Combining discounts and rule-sets

Learn how discounts are prioritised to set a competitive price.

Several factors determine how your nightly price is calculated when you offer multiple discounts, combine discounts and rule-sets or offer a custom promotion.

How discounts are prioritised

If you set up multiple discounts for the same time period, only one will apply per night. The highest-priority discount will always apply and override the others. 

Discounts are prioritised in this order:

  1. New listing promotion
  2. Custom promotion
  3. Length-of-stay discount
  4. Early-bird discount
  5. Last-minute discount

For example:

  • Your custom promotion in July offers 20% off your nightly price of £120.
  • Your monthly length-of-stay discount offers 30% off your nightly price of £120.
  • A guest booking the entire month of July gets your custom promotion, or 20% off, because your promotion overrides your monthly length-of-stay discount.
  • Your guest pays £96 per night.

Combining discounts and rule-sets

A rule-set always applies first. Any additional discount is calculated using your rule-set price. 

For example:

  • Your rule-set in July offers a nightly price of £100 instead of £120.
  • Your custom promotion offers 20% off.
  • Your guest gets 20% off £100 per night because your rule-set applies before your custom promotion.
  • Your guest pays £80 per night.

Adding a non-refundable discount

The 10% non-refundable discount applies to your nightly price after all other discounts are calculated. 

For example:

  • Your rule-set in July offers a nightly price of £100 instead of £120.
  • Your custom promotion offers 20% off your rule-set price, or £80 per night.
  • Your guest opts for the non-refundable option and gets 10% off your discounted rate of £80.
  • Your guest pays £72 per night.

How custom promotions are calculated

When you set up a custom promotion, your nightly price is based on your 60-day median price. All the nightly prices you’ve set for the promotion period are lined up from lowest to highest, and the price that falls in the middle is the median.

For example:

  • You’ve priced your place at £100 for 30 days and £125 for 30 days over the past 60 days.
  • Airbnb calculates the average of those two prices to get your median price, £112.50.
  • Your promotion offers 20% off your median price (£112.50).
  • Your guest pays £90 per night.

If there isn’t a 60-day median price for a night, it won’t be eligible for a custom promotion or a last-minute discount. The date must be: 

  • Currently unblocked
  • Unblocked for 28 of the past 60 days
  • Less than 90 days away

Some merchandising features, such as strikethrough styling, may not be displayed for promotions in some geographies. Discount prioritisation does not apply to listings using the length-of-stay records pricing model through connected API software.
