic theme to reflect the general feel of North Berwick. A small hall and light shower room / w.c. complete the accommodation.

The kitchen area is well equipped with a ceramic hob and electric oven, a microwave, toaster and dishwasher.

TV, DVD and unlimited free WiFi are included. Ample hanging space is provided along with a washing machine in the hall cupboard.

Old Abbey Road is a quiet street. Like the town of North Berwick, it is steeped in history with the apartment sitting opposite the ruins of North Berwick Priory which was established 800 years ago.

Guests are also welcome to visit our chicken in the family garden and can look forward to fresh eggs for breakfast (so long as the 'girls' are in the mood).

Guests can come and go at any time during their stay because they have a separate entrance.

Lovely studio apartment within walking distance to the sights of North Berwick. Everything was as described and more (tea, coffee and cava!). Patrick is a host who is prepared to share local knowledge and was on hand if we needed anything. Highly recommend.

Patrick was a perfect gentleman and his place was impeccably clean and quaint, just like North Berwick. His home is very close to the train station and only a short walking distance to restaurants and shops. We only stayed one evening but were able to play golf and horseback ride in the morning, making everything close and convenient. Thanks again Patrick and we would highly recommend you your home and North Berwick to future travelers.

The apartment was perfect. It was beautifully presented with lots of thoughtful touches. Patrick was an excellent host who went the extra mile. I would certainly stay there again. It is in essycwalking distance into the town where there are lots of super places to eat.North Berwick is a fabulous place to stay and we loved our time there .

I am a school teacher and my wife, Mairi. is a nurse. We live in North Berwick which seems to be a place everyone loves visiting.

We have two properties listed. An apartment in central Edinburgh where I grew up and a studio apartment with a private entrance on the side of our family home in North Berwick. We decided to establish the studio when our two children left home. It turned out to be a very good move as we have hosted many pleasant and interesting guests over the past couple of years.
