Enjoy a stylish and central home. Completely new, this 18m² studio is located on the ground floor of a fully renovated farmhouse
and rehabilitated in 2023.
It is conveniently located in the city center of COGNAC.
As the owners are architects, the decoration, amenities and materials were chosen with the
greatest care.

The space
The brightness is optimal thanks to a large bay window on the front. However, to make your nights
comfortable and for your privacy, we have installed net curtains and blackout curtains.
You can store your belongings in the closets/wardrobes with mirror door and hangers. We have
also equipped with a vacuum cleaner, cleaning kit and household products.
The kitchen has all the necessary equipment and amenities, including a dishwasher, Nespresso,
pods, tea, sugar, condiments, pasta, rice...
A 2-seater snack table can serve as a desk, we have thought of a maximum of outlets to
connect your equipment.
The bedding is of high quality, we opted for the EMMA GRAND COMFORT 140 X 200 range, mattress
and memory foam pillows, movable slatted bed base, duvet and hotel range bed linen.
The bathroom is a comfortable size, with an 80X80 shower, we provide you with
organic vegan shower gel and shampoo. The vanity unit has 2 storage drawers and a mirror
3-color LED backlight. We have equipped this bathroom with an ionic hair dryer, an electric
electric towel dryer and provide you with hotel-range towels (and toilet paper too!)
High-tech equipment, the accommodation has VERY HIGH SPEED FIBER WIFI 400 MB/S.
We have equipped the studio with a large screen Smart TV, CANAL+LIVE +Service on demand,
movies, series, documentaries, international channels, Netflix with your own account…

STUDIO ACCESS - SECURITY - ENVIRONMENT
Check-in is autonomous. You enter an inner courtyard through a gate equipped with a keypad
For your safety, the inner courtyard is under video surveillance. The key to the accommodation is placed in
a code key box.
The yard is shared with the owners whose home is located opposite the farmhouse. You may
get to know this couple (young and dynamic!!!) their teenage daughter, a golden dog and
a cat.
At night the courtyard is nicely lit, by street lights, bollards and night lights above the doors
access doors. Signage easily directs you to your accommodation.

Other things to note
A Laundry Room is at your disposal, it is located on the ground floor of the accommodation. You have access to a washing machine and
a dryer (laundry included) for a fee of €5 per machine. You can also
use the sink with drain, ironing board and iron, steam ironing board (at no extra cost).
In the laundry room, you will find a sewing kit and a first aid kit.
It is possible to store a bicycle, a stroller, a scooter

The environment close to the Studios does not have parking, you can park on the streets,
fortunately, parking is free. Parking and streets are for a fee in the very center:
1€/hour from 9:00 to 12:00 and from 14:00 to 17:00.
There is a bus stop practically opposite the Studios, public transportation runs throughout the city
but also takes you to Angoulême, Saintes, Royan.
The train station is 700m or 13mn walk but you can take the bus to get there.
